This has been one of the most frustrating experiences I have ever had with a property management company. The staff is completely unresponsive, consistently ignores calls and emails, and routinely fails to follow through on promises. Getting a straight answer from anyone is nearly impossible, and residents are left chasing management for even the most basic information. The property itself is poorly maintained and shows a clear lack of care and oversight. Maintenance issues are either ignored or take an unreasonable amount of time to address, and the overall condition of the property continues to decline. It is obvious that resident concerns are not a priority. What is most disappointing is the lack of professionalism and accountability. Time after time, commitments are made and then forgotten, with little to no communication or follow-up. For a company entrusted with managing people's homes, the level of service provided is unacceptable. If you value responsive management, proper maintenance, and professional customer service, I would strongly recommend looking elsewhere. My experience has been nothing but disappointment, frustration, and wasted time. This complex has been a nightmare. The management is just horrible. They keep saying oh we are here to help. Blah blah blah I have almost got ran over WITH MY KIDS! Because people wanna be speeding like crazy. My brand new truck .. has gotten hit TWICE! 2 hit and runs! And of course "no footage" Why have an apartment complex not covering all areas ?! Someone broke a damn light pole that ended up hitting my vehicle and they just say oh theirs no footage sorry. You have insurance? Like wtf?! This place is fuckin ridiculous! Can't get to ANYONE in the damn office. And when you do they just give you "oh I'm sorry" bullshit.! We lived in building 2505 unit 1001 and overall had a good experience, especially with the maintenance team -- they were always quick, polite, and efficient whenever something came up. However, one major issue really changed how we feel about this place. Throughout our entire 15-month lease, we noticed a persistent strange smell in the apartment. We tried everything -- candles, air fresheners, and keeping the sliding door open -- but it never went away. We even called maintenance multiple times to help us clean the washer, dishwasher, and air vents, thinking that might be the source of the smell. When we moved out, we discovered mold growing on the wall. At first, we thought it might have developed recently, but when we reported it, the leasing office mentioned that it was due to a leaking water boiler, which made it seem like they already knew about it. That's when we realized the smell we had been living with was likely mold the entire time. We moved out on September 5th, and by September 11th, the unit was already listed as rented again. Personally, I don't think that's enough time to properly treat mold, but I hope I'm wrong. I'm mainly writing this because I want the next tenants to be safe, especially if they have children. read more

I've debated for some time writing this review... But only because before I moved in, I myself read these reviews to gain insight before signing my lease I will share my experience hopefully for someone in the same boat.. For reference we lived here about 3 years and recently moved out only about two months ago. Pros: Candace in the front office!! Amazing, loved her! She was always super helpful, always first to greet you and get to know you as a resident. She always made our experience wonderful and feel personal as if she truly cared. She's truly 10/10 The cleaning staff is amazing, they do their best despite a lot of the residents not taking care of the shared space. They work very hard and I've always appreciated them for that! Cons: We lived in a 2bed, 2bath, for the three years we lived there our second shower never worked. And yes maintenance was called multiple times to have it fixed. Somehow it always ended up broken within a week again. It happened so often we quit on it and used the bathroom more as a storage. This was often the case with the maintenance tickets, things seemed to always be temporarily fixed until they would have to be called again. And towards the end maintenance was no longer a 24-48 hour wait time, it became a week plus. Yes the fire alarms are a true story, you almost knew without fail if it was raining, they were going to go off. Luckily our building wasn't the most affected by it. BUT did we have a few 2am wake up calls to blaring sirens in our own building? unfortunately yes. Amenities all seem really great and beautiful when presented, but gym equipment was left broken, pools were often dirty, and no one seemed to like to maintain the dog park.. Lastly, our biggest issue towards the end and why we decided to leave was the package/delivery situation. There are not enough lockers for the community, they are in desperate need of installing more. The amount of packages towards the end that were stolen or misplaced due to delivery drivers stacking multiple residents delivery's in one locker was out of control. I understand it's on residents to receive, but especially during high volume times the current systems are simply not enough to balance the property... Which landed us in Carolyn's office more than we liked. Carolyn is who you need to see when packages are missing. And to put it in the nicest way possible, it is Carolyn's world and you are just living in it. She will decide when she wants to give you the time of day, when and if she wants to respond to your emails and phone calls. And when you go to visit her in person, she will make you wait despite her office being empty, to when she chooses to deal with you. And I say it that way, because that is how she will make you feel, a problem to be dealt with instead of a resident.... But when you are finally graced with her presence, she will still be condescending, she will speak over you, and yes she will acknowledge the system does not work but still find a way to spin it into you being the problem. We honestly took the loss on a few packages just to avoid her, and if that doesn't speak to the experience she creates I don't know what else will. I found this to be a common experience after speaking with other residents at the lockers, hopefully this review can finally shed attention on that. Are the apartments perfect, no. Is there room for improvement, absolutely. But they are not terrible, it's just deciding whether the affordability of them counteracts what comes with them. read more

