This was supposed to be a week long stay during Labor Day Weekend (Sept 2025). We booked this property for our wedding guests and we paid a PREMIUM, like for the price we paid we should've just went for the Ritz or the Four Seasons, and it turned into a nightmare. I am begging you, if you have this booked, cancel it immediately. It is completely a scam listing and needs to be taken down, and the owner prosecuted. The house was filthy and neglected - dead cockroaches everywhere, dust and grime throughout, and even old clothing and slippers left behind from past guests. Clearly it hadn't been properly cleaned in a long time. The listing promised organic hand soap, shampoo, conditioner, and body soap in every room, but not a single bathroom or bedroom had these amenities. And linens and towels were dirty or super old/thin. We had to go out and buy basic amenities like soap, towels, and linens. Many things were broken or non-functional: two AC units didn't work, kitchen cabinets and handles were falling apart, lights in some rooms wouldn't turn on properly, and several TVs were broken. It looked like an old abandoned house and the only saving grace was the beautiful pool and landscape/scenery. When I raised these issues, the owner (Chris) initially said he would "make it right" by bringing fans to replace the broken ACs and providing more soap, but those promises were never fulfilled and he ended up ghosting me. After two days of silence, I sent a sterner message, at which point the he became hostile, kicked us out, and refused to refund us. He also had the audacity to say I knew all these issues existed and I was begging for him to let me stay there. Why on earth would I pay a small fortune to stay in dump??? Why would I subject myself to unnecessary stress?? Make it make sense!!! I had to file a claim with VRBO and they would just refund us for the unused nights, which is fair, but wouldn't refund us for the taxes/fees. which makes NO SENSE! When they didn't do anything to help, I had to file a claim with my credit card to get my money back (which was approved easily with all the evidence we had), and still book rooms at a hotel for my wedding guests. Not something you want to worry about 3 days before your wedding. Communication was poor from the very beginning. I asked questions 6 months before check-in and never received a single reply until just 1 month prior. I should have taken that as a red flag. Learn from my mistake and cancel now. This host is dishonest, unprofessional, and completely untrustworthy. I deeply regret trusting them with such an important stay for our wedding. I've used VRBO many times before, and this was by far the worst experience I've ever had. Do yourself a favor and avoid this property and this host at all costs. read more

We were there Aug 2025. What a dump. Electrical hazards, no smoke detectors, no WiFi, doors that didn't lock, gaps under doors that would allow the rats running around to get it, only a third of the bedrooms had working (and I'm using this term very loosely) air conditions, dirty laundry left around, dirty dishes left for us to take care of, empty fire extinguisher in kitchen, electrical extension cords running by sinks with no GFCI, electric cord for stove runs up to countertop to plug in exposed to the burner heat, and just total disrepair and lack of up keep . This property was totally misrepresented. We didn't have linens until the neighbor got us some at 11pm. We had 12 children that had been up for 27 hours and no sheets for them to sleep on. They all went to sleep on beach towels. If the cleaning crew was there before us, I wonder what they did. Certainly not worth the outrageous price they charge for cleaning. We cleaned it ourselves and left it cleaner than we found it, even though we only stayed one night. Dirty floors & countertops, sticky tabletop, cobwebs everywhere, garbage laying all around the property. We had to leave after not being there for even 21 hours. Would have left sooner but VRBO dispute representatives kept telling us that we had to wait 5 hours to get a response from the host or owner so we didn't have any contact to talk with. The 800 number on the property listing was a dead number. The host/VRBO representative pretty much ghosted us after the final payment had been made. VRBO needs to up its game. I wonder who paid for the positive reviews on its listing or on Yelp. The only nice things about the place was the pool and the location. Great way to wreck a 50th wedding anniversary family vacation. I've used VRBO 3-4 times in the past. Each rental has had its challenges but the Ko'olau Plantation Estate takes the cake for the worst travel experience we've had. read more

Tons of gorgeous space! Amazing property manager! Great for vacations, staycations (how awesome would that be?!) And weddings, like us! Nearby beaches, parks, and tourism that is cool but not too close. Our pictures are all beautiful. We also got hooked up with some local tips thanks to some neighbors there. Breakfast is scarce, but the malasada (hot Hawaiian donuts) truck called Penny's, a couple miles away delivered for us (we had a big group) for breakfast twice that week lol! My wife Tracy and I (hey, she did a review of this place already :p) had our wedding ceremony and reception here. Overall the venue is gorgeous and on such a beautiful side of the island. Not only is it perfect for huge events like weddings and such, but because it is so affordable I highly recommend out of state visitors to gather up a group of friends or family and plan a big trip out. The property comfortably houses 20 guests (possibly more) and splitting the bill by that much makes this a much better deal than pretty much any hotel on the island that I know of. There is a 7-11 gas station in walking distance from the property in one direction, and an awesome camping grounds with a great beach that I grew up camping at in