Owners and Tenants RUN!! This management company is ill hearted. They penny pinch you even after you're gone. Faking as if you left the place trashed when it was professionally cleaned- don't worry we have receipts and will deal with so that it hopefully won't happen to anyone else. Ask them what their employee turnover rate is before you use them to rent your property out. That's how high the rate of turnover will be on people renting your property, if not higher. We went through so many different people who were our "point of contact" that when we put in our 30 days notice the girl who did it simply wrote it on our account instead of submitting it in writing and they still forced us to continue renting. They knew she wrote it on our account. But because she didn't do her job this basically screwed us as far as money for our new place goes. The patio was unusable for a quarter of the time we lived there and we had so many issues with their online billing program messing up. In short, f*** this company. We'll see you in small claims. Tenants have rights and laws that protect them from companies like Response back to company 2/13/2020: multiple employees of your company said that the woman who didn't do her job simply noted it on our account. So you're either not privy to the situation or are really good at lying. Also, you noted that there was carpet that needed replacement. I would LOVE to see those pictures so please email them to me ASAP. If you were at all a good company your employee turnover rate wouldn't be as high as it is and your ratings ALL OVER the web wouldn't be crap. Thee worst! It would be 0 stars if I was able to. My owner decided to sell our unit which they have no control over. However, they did not make having to move out within 30 days especially when we had no intentions on moving. Melissa was my point of contact she has a tone that makes you feel bothered she always has an oh well attitude and has argued with me, well over me I should say because she did not allow me to every really speak. When I went to take the keys Carmella who is in the front greeted me I let her know I was looking for Melissa to return the keys she was getting upset because she couldn't find the property in their system (because they are not going to be managing it any longer). She got upset when I let her know I just needed to see Melissa because she deals with my property she gets up comes around the desk in a very intimidating way and says I'm going outside because I'm getting pissed off! How do you say that to a customer. How unprofessional!!! Do not rent under this company. Their employees are not helpful and the apartment I was in literally had black mold growing in the windows. Victoria's customer service was the worst I've ever had to deal with. Not following up with me when I needed to terminate my lease, not answering my questions via email in a timely manner (weeks later), sending me important emails regarding that termination across two email addresses and never in the same chain so it made it difficult to keep track of what was going on. It almost felt intentional, like she knew she wasn't doing a good job and was making it more difficult for me to keep track of her correspondence so....what???..... her management wouldn't notice she was being a bad employee or that I wouldn't keep every single email she sent me to cover my own tail in this situation? Then they tried to tell me I was still on the lease AND that I needed to give notice that I was leaving even though I had notified Victoria via email almost 2 months prior AND paid the $250 roommate exchange fee. There was no communication internally on their part. We didn't even get new lease documents. I signed a lease from 2020!! It still has the girls from 3 years ago listed as tenants. They just wrote my name and when I was starting as a tenant on the top of the page in pen. THREE YEARS!! You're telling me they can't update the lease documents? It's super shady and every time I called to get answers no one would pick up or give me a call back. THEY WILL NOT FOLLOW UP WITH YOU. They do not care about their tenants. It's not worth the money. I kept all the emails and had to call them a few days ago to have them close down my AppFolio account so I could access my new apartments info as I now live in a different state. I haven't lived at that apartment in 3 months!!! I'll add a picture of the mold when I find it. Please read all the way through...I hope anyone who plans to rent from Utopia reads this before signing anything. Hopefully, I was just an anomaly and if you do choose to rent from them, they treat you better. We've had some "frustrating" issues in our first 3 months (front door locks non-functional, multiple last minute move-in date changes, waking up to the maintenence guy in the attic with no forewarning whatsoever, I could go on..) but all that is not why I'm writing this review.. The issues began when they blatantly stole my money. The lease specifically states that our utilities will be included in the price of rent, (we have email confirmation and screenshots of this before we moved in). On the move in date we brought our required down payment of first month's rent+handling fees. She said that it wasnt enough, we needed $50 more every month to cover utilities and we cannot move in until we pay it online (which of course had a $10 fee for using card). Having no choice if we wanted a place to live, we payed. Later, we contested this showing them the lease and they admitted that yes, utilities are included in the rent in our lease like we thought. However it's a "cookie cutter lease" and that part didn't apply to all their homes, ours being one of them. (Never showed me any of this in writing) We have been charged for utilities every month by them. Except for this last month where they automatically pulled our rent, utilities, and then an extra $445 from both me, and my