Where do I begin? We were given concessions due to the construction right outside our window, in our contract there was no specifics other than "while construction was going on" no specific end date when they decided enough time had elapsed they told us they were ending it because construction was completed, which was false. We sent daily videos of the worker sawing and drilling every morning at 7 am in the newly constructed parking lot to which they disputed every time. They raise rent illegally and we had to go to housing to get them to send us a 30 day notice. When we called about the smoke detectors beeping it took someone weeks to come "inspect" and they were not replaced for FIVE MONTHS! Which is illegal by the way. Bathroom door must be kept open because our mirror started showing markings and paint bubbling since there is no adequate ventilation other than a small window which we had to keep closed most of the time we lived there because of the construction workers peering in. When we brought up the issues of the mirror we were told it was due to flames. I'm sorry unless we can defy the laws of physics there's no way a flame could reach the corners of the mirror unless we lit the whole place on fire. Our place was on jasmine and regent and in two years our car was broken into twice, one time they tired to actually steal the car. We had a bike stolen from our balcony. To this they responded " sorry we'll get quotes for cameras" and nothing was ever done about it, that was the last we heard about it. Repairs and a new bike cost over 3k and we had to get our own cameras. The thief apparently jumped on the gate to a ledge then walked on our balcony and threw our bike off the balcony to steal it. They need to put bars on that ledge! The counters. This is the best one. We noticed shortly after moving in that the cheap counters in the kitchen were easily marked up. Leaving a glass of water on the counter for 10 minutes would leave rings that were unclean-able. We brought this to their attention and they sent maintenance over to look at the situation. He informed us that all the other units had this issue as well with the cheap counters. He said he could try to buff them out but other than that there was nothing we could do. After that we had to put down mats and boards all around the kitchen so it wouldn't get worse, which was inevitable. Any citrus that was cut on a cutting board that would splatter would leave a mark. They clearly dropped the ball on these counter tops and are blaming us. Which brings me to moving out. Move out day. We were floored when they told us they wanted our whole deposit and then some because of the damages. 2600+ they wanted to charge for the counters, 600 for cabinets they claimed they couldn't repaint (small grease stains wouldn't come out) and 250 for a pinhole sized dent on the fridge we never noticed that was probably there already. The gentleman doing the walkthrough was very nice and assured us it would be taken care of and that we wouldn't be blamed. We even showed him by spraying a cleaner on the counter how quickly it would calcify. When he brought maintenance into the convo hey said that we were clearly cutting food on the counters. That's a disgusting accusation, we left that place immaculate and if we were as gross as to cut and eat off the counters then that place would not have looked as nice. We have sent numerous correspondence for the last two months (after their first response) and they still have our deposit which should legally have been returned to us after not receiving an itemized receipt within the the time ca law allows. We were told the best they could do was knock out the extra money over out deposit which is preposterous. At this point our only option is to take legal action and leave these reviews. We'll see how quickly we are contacted after . Bellow you'll see some of the issues caused by lack of ventilation and the infamous counter top. Proceed with this management company with extreme caution. Be very meticulous at your inspection and report issues often and ensure you ALWAYS have a reference email or paperwork. Do not take verbal info and always send a follow up email to them with what the verbal info contained for reference. If the apartment you are viewing has those cheap gray plastic counters, run. They stain terribly with just water and the management company will attempt to keep your whole deposit despite you putting in work orders and bringing this issue up very early into your residency. If you are currently staying in an apartment with these counters and they are stained, put in work orders immediately and don't stop until it is completely resolved. They will respond very slowly to your inquiries and sometimes take very long to repair critical issues such as a broken smoke detector. I rented an apartment from them and they conveniently omitted to disclose the building was for sale. They sold the building to a slumlord, disrespectful, low life developer and he decided to remove amenities such as the beautiful Hawaiian landscape, remove people from a parking waitlist that was agreed to on the lease by Adriana. They stopped watering and treating the lawn. It's gross and it was all a financial transaction for them. The United property staff are not honest and will leave you in the cold. I've lived in a UPMS building for almost 4 years. Edwin and the maintenance department are extremely professional and have always been resposive and swift with any maintenance issues that arise. But they really went above and beyond for me this week. My cat Ollie had been missing for 2 days when I called the maintenance line Monday morning in a panic. I was worried that Ollie had gotten into a crawl space under the building. Everyone I spoke to was very sympathetic and took my concerns seriously. Edwin sent over Rick from Valley Plumber that same day. Rick used a robot with a camera that went into the crawl space and did a sweep underneath the entire building premises. Rick and another member of his team meticulously watched the screen and guided the robot inch by inch across the floor underneath the apartment buliding. I was so disappointed when we reached the end and there was no sign of Ollie. But Rick wasn't done yet and said, "there's a place that is blocking the robot's path with wires but it looks like it is connected to some storage bins above one of the carports." So he and I walked to the front of the building and he looked through a few of the storage bins. All of a sudden Rick said, "I have good news for you" - and there was Ollie! After that, Rick blocked off any other place that Ollie could maybe escape in case he got spooked when we tried to get him out. Then we were able to retrieve him, and Rick carefully wrapped him in a blanket and delivered him directly to my apartment. His actions were so caring and meant so much to me after I had spent the last two days worried sick and not sleeping. I am a tenant of UNITED PROPERTY MGMT...I've been living here for 7 years...but 4 years they bought this courtyard that had so much character from 1925...instead of doing what everyone else has...they did NOT tear our Bldg down...they re-did from top to bottom...it is so beautiful now...also I feel very lucky because they are so on the ball...you said an email and receive a response asap, they locate the vendor and have them call to make the appt and within 24 hours (or whatever your schedule allows) it is all fixed!!!! I've lived in Los Angeles for 40 years and have never had a Mgmt co this good! Wow, my experience was nothing like that of all the 1 star reviews. I lived at 1308 Amherst for 1 year. The property management company was always responsive when we needed a repair. We would just email them and they would fix anything reasonable. To be fair - I wasn't asking them to fix every single thing that came to mind. Our unit was renovated when we moved in. I would rent with them again. They even gave me 100% of my deposit back when I moved out. read more