the other direction. You almost literally don't need decor for the place since it is that beautiful to begin with, however there is a closet full of center pieces and decorations left behind from previous guests to utilize just in case. (We've added to the collection as well.) There's plenty of room for parking for guests as well as ample loading space for your vendors. (Which our caterer was conveniently located less than 10 minutes down the road). George, the caregiver for the grounds, maintains the place daily. He keeps the property clean and is very accommodating. He's a very hardworking and friendly person and I must say I truly appreciate how hard him and his team worked to get the grounds back into shape after a storm blew dead leaves and loose branches all over the place. He answered every question about the place that my wife and I had and even gave us suggestions on parking and such based on what he has seen from past weddings. George definitely helped to alleviate some of the stress of planning a wedding. To conclude, I will be back. My stay here was amazing and unforgettable. Everything was perfect. We recently had our wedding and a week long stay here. 20 adults and 2 children stayed at the house. 50 people attended the wedding and reception. It was great. Tania was amazingly accommodating. The property is in a beautiful location and the rooms are broken out into multiple buildings so it's not too cramped. The pool is very nice. They put in a brand new BBQ while we were there. There were multiple refrigerators and two sets of washer/dryer. Our deposit was refunded within a week of checkout. Yes, the property is a little dated, but everything was clean and in working order. If you want pristine resort-like accommodations it may not be the place for you. The estate feels like a home, not a hotel, which is something we prefer. As far as hosting an event, in our case a wedding, they have some strict rules about noise, amplified sound, and tents. This is mostly due to permits and the rules are enforced. That aside, it was a wonderful place to have a wedding and reception. We had the ceremony on the front lawn with the mountains in the background. It was beautiful. We were able to have the caterer and dinner all in the main house and the pool lanai was perfect for dancing and bar. It did not rain, but if it did, we could have done everything under a roof without a problem. As other reviewers have pointed out, there are noisy roosters, and there is only one road to get there...just like everywhere on the windward and north shore of Oahu. The only way to get away from the chickens is to stay at a resort or in a gated community. Bring earplugs and/or a white noise machine and you should be fine. read more

We stayed there for four nights in April 2011 and it was excellent. We had our wedding there and it's a perfect place for it. Tania is the person we work with and she's very nice and accommodating. I called her many times before the date to ask if I could go see the place, show the place to my friends etc and she's always tried her best to get me in there. We had about 20 ppl altogether at the place and we did not get one complaint. I research for a place for the wedding for quite sometime and I also have to say that this place is a good steal. They don't charge an event fee (if the party is less than 40 ppl. If the party is larger, I think they charge slight fee or they would just require you to have additional portal potty because of the regulation.). I booked the Plantation Estate for 5 nights May 2018 for my destination wedding. The venue housed 22 of my out of state guests! The property is very spacious with lots of space outdoors to entertain. My guests were so in love with the beauty that this venue has to offer. Tania, the property manager was very accommodating. She was very quick with responses to questions while I was planning my wedding months before the actual event. On my wedding day, Tania had a beautiful fruit basket delivered. YES! There are roosters and bugs, but I now live in Hawaii and this is common. House and all rooms were clean and well kept. We were pleased with this venue and are looking forward to returning with family in the future. Lastly, the mountain views in the background made for KILLER wedding photos. read more

We loved our stay at the Plantation Estate! We had our wedding on the property with most of our guests staying on site. We had plenty of seating where we didn't have to rent anything for 23 people. (There is even plenty of vases in the closet for flowers) You really can't beat the mountain views and close beach location. I loved how it was split up into 3 buildings so the elders and children weren't kept awake by the rowdy crowd. Tania was helpful and a pleasure to deal with. The pool was incredible. Only downside was it could use a little renovation but I felt it would have been out of our price range if it had been made too fancy. I got married here in 2015. Tania was helpful and check in was effortless. The property is amazing and enormous. The rooms need to be gutted and remodeled, desperately. We were ok because being in HI we were outside and at the beach most of the time and in the evenings we sat outside on the lawn and had the best time. But again, the rooms are shabby as F&&&. I was shocked at the mold and filth in the bathrooms and such. In fact one of our guests opted to stay at a hotel because of the bugs in her room. I am dumbfounded that the owner hasn't remodeled this property since it is a great location, and everything else about the property is perfect. Why not upgrade and make it the best place to stay on the North Shore? It is a very special place and many, many awesome memories were made here. Please upgrade so i can stay here with a large group again. New carpet, new bathrooms and new furniture would make a HUGE difference. Anyway, I have given an honest review of a