roommates accounts. In other words, instead of pulling the $1500/mo that was originally stated for the duplex, they pulled $2440. Obviously we went and confronted them to which they told us they don't know why it happened but unfortunately it's non-refundable and we'd have to wait until the next month to get it back in credit. In what world is that acceptable? And in case Utopia would like to reply to this review, yes, we have proof of all of this. Impossible to get anything fixed when requested, I lived in a unit since day one there were so many issues. There were even termites and got the run around about anything being fixed on the property we were renting. We even have proof and so many vendors coming on the property but nothing being done. I'm so glad my lease was up and was able to leave! No one ever calls you back as well so hard to get ahold of anyone. The only person at that office that I was able to contact was mighty from maintenance dept and she even told me that the issues that the property had should have been addressed before we moved in which I have proof of in a email. This is the worst property management company I have ever worked with. My husband and I are renting a home that is being managed by Utopia and it's been the worst experience starting from day one. When we initially met with the leasing consultant (who never answered their phone or returned phone calls) to sign the lease, she failed to mention several important issues. First, she only provided keys to the club house and mail box. 1.) When we arrived to the property the lock box was still on the door so we could not enter. We called 5 min before the office closed on a Friday so we were fortunately able to get the lock box code. (Had we called 5 min later the front desk would've been closed and we would've had to wait all weekend until Monday to get in touch with someone.) The fact they didn't remove the lockbox prior to us renting is unprofessional in my opinion. 2.) They provided one garage door opener which didn't even work. 3.) The back patio door locks were completely broken and not functional. It was never even brought up to us by the leasing consultant prior to move in. We ended up living in the property 3 days before the issue was addressed. We were unable to lock the doors which is a huge safety and security issue. It took several phone calls and emails from my husband and I before we were able to speak to a manger to address the issue. The most frustrating part of all this was having to take so much time out of our days to call and email without responses. What's the point of voicemail boxes when they don't check them? 4.) Maintenance requests have been taking extremely long. Both of our closet systems broke and our clothes were everywhere. We submitted requests through the portal and it took over a week to get someone out to the property. They said it was pending owner's approval but that ended up being a lie. When the closet was "fixed" but it was a terrible job. My husband ended up redoing the whole thing so the brackets would be secured. 5.) Leasing consultant was supposed to provide important details for plant care from the homeowners...still have not received that after it was promised to us. She (Autumn) had a list of helpful information/tips about the homeowners provided that was supposed to be given to us but never was. When we asked her for a copy of the list she said she would email it to us and never did. We followed up on email requesting the list and never received a response. This may seem like a small issue but it was mentioned in the lease that we would care for their plants/flowers thoroughly. 6.) We were not provided proper instructions and paperwork to sign up for the HOA gym and clubhouse. This is a perk for renting in this particular neighborhood, however, we haven't been able to utilize the amenities. 7.) Our neighbor who is friends with the homeowner came by to tell us they are equally frustrated with Utopia due to their lack of communication....hmm this seems to be the issue for all parties. Bottom line - this management company does not offer quality management. They are not professional and they do not communicate or follow up. They will gladly accept your money though! read more

UPDATE 4/7/2020: NEVER RENT FROM UTOPIA. I finally received the remainder of my security deposit after nearly 10 weeks from the day I vacated the property. I had to threaten to take them to small claims court and give them a deadline. I wrote nearly 50 emails explaining my case which included documents and photos. They had all necessary evidence to settle this case months ago but they unlawfully held my money until the final deadline date. The final email I received from Melinda on the deadline reads "Against our better judgement and the fact that you basically blackmailed this owner into refunding you, a check was sent to you earlier this week. Have a great year and best of luck to you in life." (see photo). This is a perfect example of how unprofessional and incompetent she is. I guess she believes that a well documented case proving that, according to law, they are required to return my deposit to me is "blackmail." This company will try to steal your money. Be diligent, take photos and document EVERYTHING. Know your rights and DO NOT SETTLE for the bogus deals they try to make with you. Melinda tried to get me to agree to only get a partial refund. She also tried to charge me $263 to repair "missing/broken" screens. I refused to agree to this nonsense. The screens were noted as in poor condition when I moved in and they were at least 20 years old. DO NOT LET UTOPIA TAKE ADVANTAGE OF YOU! It is ILLEGAL to keep a tenants security deposit as long as they did for the reasons they did. I'm so glad this nightmare is finally over. RENTERS BEWARE Worst property management company ever dealt with. I would give negative stars if I could. I rented a home