During the four years I've lived in one of their buildings, I would say that I was pretty satisfied with their responsiveness and quick maintenance! Whenever I reported a problem, they usually came by the next day to fix it. The guys were really sweet too. The buildings are old so the walls are very thin. I could hear entire conversations. Nothing you can really do about it. Like anywhere else, you just have to hope your neighbors are considerate and nice lol. But I liked that I had gated parking. My only main issue with the place were my loud neighbors lol, the thin rattling window, and not the best quality fridge (I had a lot of issues with mine). There was a small hiccup in receiving my security deposit back on time, but it was just a bit of a misunderstanding. I only had a basic cleaning fee deducted! I have lived at a V&L Property for the last 2 years and i love it! The prices are more than competitive and they're not an invasive management company. They're there if you need something but they also leave you alone to live your life. Every time I have contacted them for anything they are very quick in responding and if a maintenance issue, it's fixed promptly. I would recommend them to anyone looking for a good apartment for a reasonable cost. Very very happy with them and I plan on staying for a while. read more

Stay away. They will collect application fees without the intent to process your application. They also leave the application up for at least a week after they have an approved application so more unknowing people can apply to unavailable apartments. Their onsite property manager told me my move in date would be ok and told me to apply online. I called the office after submitting my application and surprise, couldn't get a hold of the person as the person who reviews applications wasn't in. When I finally got a hold of someone I was told my move in date wouldn't work and that someone else had applied too. I would have completely understood but they took my application fee anyways. They never processed my application (checked my credit, etc). Most reputable property management companies do not process your application fee unless they have an intent to actually you know... process it. Truth is, I don't even know if the apartment was even available by the time they encouraged me to apply. read more

WARNING! LOUD Hot Water heaters will be added to property as the old ones fail & they are right outside corner units & cause a great deal of noise pollution & echoes in the corner/courtyard. The maintenance sup & guys are nice/efficient for most work, but the plumbing situation with the heater & gardening issues, I'm not sure what's up. I think the miscommunication/contracting work issues are coming from the main office. And the updating/calling tenants issue is also the main office. Displeased at fragmented service & lack of communication with tenants & inability to fix a prob that was fixed prior. FYI new hot water heaters that are installed on the property will be very loud & obnoxious (due to a new CA regulation/code). Heaters now have loud blower fans to process emissions & also emit a high pitch sound, which I will post videos for soon on youtube under V & L Properties water heater. When the old corroded/leaking pipe above hot water heater was pointed out to staff it took them awhile to fix. I was very concerned about the hot water pipe bursting or flooding. The water heater malfunctioned in Dec 2013 & continued to have intermittent probs. They increased the temp to 140 to try to get the heater to fire up & stay warm after replacing a part on it. Again a part was replaced, but the pipe leak wasn't fixed. Weird. The gas co came out & turned the temp. down & told them to replace an obsolete connector. The Tech stated the loud sound maybe coming from the pipe going to a smaller obsolete connector, but he wasn't certain, but he noted it on the repair slip. The old malfunctioning heater had a high pitch sound, which was later found to be was caused by increased gas pressure in the pipe. That happened in Dec 2013 & was fixed in a few days. When the prob came back in Jan they didn't fix it & subjected me to 1 week of noise pollution to a very high pitch tone that came on every time all hours of the day & night whenever any of the 12-15 units used hot water. Later, our side of the building had intermittent bouts of no hot water & they finally had to replace the unit. They called us Monday morning to tell us the heater would be fixed Tuesday & it wasn't & they had someone come & fire up the heater multiple times over a week period. They replaced it on a Thursday & never called us or emailed us about the change in date/time. I had to write & ask, b/c Wed night there was no hot water & Thursday morning the crew showed up to fix it & I had to ask them to keep the water on til I could shower, since there was no hot water from the night before. I asked for a refund of the week that they subjected me to noise pollution & they refused. They knew the supervisor was out of town & knew he adjusted the gas valve, but they didn't tell the backup maintenance about that or how to fix it-so poor communication & inability to repair something that had already been fixed a month prior. I was subjected to noise pollution & made to suffer from lack of sleep & the high pitch tone gave me tinnitus & headaches. V & L didn't care about that & I sent them videos of the sound & the plumber told me the noise would go away once the heater was replaced & it wasn't replaced in Jan & they let the noise go intermittently for 7 days! They replaced the hot water heater & pipes on February 27th~2 months after the heater began to show signs of failure & leaking pipe-which was noted on the Gas Co. receipt dated 1/29/14 Also the gardeners use Gasoline powered leaf blowers. I told the guy do not use it in front of my apartment & showed him the ordinance under the LAPD website & they ignored me. I've told them to adjust the lights for the time changes, b/c we've had incidences where there were no lights & it was dark. We have elderly people in this bldg & a few kids too. I've also had to complain about their gardeners NOT cutting back hedges & blocking the sidewalk. I should not have to be telling this company how to notify tenants or to tell their staff they're violating laws & not doing their job properly & causing safety issues. So now I'm publicly stating my grievances, b/c I'm unhappy with the lack of regard with the noise pollution & the toxic leaf blowers as well. If they attempt to rent to people at the Century City location, they need to tell future tenants about the noise pollution they will be subjected to in the future. I've been here a few yrs & this is noise pollution & disturbing the peace when the heaters come on at midnight 3, 5 a.m. And I can no longer leave my front door open to air out my apt, b/c the loud heater & high pitch noise are right outside my front door in the closet & the closet door is hitting the blower fan & that vibrates too. read more