place that will always be very special to me. But it wont be special to many more guest if an upgrade isn't done, i am afraid. It makes me a little sad to write this review, however after several months (5months) I still have yet to receive a deposit refund from this company. Although Tania is nice enough, there has been numerous lies and deceit that has taken place. Although the pictures are beautiful on VRBO, and the grounds are beautiful there are many problems with the house and the bugs that are in bed in the bedroom that is upstairs to the left (I forget I think they call it the bridal suite) I understand it's an island however many other places seem to not have so much mold, water damage, and bugs in their beds. With that said, There were also items stolen such as a full suitcase, everything that was left in the gazebo expensive cigars, ashtrays, cutters, and lighters etc. The price point definitely is not worth the property. There is two air-conditioners of which leave you feeling muggy. And the rest of the property has no air-conditioning is much too hot and humid on the island to not have air-conditioning!! In addition to the above, The House had several rats that were seen inside the pool house bedroom, the kitchen of the main house, the property itself, and in the barbecue area. Again the grounds are beautiful and I do realize it's an island (trust me Tania kept reminding me of that on the phone) however there are several other properties that would be a much better choice that are in the same price range that I actually have air-conditioning, beds that do not have bugs infesting them, and I never saw rats at the other properties. I know people who live on the island, and I know of people who have homes on the island. None of which Who have issues the way this property does. It would be my advice that unless you are renting it solely for a day for the property use (in other words stay away from staying the night on the property) that you look for other accommodations. Having the problems with the sleeping situation i.e. bugs in your bed, makes me question if this property is even safe according to health laws. Btw.... The pictures posted of damage and disgust are real, don't be led to believe otherwise. I certainly was led to believe that the people made up those pictures from their own gross items. If anything there is not enough photos of the damages and disgust. I would also recommend that if you do stay on the property that you bring your own towels, because the ones there are hard and they smell of mold when wet. Good luck... We started planning my daughter's wedding about a year before her wedding and one of the first things we did was to search for vacation home. Why a vacation home? Because it needed to fit our criteria! 1) Large enough to accommodate approx. 75+ guests; 2) ample parking; and 3) large enough to house the number guests my daughter and her fiancé would be bringing with them from NY! And after being disappointed by the many vacations homes that we found that were so beautiful and came highly recommended, but weren't large enough to house the number guests we would be having with us at the estate or didn't have ample parking for our wedding guests or wouldn't allow over 75 invited guests...we found a listing for "The Plantation Estate!" I immediately called the rental manager. Tania was great! We scheduled a meeting at the property and did a tour and walk-through of the entire property while my daughter was on the phone with me. I had prepared a questionnaire form the night before and she had no problems answering our questions. She was also very helpful and made suggestions and gave us ideas that we didn't even think of! After a quick assessment of the outdoor spaces that would be my daughter's wedding reception venue and peeks into the living spaces for the guests (18) that would be staying on the property with us, we confirmed with Tania that we wanted to reserve the date and to send us a contract! Within a few days, the contract was sent to NY in my daughter's and her then fiance's hands. It was a done deal and we were going to have her wedding reception in Kaaawa! So why Kaaawa? It's so far out in the country and away from everything! And you're absolutely right! BUT, here's the deal...their wedding ceremony was going to be at Kualoa Beach Park fronting Chinaman's Hat! And being that the Estate is just over 5 minutes away it was the perfect place for us! THE WEDDING RECEPTION - The Estate is huge (5 acres) and so spacious! And the setting was perfect for the reception! A huge lawn for parking and where we set-up a 30' x 60' tent for our 75+ guests, (although we could've gotten a larger one), but opted for 2 other smaller tents for the buffet and a candy & dessert bar. We used the two smaller lawn areas on the second level of the property for our pupu & cocktail area which was set-up with little cocktail tables & chairs scattered around the area. The barbeque patio set-up for our pupus & sushi bar was perfect! (Note - there's a quaint little Hawaiian style chapel on the property that was a little too small for our guests, but was the perfect backdrop for picture taking!) All in all, our guests had a great time! And the wedding party and our house guests had an even better time when everyone got to jump in the pool & hot tub and the after-party began! AS A VACATION HOUSE - So the wedding was perfect, but as far as a vacation house? Well, a few small improvements and up-grades would really make this place fantastic! We were told that the house would be stocked with linens, towels, toilet paper & paper towels, but we'd recommend that if you're having an event there or staying a week like we did that you be sure to stop & pick up extra toilet paper & paper towels! The supply of linens and towels were fine, especially with two kind of old, but working washers and dryers on the property. (Oh and don't forget to