It's hard to find an apartment manager in Los Angeles that actually gives a a hoot about your apartment. As long as you're paying the rent, there's no real incentive for a landlord/apartment management company to fix any maintenance issues or do regular upkeep. Well, It seems the Management Emporium might be the exception to the rule. Every one of my experiences with the Management Emporium was a pleasant one and in the 3 years that I lived in one of their units, if there was ever any maintenance issues or any other problem (which there were very few), they were happy to take care of them and very promptly and professionally. Well, I know that I've talked to a that they manage. Jordan was the manager of a property in where they had some mold and they were not taking care of it so I did talk to that person. Plus I have my own experience with jordan from the Management Emporium jordan is supervisor. A.k.a. Manager unfortunately I have a problem where I've had seven surgeries due to a situation that they created and they played a lot of games and I wouldn't recommend them to manage your building. Ariana is not a licensed Real Estate agent and she acts in the capacity of one working with John Koerner, who is. He is not a licensed Real Estate Broker and under California law only a Broker can perform property management. Both of these individuals have manipulated an elderly person I know and have not supplied the Trustee and Executor with financial statements of rental income and expenses. The worst management company anyone can work with. Specially Sana who is one of the property managers and lacks serious professionalism. This company only steals money and does not provide services. The bare minimum lift is all they take with many many accounting issues. Sana should not be considered a professional, she is rude, disrespectful and does not know how to do the job she has been given. Many of our community members are very unhappy with the level of services provided. Unfortunately, the lack of attention and care is consistent factor across all staff at this company. If you are looking at a property managed by these people, RUN! They do not care about the tenants, only the owner who is paying them. They also do not know or follow basic LA tenant rights laws. No understanding of service or emotional support animals, no understanding of how to notify if planning to visit unit, not notification for termination of lease. It pathetic. Put in as many service requests as you like, if the owner won't do it, these folks will just ignore you. Also say goodbye to your deposit because these totally "legit" folks will not be returning it or communicating with you about it. I even got a nasty email insulting me from the owner, that I believe he meant to send his incompetent employee. We rented from TMEI with Ariana Medina as our property manager for 4 years and everything was perfect. She was very responsive, maintenance requests were answered and fixed first thing in the morning every single time, and overall it was a great experience. She got me into my first apartment in a few days, and found me my next to rentals as well. "Latinos are known for taking a piece of the pie, its called 'La Mordidita' " - John Koerner (owner of The Management Emporium) I write this review as a seasoned board member with over 11 years of service on various HOA boards. I have never experienced such blatant racism, disrespect to me as a board member, poor management and a complete disregard to ethical operation by someone until I had to come head to head with John Koerner, the owner of The Management Emporium (TME). TME has managed our association since 2009. In recent years I felt something was not right. We have only had ONE election since they took over in 2009 and when I decided to step in and investigate, I was given the run around. I demanded proper elections and was denied then put off for 8 months only to find out that they were protecting the previous president. After many arguments, threats of a law suite and some hash words I finally got on the board with the three previous members in question. A few owners and I did some digging and soon found out that these members have totally taken advantage of our HOA. There was mounting evidence of bogus reimbursements, paid time off for work, family members on payroll and preferential treatment to their own units and friends. When confronted they refused to step down and that is when the battle began. It was so difficult to get John to cooperate and help me out. During my conversation with him I learned that he was aware of the shady board dealings but did nothing. In a conference call with myself and another concerned owner he dismissed these crimes citing Latinos have a way of doing things and in lower demographic areas that is to be expected. To quote him exactly... "Latinos are known for taking a piece of the pie, its called 'La Mordidita' " He even went so far as to let me know I should be watching my back and fear some kind of retaliation. His continued excuse for not getting involved was "we work for the board and do what they say". That excuse only goes so far. When you know something is shady you typically step in to help the ones that are trying to correct it. He