I've lived in 4 different cities here in the IE and this complex by far has been the worst. Walls and floors are so thin you'll always hear your neighbors if they have kids or if they are loud in general. Can't open my sliding door cause it reeks of weed. Management is trash. Never handles an issue and the office never returns nor answers any calls. Not to mention the trash. You'll always see silverfish bugs cause this complex has mold. AC in one room is so loud and the other room the ac barely flows. read more

1 Star -- Paseos at Ontario: constant hassle, zero follow-through I'm giving Paseos at Ontario 1 star because the issues here keep piling up and management does not follow through. Around noon, I reported that my mail/package had been stuck in the package concierge since the day prior. I was assured it would be retrieved or moved to another package slot after business hours, and that I'd get a call or email. By 5:00 PM (end of business hours), I received nothing--no call, no email. I called the office and was told the manager was with another resident. I understand, but I'm also a resident, so I left a message with the front desk. At 5:30 PM, the office was still open, so I went in person. I spoke with Carolyn (office manager) and was told that she was "working on a project." Honestly, that response was insulting. There was time to speak with me earlier on the phone and again face-to-face--yet somehow not enough time to simply retrieve the package. Everything here feels like an uphill battle. On top of that, the fire alarm goes off at odd hours in the early morning and every time it rains, to the point I've left my apartment just to get peace. I've also been double-charged for the event room, and getting it corrected became another time-wasting headache. Not everything that glitters is gold. The "luxury" look wears off fast when you're constantly dealing with problems and chasing basic service. I don't recommend living here. read more

I've lived here for a year, this is my 2nd time having a problem with maintenance. I put in a request November 26th because my toilet stopped flushing and a piece needs to be replaced. I haven't had any one reach out regarding the matter and it's been 2 weeks. My husband called the front office, asked for the maintenance manager and they told him he was unavailable and there was no update. We asked for a call back and we have yet to have him call. I've been waiting patiently but I'm starting to feel like they are choosing not to help us. My neighbors are also experiencing something similar as well. I'm not happy. read more

I work for a delivery service and had to come drop off an order here, when checking in at the gate one of the security guards that attended not only used a disgusting tone with me but also proceeded to call me "foo", super unprofessional behavior and as i was pulling away to get into the community he proceeded to say something under his breath which I couldn't really understand. read more