pick up laundry soap!) There was two refrigerators also on the property, (one in the kitchen & one in the BBQ Patio), which was great, but the one in the BBQ patio had no shelves in the freezer. And the microwave on top of the fridge did not work. The little studio, (with the tv w/no cable, but King size bed & air con!), behind the BBQ patio was great and if you opened the curtains you had an awesome ocean view could've used a new refrigerator, but at least it worked, barely, but it worked. (Even if they had just defrosted the freezer, which was totally frozen with ice, before we got there, would've been an improvement!) A little coffee make would've also been great! The kitchen was fairly stocked with plates, bowls, lots of glasses, utensils, frying pans and baking stuff, but it would've been really nice to have had at least one set of pots. Thankfully we had brought large foils for leftovers from the wedding and that's what we had to use to warm food up in on the stove! (Which by the way was a great, kind of antique commercial gas stove that had to be lit up with a match everytime you used it! lol) But you know something....you make do with what you got and you try to have a good time anyway, right? Which is what we did! Who cares that there was only a 7-11 nearby and Waikiki is almost an hour away...lol...you're on vacation and still in Hawaii! Stayed here for 4 nights as guests of a small family wedding.  We stayed in the Bali room in same building as kitchen, which seemed to be one of the nicer/larger rooms. Liked: - Scenic location between towering cliffs and view of ocean (although adjacent to a main busy street) - Spacious property and indoor & outdoor common areas that are well appointed and make it fun to hang out as a group Disliked: - Roosters (which manager said are wild) were an issue every night, sometimes starting as early as 1 am and going most of the night.  Hardly anyone could sleep well in the beginning, although the situation improved a bit (in part due to rain), and I adapted by putting the indoor fan on high once they started up. - With the exception of the common areas, the rooms themselves felt dated, basic, and cramped.  Some clear rust/dust/etc. - Wifi was spotty and often didn't work.  I used my mobile hotspot most of the time. - Water pressure in our faucet was dismal (although shower was fine, except for low shower head) - Our toilet often ran until we had to open/fix it each time. - Not enough places to hang wet items and the humid client meant towels/etc. smelled like mildew pretty quickly (and most towels were also stained) - This is the rainy side of the island, and one night it took us 3.5 hours to get back from Waikiki due to flooding and road closures.  Not sure how common this is.   - Although right off main road, somewhat difficult to find, at least the first time. - No shampoo or shower soap, so come prepared (we did, but others didn't). - Privacy curtains and sliding doors on our room were confusing and not as effective. - More games in common area would have been nice. Overall, this is a rustic place with basic rooms but a nice property for groups to enjoy each other's company.  Besides us, there was a lot of grumbling about the accommodations, and I probably would have tried to find a better place if possible that didn't sacrifice good sleep and guest comfort.  I honestly felt like I camped for 4 nights. read more

I had the misfortune of interacting with the manager, Tania. She seems to have more than one personality. As a wedding planner (from the mainland) I had to rely solely of establishing and maintaining a relationship with Tania. In this case, she was pleasant during our initial emails and phone calls. However, the closer we got to the beginning of the rental the more belligerent she became. Given that the rental was paid-in-full my hands were tied. When I came by the venue 2 days before our rental agreement was to begin the place was trashed. The condition of the box springs, outdoor furniture, door jams, etc. were horrendous. I couldn't believe how beautiful the pictures were online in comparison to how rundown and fifthly the place was in actuality. More importantly, I have never had someone overact and speak so hatefully to me. Clearly, Tania has a lot of power and seems to wield it as she pleases. Her lack of professionalism and blatant disrespect was uncalled for and completely out of line. As for the property, she managed to tidy it up so that it was satisfactory for our rental. And, the simple repairs like recovering the light blue material covering the outdoor furniture cushions were ignored. The rates being charged are too high for the quality of the accommodations. If you are okay with the experience of rustic, indoor camping--no frills, then you will be fine staying here. If you expect consistent, kind and professional service, along with being in a well maintained place, this is definitely not where you want to be. read more

We had a party of ~20 that stayed at the Plantation in October for one week, with our wedding held at the end of the week. This property is well-suited for large groups with great gathering areas on the lanais. It's in a gorgeous setting between the mountains and ocean. There's a chapel on site as well, but we didn't like the murals inside the chapel and chose to hold the wedding outside instead. We held our wedding and reception around the pool and lanais and it came out great. There's also an on-site groundskeeper who did a great job of responding to our calls (of which there were quite a few). Our biggest complaint was that the inside of the property is really starting to show some age. There are defunct or barely operating appliances in many of the rooms, many doors and screens don't quite close correctly, and the cabana rooms and pool house are in poor repair. We also had an issue with tons of flies getting into the pool house bedroom. We used a can