did very little to aid us and was practically unreachable during the three month ordeal of trying to remove the previous board. A month into our battle with the president, informed owners started to demand TMEI step in and take a more serious look at the situation to help remove the members in question. John personally called to curse at me for "sending" the owners to bombard his phone and email with requests to help. Shortly after he sent a very unprofessional ranting letter and ended his contract with our Association leaving us in the middle of a battle with some pretty corrupt stubborn members of the board. It is not only the actions of a man that determine his intentions but his language, his attitude and more importantly his ethics. In this case John Koerner lacks them all! He leads a completely corrupt company that is only looking out for the bottom line. I would run far far away from them. We have since signed with an amazing company that puts our association first, removed the members in question and are on the way to reclaiming our association. read more

If you are dealing with them I would recommend that you don't walk away, you should RUN! I've asked him for a copy of a contract that he signed with the vendor and I have yet to hear back. For the past 10+ years, the Board of Directors in charge were running things poorly, hiring family members as vendors for cleaning and maintenance (who did not maintain their duties), along with reimbursing themselves (Board Members) for erroneous, personal and non-HOA related expenses. A group of Homeowners got together to investigate this, only to find they had been taking advantage of the HOA this whole time. The proof was obvious as we found receipts for personal items, even for vehicle repairs. We presented pages and pages of evidence of this info to TMEI and the owner, John Koerner. During a conference call with the owner, John, he mentioned that this is all negligible and very common practice in "Latino Communities." Being in a predominantly Latinx area, all of our jaws drop hearing the owner of our management company talk like this. He went on to explain: "Latinos are known for taking a piece of the pie, its called 'La Mordidita'. Everyone, family, friends, relatives, is entitled to a little bite." Our property was previously managed by this company for 10 years and once we started asking questions, we realized how badly this company performs. From 2018 to 2020, our property was neglected by their director Chris Ayala. All of our HOA payments were eaten up. WE WERE LEFT WITHOUT GARDENERS, TRASH, CLEANERS FOR YEARS! Once we began to ask questions, we were told that Chris has been fired. WHERE DID OUR MONEY GO?? This company then tried to give us a run around by a new director insisting we owe many vendors balances up to $10,000! There are so many violations within this company. Since then, we have changed management companies and contacted an attorney. The management emporium needs to be audited and held accountable for miss management of funds and properties. If possible, I would give them zero stars. This is a terrible company. Whoever owns this business should be ashamed to call themselves a professional. They currently manage a townhouse complex in Montrose which my parents occupy one of the units. The service is non-existent. I've tried numerous times to have the leak repaired during this rainy season and still no luck. When the employee tells you, "Once we put in a repair order, you need to connect with our vendor and figure it out on your end" you know you're in the wrong hands. My condo unit was damaged during a flood. I had to go through hell to get my unit back together - My calls and emails to the company were left unanswered; their choice for contractors was at best questionable, getting reimbursement checks for repairs took weeks and sometimes months. HOA billing statements are still issued late, although I brought this issue up to the company management team in the past. I would not recommend this company for any property management contracts until there is a significant improvement of the customer service. read more

I rent a condo and the HOA of the building has TMEI as the management for this building. In the 1.5 years we've been here, we've been through 2 "managers" and are currently either in between people or have been assigned someone who hasn't made their contact info available. In the short time we've been here, there have been numerous times I've contacted TMEI for service requests, and it's almost like they have no desire at all, to actually do their jobs. Let's see.... Lights are out over the stairwells? Those got fixed 8 months after they were notified about it, then went out again and still are. You need your phone number on the access system changed? Good luck, you won't have anyone return you message. You call the emergency number because there is no hot water on the weekend? The operator tells you that "this number is for emergencies". One of the dryers in the building don't work? It might get fixed...someday...it might not. Who knows? The latest and greatest? Our mailboxes were damaged, seemingly due to age, and it's been over a month and our mail carrier has stopped delivering mail about 3 weeks ago. Mailboxes.com has the mailboxes we need and $22 extra will have them shipped here in 2 days, but we still don't have mailboxes and need to go to the post office to get our mail. The best part? We get blamed for things like noise and get a letter threatening a $100 fine, when we had nobody over for at least a month, plenty of others in the building make just as much noise as anyone, and when I asked when the incident in question happened...I get no response. These people couldn't manage to find their way out of a paper bag. Yelp really needs a 0 star option for their reviews. read more

