Rooms are a little older, but they are clean and spacious. The property is pretty small, so everything is an easy walk. There's also plenty of parking onsite. The location is also prime in Bolton and it's just a two minute drive up to all the shops and restaurants. The owners were super sweet and friendly and helped us out a few times when we were locked out of our room. Overall, this is a really nice family run hotel in Bolton and the location on the lake can't be beat. There are definitely cosmetic upgrades that could be made, but like many other hotels in the area it's a little old school. Looking forward to coming back - we had a great time here.

The property is an absolute dream and my kids could spend the entire day playing in the pool and in the lake. Rooms are a bit dated but are still clean and spacious, and I love that they have condo style rooms which make travel with small kids much easier. We usually eat dinner on property at least once, and Bella Vita is always a great option. Prices have (unsurprisingly) raised a lot though. A market price lobster roll is $45, so that was one and done! Complimentary ice cream every day and s'mores every night is a nice touch though. I wish that they did conferences in the off season. A conference started during the middle of our stay and there was a noticeable difference in how crowded the resort was. So that was kind of a bummer. Overall we love it here and look forward to this trip every year.

I apologize for no photos but I get the feeling everyone is starting to get annoyed with my photo taking right when we receive the meal. (We went to 2 dinners the previous 2 evenings) ...So I apologize for this but if you ever go to Saratoga Springs or anywhere near Lake George this is a must stop! The original owners were truly remarkable people who poured their hearts into the resort, treating guests like family. Their warmth, hospitality, and understanding of what made this place special set the tone for everything we've come to love. Now under new ownership, I know there have been mixed reviews, but let's be honest, everyone starts somewhere. Chris, the new owner, listens, takes suggestions seriously, and is clearly making an effort to modernize the resort while honoring its legacy. Change is never easy, especially when emotions and memories run deep, but I see the intention behind it and truly appreciate the effort. The rooms have been revamped with clean floors and refreshed spaces, and housekeeping comes every two days, which works perfectly. And if you ever need something... just ask! The staff is accommodating and always willing to help. What keeps us/me coming back year after year? It's the community of regular guests who've become our "summer neighbors." That sense of connection and tradition is still very much alive. Chris understands how much we loved the previous owners and respects that legacy, while also bringing a new chapter to Flamingo Resort. Change takes time, but the heart of Flamingo is still beating strong. And for me that's reason enough to keep coming back.

When we arrived, all we had to do was pick up the keys. The woman in the office couldn't have been nicer. She made the room available to us a little earlier so we could get dressed for the ceremony and showed us on the map where all the events would take place. The room was large with a small fridge and coffee maker. We didn't spend much time there but we were comfortable. The grounds are lovely, a beautiful setting for a wedding. The ceremony was lakefront with cocktail hour at the nearby tavern. Cocktails, cheeses and passed hors doevres. The bacon wrapped scallops were scrumptious as were the steak empanadas. Then we moved up to the restaurant. This is a charming venue. The acoustics could be better....conversation was difficult, but maybe that was the DJs fault for not playing quieter music while dinner was being served.

Friendly, helpful, highly professional staff, in…read morea classic Adirondacks Alpine-styled resort, with breakfast and dinner inclusive, as well as innumerable water activities, including sailing, pontoon boat rides to an from a private island with a smaller private beach. The foods is terrific and the rooms are spacious and clean, and includes a sizable semi-private balcony. The room we had was spacious, comfortable and clean as a whistle. One minor complaint: the shower head was about 8 inches lower than it should have been. It was at the height of my chin and I'm not tall. It was just too low. It's a shame since the tile in the shower seemed new and suggested it was recently redone, but not perfectly. Maybe the installer was vertically challenged (e.g. short). Our food servers, Kenzie and Stacey, and the boat guys, were absolutely delightful, and it's clear that management treats their employees well, but run a "tight ship" which ensures quality. They have pontoon boats that offer a tour of the nearby shoreline which was good, but it was the only activity we were able to take advantage of, due to the gray skies and cool weather (in the 60's and low 70's). On Thursday night, they have a barbeque on "the Island"in the middle of the lake, but it was done in the dining room instead, so we didn't even get to see the island, which was a huge disappointment. Unfortunately, we booked for three nights and had three days of gray skies, as to he remnants of the recent hurricane moved past, but we made the best of it and enjoyed our visit. Hopefully, if we visit again, we will have better luck with the weather. Most guests were repeat visitors, with the comments typically "We've been coming for 17 years," or 14 years, or something similar. As newcomers, we were welcomed, and I recommend the resort, but strongly recommend you stay a full week, and it's really more of a family resort than anything, so bring a good large family with you to have the best time.