of Raid found in the room to spray the windows and soon had literally over a hundred dead flies on the floor. There's also quite a bit of clutter in the drawers and storage areas that are no longer of use to anybody (broken boogie boards and mounds of defunct pool gear under the stairs for example) and we found food from the previous party left in the kitchen. Our other main complaint was that we unfortunately were left with the feeling that the owners (I believe located off-island) cared little about our satisfaction as customers. Just after our final check cleared, we were informed that the jacuzzi was not working and no further attempts would be made to fix it. We were offered about 1% of our money back for the inconvenience. This was told to us through a form email, which had someone else's name on it. I voiced my displeasure to the property manager and asked that the owners call me to personally explain this decision. Alas, they did not have the courtesy to contact me and no further attempt was made to satisfy our concerns. So note that the jacuzzi mentioned does not work and as of Oct 2010, there were no plans to fix it. Overall, we did enjoy our time at the Plantation and the price is very competitive. Even modest investment in the property and attention to customer service would solve most of their problems. Without that, I fear that this property with great potential will continue to deteriorate. read more

My family stayed here for five nights and had my wedding and reception on the expansive grounds. It was the perfect venue with tons of space and a gorgeous backdrop for our big day. The caregiver (George) made sure the grounds were immaculate throughout our stay, even making sure to take extra care after a huge windstorm blew through. There is plenty of room here for 20 people to stay; it never felt crowded. We are looking forward to celebrating our anniversary here in the years to come. read more

Not recommended don't be deceive by pictures, name of the place or stories. The bath room dirty, mold, mildew, bugs, dead rat, and poorly maintained with scratches on the walls and cheap bedding. The bed was so dirty torn bed spread,mold & mildew pillows.owner came out to replace pillows and torn mattress pad .(see pictures ) didn't sleep on them went out to buy my own.The crappy pool rail was broken didn't find out until somebody almost fell from holding on to it came out the ground.Notify owner was told not to hold on to it have to drain pool to fix rail.No curtain in bathroom had to put up a mildew towel to cover window that wouldn't close.Towels smell had to go out and buy towels,roach spray,Lysol , air freshener you name it I brought it. The place is old and smell old. No luxury or even basic standards.Plantation Estate don't let the name fool you like it did me, was a disgusting experience, WORST VACATION EVER!!!! The only nice thing was the view and outside.There is know relaxing possible in the room.No air conditioning , No TV only in main house.Main house bathroom smell like urine.no shower head, rusty washer and dryer outside, no smoke detector just down right nasty.I almost forgot about the lizards running all over the place, In the house on the walls.Not a romantic place to vacation.If the owner would put Monet into the place it would be a better place. *READ BEFORE YOU BOOK* This is the nastiest place I have ever been. You expect bugs but the roaches took over the whole place. The dead rats in the front yard scared us from going outside. All the furniture is broken and old. On top of all the mold on the sheets and pillows. Your going to have to fight the lizards for your bed. The property has lots of potential if they would maintain it. They clean like your child would clean their room and then let the next person in.. the towels smelled horrible. We tried to wash but that made them smell worse. If you like bugs mold and dirt this is the place for you. We left and rented a hotel. This place doesn't even deserve one star.. I read a review saying someone stayed there the first week of august on another review site saying the place was great and the manager did a walk through... they are lying because we stayed the first week of august. The Plantation Estate is incredible. The pictures truly do not do justice to how beautiful and astonishing this property is. All of the five star reviews do. I rented this place with 18 of my family and friends for five nights, and we had a small wedding here (both the ceremony and reception). Everybody was so full of praise for the locale. It is so beautiful. The mountain behind you, the ocean across the street. You can actually wade out into the ocean directly across the house and snorkel with a bunch of brightly colored fish! The property is very large. Even with 18 people living there, it did not feel crowded. We didn't even make use of the large indoor living room / game room, because we spent most of our time outside, lounging by the pool or on the lanai on comfortable lounge chairs. The kitchen is also great for putting together meals for everyone. It is VERY well stocked with lots of kitchen equipment. My sister even baked the wedding cake there. There are multiple refridgerators and even a wine chiller. About the bedrooms: most of them are very nice. There is a private honeymooner's suite that is gorgeous and set well apart from the other two buildings for privacy. There are 2 very nice master bedrooms in the main house. However, there are a few bedrooms that are smaller and crammed together in the third building. These clearly weren't originally separate bedrooms. Four of these rooms share a single bathroom. One of the bedrooms is barely big enough for the twin bed in it. These three rooms (One with a single twin, one with a full/queen, and one with two twins) are adjoining each other and actually connected with slatted doors, which it is possible to see through, so there is very