Hey, everyone - I got an email from the CEO of The Manor. Here is what he said to me at the end of his email. Nice, huh? "As an editorial on your misuse of social media, I think there is nothing more cowardly than to sabotage workers behind the vail of anonymity without any accountability. Many of those owners and workers are feeding a family, paying a mortgage, putting kids through school, and doing their best to help people like you. In my opinion, what you do on social media is cowardly, with no accountability, and damaging to other people." Once again, this organization fails spectacularly. I have been dealing with a neighbor who is unruly and dangerous and I am getting very vague responses from the association. They refuse to answer my calls, they don't call me back when I leave a message, and now I can't even find out when their next board meeting is. And, as you all can see from the response of the association's CEO, Brian Campisi, nothing but contempt for those of us who pay his team to manage our property. Did he reach out to me to tell me when the next meeting date is? No. He simply did a "Nyah, nyah, nyah" in demonstrating that he can get the office to call him back, but I can't. Note that his long missive in response to me says nothing about trying to protect my safety which is been an issue for several years with this neighbor. Everything he is saying is a defensive response. This should be a clear indicator to anyone on the site of what you can expect if you hired this company. The entire staff that I have dealt with at this association follow his lead in their snotty approach to those of us who pay them dearly every month for their so-called "services." read more

This company is cold blooded. They take your money through the HOA every single month, and it is not little money. But they don't care about the people. When something doesn't go expected, they don't do what is their reasonable responsibility, but treat you as a piece of trouble. But hey, when the monthly money goes to them, they will happily take it. So you to them, is a trouble when you contact them, but you are a gold coin when it is their monthly fee time and their salary time each month. And with this bad service, how do they keep customers? I think probably by making the accounting as complicated to transfer as possible to another company, and to please the board of directors. It is their tactics, and I am not afraid to write it down so that they will use it, because a few months into the business, they probably have it all figured out as to how to suck in the maximum amount of money, and do the least amount of work, while locking in all the customers. I really wonder, the way some people do business, do they have any conscience, and are they afraid of going to hell? Maybe they think after sucking in all these money, later when they donate $5000 of our money to the church, they will not go to hell? (you will note that the business owner is making explanation again and again on Yelp, just like little Jonny cannot hand in his homework and this time, it is: my dog ate the homework, and the next time, it is the wind blew the homework away. This review is for Nohemi Leon. She is our property manager. I have multiple properties that are managed by HOAs. Manor beats other HOAs by a mile. I can vouch for the professionalism, patience and efficiency with which Manor association functions and would like to specifically recognize the efforts of Nohemi Leon towards making sure that all open issues are adequately addressed after much research and due diligence. She is patient and takes the time to listen to all the parties to really understand the underlying issue at hand and come up with an effective solution. Keep up the great work Nohemi. read more

As a homeowner who has interacted with Manor over the past decade for multiple inquires, service requests, etc. with consistently bad experiences, I must speak out here on Yelp to warn others who are considering using this company to manage their property. Manor provides under par at every level; providing records services on real estate required documents, service requests for all levels of repair orders, and providing guidance to HOAs to plan or facilitate capital repairs. Their game is to select low quality vendors to do repair work, which results in delayed repairs, repeat repairs and or no repairs at all. Then they bill the HOAs and profit themselves for these poor repairs. On the larger capital projects, they funnel the work to their pet architects & contractors whom overcharge the HOA by 2 to 3 times the going rate! Overall the problem is that many HOA board members are not experienced or qualified property managers and don't question the practices of their property management firms. read more