I have been dealing with upstairs that jump run and move furniture at all hours of the day and night for 3 years now. The leasing office will not do anything about it. I was told I need proof and I was also told even with proof there really isn't anything they can do. Carolyn and Leilani refuse to do anything. "Paseos is not a bad place to live at . Maintenance is always on top of work orders, and we had the pleasure of working with Nicole, who was fantastic. The cleaning crew consistently stays on top of the cleaning, ensuring the property is well-maintained. As for complaints about cleanliness and the alarms going off, the office can only do so much, they can't control the behavior of other residents. Personally, my building felt safe, and my neighbors were generally great, with the exception of the people living above us. There was constant noise--stomping, furniture moving, etc., 24/7. If you're considering moving here, I'd recommend choosing a unit closer to the leasing office to avoid potential noise from neighbors. Overall, it's a solid place to live with just a few minor drawbacks." Such as the steam rooms in either gym do not work. I put several work orders for that and it never got fixed. Some of the gym equipment is broken and also has not been fixed. They claim to have a heated pool but they do not and if they do they never turned it on. Walked to the west pool to bbq and they do not work. Walk over to the east pool and they do not work. Go into the office and ask what is wrong with the bbq and the guy tells me I think you have to use a lighter and that the igniter doesn't work. Update in response to their comment: We gave a 30 day notice 7/1/24 and got the notice to vacate paperwork 7/17. We were told we would have a clean out fee waived since the apartment was dirty when we moved in. Manager at the time granted this, said they fired the vendor that cleaned because of the pictures they saw of our unit, and still Leilani decided we could not get the $150 waived so we had to pay. Instead, they gave us a $80 credit on 7/26. So, not really sure where the "couple days to reach a resolution" came from. I won't even take the time to leave the rest of the complaints because Paseos is already hearing about it at a much much higher level. I lived at Paseos at Ontario for a bit under a year, and it was a highly disappointing experience. The management team, specifically Leilani and Luis are completely unresponsive and never answers the phone, making it impossible to get any help or support. Promises made by the front office are never kept, and it seems they have no regard for the tenants' concerns. The complex is messy, with dogs running off-leash and poop left in the hallways. Trash cans are always overflowing and filthy, creating an unsanitary environment. Noise is a constant issue, with loud neighbors and a pool area that feels more like a Vegas nightclub. People are often drinking and bringing too many guests, making it an uncomfortable place to relax. Despite having security, they don't seem to do their job effectively, as these issues persist. The maintenance team is unreliable, frequently missing appointments and failing to resolve issues. The gym is never sanitized, posing health risks to those who use it. Rent increases every year, yet the complex allows Section 8 housing, which has brought in more problems. Adding to the misery, the complex always smells like weed, with people smoking it everywhere. Dog owners don't pick up after their pets, further contributing to the dirty environment. Overall, Paseos at Ontario was a nightmare to live in. I had really high hopes for this apartment because of its prime location and aesthetics. I stopped by over the weekend to tour a 2bedroom 2 bath. Online the prices looked reasonable. Went to the leasing office and was quickly brushed off by the leasing agent who spoke few words, handed us the information and a video text of the model. Wasn't very friendly. Wasn't interested in taking down our information. Overall, that itself left a bad taste. We decided to drive around the property ourselves, I was so disappointed to see so much trash just laying around and the buildings not very well kept. There was no security in sight nor at the front gate. For a "high end" property, it was disappointing. read more

After 3 years of being here, I can say that things here have improved quite drastically from the first year I was here. It's very safe here with the 24 hour security constantly patrolling the place. My young daughter often walks our dog at night with no issues. The dog parks seem to be maintained more frequently even though it's clear some dog owners just don't care to pick up after their animals. The management is friendly and helpful when you need something or have an issue. The office needs to be better about answering the phones but that's about the only issue I have which is so much better than the issues that were going on previously. Overall I highly recommend this place. It's expensive but the reality is it's expensive everywhere. Plus higher prices often drives out the riffraff who would ruin it for everyone else read more

Our situation went up to the regional manager because no one in the office told us Shirlee was on a LOA and NO ONE gave us options on where we could live so luckily our families allowed us to live with them until they fixed the issue. THIS TOOK 30 DAYS for them to fix and clean up, a leak from upstairs which was NOT OUR DOING, it was from the 3rd floor neighbors who were careless enough to let their leak keep going and did not get it fixed. -no one offered us another place to stay while the mold was being removed, which is illegal and against the fair housing act -we did not get reimbursed for $2000+ worth of rent for this until after WE MOVED OUT -we ended up moving out because this took so long and we had no options of where we could live while the repair was happening -maintenance were the only good communicators with us until regional management got involved Other bad points: -You can hear everyone and everything in your apartment: the TV from your neighbors even if it's quiet, your neighbors discussions next to you, and you can imagine what else you can hear too.. -our upstairs neighbors played EDM at 5am on a Monday morning, like wtf who does this? I'm PLUR but really on a Monday morning and some people have work? Some people also work from home! When we knocked on the ceiling to inform they are too loud, they knocked back! RUDE and immature -no one picks up their dog poop in the dog park areas, EVEN THOUGH BAGS ARE LITERALLY RIGHT THERE IN THE DOG PARK. Are you residents stupid or just lazy? BOTH I WOULD NEVER LIVE HERE AGAIN. Worst experience we've ever had at an apartment. They look nice on the outside, but they are awful on the inside as far as noise and other issues with neighbors. PLEASE come stay at the luxury Paseos at Ontario, where you WILL be woken up not only by rude ass neighbors and their kids stomping on the floors from 6am-12midnight (not exaggerating), but you will also be woken up every hour of the night when it rains. Somehow after 5 years, they have YET to fix the issue. On top of all the other issues they have here.....oh here's Ontario FD again at the Paseos for a 3rd time in a 3 hour span...these fire alarms are bound to keep you and your family well rested each night. read more