little privacy. You can hear everything too. I think given how incredible the rest of the property is, this wasn't a huge deal for us, but you should definitely consider it if you have people who need a lot of privacy or don't want to share a bathroom. Having the wedding here was a dream. We had rental equipment dropped off and catering here with no problem. The hair/makeup people came to the estate as well. There are so many great locations. There is actually a little stone stage where we had the ceremony. There is a cute gazebo, a bridge across the pool, gorgeous blooms of flowers. There is a great pavilion where we had dancing. This place is truly a perfect setting for a wedding. We strung up lanterns and an outdoor projector screen between the palm trees! Tania and the on-site caretaker are incredible, both so helpful and responsive. There really is almost everything on site that you could possibly need. I had so many questions and hesitations before renting this place for the wedding without having the opportunity to see it beforehand, being from the mainland. I am SO glad that I trusted in all the great reviews that the estate has, they are truly earned. The pictures on the website are also truly reflective of the beauty that is here. When my official wedding pictures come in, I will also be sure to share them online. If you are not familiar with the area, it is quite out of the ways. It is about forty five minutes from the more familiar tourist destinations of Honolulu and Waikiki. However, it is closer to the North Shore, so it's great for exploring those beaches and finding the shrimp trucks. You'll definitely need a few rental cars for getting around the island. We stayed at The Plantation Estate between December 7th and December 13th. We also had our wedding at The Plantation on December 11th. We, along with some of the wedding party, live on Oahu. The majority of the wedding party, however, were traveling from Alaska, California, Colorado, and the neighbor islands. The Plantation was a vacation rental for all of the wedding party for the week leading up to the wedding, as well as the actual site for the wedding ceremony and reception. First things first - the place is amazing! We were blown away at how beautiful The Plantation is. The mountainous backdrop, the crystal blue water, the lush greenery, and that's just the surroundings; as for the Estate itself - spacious living quarters, pool, Jacuzzi, gazebo, grill area, full amenities, commercial-grade stovetop/oven, huge lanai, huge lower and upper lawn, a chapel on the property, EVERYTHING... and all beautiful! As a vacation rental, it was everything we wanted/needed and more! One consideration - it is a drive from downtown Honolulu and Waikiki and many of the touristy, hustle-and-bustle areas. If that's what you're looking for, then this place may be a bit more restrictive. But if that's what you're trying to avoid (which we were), and if you want to experience more of the old-world, north shore, tropical Hawaii, then this place is perfect! As a wedding location, the place was also perfect! Granted, some of the facilities could be modernized a bit, but I think that part of the reason for not doing so is to preserve the old-Hawaii, plantation feel. I think that finding a balance between that and updating the facilities is important, and I think that The Plantation does a great job of doing this. As a wedding venue, there are some considerations that you would need to observe or work out with the property manager in advance, such as setting up tents, guest-count, etc., as there are limitations specific to the property! Speaking specifically based on our experience, the location was absolutely perfect - enough room to spread out, but intimate enough for a smaller wedding (which is what we wanted). We incorporated some of the existing design elements of the property - the lanai, the gazebo, the pool, the bridge - to make the wedding truly one-of-a-kind and unique. And the setup of the property was perfect for having separate bride and groom living quarters for preparations on the day-of. The property itself provided limitless photo and video opportunities incorporating the immediate surroundings. The tiki torches on the upper lawn provided a unique ambience. The main kitchen lends itself well to onsite catering and onsite cooking, as well as a nice bartender setup! It was truly amazing, and I cannot count how many compliments we received from our wedding guests on the location. Some people thought we rented it out for a day-only. When they found out that we stayed there the entire week, they were even more blown away! With all of that said - probably one of the best things about The Plantation Estate... didn't have anything to do with the estate itself! I did want to use part of this review to make a mention of the property manager. Tania - the property manager is amazing to work with! She took the best care of us leading up to, during, and after our stay at The Plantation. She is one of the most personable and professional individuals I've met, and trust that with Tania, you are in good hands!!! Tania is an absolute pleasure to do business with! Don't believe the negative reviews on this place. It is Awesome!! My whole family and friends just stayed here for my wedding and every one LOVED it. Waking up every morning and having coffee and breakfast on the front porch was so relaxing just looking out over the ocean. The grounds and backdrop here are breathtaking. The pool is a huge bonus to hang out and swim in. We played cards and had dinner in the lanai every night. You really don't need to leave if you don't want. The location is great for exploring the North Shore and east side beaches. It just has this special charm about it. It was clean and you can tell they have been doing lots of updating. I would definitely recommend this place to anyone. We have all already talked about coming back to the exact spot for a reunion. And I also have to say Tania , the property manager, is the absolute sweetest. She will go above and beyond to make you feel welcome. read more