I've been dealing with this association for 32 years. Every time there is a problem they take weeks or months to handle it. Currently I am waiting for a key to a pool, I have called 9 times so far, I have received one phone call back from a woman who could not help me. Not much customer service for $470.00 a month. I have no idea why anyone would use this company, unfortunately I'm stuck because of the foster city townhouses unit two. Really bad! costumer sevice they don't have a clue what it that means! for a simple letter requested by my bank , I went there in person they said to me there was a fee of over $160.00 to type my name and adress of my property and to say that I was current, regarless the fee, it took them three days to type it. I believe if we pay our HOA fee, we deserve a better service, since we pay for the service, is not like if you are asking for free things. Our apartment building recently switched to Manor and I've had a similar incredibly negative experience to another reviewer regarding trying to obtain financial documents for a property refinancing. We started our refinancing process at the end of March. By end of May, it came time in the process that we needed HOA documents from Manor. First off, Manor requires you to PAY ABSURD FEES to request for ANY DOCUMENTS that we as homeowners have the rights to. We were shocked to find out that we had to pay at all in the midst of our process, since our last HOA management company didn't have any of these fees. But since we needed the documents right away, we figured we'd just pay the fees and get it over with. Upon payment, Manor sent us some of the documents that we paid for, but like all refinancing processes, the lending bank will have follow up questions for the documents sent. The bank subsequently sent a very basic questionnaire for clarification on items that are all within the scope of the original HOA document request. All of us, including the bank have been trying for 2.5 months to get in touch with LITERALLY ANYONE at Manor for assistance (through email, voicemail messages, calls). They NEVER ANSWERED OR RETURNED ANY of our calls or emails and TO THIS DAY they still haven't returned my calls or emails. The only email we have ever received from them since was a boiler plate response to tell us that we need to SUBMIT ANOTHER FORMAL REQUEST TO PAY FOR ADDITIONAL DOCUMENTATION when the lender's questions aren't even available on their specified portal to request. They've quite literally just taken my money, and worse than refusing to help, have now significantly impacted my ability to refinance, not to mention wasted hours of my time and my banker's time as we try to contact them. Since they refuse to answer my calls, the only thing I can do now is leave a Yelp review that warns others of my experience so that they don't choose this unresponsive negligent "management" company. read more

Similar to what other reviewers have said, stay away from building that are managed by Manor. This is a racket. They charge people for any thing and everything they can find. We pay $400 in HOA every month but to get a questionnaire filled out for refinancing is another $140! Yes, $140 for something that will take less than 10 mins. Brian C. The plumbing company, Master Plumbers, did not contact me or make repairs. Your reply is inaccurate and one-sided. Joe Senft could benefit from retraining in customer service and compassion. After a plumbing issue in my condo, I contacted the HOA. The people I talked to at Manor were very nice and helpful but there was some confusion on their part between the work order and the plumbing company. The plumbing company did not communicate with me at all, leading to undue stress on my part. I was asked by Manor to call Joe Senft about this issue. He was immediately defensive and downright rude, boarding on bullying. It was shocking and humiliating to be talked to in that manner by someone I was seeking help from. A plumbing contractor visited your home the following day and determined that your facet and valves need replacement, which is not the homeowner association's responsibility. I understand that you didn't want to be charged for the service ticket or the cost of replacing these items, but the association is not responsible for these specific repairs. The staff tried to explain the association's position. I have spoken with them about how the message was delivered. Thank you for your input, and I'm sorry for the frustration. I have been renting a condo that is under the Manor Assoc. umbrella of management. While renting, my license plate expired and stolen on the property. While I did not have a back plate, the association looked up my license plate while parked in my private spot to then notify me with a car tag stating that the registration is expired. This is fine, thank you for letting me know, without letting me know you are looking up my personal information. The next couple days, I went and got the car's registration after getting my plate back, updated and smog'd and all of that. I then got another couple tags saying it is still expired. Well, it was not, but they did not bother to look it up again. That Monday, I had to move my car off the street due to street sweeping, and parked in the guest spot. I know this was my bad. Moving the car on Monday, and not being notified that I was in the wrong (people park in these spots nightly, and 1 car never moved from a guest spot), the association towed my car. I was not notified it would be towed, not notified parking in a guest spot will get me towed, nor given notice by law that it has been towed or any other combination that would justify the tow. Mind you, the other cars parking in the guest spots were not towed. Their customer service was to give no explanation as to their justifications, and to tell me to go thru my landlord to talk to their 'customer service' center. Their canned responses ensued to give no help to either the landlord or myself. ------To my landlord-------- A kind reminder that any requests, including disputes etc., from tenants should be directed to you as the homeowner of record, should you then require any action i.e. work order etc., you can contact our office for action (emergency responses exempt of course). This allows you as the homeowner to have the opportunity to contact your own vendors etc, for non-emergent matters related specifically to the interior of your unit. Thank you! ------To my landlord-------- Yet another completely useless conglomerate taking advantage of HOA fees with no human element when it comes to any interaction. I am beginning to understand the definition of "slum lord". I continue to pay very high HOA dues every month and am NOT getting much in return. We don't know why our owners association chose the Manor, absolutely bad idea. Basically these guys receive money from you every month, and they don't do decent work for you anymore. What can I say. I am very happy recently with the service of my property manager Janis Lee. She has been exceptional and really a life saver. I recently rented my property to tenants, and had experienced problem's with the negligence of my tenants and how they had over flooded my condo which caused damage to my unit. Janis was so helpful in all the items I needed to give to my insurance company, and was very responsive and able to provide me what I needed. Not only that any time I have random questions or requests, she is so very polite, responsive, and I do truly feel my property is managed by an outstanding manager. What is number one for me is getting back to the owner in a timely manner, and she does a very good job at that. Thank you Janis for all you do. read more

