Darren was on-time, thorough, and extremely knowledgeable. The lot was pretty large and the house was 90 years old, so the inspection took between 4-5 hours total. I wasn't sure what to expect since this was my first home inspection, but Darren was very up front with what he was going to do and he got straight to work. He had excellent tools as his disposal, like a drone to check out the roof and a camera attached to a cable to inspect the sewer line. He walked us through what he was seeing while inspecting, and explained risks and potential repair costs on the spot. The man who did my inspection was very, very nice, and the office staff was very helpful and sweet. However, the report honestly a waste of money, especially at $800. He did a report that i could have easily compiled myself. Things like turning on the AC and noticing the weak airflow, or turning on light switches and saying the light doesn't work. How about some details?? Is the electrical up to date? does it need to be retrofitted. Really an unhelpful report to be honest. First he said the house is in great condition, then after he saw me walking around with my contractor all of a sudden every area he basically recommended to get someone to inspect further, and it seems like he just gave me a 'cover his ass' report. After my contractor, agent, and even the sellers saw the report they said the house is basically a tear down according to this report. He admitted himself he is not any type of specialist. So now, i am having to get another inspector, who actually checks the details and explains and understands things about houses. UPDATE: DONT WASTE YOUR MONEY! i just had a 2nd inspection done. hundreds of dollars less, and the inspector found things i cannot even believe universal missed. i dont know if all these 5 star reviews are fake or what, but these guys have NO IDEA what theyre doing. find someone with real qualifications, and save yourself the money, time, and BS. read more

Short version: great experience with these guys for a pre-purchase home inspection. They were responsive, professional, courteous and overall delivered a solid inspection report. Definitely recommended. Long version: I was in escrow with a very tight timeline and had to get all the right inspections scheduled very quickly... here's my experience with Universal Inspect Appointment process: very easy - spoke to their operator, scheduled the inspection, picked the services I wanted to add on, and was provided with a quote on the spot Day of inspection: Leo called me a few minutes prior to our scheduled appointment to apologize as he was running a few minutes behind; nothing unexpected in LA but appreciated the heads-up. Inspection: Leo allowed me to tag along throughout the inspection. This was very helpful to better understand what is being looked at and what will end up in the report. He was very thorough and documented all issues accordingly. He also answered all my questions (and there were a lot!). He had brought a neat robot to go inspect the foundation and a thermal imaging tool to check insulation etc... upon completion of inspection, I was asked for a check the same amount of the quote so no surprises there. Report: the report came a day later than what I was promised... nothing problematic to me, but make sure to follow-up with them if you haven't received it. Report was good, with pictures, videos for the sewer line, and descriptions of findings... solid work. Follow-up: I worked with Jocelyn to get some asbestos test results (usually takes a while longer than the inspection itself). She was on top of it from day one - gave me daily updates and called me back whenever she said she would and took my case very seriously. Overall, great company and great people who take their work very seriously, and it shows. Recommended! read more

James is a great inspector. He did the inspection for our new house. He was very thorough and went the extra mile to make sure everything was included in his report. He found both minor and major issues, that we got fixed. He was instrumental in finding leaks, and clogs in sewer line that we wouldn't have known about without his diligent work. On top of that, he explained everything to us as we were there with him during the initial inspection, as well as the re-inspection before the closing, during which he found a new leak as well as another obstruction in the sewage line, that we got fixed. Had a general, sewer, mold, and infrared inspection done with Eric and he went above and beyond. He was at the home for about 5 hours and I never felt like he was rushing, bored, or just doing the bare minimum. He worked high and low (literally) and explained everything along the way. He offered professional and personal opinions which I greatly appreciated and while all home inspections are costly, Universal Inspect had very competitive pricing. I'm recommending them to everyone I know and will continue to use them. I also had a general and sewer re-inspection done after the seller performed some repairs. Re-inspections are 50% of the 1st inspection cost which I found very reasonable. I had requested Eric to do the re-inspection, but since he was unavailable, James came. Unfortunately, I can't speak to James' work as I was not able to attend the re-inspection, but I have no doubt he did a great job as the report was thorough and timely. read more

I've contacted several companies before choosing an inspection company, my agent recommend Universal Inspect. I was reluctant to use a company referred by the agent because of obvious reasons. So I went to Yelp looking for qualified inspectors, to my surprise I couldn't find any inspectors that would send me their qualifications ( such as certification, license etc) most of these guys are not qualified to do inspections. I was amazed, I must have contacted over 5 companies and only one sent his cert but he has newly certified. When I checked Universal certs i was very impressed with the group for guys. Some are General Contactors, others have EPA certs with Master certification, I wanted to see the certs and the lic for my self before hiring. They also stand by there inspections with a 90 day warranty and repair or replace guarantee. Please do your homework before hiring your inspector. I would recommend Universal Inspect, and that's not something I normally do. read more

Our inspector, Kevin, was kind enough to explain things if we had questions during the inspection. I'm a Realtor in the area and I honestly cannot recommend these guys enough! Got a home into escrow Friday night that had only a seven day inspection period. Had to find a home inspector in a HURRY and turned to Yelp. When other companies were closed Brett picked up the phone. He was willing and able to schedule a Sunday inspection at any time I wanted. I actually changed the time once on him and he was fine with that. The inspector, James, came on time (10min early actually) and prepared. He REALLY got into the guts of the house. He wasnt like other inspectors that Ive dealt with that only want to do the bare minimum. He documented every issue found and I promise you he checked everything. Then we needed the report ASAP with the goal of reviewing the report before deciding to wire the deposit to escrow. We told him we needed it by 3pm the next day. He said he was very busy with four other reports BUT HE DID IT! The very clean professional report arrived in my email by 2:30pm and he followed it up with a phone call to make sure I knew it was there. It had pictures of every issue found and addressed them systematically. If you have had any experience with home inspectors you know it sometimes doesnt work that way....once they get paid they take their sweet time writing the report. Not the case with this company. They have integrity. Lastly price...They are VERY reasonable in price. At least 25% less than any other quotes I received but the service was still 100% top notch. The also do video inspections of main drain lines. Those can be expensive but the did it for about 60% of the cost if I had hired a company to do that individually. Brett and James are great people. The next time I sell a home in that area I will most certainly use them again. I usually dont write long gushy reviews but they truly deserve it. Hire this company and have one less headache.
