Wayne and Denise take pride in providing a friendly feel in this terrific B&B. They own 2 houses right next to each other and the homes are very nice. We were in room 3 in 20 Fair Street. It was a queen bed with a private bath. Right outside our room was a shared living area; but for all intents and purposes, it was like a private sitting room for us. The rooms were immaculately clean and very comfortable. We were here during a warm spell, but the room had a window air conditioner and ceiling fan. The breakfast they prepare for you is terrific. If you leave hungry, then you have problems :) When we arrived, Wayne took out a map of Newport and marked all the areas of interest. With Fair Street's location, you are literally in the middle of everything. You are in walking distance of many restaurants, bars and the wharf. If you like to walk, you a few blocks from Bellevue Avenue where all the "cottages" are. Then it's a quick walk to the cliff walk. We also enjoyed sitting in their garden area and chatting with Wayne. He helped us with several recommendations and also let us borrow some beach chairs and umbrella for the day. Wayne and Denise really made sure that our stay was comfortable and fun. When we go back to Newport, we are definitely going to stay here again.

She asked us if we would like a room with a balcony and of course we said yes! The house is located directly across the street from the beach. Unfortunately, most days we were there it was foggy, but beautiful nonetheless. We visited off season. She gave us ideas on things we can do, since we took our car on the ferry over to the island. The beach house was cozy and quiet. Every morning when we woke up, we smelled and were offered fresh baked cookies. I would absolutely come back here again.

They are spot on. We initially booked 3 nights and thankfully our room was open for another so we added a 4th. We stayed in the Millie - on the 2nd floor of the main house - queen bed and an oversized bathroom with twin sinks and lovely tiled bench shower. Kathleen and Frank are amazing hosts - you'll instantly take to them as they are so cordial and easy to get along with. Both know the island so well and can offer many recommendations for recreation and dining. Kathleen has a number of relationships with island businesses and she uses them to your advantage. If you want to rent a car, Kathleen calls and negotiates the best possible rate for you and then arranges for the car to be delivered. Breakfast is always a treat with a daily hot entree such as Portuguese sweetbread french toast, Frittata, or eggs benny. Make sure she makes her ebelskivers - a Danish, filled mini-pancake. Deelish!! The Kottage is small - 3 rooms total - so book early ... and often!

THE OWNER (ROMANA) IS A THIEF…read more My partner and I (both full-time college professors) booked a three night stay here in March 2019, as we were coming from NYC to Rhode Island for a wedding. When we arrived (around 3pm), the owner was not there and we could not gain entry into the facilities at all. We called her and she said that we never confirmed when we were arriving so she went to a friend's birthday party over an hour away! We were under time pressure to change and arrive to the wedding on time so we had no choice but to find another hotel. This woman still charged us for the full amount of our stay ($652!) and we were unable to recover our money. It is completely UNACCEPTABLE to have to essentially make an appointment(!) to arrive at a hotel. We did not arrive in the middle of the night, when there may be no one on duty. Romana still charged our card for the full stay and refused to refund the money even though no one was on duty to receive us when we arrived (and it would take her over an hour to return to the hotel). We had to bear the inconvenience of finding and paying for another hotel on the fly and yet Romana still refuses to issue us even a partial refund. As academics, both my partner and I travel extensively and I can say, without hyperbole, this is the WORST HOTEL EXPERIENCE we have ever had. We have never been treated with such disregard and disrespect. I have never written a negative review before in my life so please trust me when I say DO NOT STAY HERE.
