If you are looking for a historic hotel, the Inn on Third might be right up your alley. We recently enjoyed a four night stay at the inn. The innkeepers were very helpful before we arrived, arranging for a late arrival, and provided a warm hospitable respite the entire time we were there. If you are wanting to enjoy the tourist hotspots in the downtown area, this location is perfect on foot or on the free trolley. The Inn offers free parking and there were nights we never had to move our car. A complementary continental breakfast was provided in the morning. The hot coffee and orange juice were welcome, refreshments. The spread also included bagels, pastries, yogurt, and fresh fruit. I love staying at Bed and Breakfast. I wasn't familiar with St. Petersburg, and I didn't know where to book the hotel. After researching, this place seemed to fit my needs. Walking distance to everything and near a stop for a free loop bus. I also liked that they had Social Hour from 5 to 7 pm. You get one beer or one glass of wine. If you want a second, they charge only $2. It was nice before going to the town for dinner. The staff were friendly and the room was cute with antiques. The price was reasonable and with the location, I will stay here again. read more

I came to St. Petersburg for a vacation getaway with my son who was going for a concert and opening day of baseball. We chose Inn on Third based on reviews and price. I did not pay attention to the "hotel stars". This is a 2 star hotel rated establishment. The motif is antique which I don't care for. The room was very small with 2 twin beds. Mine was very uncomfortable. There was a wall air conditioner which was very loud. While watching TV, we had volume to 100 and still had a hard time hearing it. You had to stand 18" from the TV to change channels. It really was ridiculous. There really was nowhere to relax in the room except for the uncomfortable bed. The shower looked new , like a bath fitter type, compared to the rest of the place. The floor looked really dirty. I assumed it was washed but just really old. I don't know. I took a pic, you decide. There was no exhaust in the bathroom so it was so uncomfortable until i was able to open the door. Again travelling with ny son, so i cant keep door open while showeting. When we got there I hung my clothes I put on after a shower on back of door and there was a towel back there. It looked used and kinda grossed me out but thought maybe that just their towels. When I went in there later I noticed a hair on the towel so now I'm very grossed out and when I went to take the towel down it was all crusty. I felt like it was there a long time. First night ac couldn't kick over. It kept making hum.stop.hum.stop. 5:30 in the morning. We switched it to fan went back to sleep and it was fine when we switched it next morning. I have given a 3 star yelp rating as the staff was lovely. They offer free parking which is rare, free wifi which worked. They had continental breakfast and wine hour each day. We didn't partake in either of those but that's awesome. The location was awesome We were able to walk to many many places. Alot of folks return all the time and it was nice atmosphere, just not for me. My knee has arthritis and those stairs killed me read more

Absolutely inexcusable behavior for a customer to have to take. Reservations were blown, money was totally wasted, new rooms had to be booked, and exactly ZERO communication and help offered for a mistake their "reservation company" made. While you might describe the small rooms as little tired and a bit worn ... the queen bed was supportive of our travel-weary bodies and soft enough to help us get a good night's sleep. This was by far one of the worst experiences I've had at a Hotel. Everything started normal. We checked in no issues. Staff was friendly. We were due to stay there 6 days. Then...two days into our stay we were blindsided by allegations that we were using "the back door" to the hotel. Was also told we were propping it open and last but not least we were told multiple times to stop using it by the innkeeper. I'm sure you've guess the reason I'm here leaving a comment is because ABSOLUTELY NONE OF THIS HAPPENED!!! Was relaxing on the second night and received a missed call around 11:30pm stating what we had done. So naturally we're confused. There was a note on the door stating the same thing. So the next morning we went and spoke with Stephanie Cox and she said that the maintenance man (not sure of his title) seen every one going to and fro out of this door. I asked to speak with him and she said he was off duty conveniently. I ask for proof that he seen us. NONE. She said she trust him. He's been there 18 years and with that we were essentially LYING because he said so!! No one ever spoke to us prior saying anything about a door. We were profiled and guilty before and proof and subsequently threatened that we would be taken off the premises. Understand this me or anyone in my party had used that "door" | would have admitted it and apologized. I wouldn't have even inquired. We were RACIALLY profiled and dominated by the lies of "others" If you haven't figured it out yet I am an African American male that was traveling with family to a soccer camp and met with DISCRIMINATION. We were helpless against there ASSUMPTIONS. Terrible hotel. Terrible stay. If you're African American I wouldn't stay here. read more