Took a tour of a very nice property from Ty. Applied online. Heard nothing. Followed up. Silence. Called. E-mailed. Saw the listing had been removed on the website. Days later, called again, finally get an e-mail saying they'd gone with another applicant after days of total silence when decision had clearly been made earlier. Understandable to not get a property but to be completely incommunicative with applicants who are handing over legions of sensitive data in a marketplace that is inherently day by day is disrespectful and I would guess indicative of their attitude toward clients. read more

I would give 0 stars if possible! I strongly recommend you not to apply for a rental with this company. Although the building I visited looked ok at first impression, the application process is very shady and inconsiderate. It's not the fact that I didn't got the apartment, it's the fact of not having a position (email, phone call, some sign, whatever...) from the company about it until the moment I called to ask. I called before applying to make sure it was still available and accepting applications - the process is done entirely online so I emailed them after applying to make sure they got it all. I didn't get an email back so I called, they said they received it but apparently the manager was on a 2 hours lunch break (?????) and couldn't take my call. I called again, no position still. No emails either. It wasn't until maybe the third or fourth call that they said they had already rented to someone else. No reason why, or how the process occurred, nothing but "oh, it's already been rented!". Besides, if you are already considering someone, why would you recommend others to apply if not to take their money? I think the application process tells a lot about a company and I wouldn't apply with them ever again nor would I recommend others to do so. I've been living in a V&L property for 4 years now. I think we've been good tenants - no issues with rent or repairs. About 9 days ago our refrigerator started giving us problems to the point that we couldn't keep any food in our fridge. A repairman came 5 days later, said he needed a certain part, and did not let us know when to expect it to be fixed. We're at day 9 now without basic refrigeration. We have thrown out hundreds of dollars of food - and the management is completely apathetic. We're starting to look elsewhere for housing. read more

I have lived in a V&L building for about a year and a half and could not be happier. I moved into a beautifully updated unit and the application and move-in process was seamless! The V&L team is extremely responsive and respectful. Throughout the safer-at-home orders, they have continued to provide building maintenance and have made us feel very safe. One word: Unprofessional. The only reason for the one star is Rosa's nice attitude. That's where "nice" ends at this company. A full week and a day after submitting my application, I still had not heard anything back from them. I kept e-mailing Rosa for status, but apparently her boss is the one that manages that process and she had no information to provide. I never was given the boss' contact information. I called once at 5:20PM, their site states they close at 5:30. The phone was rudely answered by a woman. When I explained I needed a status on my application because I was about to lose the renewal window on my current lease, so I needed to know what was going on with my application at V&L, she abruptly said she could not help because that was a different department and they were all gone. On Monday, Rosa committed to give me a status by Tuesday, but instead it was me who reached out to her in the afternoon and she replied she didn't know the status but would ask her boss the next day and get back to me. I got the run-around like this for a couple of days and still no answer. I was forced to renew my lease at my current place because I ran out of time waiting for these people to give me an answer and did not apply elsewhere. Basically, V&L stole my $25 for the application fee and were not even professional enough to tell me if I was approved or denied. UPDATE 01/13/2016 I wrote an e-mail to complain about their lack of professionalism on Friday (01/08/2016). I didn't get an answer even to that e-mail. Awesome. read more