The plantation estate added to a wonderful vacation and a memorable wedding ceremony. In general, it was very easy to plan, pay, and check into the estate. Planning was simple since there was one point of contact that handled all arrangements. Payment was flexible and very reasonable considering the beautiful location of the estate. And, check in was effortless since there was a property manager nearby. In regards to the estate, there was nothing to complain about. This was our first trip to Hawaii and when we arrived at the Honolulu airport we were a bit dissatisfied with the congestion of the island. But, in our minds the island was vindicated when we arrived at the Plantation Estate! The beautiful mountains and ocean at the estate are what Hawaii is all about. My brother and sister-in-law had their wedding here, hosting a group of twenty family and friends for a week. We're all from the mainland so it was a big trip for everyone, though several people had visited Hawaii before. The location is beautiful and we had a great time. The pool is wonderful and the grounds are well kept. The layout of the estate is nice for a large family/friends gathering, perfect for small weddings and group vacations. There are some glass bowls/tall vases in the pool house cupboard that are nice when filled with water/candles. Not every bedroom has a bathroom, but there are several on site if you're ok sharing (I counted seven or eight). Two fridges. It's a fun place to have a party. However: 1. There are lots of CRITTERS This is a tropical island, so wildlife is expected, but we had an infestation of tiny ants in bedrooms as well as lanai and kitchen. We kept everything extremely clean (especially for a group of twenty people), constantly wiping down counters and washing dishes. It was nice that they had two sinks in the kitchen, including a garbage disposal and working dishwasher, but...ants. Ants. The instructions for the plantation specify this problem and puts the pressure on guests to keep the place clean, however it seems like the management should be able to take care of an infestation. I had some candy in a folded paper bag (party favor gift from bride) on top of a small table in bedroom the first night, opened it, and, minding the plantation instructions, closed and refolded it. The next morning, ants had eaten a hole into the side of the bag. So, any food containers aside from plastic should be kept in the fridge. Don't keep any food in your room. Cockroaches. Are these all over the island? I don't know, but I saw a few in the exterior lanai area. I think others may have seen them in bedrooms. Rat. Observed on the kitchen counter the last morning, trying to get into our food (it was unsuccessful - everything was safe and sealed). It ran into/behind the stove when the light was turned on. Lizards. These were all great as far as most of us were concerned. They eat the bugs and are cute. We enjoyed watching them interact on the walls/rafters. However, the bride was unhappy that the main studio/pool house was not sealed well enough to keep larger ones out. Chickens/Roosters. They're fun, but if you're a late sleeper bring earplugs. They start crowing before the sun comes up. 2. They DON'T RECYCLE! The bride and groom were told that it costs extra for folks to recycle on this island, but why not pass the fee on to customers? It can't be that much more than the fee for garbage pickup, and even if it is high, it's not like the customers would notice it. We were all extremely unhappy that there was no recycling. Supposedly they will recycle in the future, but if this is important to you, make sure to ask. 3. The towels all smell moldy 4. The towels all smell moldy because the washing machines (there are two) are both moldy. I waited to return home to launder clothes, but others in the group said that if you removed your clothing RIGHT AWAY, they were ok. The mold problem is user error from prior renters, but it's not cool to provide clients with moldy smelling towels. Clean/fix the washers and/or be observant about washing towels and quickly removing for your clients! My skin smelled moldy after using them. 5. The Hot tub is not working. The bride said that it was not specifically advertised, however the images of the pool area on their website show a working hot tub, so it's insinuated. We would have loved to use it. 6. A/C is only available in the pool house bedroom Most of our party was fine with this (there are several standing fans on the property and large windows facing the ocean in most bedrooms, so ocean breezes help), but a few people were very uncomfortable. Some of the bedrooms don't have ocean-facing windows and can get stuffy. We had a ceiling fan in our bedroom but it didn't blow any air downward. It seemed to be set on a "winter" setting, but I couldn't find a switch to turn the other direction, so it was essentially useless. 7. Not all bedrooms have a dresser/table to get suitcases off the floor. With the number of critters, this was a little concerning. After returning home, we put suitcases into plastic bags and have left them out in a cold garage to freeze/suffocate any stowaways. 8. Light switches are in odd places. Some bathrooms have switches inside the room so that you walk into a dark room to turn on the switch. It's odd. 9. Bring soap / purchase paper towels, etc We bought plastic baggies and left them in the kitchen for the next group. There was just enough toilet paper for our group for the week, but not every bathroom had soap. 10. The kitchen is extremely warm This is likely due to the large stove, b/c it's easier to leave all the pilot lights lit, but it's notable. A lot of heat also issues out from underneath the big main fridge. read more