If you're traveling with young children, you should know that there is no beach area where they can gradually go into the water. The stairs off the dock are the only way in, but our group of non swimming 3-5 year olds did fine with floaties. The only disappointing thing was that there was no shampoo or soap in the bathrooms. For the price of this home, I feel that this should be included. Also, you should know that there are no spices. If you're planning to cook in, which we did every night, you will need to bring your own spices, olive oil, etc. The kitchen is well stocked with pots, pans, crock pot, coffee maker and plenty of dishes. We had a wonderful week! There were 18 of us ranging from 1 to 88 and there was plenty of room.

Properties are beautiful and well appointed but they are notorious for after charges with claims. My recent stay I was not happy that they don't release the address until check in time especially when traveling 3 hours to get there. Overall, the unit was relatively clean, although I did find hair left in the shower and cobwebs in the bunk area. The hot tub had not been cleaned and, despite being covered, was full of leaves and bugs. The shower water pressure was extremely weak and noticeable cob webs throughout the home. Also, the bunk bed is listed as a king bed, which is inaccurate. Despite these issues, I was happy with my stay and was even considering booking one of their properties again. Several days after my stay I discovered an unexpected $500 charge on my credit card with absolutely no notice or warning. When I checked the app to find out what the charge was for, I found a message from the host simply stating: "stained linens throughout the rental." This accusation was both vague and unreasonable. We barely used the rental and only slept in one of the 3 beds and followed all check out rules to leave the unit spotless. To be charged $500 after the fact, without any prior communication, photos, evidence, or opportunity to discuss the issue, was extremely disappointing and has completely changed my opinion of this property management company. After contacting Vrbo to dispute the charge and multiple attempts to contact the property with no response. northern provided photo proof of alleged soiled linens. 1. A kitchen towel/rag that had signs of food on it (washable), 2. A pillow case with a slight soiled spot (washable) and 3. A towel that had dirt marks on it (washable). All issues were normal use and could be washed and definitely did not result in the need to replace: as requested by northern to the extent of 1. 2 pillow shams (only one was soiled) 2. a new comforter which they had no proof of any damage to 3. New dish towel 4. 6 full sets of towels (only one set was even used - they provided 3 total - 1 set for each bed and the unused ones remained folded in place where they were placed by northern) Potential guests should be aware of the possibility of additional charges, inaccurate bed sizes and most important significant post-stay charges and proceed with caution. Inspect every inch upon arrival and before departure and take photos and videos. Or even better. Don't stay at their properties at all.

If that doesn't speak to how much we love it here, I'm not sure what will. This is truly a hidden gem. Not only does it boast some of the most fantastic views, the accomodations are great, the amenities are awesome, and most importantly the hospitality is phenomenal. There are kayaks, row boats and paddle boards free to use. They have an in house marina where they rent out boats and jet skis at a cost. The beach area is BEAUTIFUL with a small sandy area for the kids. They have a gorgeous salt water pool at the top of the property. They have a small cafe off the office that makes THE best smoothies and coffee. Theres a cute little playground for kiddos. The property is always so clean and well kept. You honestly don't even need to leave the property to have fun. It's an all in one fun zone. There are some dated aspects you can see around the place, but what's fantastic is that every year we come back and new improvements and upgrades have been made. I love that this place is eternally in a state of growth and improvement, and you can really tell this is a labor of love for the Chiroboga family. You would be hard pressed to find a group of people more dedicated to the happiness of their clientele, more hospitable, more kind, more hardworking, sweeter and more passionate than the owners. My favorite perk is you CAN NOT beat the overwhelming sense of peace that shrouds this place. We have been making memories at the Villas for 4 years and we intend to continue doing so for years to come. We LOVE the Villas, it means so much to our little family.