Writing this because Management Emporium far exceeded my expectations. Ariana Medina was my rental manager, and I must say that everything that was ever important was taken care of in timely fashion, my personal needs were met, and at the move out I was very surprised at how generous they were. The upkeep of the property was impeccable, they even installed AC units this year. First summer in LA when you are not tempted to sleep in your fridge :) They hire great maintenance teams - cannot say good enough words for the folks that were doing AC installation and for the gentlemen who cleans the property once a week. You can tell that they are very intentional with their contractors - they are very courteous and reliable, doesn't happen often in LA. I noticed that the tenants are also very decent and for sure the management is not just looking for the fattest wallet. They have no idea what they are doing. Must have been drunk one night and said lets start a property management company. I once got a 60 day notice of a rent increase on Dec 27th and the increase took effect on Feb 1st. Doing the math that is 35 days, when I paid the new amount on March 1st I was threatened with eviction because they can't do math. On another ocassion Tony Galutza sent a letter saying I could not keep lawn furniture or a barbeque in my back yard. Total idiots. My experience with Ariana at TMEI has always been amazing. I just recently moved out of one of their properties after four years and was so sad to leave, in part because of the great property management. As a tenant, my requests for service were always answered promptly, and Ariana was understanding and willing to work with me through some tough life changes and financial hardships. If it was possible to give them -100, I would. They are horrible. Pipes in two different sections of the units above my unit were damaged and water leaked into my unit. This was back in early May 2021. I am still waiting for them to come and fix it the damages. After months they filed a claim with the insurance company, and now I find out that they only mentioned one part of the unit and not the other, so now I have to wait God knows for how long for someone to come and fix the massive damage caused by the leaks. My unit has walls and ceilings taken down (you can see pipes) from the kitchen, breakfast area, and bathroom, and mold is growing in the kitchen, bathroom, bedroom, and breakfast area. The bathroom wall is so swollen the mirror is falling off. Still, they have not come to fix it. They want me to leave my unit for 30 days and pay for it myself. Stay far away from TMEI. They don't care for you or your property. They just take your money. The only thing they know how to manage, is cashing your checks. Every time you contact them, they will give you a new excuse. They fired one of their property managers in May, and they are still blaming him for my property not being fixed (4 months later). read more

Property Manager @ 800 S. Fir Av, Inglewood 90301 is a terrible manager. He doesn't respond to any calls or emails. When contacting the main office no is willing to help and refers me back to the terrible manager that doesn't respond. We had a flood 3 weeks ago and now theres large holes in the wall with water damage. We have two babies and this is unacceptable! I have yet to hear from the property manager JORDAN. Terrible management! Something needs to be done. I'm not staying silent and consumers must know about these SCAMMERS that are happy to take your dues, but do nothing with it to help you. Another business that Yelp saved, by us as the reviewers having to put a minimum of "one star" to review a business. So first of all, the townhouse complex I live at, our property manager is Matthew Richards. I have never once seen this man, and whenever we call this office to speak to him. He never picks up, always goes to an answering machine, and we get a call later. But okay, whenever we have a problem, he states, "I was hired by your board of directors, to just deal with the finances of your association." But over the past couple years, many projects have been done, on this property, and he stated with his own words, "I have no received any contracts or receipts about the work done on the property." We've had roofs replaced (which there was a fire before, because of a worker who forgot to turn off the propane tank with a lit torch.) We've had rain gutters and piping all replaced, we've had landscaping done, only in the front of the townhouse, and not in the corridors. We've had unannounced projects such as surveillance cameras, and recreation area, that our two board members use