The apartment complex from the outside is beautiful, and don't get me wrong the place is nice but they have allowed residents to trash this place. When I first moved in the grass was well kept, clean all around and now this place is going downhill. There's trash at the entry way is there almost on a daily basis, the place is being run down by uncaring residents and they need to really sort those residents out and fine them or get rid of them because it's making this place a very unwelcome place to reside at. Parking is the worst here. You get one assign parking spot and another unassigned first come first serve spot around the apartment complex so if you have two cars well your out of luck on the unassigned spot most of the time when my husband comes home he cannot find parking and has to park outside the actual apartment complex. I get that it's not the property owners fault, but they need to install cameras and really hold people to their resident agreement. read more

I have been a resident at The Paseos at Ontario for over 2 and a half years and must say my opinion of this facility has changed. Shirley is the new manager and since then I have to compliment the fast and friendly service requests and office call responses. As with any apartment complex , there are always issues that may come up ;as there are with living in your own home. Carolyn was a big help and was in constant contact when I had an issue of my own. Awful! Just an awful place to live in! Our motor bike was stolen here. I saw the security guards letting a truck - with no license plates- inside through the gates. No questions asked! Never did I imagine that truck was coming into our garage to steel our scooter bike. This is unacceptable! That we live in a so called "gated" complex delivering a false sense of security to the residents. We have also had issues with residents above our unit sweeping and spilling pet waste (poop & per) into our balcony! ruining our patio belongings. This review has been overdue. Valerie and Lelani (the office manager at the time) helped me moved in back in November 2020. They were quick and efficient with all the paperwork. They were struggling with staffing a couple of times, but Valerie was there: professional, calm, and patient. She never looked flustered, and always answered your questions so eloquently. She was quite amazing. Property + Neighbors: I've been at this property close to half a year now, so I think my review will be true to heart. We live on the second floor (there are three floors), and my upstairs neighbors have been pretty quiet. My next-door neighbors occasionally play some loud music or movies, but with all these noise-muffling components in the wall, I can barely hear them. Pets + Sanitation: Paseos does allow small and large dogs, so don't be surprised if you see a urine or bowel movement accident from the animals. Yes, it's pretty gross but it's not Paseos fault - it's really the owners. I would suggest a cleaning station for each floor and building. Honestly, I wouldn't mind cleaning up the poop or pee puddle myself. The animals don't have a place to relieve themselves between their apartment to the outside (and sometimes it could be a long walk). Children: It wasn't really a problem when it was COVID but now that restrictions are down, there are quite a lot of children screaming and making noise all day and sometimes at the night. I'm a single woman with no children, but I understand if parents need to take their children out to play. Other than that, I hardly hear any children crying/whining in my building. Safe + No theft: If there's one thing I'm glad to pay my rent price is the safety around here. I can come home at 3 am and the lights are still bright outside, in the halls, and in the parking lot. I tend to feel unsafe when I walk alone and Paseos makes me feel super safe. Whenever I get Amazon packages, it never gets stolen or swiped (at least in my building). Sometimes I see packages out in the halls, and no one has taken them (hopefully!) and I can appreciate that. The community is very respectful. Loud car noises: In the evening, particularly between 9 pm-midnight, there's a lot of young adults or adults who love to rev up their engine. I don't know if they like to show off their car but it's quite often. I hear the engines at least 2-3 times a week. If you're a sensitive sleeper, that may bother you. Overall? I'm very happy with the apartment. It's clean most of the time (just the animal messes), it's safe, and it's a luxury apartment. They offer two swimming pools, an exercise room, and some amenities. I don't hear the airplanes taking off as much (because the airport is 5 minutes away) but I use to love hearing the planes in the sky. It's practically white noise at this point. read more

Customer service at paseos is non existent. I called regarding a package I could not retrieve from the package concierge. I was told the staff was on break and there is only one agent at the leasing office and I would have to wait for someone to return from lunch break. I called at noon and was told I would get a call back after 3pm. I told the agent I need to retrieve this package as it's been two days since I could not retrieve my dogs food. The agent let me know it might not be possible to retrieve the package today because they need a special key but they will try to jam that package out once staff gets back from lunch. I even asked if maintenance can help me retrieve the package but I was told they could not be bothered at the moment. It's now 5 pm and I have not received a phone call. The agent took down my phone number and apartment but seems thats all for show because this is the second time I have called the leasing office with no follow up. Customer service does not end with writing someone's number, you actually have to call and follow up. Living here is not cheap. I don't mind paying money for quality clean living space and customer service but that does not exist here at paseos. The alarm went off at 1150 pm two nights ago. Not the smoke alarm, the FIRE ALARM. This is not the first time this has happened, probably the 5 time since I ve lived at paseos. The alarm goes off for about 20-25 minutes. It's has gotten to the point where no one walks out their apartment to check if there is a fire because it's safe to say it's paseos nonsense. read more