I was called in to interview for a job position yesterday. And almost immediately, within a minute of conversation, was denied the position. Considering the fact that my resume (which was submitted prior to being contacted, and was right in front of her) contained the job experience necessary for the position, as well as the lack of opportunity I had been given to speak or prove myself. I strongly believe I was denied the position for not "looking the part" (I am a black woman with a curly Afro). The lady not so subtly implied that I was apparently incapable of meeting the requirements of these wealthy, "million dollar homeowners". Which I found baffling, as this was all said before I was given any chance to speak. I was patronized, I felt disrespected and wasted 3 hours of my day in commuting, for an interview that They requested, only to immediately be denied any opportunity. I strongly advise that their hr/recruiters not be so lazy. And that their management not make discriminatory assumptions of people's capabilities based on their appearance! read more

Hello Brian, I am unhappy with Candace Porter's response time, attitude, and her overall tone. I had to email her and cc my hoa board president over 4 times in a two week period just to get a response from her...and it was a rude response. When i call in to speak to her supervisor, i get transferred to her assistant who is useless in transferring me to anyone with authority. We are trying to get the building FHA approved and she has made it her mission in life to stand in the way of progress. We are tasked with increasing your fidelity bond by a mere $37,000 in order to get final approval for FHA. This shouldn't take weeks. I have also informed her that I will be willing to pay for the cost difference in increasing the fidelity bond, which i believe wont be more than $200. The board has already approved that we move forward with FHA, I don't understand why she is hindering this task. Im surprised how fast you responded to my yelp posting...while it takes her weeks to respond to my emails. -mike read more

I have contacted the company over several months for the investigation report about mold growth in the garage right under my bedroom. So far nobody replied me. They even tried to blame me for the water damage due to the leaky water heater upstairs. They are very sloppy, not follow through. I am not a big fan of negative reviews but these guys are probably the worst professional organization I've ever dealt with. I have been dealing with Dan Kane and I am not pleased whatsoever. He has shown me zero respect. Here's a timeline of the last few months: - May - Sprinkler line breaks in roof, causes massive damage in my building. The Manor Association doesn't call or inform me, says they didn't have my number (they did). My neighbor calls to inform me my house is flooded while I'm out of town. Remediation company comes in to tear house apart (like they should) to get rid of moisture. Industrial fans run for 5 days straight. - June - After nearly a month with no repair work started, dozens of calls and no kitchen, Manor Association gets a contractor in my unit to start putting my house back together. I do not receive a scope of work or schedule for this work. The Manor Association does not contact me or stop by, ever. Also, I inform Dan Kane at Manor Association that the industrial equipment from remediation made my electricity bill go up by $65 - they say they will put it in the insurance claim and get a check out right away. - July - work goes on inside the house and I inform the Manor Association that my refrigerator is dented and my microwave is missing it's vents. Also, I remind them about my $65 that they haven't paid. The Manor Association never contacts me about schedule or scope. - July - Side note (unrelated to repair work), I inform the Manor Association I need to change my bank account for HOA withdraws and to send me a new form and NOT withdraw from the account. The don't return calls and don't send a form and them withdraw from the account I told them not to (I gave them more than two weeks notice). I get the tired excuse of "things are busy here" as to why they didn't get back to me. Probably wouldn't have been as big of a deal hadn't these same people just irritated me for two months straight. - August - Interior work completes and a new exterior remodel commences at my property. Still no $65 check and I still have a dented refrigerator and microwave with no vents.... - September - Exterior remodel commences. Contractor removes my water heater and doesn't tighten the fittings. Gas leaks in the closet for several hours until I smell gas, spray soapy water and realize I have a massive gas leak in a closed closet with a pilot light (in a 10+ unit building with kids living in it). I read the riot act to the contractor and call The Manor Association... The Manor Association does NOT return the phone call (I repeat... a gas leak occurs and they do not return the phone call). Also, still no $65, dented refrigerator and microwave without vents. - October - No call returned about the gas leak... no $65, refrigerator dented and no microwave vents. - November - See October status and repeat... If you can get out of working with these guys in any way shape or form... do it. read more