Their slogan: we don't give a crap cause we don't have to The good: if the office and tenants leave each other alone, things go well, if all you care about is inside your unit. Redone hallways (more modern look and feel). The bad: many broken things, or projects that go on forever (building renovation going on almost 3-years, and nowhere near finished). Office staff are not responsive to critical items such as broken laundry machines, inoperative elevator, regular common area cleaning, securing lobby from repeated package thefts, etc. The poor Maintenance staff get such a bad rep due to the rest of the office staff not telling them what needs to be done and in what priority. The super questionable: Edna (no clue what her title is besides cop without a badge from a Government agency). This lady needs to stay in her lane as a civilian and keep out of everyone's business. The owner: actually a nice guy. He needs to get more competent staff or provide better training to employees on what their job role is. read more

My boyfriend and I just moved from NYC to West Hollywood, and UPMS made sure our move into the building was as smooth and painless as possible. The management staff are also extremely friendly and helped us feel at home instantly! Edwin always answers my texts right away and helps to get any issue with our apartment solved immediately. I've lived in two of UPM's complexes in the past ~7 years or so. They're easy to reach if something needs to be fixed. They work with you if they need to enter your apt for whatever reason. (I have a super duper skittish cat and they always try to make sure I'm there when they enter). You can pay your rent online -- which is perfect for me since I don't use checks anymore...I mean, who does nowadays?? (No fee if you use your checking account). Vince is great. He's really just a text message away! I've known him since he showed me my first apartment way back when and he still checks up on me and makes sure everything is ok. Great management company. Lots of locations on the westside. Easy to transfer security deposit if you move to one of their other locations. read more

I decided to edit my review based on a recent conversation I was able to have with one of the member of their team. I very much appreciated her time and willingness to listen. That being said I truly believe a huge part of this problem is the fact that UPMS thinks it is above the law and doesn't need an actual trained on site manager for a building with 36 units. It is not a construction managers job to manage each tenant. Good for her for carrying that heavy workload for you UPMS but in all actuality I (the tenant) should voice my problems, concerns, personal health issue and whatever else might be going on in the building with my onsite property manager whom knows the laws and higher standards people working real estate are held to and not the construction manager. And visa versa. I should have the contact info for my property manager and be able to reach out to someone on site. Not a corporate number for a company over an hour away. Needless to say UPMS knows that. Or should I say the owner. An on site manager would have noticed a gate not working, standing water on a tile floor pooling up for days. Also which tenants might have special needs protected by the ADA that require a little extra care. But I don't need to say all this. You know the laws. You broke them. And what I said in the previous review still stands. read more