Been living here for almost two years at this point and my experience in the beginning was great. The apartment itself is comfortable, my building didn't have issues with the alarms aside from maintenance compared to others in reviews, and my rent price was the most reasonable at the time. However since the beginning of the year it's become a headache here. The stairwells smell like pee majority of the time and I've stepped in pee (residents fault) however it takes a while to be cleaned. The guys who pick up trash leave a ton of trash in the road and just leave. Lately my washer has been constantly breaking down giving error codes. We put in a request and they came and simply said "it just needs to be reset" as if that's not the only thing I've tried. It continues to do it and now majority of my clothes smells like mildew as the washer stops mid cycle. Maintenance request has been put in for almost a week at this point and nobody has shown, they have not called to give an update on it. We are now resorting to washing our clothes else where instead of the apartment we pay for. There is no point in having an option for high priority request or low priority. read more

I've lived here for over 2 years. Pros: nice layouts, nice facilities (pool & gym) and decent response time of office staff. Cons: been here long enough to watch the steady decline 1. The conditions are disgusting, dog poop & pee everywhere constantly (staff try to clean but it's the tenants who don't care). Hallways, walk ways, smeared all over the package concierge intentionally. 2. Trash is constantly full or overflowing. People pile it high for days since it's not collected frequently enough. People consistently leave large furniture by the little trash chutes. 3. I cannot open my window or patio to air out my place, there is 24 hour weed smoke in our courtyard I count about 4 patios around me where it's constant (7am or midnight makes no difference) it's weed smell all the time. 4. The same issues over and over within the unit a floor board was loose and they came to repair it about 5 times before it was done properly. Shower head pressure has been either nonexistent or literally painful. Kitchen faucet has leaked since day one, periodically have to call every few months for them to "fix it". 5. Also no rules are enforced ever. 45 pound dog rule is laughable, not only have I been lunged at by a pit bull with my dog but I hear a clearly large dog run around with his ball above me all the time it sounds like an earthquake. Once someone parked in our $50 a month paid spot and they told us to give the person the day to figure it out. When I asked if there was an empty spot I could park in since mine was taken they said they couldn't let me do that because it belong to someone . 6. Packages are now more frequently delivered at our door rather than the packages concierge because there are only two package concierge systems for 800 unit. What does this mean? Package theft. What do they do nothing. In fact they asked if I had ring door bell footage - this was following an email sent a month earlier saying we couldn't have ring door bells. They also sent one saying that welcome mats aren't allowed. 7. Let's not forget the worst part the FIRE ALARMS IM GOING IMSANE. They are always working on it but it's no excuse it's been years it's constant since I moved it and the last time they went off was Saturday 12/31. These are not the kitchen type of alarm this is the loud piercing alarm that hurts your ears. All hours it's happened early morning, midnight, weekdays, 4 am on a regular Wednesday it's constant. No one evacuates anymore it's really a hazard. We've received every excuse in the book. "We're working on it" "it's the wind" "someone was smoking in the elevator" "the fires were too close" "the rain caused it" these are fire alarms I don't get it. This is always followed by a notice that they will come into the apartments to "check". I'm going crazy. It's the most startling jarring uncomfortable way to wake up. 8. Overall quality of the tenants has declined they treat this place like trash. So it looks like trash. Twice I have found a wandering child alone in the hallways with no one in sight. Police returned the child to its mother. 9. The front gates are always broken. The "guards" just sleep in the shack. They do nothing but chat with random cars. I had to honk to get someone's attention when the gate wouldn't open for me they don't check anything. For all of these reasons I am desperately looking to move ASAP. It's a bummer because I was so excited moving here it was beautiful nice and clean at that time. read more

if I could leave a zero, I would. the reviews about services are all correct. This is not the place to choose and The Management is horrible. I was a resident for over 4 years and the place was consistently unkept, fire alarms always going off and police there all hours for disturbances. Trash everywhere and always over flowing in garbage. Dog parks and hallways always full of feces and urine. management always ignored calls and request. I could not take the experience further. followed proper procedures for moving out and was charged for keys, cleaning and over charge of rent and Management refused to return security deposit.