I lived on Shorebird Island for ten years having recently sold and moved. The Manor was our property manager the entire time, and I served on the HOA Board for a period of time. Long story short I have dealt with better companies and I certainly have dealt with worse. Please keep in mind they deal with Boards who do not have consensus within the Board. The homeowners that call in have problems, and or complaints. It is rare they receive a complimentary call for addressing a problem before it becomes a raging issue. Given the nature of the business, and the burnout/turnover rate among property managers The Manor does a reasonable job. read more

Another day Dealing with Manor HOA spoke to Freddy, it's obvious that Brian (ceo) Ask him to call me regarding billing. I am up to date with zero balance on HOA. They are now taking my payments and adding it towards a plumbing bill and telling me that I have not paid my HOA funds? Is this company real or are they just completely pathetic? I don't get it? What's wrong with these people seriously they can't get it together ? their billing department Is taking out my monthly assessment and to pay their plumbing bill? Really And sending me an invoice telling me that I'm late on payment and also a late penalty ha ha Ha? What a joke I'll see you in court with all my payments paid in full that manor cashed!!! I've made several calls for various reasons to the Manor Association over the last few years. Recently, I have happened to work with April, a Customer Service Rep at Manor, and this review is specifically for her. I have always been happy with April's level of service, enthusiasm, energy, and professionalism. Whenever I happen to get Amy on the phone, I know that she will make sure to follow through on my maintenance request. I believe that having such a wonderful rapport with her, indirectly affects my perception of Manor as a whole. I've only spoken to her a few times on the phone, but I do feel that I have a bond with her, and I trust that she will make every best effort to resolve any maintenance requests that I call about. She not only follows through, but follows up. She makes sure to call or email me and give me an update of what is taking place, and keep the communication lines open. She is truly wonderful to work with, and Manor is very lucky to have her on their team. read more

Well I woke up this morning to a notice on my car stating I do not have my permit sticker. around Sept 2015 I went down and signed up for the permit. I admit I didnt put my sticker on my car. But its about a year since then and no problems. Then all of a sudden theres an issue. Now I call into Manor and end up with Katy Rodriguez. Granted I was upset and probably snippy. She was completely rude off the bat. She stated I need to come down and pay a fee. She did not know that fee of hand which seems weird. Anyways we get going back and forth a bit. I ask since I cant make it into day can she inform the parking enforcement to not tow my car as I will in to get the permit tomorrow. She said I cant do that. I am getting upset now because I have to fear my car will be towed while Im sleeping. Ihave to go to work in the morning. We go back and forth some more and she just hangs up on me. I then call back several times and she lets it go straight to voice mail. I am calling her extension 387. I end up calling back and getting her. She states the permit is $100 granted I already had the permit from the year before. I just lost and failed to put the sticker on. I feel like after a year they are extorting me for money. Now I take work off wasting half the day. I get down there and Katy is at lunch. I am told to come back at 2. I come back at 2 and the front desk lady states shes not here. I ask when will she be back. She states not sure she can come back when ever she wants. Im like Ok. I sit down and wait and a gentlemen named Ric walks up and ask to help. He knows who I am apparently my name has been floating around the office. Well he is completely mean and things highly of himself. I will leave it short. I ask for his business card so I can go to BBB and YELP. He states sure. I will also be writing your Landlord a stern letter. Now he's threatening me. I'm OK that's fine. I have a document that requires to get a loan and April from Manor is in charge of obtaining the document for me. Thank to her I was able to get what I needed on a timely manner. Her service is great and I appreciate for a quick response from her. 5 stars for April. 3 stars for the manor for the fee. Last year I paid $100 for this document and this year they charged $125 for Hoa certification. Fees is unreasonable. read more