What a wonderful hidden gem! The rooms are cozy and bed was comfy, exceptionally clean and the location was ideal for touring the city. The ow ners provide free daily breakfast and free wine and beer happy hour and invited our friends , who were visiting for the day, to join in for a beverage. Spent one night in late September. Terrific experience as the owners, Stephanie and Brian were so cordial, welcoming, and helpful. It felt like we were staying at a European B & B, and that's not a bad thing. Okay. the rooms are dated. So what? Our room was clean, quiet, and everything worked. Parking was simple and safe, and we could walk anywhere. At breakfast, I heard Germans speaking as well as a Dutch couple, so really felt like Europe. If you want a negative, the coffee was a little weak for my taste, but understand they have to accommodate all the guests. No worries as I could easily walk to Starbucks. No frills hotel in downtown St Pete. I booked last minute for Memorial weekend getaway and this was the only hotel that had availability in that area. It was also pretty reasonable about 100 bucks. The hotel façade is well kept and the interior had old world charm. Several antique furnishings and trinkets aligned the hallways. They offer free parking and wifi too. Friendly hotel manager greeted guests at the lobby. He also lives in the property just in case for emergencies. The location is within walking distance to restaurants and the pier. The room was a bit dated but very clean. A/C wall unit but also had ceiling fan, small LCD mounted on wall, mini fridge, closet and decent size bathroom w/ hairdryer. I had the very last available room in the back of the hotel with the double twin bed. I didn't mind cause was only there for a night but the twin bed I slept on was pretty stiff. It felt like the coils were running on my back so I had a hard time sleeping. Maybe the queen rooms have better beds. Otherwise, it was a comfortable stay. The Inn on Third is a quiet and quaint place to stay in downtown St. Petersburg. The Inn is within walking distance from the center of the city, yet just outside the busier area(s). The owners and staff were extremely friendly and polite. They all make you feel right at home and go out of their way to open the door for you, offer a greeting and ensure that your stay is going great. I appreciate the vintage feel the Inn provides and the abundance of antique furniture and décor. The room we stayed in was simple and had everything we needed for a comfortable stay. The bed was comfy and clean, the TV had plenty of channels and the air was nice and cold. The bathroom was bright and well lit, had a nice window, tub and shower and was CLEAN! We appreciated the quietness of the Inn at night and were not bothered by any of the other guests. This is the ideal spot to stay if you enjoy supporting small businesses and don't mind giving up some of the amenities the bigger chain hotels offer. This place is owned and operated by a wonderful couple who really take pride in what they do! The location can't be beat... It's centrally located - just blocks (walking distance) to the waterfront and the Central Ave area. And the looper trolley route is literally steps from the hotel if you don't want to walk. My mom and I felt very comfortable traversing the city blocks during both day and evening hours by foot. The rooms are a little dated, but very clean and well appointed. The beds were comfy and it was remarkable quiet for being in the city. I would definitely stay again and recommend it to anyone I know. read more

If you are looking for a friendly hotel like European hostels, I highly recommend this hotel! My husband and I stayed here last week and it was wonderful! Unlike the other America's Best Inn chain, this place has their own style. Same name but totally different system and interior. I loved antique furnitures and a simple, neat room. This inn is warm and friendly . We decided to get away for a night from across state and found this place with great reviews . The lady at the front was very informative and kind . Unfortunately we were only able to stay for about and hour before we got a call that our daughter was sick so back home we went but would definitely come back in the future . My wife booked us for a stay here recently for 4 nights and I have to admit I was somewhat skeptical. Upon arrival I was immediately surprised and could not believe that this little historical gem existed. The Inn has a cool historical low key vibe, like you could picture Dean Martin renting a room here back in the day and hanging out in the front room during cocktail hour. All the downtown places are within walking distances. Our room was a queen room and was exactly as described. The entire Inn was very clean. I had a great stay here! My apartment was being tented for termites and we all had to be out for a few days. I found this place on google. The price and location were both appealing. It is close enough to downtown to walk everywhere. And affordable enough to stay a few days. There is ample parking on premises. Bill was the innkeeper when I was there. He is AWESOME! Super friendly and helpful. He was host a little gathering each night with snacks for the guests to mingle. This place is so fun! He even ordered us a pizza one night. The building itself is older and the rooms are to be expected. They are clean and quaint with older looking furnishings. Very comfortable beds and plenty of storage space. The owners even let me keep my bike there. The owners are very friendly as well. They are at the property often. This is a great place for everyone to stay. The only thing they are lacking is a pool. But you can take a quick walk to the Hollander Hotel pool for cocktails. You will love this place! I didn't want to go home. read more

It's a cute idea but way over priced. The woman owner is very rude and condescending . The air in our room was awful we had it down to 70 and it didn't work and she kept saying "did you have it on heat?" We started mentioning there was a red light and she interrupted up and said "that has nothing to do with anything. Did you have the heat on?" We also mentioned that the toilet ran all night. We drove in and had to check in Late so there was no one to call. She actually told us how we "could have fixed it" by jiggling the handle until it stopped... as if that brings my sleep back or as if I was suppose to know that beforehand. We had to be up at 7 and got zero sleep and sweat all night. She didn't apologize or even try to accommodate at all. I gave this place two stars solely based on location. If I were you I'd stay in the Marriott courtyard or if you want a boutique hotel the Hollander is amazing!! read more

We truly appreciated the hospitality! What I didn't like: 1. The rooms are very simple/bare bones. I might compare it to a hostel in Europe- except they are actually clean and safe! 2. The bed, like the room was pretty spartan- 2 flat pillows, basic sheets and comforter- not the best night's sleep I've ever gotten. We will be returning home early tomorrow morning following a week long stay. We generally stay in luxury hotels but after a bit of research decided to give this hotel a try. I wasn't sure if this was going to work out for me but decided that I could make it work for a week. I can honestly say that if someone were to offer a choice between a Hiltons or even the Four Seasons, I wouldn't need to think about it. I would absolutely choose America's Best Inn. It's completely different then going to ANY hotel. It's so much better! They have gone out of their way to make sure our stay has been memorable and comfortable. It's been like staying with friends. I have never felt more at home while staying in a hotel than I have here. The hotel itself is lovely. Beautifully furnished with antique furniture in addition to modern touches such as a television and small refrigerator/freezer. If you need to reheat leftovers, there is a microwave in the lobby. ***I never completed the above review after my phone was damaged on the way home from our visit. I had forgotten to complete it and just now realized it after we returned to this hotel. We just arrived this evening and were greeted by the owners who are a wonderful couple who immediately make you feel welcome and as if you have known them all your life. If you're looking for a change from the run of the mill stuffy hotel where you're just a room number to the front desk, this is it! I appreciate the help and advise they gave us on our first visit. Usually if I ask the concierge for help in finding a restaurant or places to site see, my help comes in the form of a pamphlet. Can't say enough good things about this hotel!