My husband and I have been renting from V&L for two years now. We absolutely love it and never want to leave our great apartment. Perks: 1. Full-time maintenance guy, Frank, who is unbelievably kind and helpful. He even has taken time to answer my husband's questions and teach him a few different maintenance things. We've always had maintenance service within 24 hours!! 2. Rosa, the receptionist is so helpful and sweet. She always makes sure we have answers to our questions as quickly as possible. 3. One of their tenants has been causing all kinds of nuisance for 4 months now to an extent where I can't stay in my living room (the room that's facing them). When I asked the building manager to talk to them, she told me there's nothing they can do. They have gone above and beyond when it comes to maintenance I've needed and keep the exterior of the building in great shape. I can't believe I'm leaving another review about this horrible company. Please don't rent from them. They don't have an on-site manager. Street people break into their empty apartments and use their storage spaces. I call the police give them the camera footage but when I ask them not to have their workers have conversations under my window for hours. They can't help me. I asked the guys to move out to the street very politely and they informed me that the alley was also a street and that they're not under my window they're on their property. When I called the office to see if they could do anything about it and describe what the guy said and that he was an a****** which is what he was. They hung up on me because they didn't like my language. So beware renting from them because street people break into their property and I'm not going to call the police to stop it anymore. I've been here for 20 years and anytime I've had a problem with this building they don't give a s***. Another word that she didn't like. I can't imagine they care about their tenants either. They charged you application fee but never told you the status of your application until you found they had already rented out the place to someone else. I've been renting from V&L for nearly 5 years now. You never know what you're going to get in this city, when it comes to renting an apartment and I really lucked out with V&L. So much so, that when I grew out of my one bedroom, I asked Ty to specifically find me a two bedroom in the same area and he was extremely helpful and accommodating. I was in my single apartment for 4 years without a single maintenance request so I wouldn't have even been able to comment on the speed of their maintenance resolution until now. Yesterday the laundry machine wasn't draining properly so I called the office and spoke with Rosa. Within an hour and a half, the issue was resolved. I can write an entire article about how amazing V&L is but I just want to say the main things on this site. This company is absolutely amazing. I applied to an apartment as fast as I could because I knew that it would be taken very fast. I emailed them and they always responded back fast and very friendly. Their entire staff is awesome. Ty London is very friendly and very intelligent. He explained my lease to me extremely well and made me feel a lot more comfortable with getting my new apartment. And Rosa was also very friendly and responded to my emails really fast. They made my first experience of renting out my own place super positive and I am so happy and thankful for them. Their units are usually nice, but my problem is with management. I applied ($30) and didn't receive any information about the unit after I applied. I called the office numerous times and never got a called back. When I finally spoke to someone they said the tenant process will decided after receive applicants, but was never told what this decision was based on. Bummer. I don't think I fit their "typical" west la/santa monica tenant so I missed out. Nonetheless I moved on and rented elsewhere. if you fit the *mold* or look they are looking for you should have no problem, if not. Good luck. Nice units though. Check out their website. I was at the same location for 13 years in Los Angeles. The management I had at first was really bad, then V&L took over and REALLY cleaned up the place! They reconstructed the pool, the landscaping, they introduced an online 24 hr service to pay rent online, send a maintenance request, and they were VERY fast with responding and handling any requests I ever had. I recently moved out of L.A. but I definitely wish I could bring them with me!! They were so attentive when I needed something, and at the same time they left me alone when I desired privacy. I read some comments about Ty London and was shocked to see anyone bad-mouth him. He was the coolest, nicest, and best owner ever. There were times when I'd send out a request and his team was too busy to respond so HE would PERSONALLY respond immediately to help out... I don't know of ANY head management in L.A. that would go out of their way to do that. Overall, I say ignore all of the negative comments on here and go with V&L (unless you're someone who likes creating dramatic scenarios just to find something to complain or obsess over because you're bored with your life).
