While I get a response here on Yelp, we get little to no responses when we actually call or email them. Garrett is inaccessible. We finally got the trees in front of our house removed but we were also promised that a pest company would come to spray. No one has come and we have gotten no response regarding our follow ups. Also, those solar panels? They have now been put back up and only 2 panels are working. No follow up as to how they will fix this. We haven't been getting solar for several weeks now. This is ridiculous. Instead of sending me a canned response here, why don't your employees answer their phones and emails? read more

They do not enforce rules! You're referred to call an outside "security" company that will take an hour plus to come help. By the time they get here, the people are gone. People at the pool blasting boom boxes, people using the pool that don't live here, breaking things. Homeless people swimming in their clothes and letting their dog swim. This HOA is pathetic. Terrible customer service. I just moved into a new property that uses The Management Trust for the collection of all HOA fees. Since I moved in the middle of the month, I was told that any late fees would be waived. After telling this to The Management Trust, they refused to waive any late fees. Rather, they doubled the late fees and decided to add interest on top of it. After many lengthy discussions with The Management Trust management, I was told they would waive the late fees for me... Instead, they just waived the interest they unlawfully added to my HOA dues. After bringing this issue to The Management Trust office staff, they told me to pound sand and to bring this issue to my HOA board. I do not recommend using this company for any reason. read more

I recently sold my home in a community that was managed by The Management Trust, and I'm so thankful that chapter is closed. Very honestly, our community had some headaches that existed before TMT took over... what HOA doesn't? Shared financial responsibility is a breeding ground for issues to arise. But also very honestly, TMT didn't deliver on the promises they made to our community at the time we signed our contract with them. As a former board member, I had a unique front-row-seat, and now a month after departing, I feel like it's important to share this perspective. It's worth noting up front that any review complaining about TMT raising dues does not understand how HOAs work. The management cannot raise dues; they can make recommendations based on reserve studies and financial health, but ultimately it is up to the board to make that decision. The management can still screw up massively in other ways, though! Our community was wowed with the white glove service provided by Lori Storm & Garrett Satfield early on in our contract. But their assignment was temporary, and we were handed off to a less seasoned manager, Eric Allshouse. He's a super nice guy, but he was not as aggressive as we needed him to be with follow-ups and staying on top of violations and persistent issues with our vendors (landscaping, pool, etc). Eric seemed overwhelmed with his portfolio of properties, and it was evident by a slow decline in service to our community. Without any notice (we literally found out by calling the office to reach Eric), our community was reassigned to another manager, Kelly Kozicki. Despite the frustration of another switch, Kelly had spunk and institutional knowledge that made us believe we were in good hands... but she only managed us for a month or so before leaving the company entirely. It is my understanding that the community is still being managed temporarily by Kristy Hoover, who is a VP of Community Management. I sold my home before getting to interact much with her, but 4 managers in 16 months is too many. We were tossed from manager to manager for the past year and a half, and every switch meant another lengthy transition period of getting the new manager up to speed, wherein other important issues fell by the wayside. The Support Specialists (admins to the managers) were incompetent, and after we proactively requested a change there, we were strongly "encouraged" to stick with the Support Specialist who was assigned to us. So TMT can reassign managers at will, but we could not request new support. I'm still getting emails from The Management Trust about service requests at my former address, despite me formally asking them to remove my email from community email blasts, and anything to do with the online account that is tied to my former home. We really did our best to pivot with each manager change, but eventually it began to feel like our community was not valued. I get it - we were not their highest grossing property (we aren't Gold River!) but we still paid them a lot of money every month, and the inconsistency in service felt really bad. Like, the kind of bad where I don't even live there anymore and I'm still thinking about it. I won't be reaching out to customer service as I am no longer a customer, and I have no active issues to resolve. I just hope my feedback is taken to heart by their "Employee Owners" as they figure out how to manage their portfolio of properties... especially the ones that they've already tossed around quite a bit. read more