Something has definitely changed with the promptness, service standards, proactive communication and attention and tenant retention efforts from UPMS. However, I can specifically attribute this amazing shift to no other than their relatively new Maintenance Supervisor, Edwin. He has made a significant difference and I want to make sure credit is given and recognized, when and where it is due. I actually finally feel like I matter, as a tenant of one of UPMS properties in Santa Monica. He has incredible work ethic and follow through - something I have not received from the UPMS management team, with the exception of Ezie in Accounting and most recently, Vince. I dreaded having to submit any requests from the property management team, since it almost always felt like an inconvenience or worse, it felt unheard and unheeded. I appreciate Edwin in this new management infrastructure - this is after all, my beloved home, and someone actually cares! I hope he stays in this company and in this role. Some tenants have also expressed the changing culture and attitude they've experienced from Edwin - this is a departure from the concensus widely shared here. I would also like to recognize Vince for the incredible commitment he has demonstrated with unfortunate events that have taken place for me. Namely, my being stuck in the elevator and his collection and delivery of my personal items left in the elevator cab, my bathroom sink just dropping to the bottom of the cabinet when I returned from a work trip as well as the burglary of my car sometime after 10:00PM on Friday, August 23rd and 10:00AM on Saturday, August 24th. Rented an apartment in Santa Monica for around two years. Some circumstances changed, so I was moving out. While I was at the apartment, I had no issues communicating and getting quick responses from management. Upon move out, I was told exact areas that they look at for damage/cleaning and I was able to resolve these areas on my own. I thought this was honest, as I have been scammed from security deposits from previous places I've lived at. Also, I had a package delivered to my apt after I moved out. I was given a call and the package was taken to their office where I could pick it up. Great added service that I appreciated. read more

I was very surprised by the 1-star reviews. I actually had to double check that I was on the correct Yelp page. I read them again to realize all of about 3 people wrote them so that takes care of that. Besides, there are as many 5-star reviews to counter those and mine will set the records straight. I just moved out of my apartment, managed by UPMS, after 10 years. I am an estate manager of 30 years by trade for an UHNWI with properties all over the world so I am more than qualified to post my review and make it count. My experience with United Property Management Services and their entire team has been nothing short of EXCELLENT! From the friendly accounting department to the maintenance team and all the sub-contractors, UPMS is on the ball with everything. Someone mentioned having to go online to report issues? Yes, the website procedure is the initial step that puts the tenants matter in the priority queue. Using the site gives the tenant 24/7 access and allows the staff to troubleshoot issues instead of answering phones all day long. If no response within a day, the tenant simply follows up with a call like any normal business procedure. Emergencies are in fact, handled by an on-site manager or emergency services - again, like any normal property management company is expected to operate. My building is a 1930's historical building and believe me, there were a lot of updates, maintenance and repair issues that had to be addressed over the years. There is not one occasion that UPMS did not exceed satisfaction. They were responsive, friendly, concerned, and professional. With the exception of a few annoying neighbors, it was a stress free environment and UPMS went out of their way to keep it pleasant overall. I acknowledge every single staff member at UPMS but I would like to give special recognition to Cami O'Neal. She's as good as it gets! She not only handles business efficiently and professionally but she is also compassionate, kind, and a decent human being! I would like to thank UPMS for the many years of making my home a home. Within one hour Vince arranged for the repair team to come to my place and look at the issue. This was the fastest and most professional repair team I have ever experienced. I've lived in my unit and building for over 4 years now. The building is cute, although overpriced for the size for sure. Unfortunately, this company literally has the worst customer service ever. The shady office staff doesn't respond to anything in a timely manner. Ezie has even "misplaced" my rent before! The building was also recently broken in to because no security measures are taken and the doors need to be updated/replaced. Good location, cute building, but you can definitely find better management and prices even in this neighborhood!! read more