association funds to build. Through all this chaos, I was told by Matthew Richards, "If you create a petition, with a two thirds vote, I'll be sure that your board members will be removed and replaced with new members. And I won't tell your current board of directors, about the petition." Got the petition, and the two-thirds vote, mailed him the petition copy, and few days later, I get a knock on my front door, with two board members cursing me out, and saying why I created a petition behind their back. Uh... so what happened to NOT telling your board members about the petition?? I've also contacted them, to receive some suggestions or recommendations, of how to handle with the board members actions on our property, and what steps can I take to change things on this property. I was then transferred to Erik Strom, which he also then told me, the same thing the property manager did, "We only deal with the finances of your property". All this tells me, they want our money, but refuse to do the humane thing, and help us with our problems. I'd rather like the management company we had before, called "Encore Enterprises", at least they gave a sh*t, unlike this company, they just say "We have no involvement in it, only the finances." How does one replace board members from an HOA? Especially those that refuse to give up their spot? Reason: 1) Before an HOA does ANY projects that involve using the association's budget, should be notified to all units. (They don't do that) 2) HOA should hold an annual board meeting to discuss issues or changes. (They don't do that) 3) Board of Directors consist of at least 5 or 6 members (We have 2) 4) Are the Board members allowed to revise and change the ByLaws and the Rules & Regulations? (They obviously have.) 5) City posted this townhouse as a "Smoke-free facility" (But then why did our board members, go to AA1 Signs, and make their own sign, showing which units are allowed to smoke?} 6) The recent and ongoing drought problem, restricts everyone from cutting down on water usage (But why are our sprinklers continuously on, every single night?) This place is a hell-hole. No one follows the rules, board members make their own rules. The two board members (President & VP), one of them who doesn't have a job, lives off of welfare, disability, social security, and any other govt funded program. And another person, who has an average day job as a taxi driver. How is it that they BOTH have enough money to remodel the interior of their house? How do they BOTH have enough money to lease new cars? Others who have regular day jobs say "We even have a hard time just putting food on the table for our family." They may say, "We saved a lot of money for remodeling and car payments." I still don't get how that is possible... To me, sounds like they're laundering money out of our association funds, to fill their own pockets, and use for their own needs. (Shaking my head) I feel bad for any future people who come to live here, and don't know about the situation. We pay $250/month, for association fees, when we don't have a gate, we don't have a gym, don't have a swimming pool, don't have a recreation area (well now we do, because they used up association funds, without telling us they're making a recreation area.) The recreation is just open, no gates, just open to the public, if they're willing to take the risk... *sigh* I've done a petition, that petition got the required votes, but was ignored. Not sure if the whole company is messed up since I've dealt with only one professional (NOT!) - Ariana Medina. My sister was moving out of her apartment in Tujunga and I wanted to rent it. The building manager gave me the application and Ariana Medina's card for further discussions. I took the filled out application to her, paid the credit check fee (never got a receipt for the cash paid btw). That was in mid-May. It's been almost 2 months, and I never even got a phone call back from the company. My sister tried to contact Ms.Medina several times - no answer & no call back. Very unprofessional! read more

Horrible "management" group. My condo has had multiple leaks- I've called the emergency line and the response I've gotten has been someone can come in 4-5 days and s/he will call you. There is a lack of professionalism on how to handle emergencies. It appears that as long as it's not their home, they don't care. No one responds. I'm not sure why my HOA chose these people to handle the complex. I hope they're all enjoying their weekend because I am not as I wait for a phone call for a possible repairman to fix a huge leak. read more

I love Ariana Medina, she is such an amazing person. Professional, cares about the property, always helpful, responds quickly, and has a good compassionate heart. When I originally applied for my apartment, I didn't think I would get it because I was having some financial difficulty. Ariana helped me to get my apartment. I don't know where I would have ended up if it wasn't for her. I stayed in my apartment for seven years and could always count on her. She would also drop by the apartment regularly just to make sure everything was everyone was doing OK. It always made me feel safe. Love her and couldn't ask for a better property manager. read more