Terrible - stay away if you can. I have no idea why they are so slow to respond or do anything. Two years ago, I needed to replace my HVAC unexpectedly during a heat wave. The HVAC company was ready to replace in within a week. I had to wait 5 more weeks because we have to get the work approved through their ARC requests or whatever. I asked them for an expedited review because it was literally July - August with multiple 100+ days. I had to keep calling (it was tough to get the "right" people on the phone) to beg them to approve the work request. It still took 5 weeks. Luckily I wasn't elderly or I could have probably died. They don't do anything about parking enforcement at your properties, you usually need to call on your own. I submitted a request to get info on parking enforcement. One week, no answer. I'll update you all in 5 more weeks based on their response time. I'll pass on any cookie-cutter responses from the owner. Just tell your staff to respond to people who are paying their salaries. read more

Do NOT use this company. They trap animals and make them suffer so much they die from it. Long story short pigeons were living under solar panels. They did some damage. Instead of putting netting so birds don't go back to nest there, they hired a vendor. This vendor set a trap and doesn't check it for days, sometimes a week. Birds have died. It's really sad to see. This last bird was there for a week. Lost a tremendous amount of weight, and feathers were missing. It has been very hot. Someone finally took matters In their own hands and released the poor bird. I want to point out Garret did not and does not care. He doesn't believe all the residents who are complaining. He said there's food and water so that's it. When the person released the pigeon there was not a drop of water. We are paying 250 for a vendor to pick up one bird. Dead or alive each time they come. We are paying for this!! They also will not approve netting for our solar panels. I've also emailed and talked to Garrets boss and she sounded bothered that we are extremely pissed about this. We are not done and will not give up. We got ahold of the city. They advised us to let a pigeon die. Record it and send it to them so they can go after them. We also have to gather all our emails and send to the City Of Sacramento. It's really sad we have to do this but we will not stop. We have to see this every time we come onto the property. Other residents have to see this through their bedrooms and living rooms. No one wants to see an animal slowly die. The Management Trust is an absolute FRAUD! Unbeknown to me my HOA changed management. Which was previously with (TMT) The Management Trust. I was NEVER notified of the change! You can only imagine the ripples this has caused. My payments are on auto pay. Guess where they go? The Management Trust. I have sent them at least $1500 worth of payments and they NO LONGER MANAGING MY PROPERTY!!!! I was notified by my new management company via collections notice for 5 months worth of payments!!! I have receipts AND copies of checks made payable to TMT! I have reached out four times since my appalling discovery and NO ONE has returned my calls or emails. I've spoken to 1 Rep with them, who said they would send me a ledger for my account. That was on Tuesday this week, it's now Saturday and I still don't have it. If my financial information weren't all over the documents I'd post them to show my proof. Again they are FRAUDULENT and this is EMBEZZLEMENT!!!! Ever since this company assumed management of my HOA, I've had problems. Paper bills arrive several days AFTER the due date. This has caused and continues to cause problems. I set up bill pay through my bank to avoid late fees and hassles such as I experienced this spring after late fees were added. (This following a late bill.).. A bill notice should be sent 2-3 weeks PRIOR to a due date, not a week AFTER. The current bill was late AGAIN and included the unexpected charge. I made numerous calls to both the LV and Reno offices to find out about the charge. No one answered any of those calls, nor was my voicemail message returned. I tried to get HOA info on the website and the info there was obsolete. I drove to the Reno office to ask about and pay the fee. The employee "knew nothing." The "manager" didn't return my call. I later got an email saying oops, so sorry. It was a mistake. Thanks for nothing "Management Trust". Your customer service sucks and your communication does, too. read more