This company acquired my building a while ago. Since then (coincidentally) it has been a little hectic in my apt due to the person living above me (and no fault of United). Within the last few months she has backed up our sinks and flooded a closet. Both were pretty exhausting situations. Each time I've called the emergency line in need of desperate repair. They have come through in all instances in a timely manner and are very respectable. That and United had the landscapers put new grass and a sprinkler system in the yard and it turned out great. My dog loves running around and playing on it. Before it was just brown, dead, dry grass and she couldn't run on it without hurting her paws. A nice gift from the company, and just after their purchase. They hadn't received any rent checks I don't think at that point. Stand up company. Super shout out to Vince! That man deserves a raise! I have rented in LA for ten years now. I have never had such an alert maintenance team. They were apologizing to me for something out of their control as well. Vince is super chill. I lived in a building for 2.5 years that was purchased by UPM. After the sale, I lived there for another 3 years. The decline in the appearance and experience of living in the building was dramatic. As soon as they took over they implemented cost cutting measures. They let go of the on-site manager. They canceled the routine pest control service the previous owners had used. They started cleaning the pool every other week, instead of every week. When enough people complained that the pool was dirty and growing algae, UPM decided it would be cheaper to just drain the pool, dig it out, and literally fill it in with DIRT. They ripped out the coded access gate so they could demo the pool and never replaced it. I had packages stolen because now anyone could walk into our courtyard. In addition to exposing our building to anyone on the street, this process of getting rid of the pool took ALMOST A YEAR. Initially, a mini-bulldozer sat parked on a giant dirt mound in the middle of the courtyard along with other trash for months. The only thing that spurred them to action was a tenant arranging the trash into numbers, counting each day that the mess had stayed. Eventually the bulldozer left, but the literal HOLE OF CONSTRUCTION DIRT remained for even more months after that. When the tenants tried to do something about it themselves, creating a make-shift garden, UPM dug up the garden and covered the pool-sized dirt patch with wood chips. No attempt at landscaping. No attempt at usable space. And that is how it has remained. The City of LA eventually got involved with our building for multiple offenses, the most serious being that the wooden staircases and balconies were rotting. The city threatened to enroll our building in a REAP program if UPM didn't fix them and replace the access gate. Days before the housing authority came back to inspect, UPM sent a crew to quickly fix the stairs but of course they did a shitty job so the City put us into a REAP that lasted about 8 months. They went through two more rounds of repairs on the stairs before they did well enough for the city to approve them. A year later, when the housing authority came back to assess, we were almost placed in another REAP. UPM did another quick fix job with no notice to the tenants. I came home from work one afternoon to find the door to my unit taped shut with plastic wrap and painting supplies left all over my balcony. When the lock on the laundry room door was damaged, UPM replaced the doorknob, but didn't give any of the tenants new keys. Then, when one of the dryers stopped working, it took months for someone to come service it. When you call the office to ask if someone is coming out, they have to call a third party to check, and then no one ever calls you back. It never would have been fixed without the tenants hounding them. If you talk to UPM they will tell you again and again that "they're just running a business." Expect to be treated as such. They want the cheapest solution to every problem and will only address something if their bottom line is threatened. They made dramatic changes to the building without consulting any tenants and only addressed serious issues when they were taken to court by the housing authority. I guess this is what you can expect from a business run out of a gas station. The ONLY REASON this is a 2-star review instead of a 1-star is the fact that after moving out, they returned the entirety of my security deposit. Given their previous behavior, I had already been steeling myself to fight tooth and nail for every dollar, but in that one single regard I was pleasantly surprised. read more

If I could leave negative stars, I would. This management company does not care about its tenants. Requests for repairs that are sent through their website go unanswered. If you ask them in person, it will never get done. They will send contractor after contractor to take measurements and make estimates but never follow through. They request to enter your dwelling at least once a month for 'inspections' that never happen. So if you have to take that day off work, your time is wasted. read more

This property management company is Abhorrent in how they treated us. They rarely maintained the building we lived in, and we constantly had problems with mail theft, a repeatedly broken and ancient elevator, soiled and filthy common areas from pets in the building that were rarely cleaned-- and of course never replaced in the 3.5 years we lived there. I was honestly embarrassed to have guests over because I didn't want them to see the huge and countless urine stains all over the carpets in the hallways. When we would call to complain, they were sloth-like in their response and all they would do is send men who were not professional cleaners with an old steam cleaner to spread the urine out on the decaying carpets. Worst of all, the front door was broken on a regular basis-- which was a major security issue--anyone who wanted could walk into our building on hundreds of different occasions in the time I lived there. To add insult to injury, when they came to inspect our unit before we moved out they gave us perfect scores, specifically commending us for how incredible the unit looked and advising us to NOT clean the carpets since they would replace them anyway- and then called us after we returned our keys and charged us for carpets, giving us no time to clean them ourselves (which is illegal). They also mailed our security deposit to the wrong address and we had to follow up to correct that issue. Cami was an absolute nightmare to contact as speaking to her is like speaking to a relentlessly cheap and rude bulldog who always has a quick answer and zero tact or kindness. I am so grateful to never live in a property managed by her or this company again. I highly recommend you stay away unless you want a horrendous living experience and to have a portion of your security deposit stolen from you when you move out. They put in as little effort and capital as possible to maintain their buildings and are only chasing profits, having no regard for the human experience and living quality of the tenants they mistreat. read more

Edwin and Lucio are great. Kudos to the maintenance team. However whomever made the choices on who to hire to make a 70s building look more modern should be fired. Awful mural. Stripped the doors and put on giant door knockers and paint that peeled off immediately. Chopped down beautiful old trees. Started retrofitting that was not finished for months. Had to step over a hole to get inside from my parking space. When they were renovating the apartment above mine they were smashing so hard my kitchen ceiling lamp crashed to the floor and had I been in the kitchen it would have crashed on me. Then the guy brought in some shitty looking replacement to which I said no, hit up Home Depot and get a proper replacement. The location is great and I'll miss aspects of the neighborhood however I'm glad to be gone from 817 4th street. I'm sure the current tenants will enjoy when they redo the facade. read more
