I arrived early and was able to check in right away -- greeted by a friendly staff member and Josie, the adorable resident pup who totally won me over. My first-floor room was spacious and comfortable, with two queen beds, a walk-in shower, plenty of storage, and even a private back door to the parking lot -- such a thoughtful touch. The garden area with the Zen gazebo, fire pit, pool, and guest barbecue added so much charm. You're walking distance to great restaurants, fishing boats, a bagel shop, meat market, liquor store, and more -- and just a short drive to the village or Montauk Point. Only a few minor things kept it from being a perfect 5 stars: no cell service in the room (but I used Alexa and Messenger to make calls), no coffee maker or microwave in standard rooms (though the office has both), and no blackout curtains. The room gets very bright early in the morning -- plus some of the outdoor lighting from the hotel shines in at night. Those things are so minor... it's a welcoming place, great staff and daily housekeeping, Jeanette is great, with lots of thoughtful details. I can't wait to stay here again!

The waitstaff are also attentive and friendly, even if you aren't their table they'll check on you just in case. The negatives: Unfortunately while the food _looked_ gorgeous it had almost no taste. The oysters were a bit of a shell shock (little pun humor) with how small they actually were. I understand it's not the best season currently but I don't think a restaurant should serve dime sized oysters that are 85% breading for over 20$, but that's just me. The scallop dish positive was that they werent over cooked but the only flavor I got was black pepper. The beans themselves didn't have a taste even though they were in a sort of sauce. The NY Strip felt like it was cooked first and then had seasoning added after the fact so was very bland. At the end of the day, it was a meal and I ate it as I was pretty hungry. I dont know if it was maybe an off day for the kitchen or if that's the norm for flavora. What I can say tho are that the drinks are very much worth having if you'd like to watch the sunset.

"My husband is showering, we need 15 minutes." "You can't have 15 minutes." Like, what are you going to do? Forcibly remove us from the room? You guys were the ones who told us we could use the room. 4. I should also note that the rooms were LITERALLY RIGHT NEXT DOOR TO EACH OTHER and to my eye completely identical. (The one we moved to had a small balcony but otherwise I didn't detect any material difference.) It doesn't seem like an insurmountable puzzle to solve that you could have just put the other people into the vacant room. 5. They decided for some reason to empty the hotel's septic tank during our friends' wedding photos. 6. It's one of those places where a hopeless fussy person has laminated lots of signs with rules and instructions. Do NOT remove the laminated guide to the room from the room itself. Do NOT use any towel other than the blue ones for removing makeup. Do NOT flush anything other than toilet paper because the house has EXTREMELY sensitive plumbing. It all seems like someone very, very angry runs the place. (Is there a significant problem with guests removing the laminated guide from the room?) One star for a good location and another star for a pretty good breakfast (you are entitled to ONE cooked item, per the rules).

Well, when I called to make the reservation, I was told that the place had been converted to condos, and each owner was responsible for the condition of the room. It's a very expensive place, so how bad could it be? The joke was on us. Everything, except the thrift shop 1960's style TV was broken. Even some of the light didn't work, the management wouldn't even consider replacing lightbulbs. We bought food for our room and couldn't cook it, even the microwave was broken. There was absolutely NO patio furniture. When I called the front desk, I was told it was up to the owner. It looked to me like the room next door had "borrowed" all the furniture as they had a huge set up on the patio, and the furniture looked like the patio furniture we were used to from past visits. We had to take kitchen chairs outside. I have never ever had an experience like this, and we are world travelers. I have stayed in third world countries with better amenities and more gracious service than this place. A few years ago, we returned to Montauk and stayed in a different beachfront hotel, same situation, condos owned by various investors, and had a beautiful room. Whenever we stay there, we always request the same room. It's beautifully decorated and exquisitely clean. Montauk manor is a disgrace.

Elizabeth is the perfect hostess, and we enjoyed chatting with her and admiring her two well-behaved standard poodles, Tallulah and Lily. The resort is also walkable to many cafes, restaurants, and shops. Once we got to Marram (we took a cab from the LIRR to the resort), we did not have to do any additional driving while we were there. The rooms are on the smaller side, but comfortable. The bed linens are like you are sleeping on a cloud. You can control the air conditioning to your liking. The room has very little in the way of amenities - free water, sparkling water, popcorn, hairnets, and makeup remover. No bath robe or slippers, so be sure to bring your own. The pool is very small but it does go up to 8 feet, which is nice. The cafe/restaurant on the premises is awesome. We loved all of the baked goods including the ham and cheese miso scone, the croissants, and the cookies. This area of the beach was quiet during the week. Fun place to sun bathe, watch the surfers, and really relax. While we were at Marram, I also took advantage of one of their free meditation sessions. If you're there while Raymond is doing the meditation, definitely check it out! It was a very relaxing way to kick off our stay. The walls are hilariously thin, but nothing that we weren't able to sleep through. Our room faced the courtyard and I was worried that it would be too loud at night, but it seems like they're serious about enforcing the quiet hours, which is nice. If you're looking for a chill, close to everything, walk onto the beach resort, this is the place for you!

If you're looking for five star accommodations, this is not it. No room service, no concierge and very little available as far as food and beverage service. This place has been remodeled into a serene, minimalist getaway with very few distractions from the outside world. No TV's in the rooms and no complimentary newspaper; both of which make this the perfect escape. Get a room with a view of the ocean and you'll enjoy the scenery and the sounds. Unplug and enjoy the quiet environment. Read a book. Don't laugh, but the soap and shampoo make you smell like vacation. Take advantage of the heated pool and beach chairs and walk into town for meals and cocktails. Everything in Montauk is only a few minutes away by car. I would suggest trying to plan your stay in the slower part of the season to avoid the influx of the Instagram influenced city folk. As I mentioned, the food and beverage were the only areas that could use some help. It's daylight by 5am but the restaurant doesn't open until 8am, so you'll have to hike into town for coffee. Or sleep late. Coffee was great though. Breakfast was also minimalist but really amazing; simple food done well. 4-5 savory selections and a great assortment of pastries. The lunch / dinner service was puzzling so we avoided it (literally a protein with sides for $45 and the menu was not published). Cocktails were on point; pricey, but you're in the Hamptons so it's expected that every cocktail is $20. It would have been cool if they had some "pool food" or "beach food." I don't do the Yelp thing often but figured I would share my thoughts for posterity. I'm on the fence about going back to Marram. On one hand, we already have our room picked out for the next visit. On the other hand I don't think I can ever recreate such an amazing and relaxing vacation. We'll see.