As a previous Board President to other communities , I know the difference between a good management company and a bad one . This Management company is probably the worst I've had to encounter. They have numerous employe turn overs , you are told to email them and they will get back to you . They never do . They use terms for common area items that aren't common area . They have been seen actually stealing property from residents mailboxes , which are privately owned by the homeowner. They do not follow through on anything they say they will do. This company is completely unresponsive to residents' needs. Unfortunately I do not know who else to contact, so now I am considering legal action against both the HOA and this company because of poor upkeep of the grounds. All they need to do is hire someone to put some rocks over some dirt in front of my unit, and they can't even manage that. Also, it has been 5 months since the last community meeting. I would not recommend hiring this company to manage your property. They seem to just take the money and run. I would not recommend hiring this company because they do not follow through on their agreements. Since July of this year, I contacted them on four separate occasions regarding cutting back the enormous blackberry bush that's behind my house, invading my fence. (There are also some dead, fallen trees which should have been hauled away three months ago that pose a fire hazard.) It is now October, and nothing has been done. Last year, I asked our HOA manager why we hired this company - since I had another issue with them and threatened to take them to Small Claims Court. He told me that they were the cheapest HOA management company in the area; so I suppose we're getting what we paid for. I have honestly thought about selling my house just to get away from this company. My next step will be to complain to the BBB - and if that doesn't work, I will take them to Small Claims Court. Garret Satfield lacks empathy for the residents in the community he has been entrusted with and blatantly lies about emails being sent regarding community parking violations. The Management Trust has shown the residents of Provence that they would rather pressure a local towing company to tow over 50 resident's cars from a street that has neither red paint or fire lane markings than take accountability for not properly communicating where residents are allowed to park. My car was towed and damaged during towing and Garret could not have cared less. He was quick to send an email claiming that the words of the sales representative who is the only official on site on a daily basis is wrong for telling us that we are allowed street parking and that the community's guidelines are superseding. Even if that was true, then why is it that the sales representative is allowed to continue to tell residents that street parking is allowed (we have video footage of him walking the street with us approving parking) even as towings are ongoing (they literally have each other's contact info and the sales representative told us to contact Garret)? Even if the whole street is a firelane like the Management Trust claims (one side of the street could have cars parked and still have enough room for two lane passing), why is it that construction crew member's cars are left alone while only resident's cars are towed?! Several members of our community attended the hoa meeting only to be barely given a chance to ask these questions and none of the board including Garret had any explanations. Without proper signage, fire lane markings, and email "blasts" (as Garret said had been sent out, but magically none of the residents received) to notify the residents how can the Management Trust think it reasonable to have some people's cars towed not once, but twice. None of the fees we have had to pay were compensated and no real solutions or attempts to assuage our damages have been made. read more

This is a horrible management company. Our HOA board hired them to "manage" the Provence community in Sacramento and I would never recommend anyone work with this company. They don't put in any effort to inform residents of "rules." When I had moved in a few weeks ago, I didn't receive any contact from the HOA. The builder informed us we could park anywhere on the street due to construction. This company authorized mass towing of vehicles in the community with no warning or notices. The towing company even said they've never seen a property do something like this. When I reached out to the HOA manager Garret, he was dismissive and took no responsibility for the situation. I also reached out to his supervisor Andrea who has not resolved the situation either. Garret stated that it's our responsibility to know the rules of the HOA. These so-called rules were on page 13 of a 62 page document, within a USB drive with 120 attachments. So somehow I'm responsible for knowing this while the company that is collecting $300/month from residents is not responsible for making sure we're aware of where we can park and what the rules are before towing our vehicles that we then have to pay $500 to retrieve. Dealing with this management for almost 4 years.We pay a high monthly payment but none of the community problems have been addressed efficiently. Meeting after meeting without any actual results. Thanks to their weak management, our community has turned to a lawless community following the rules of jungle. Maintenance of the community so basic and insufficient that after the 4 years of their management we have just started to deal with roaches, rodents, ants in our garages and around the community. Our Buildings are covered with spider nets. Dirty windows. Damaged, Unhealthy lawns and trees. People living in neighborhood, use our pool as a public pool and management has no control over it . They bring their animals, drugs and drinks to the pool area, make a mess. People leave trash cans outside in heat and attract all kind of bugs and roaches, because the management does not have the power to force the rules and regulations of the community. Commercial trucks and vehicles park inside the community, in guest parking areas. Residents park their cars outside while they are supposed to use their garages. In short this management has no power over the community rules and needs, except collecting a good amount of money every month and wasting it instead of fixing things. Oh. Just remembered. They are excellent in one thing. Hiring trapping vendors to trap the birds and pigeons, leave them several days in cage and in heat with no water and sufficient amount of food, so the bird gets cooked and die in cage just inorder to keep the solar panels clean and free of bird poops. Our Children enjoy this show, watching it through the windows! You know? For some people, the solar panel covers have not been invented yet. Our exterior lights have been turning off at night for months now, creating safety and security problems and the community manager, assistant manager, and specialist have been completely unresponsive to emails, phone calls, and service requests through the portal. At a board meeting a couple of weeks ago, they feigned surprise that the issue had not been resolved even though several owners had reached out about the issue, and promised a quick resolution. Our HoA needs guidance. The last PM tried to help, and got fired. This one got hired and obviously knows which side their bread gets buttered on because they are helping cover up issues. Homeowners who have sent requests to TMT for information get no responses. The official communication is called the "Voice" which is used to communicate pats on the back for Board members alongside warnings to homeowners about potential violations. It provides no details to enable homeowners to make recommendations or have a real "voice". An unofficial website was created to fill the void and provide an avenue for real communication. It published (and still is) HoA accounting records and pointing out the lies and shortfalls... like epic... and the president after many denials finally admitted such. The site's main purpose is create a forum where homeowners and residents can make recommendations to solve the community's problems. Yes, it has generated criticism (free speech is like that). So, what was the TMT supported Board response? Argue with homeowners at Board meetings, bar residents from meetings, hold secret meetings, threaten and issuance of notices of violations, such as for one homeowner who allegedly allowed a leaf to touch an HoA fence (allegedly, because it couldn't be found). I received lawyer produced, Board paid for, Cease and Desist letters threatening me with everything from an HoA violation of their nuisance" ordinance to lawsuits and liens against all the properties I own in the state. The "nuisance" was communicating with others. I ignored the threats because if they did take action, it would clearly open the Board and possibly TMT to civil lawsuit--which I showed they would lose. The response in the "Voice" was that "hopefully", after taking "legal action", the website would go away (it hasn't). They have since added disclaimers about the website in every "Voice". If this is what you want a property manager to do for you, you've found them. read more

