    Do NOT use this company. They trap animals and make them suffer so much they die from it. Long story short pigeons were living under solar panels. They did some damage. Instead of putting netting so birds don't go back to nest there, they hired a vendor. This vendor set a trap and doesn't check it for days, sometimes a week. Birds have died. It's really sad to see. This last bird was there for a week. Lost a tremendous amount of weight, and feathers were missing. It has been very hot. Someone finally took matters In their own hands and released the poor bird. I want to point out Garret did not and does not care. He doesn't believe all the residents who are complaining. He said there's food and water so that's it. When the person released the pigeon there was not a drop of water. We are paying 250 for a vendor to pick up one bird. Dead or alive each time they come. We are paying for this!! They also will not approve netting for our solar panels. I've also emailed and talked to Garrets boss and she sounded bothered that we are extremely pissed about this. We are not done and will not give up. We got ahold of the city. They advised us to let a pigeon die. Record it and send it to them so they can go after them. We also have to gather all our emails and send to the City Of Sacramento. It's really sad we have to do this but we will not stop. We have to see this every time we come onto the property. Other residents have to see this through their bedrooms and living rooms. No one wants to see an animal slowly die. Pictures are of the empty water container that Garret says is always full and the other is a dead pigeon that Garret said was probably diseased when it was trapped. Which is BS.

    This company is completely unresponsive to residents' needs. Unfortunately I do not know who else to contact, so now I am considering legal action against both the HOA and this company because of poor upkeep of the grounds. All they need to do is hire someone to put some rocks over some dirt in front of my unit, and they can't even manage that. Also, it has been 5 months since the last community meeting. I would not recommend hiring this company to manage your property. They seem to just take the money and run. At least dumpy apartment complexes have on-site management you can talk to; for a $350/month HOA fee, I don't even have that "luxury." Like another review said, they have a F rating from the BBB.     Garret Satfield lacks empathy for the residents in the community he has been entrusted with and blatantly lies about emails being sent regarding community parking violations. The Management Trust has shown the residents of Provence that they would rather pressure a local towing company to tow over 50 resident's cars from a street that has neither red paint or fire lane markings than take accountability for not properly communicating where residents are allowed to park. My car was towed and damaged during towing and Garret could not have cared less. He was quick to send an email claiming that the words of the sales representative who is the only official on site on a daily basis is wrong for telling us that we are allowed street parking and that the community's guidelines are superseding. Even if that was true, then why is it that the sales representative is allowed to continue to tell residents that street parking is allowed (we have video footage of him walking the street with us approving parking) even as towings are ongoing (they literally have each other's contact info and the sales representative told us to contact Garret)? Even if the whole street is a firelane like the Management Trust claims (one side of the street could have cars parked and still have enough room for two lane passing), why is it that construction crew member's cars are left alone while only resident's cars are towed?! Several members of our community attended the hoa meeting only to be barely given a chance to ask these questions and none of the board including Garret had any explanations. Without proper signage, fire lane markings, and email "blasts" (as Garret said had been sent out, but magically none of the residents received) to notify the residents how can the Management Trust think it reasonable to have some people's cars towed not once, but twice. None of the fees we have had to pay were compensated and no real solutions or attempts to assuage our damages have been made.

    Little value for the price. All the neighbors complain about the lack of service and the unwillingness to help with homeowner issues

I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

    We did a application for a home at RNB rentals was told we were 2nd in line for the home and would…read morehave a answer by the end of the week if the applicants before us got the home or not after waiting all week on Friday March 13th we were told the house has been rented out and is off market we were asked if there were any other homes we were interested in we told them no unfortunately there's nothing else on their website we were interested in and asked for a refund on our applications no problems there they did agree to give us back our $200 dollars now fast forward to Monday March 16th only 3 days after after we were told the house has Been rented Out we see the home back on the market we hurry apply again for the home and reach out to RNB asking if we can possibly get our spot back as next in line for the home we were told had been rented out we called left a message they didn't answer they listened to our voicemail and emailed us back saying sorry no they go by 1st come 1st serve basis which i totally understand but in a case like this you would think since we were next in line for this home they would have called us and said hey the applicants before you didn't end up working out and will be putting the house back on the market but nope no phone call no email we just happened to see it back on the market now we went from next in line to 3rd in line I feel like this is super unfair because we only took our application off of the home because RNB told us it was RENTED and off Market hopefully they make it right

    I used RNB to manage rental properties for nearly 5 years. They are great property managers. Their…read morecommunication is good, and the accounting system and app folio software they use are top notch. Their flat rate management fees are very fair. I have experienced other property management companies that charge between 8 and 10 percent of monthly rent; RNB's fees amount to much less than that in most cases around our local area. The only downside I found with RNB is related to the way the California law requires them to process applications when finding a tenant. RNB does things by the book, which is generally a good thing. However when it comes time to choose a tenant, the information you receive as a landlord is very limited in order to avoid any chance of perceived or actual discrimination. Separate applicants cannot be compared to each other, they must be evaluated individually in the order that they were received. In my case, this led to the placement of a problem tenant that did significant damage to a property. I have since learned to make my own Zillow ads, meet applicants in person, and use a third party screening company in order to choose tenants. I still use RNB when it comes time to sign a lease with a new tenant, as their lease is solid and covers all aspects of the ever changing laws. All that said, if I didn't have the time, energy, or experience to be dealing with rental properties, I would definitely use RNB!

My parents even trusted him to handle my transaction without them. We just closed on our house 2 days ago with Mark and I'm sad it's over because he was so fun to work with. He taught us so much but never overwhelmed us. I am currently 8 months pregnant and the transaction was SO FAST, I don't remember much of it but I know it went great lol.     After all of this had happened. I felt like it was some kind of unconditioned with sibling such as…read moremetaphorical kind of way. After a while, I started to see Dan, he showed up and showed him around. He explained how it work between with any Property Management and the owner while requesting for any work repair. There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of.