This place was horrible. Bugs in the room dust all over the ceiling fan, humid as all hell. We stayed here for free from a wedding party and left after one nigh. Horrible. We had such an awesome time at this property. I had read the reviews and thought the worst. It was such a beautiful property. It is old style Hawaiian so it has that local feel about it which is just what we wanted for our wedding. We found the property to be clean and not like we had anticipated at all. The mountains are behind and the ocean in front and just a ton of space in between for everyone to gather. All of my guests were thrilled with it and look forward to coming back again one day. 1 star is to much for this place it's more like -1!!!! This place is disgusting. You can clearly tell it has not been really cleaned in a very long time. The bathrooms smell like old mildew, the pillows have mold and mildew on them. The kitchen floor is filthy the drawers are full of dead bugs, tthere are roaches everywhere. One the kitchen counter by the sink no matter how many times you clean it these little nasty bugs and eggs keep coming back. Some of the rooms don't have screens so you can't even leave the door open to get fresh air since there is no air conditioner. The lizards come in and out of the house all day and night. Took this as long as we could but couldn't make it to the last day of the rental we had to leave and find a hotel room. I would never come back to this place even if it was free!!! read more

?!!?Really???! I'm still in awe of what just happened to us. Plantation estate was one of my favorite venues after serious internet research for a destination wedding. I was in email contact with Tania the property manager for almost a month and had an appointment to see the place during our trip out to Oahu to specifically to visit venues. I confirmed the appointment a few days before the trip and emailed again the day of, since it was a long drive. We planned our last day in Hawaii around this 3pm appt. We arrive there after a long drive up the coast to find the place is still occupied, and no Tania. I check my email and she emailed me after 3pm saying the guests are still there. Do you want to reschedule or cancel. NOT EVEN A CALL. I ask her explicitly to call me on my reply email since she can at east answer questions. She does not call. She just says look around if the guests are OK with it. Would never do business with anyone who operates like that. Be warned. FYI. The place has potential to be quite nice but is pretty remote. There is a bit of clutter and has a bunch of deferred maintenance that you can't tell from web photos. Would have considered it but due to above, FORGET it. read more

My husband and I live in Kaneohe and wanted to find a place where all our family could be together for our wedding in May. For anyone who is familiar with Hawaii living this place is a DREAM. We really really really did not want to leave. The house is set up so that you aren't on top of each other and that is key when bringing new families together. The property manager could not have been sweeter. The grounds keeper was out there every day cleaning the pool and other leaves and things. I will never forget that week it was the best of my life. The plantation house has great mana and you can feel it as soon as you get there. I was sure that we would see a lot of bugs being in the country that's just how it is out here but we didn't see ANY. I was amazed maybe we just got lucky! The price we paid for this place is MORE than reasonable and we filled the whole house in one week. We were going to have the wedding there at the home but our guest count went up to 250 so we had a change of plans and I'm so glad we did because it kept the house more private just for our families to enjoy. We had 20 people stay at this house and every single one of them want to come back to it. The estate was more beautiful and peaceful than my family could have ever imagined; the main house is absolutely perfect. The honeymoon suite and bride's rooms and bathrooms are updated and homey. We loved the main house, and you can't beat waking up, brewing coffee, and taking in the breezes every morning on the main porch. My family and I will forever have that memory of sitting on the lanai together gazing out at the ocean, reading, and taking in the peaceful feeling of the place. The second house's two upstairs rooms, joined by a bathroom, caught all the breezes, which my brothers will tell you was perfect for napping. My brothers loved staying up there; it was like living in a tree house! The grounds and pool were amazing. Sure there were a few updates that could stand to be made, if you are really picky, but honestly, the property is breathtaking, and if you don't love it at first sight, or never want to leave by the time your stay is over, you are probably really spoiled. I have been all over the world, and this was a little slice of paradise in our own little corner of Heaven. You and your family will love it as much we did. Tania in person could not have been more friendly or accommodating, and the caretaker of the place, Chris, is a an extremely nice, clean-cut, young guy who could not have been more respectful or wonderful. I just spent 5 days there 24-29 May. The ads for the place look wonderful but the place does not resemble the photos. Grand piano in the living room - missing several keys and nowhere near in tune. Many of the doors had holes in the screens. The pool was clean and well maintained. The deck furniture was fine but many pieces were broken. We stayed in the Poll House room and the last night there were 3 rats in our room. The caretaker though very nice could nothing about it. There were incufficient garbage cans (20 people generate a lot of garbage) that were not emptied during our stay. Though this place is cheaper than renting hotel roome for 20 it is not worth the price. read more