These people are quicked to reply to emails and phone calls. On top off their game in termsn of getting things done such as pest control, exterior cleaning, tree trimming. Very reponsive to home owner's needs and wants. I do miss them, unfortunately, my community has decided to drop them due to bad management of funds. But their customer service is great. We were just informed MT will choose our vendors (I'm sure MT gets a cut), all meetings are zoomed and half the people were blocked from joining the last meeting. An enduring legacy of greed, carelessness, and illegal activity. After living with this HOA day to day for some time, an update is warranted. They use only contractors from their list of contractor partners, regardless of price or quality (a violation of anti-trust law). They make accusations of violations without consulting our association's bylaws. They charge hundred of dollars every month without providing any significant value. My most common contact with our representative from The Management Trust is to have them repair or replace sprinklers that are broken by their chosen landscaping service. I say landscaping, but they just come by every week to push lawnmowers and walk leaf blowers. That's all. No other care or maintenance. At one point, there was a break in the water supply for the sprinkler system that was wasting tons of water and liquefacting our front yard. We had to repair it at our own cost, even though it is clearly specified as the association's responsibility. They never reimbursed us. Recently, they replaced the fences in the neighborhood, per our association's CC&Rs. The contractors moved slowly and left fences halfway done as they continued working on other houses. They even left materials and debris around the neighborhood after they were done. Kristina Collins sent us a strongly-worded notice afterward claiming we owed hundreds of dollars to replace a post. The post replacement was not only unnecessary, clearly within the association's responsibility. We called into the board meeting as required and began to present all this information when Collins tried to cut us off. Fortunately, a board member stopped her and requested copies of all our evidence, showing that Management Trust had made this wild accusation without even checking our bylaws. This happens all the time, where they find issues on our property while snooping around, and try to charge us fines, only for us to remind them that the issue is actually their responsibility. I will also point that Management Trust is under absolutely no legal obligation to foreclose on properties or send accounts to collections under any circumstances, contrary to what Christie has suggested. Again, I strongly recommend avoiding any property served by The Management Trust. read more

For what we pay in HOA fees in Roseville, CA. company is not aggressive enough with their adherence to neighborhood rules in Sienna Woods and La Rochelle which is a nice gated community. Representatives only work during the day and don't drive around at night to get the true issues; cars parked in the street overnight, funky colored bulbs in the garage side lights. Also, never receive any newsletters so don't know what they do. read more