for three years under Utopia Property Management in San Diego. They lie, they cheat and they break the law. Unlawful practices. Kept my security deposit way beyond the legal 21 day period. I'm still waiting for my money 50+ days after moving. They did not provide me the pre move out inspection report until after I moved out. I had to remind them that I hadn't received it for them to email it to me. Charged me for items that were damaged or missing when I moved in. As of today, I have been charged $300 for "make ready" and they have only provided a copy of a work order as a bill. This document shows no monetary values anywhere. One of the items listed is to replace damaged screens. These screen are estimated too be over 20 years old. I believe closer to 30-40 years. Are you kidding me? Some were missing when I moved in. Her response is "you are correct, you did mention some missing screens, but the ones replaced you kept as "good" on your move in sheet." Ok so let me get this straight. You replaced the "good" ones and the missing ones mysteriously reappeared. Bravo magician. Also. NOPE, you can't charge tenants for items that have lived the duration of life expectancy and normal wear. Charged me $320 for cleaning even though it was filthy when I moved in and I had it professionally cleaned before I left. Melinda's best excuse so far is "the dirt we saw is not the same dirt that was there when you moved in." Wow. Should I have left the dirt that WAS there when I moved in? That would have been a filthy 3 years. I reported the home as "dirty" several times on my move in report. Now they are denying that it was reported. They also showed up unannounced with an appraiser to inspect the property. They lied and said a notice was left on my door. I reviewed my Ring Security system recordings and there was zero evidence of a notice. Thank goodness I know my rights and did not allow them to enter without proper notification. Know your rights if you rent from them. Document EVERYTHING. Photograph everything. I'm so glad I did. Gonna need it. RESPONSE TO PETE/MELINDA Thank you for admitting that you are withholding my money due to me subletting. That will be useful. Your response is once again full of lies. And I have attached photos of documents to prove it. I have added photos of both the move in report and move out report. You can see clearly that the property was in poor condition and dirty when I moved in. I have circled key points in red to make it easier to identify these areas. It seems your company still believes they were not aware that the place was filthy even though it was given to them in plain writing in this report. I lived in a complex in Escondido that this company used to manage many years ago. Back then, they were terrible with communication and it would take DAYS before our work orders were even acknowledged. Not surprising that even now the communications and professionalism has not taken any steps forward. I have been communicating on behalf of our employee (managing employee housing) since they have been out of the country. Even before getting the keys to this place happened it was a nightmare to get a hold of anyone on the phone. I'm not just speaking for myself, but for the other two people who were trying to communicate with them before I stepped in. Voicemails go unreturned and emails get ignored. When you politely tell utopia stuff (specifically Melissa) you are frustrated with their untimely responses they become defensive. A simple out-of-office reply is all that is needed to let people know you aren't in currently. I was also told that she returned my voicemails, but I haven't gotten any calls? I wonder what number she's calling? The one that doesn't exist maybe? I was also in their office and noticed a tenant yelling with utmost dissatisfaction. I would not recommend them back then, and still do not recommend them now. Also, cleanliness is not their forte. Upon completing move in inspection on behalf of our employee, there were many factors that just made it seem like no one had really put in the elbow grease to make sure this apartment was in tip-top shape prior to turning it over. There was alcohol in the refrigerator still. Was it from their previous tenant? If the cleaning crew would've done their job they would've removed it. Drawers were still littered with crumbs and old make up stains, kitchen faucets were calcified and not clean. Oven was disgusting. I could go on and on but I would rather not. This is absolutely a terrible run company. I have had issues since moving in this condo (May 2019) The move in sheet was inaccurate The kitchen had major leaks and damaged the condo below. This was reported within the first week of moving in. My gf has respitory issues since moving in and has had treatment at hospital once so far. I have no sense of smell but have headaches constantly. She continues to smell odors in kitchen even after the shotty repAirs. Below are pics of mold, the company only dried the wall out and covered with drywall. Nothing was done to repair damage under tiled floor. After said repairs the dishwasher still leaked hope the unit below don't get damaged again as they refuse to fix again. Today I was served a3day pay or quit. We were told we didn't have to pay while repairs to condo were being made but was charged late fees for time not paid. I have emailed this company on many occasions asking for an air quality check and explanations with no responses. I paid them to avoid further actions from them however will be suing and suggest anyone reading this to avoid this company. Below are pics of mold that all they did was cover up. I have all angles from renting from utopia, using them as a management company and lastly a realtor, broker, title representative when I sold my house. They are sharks who don't care about you and your money! Beware. My realtor Ryan snuck in a 10k seller credit and never discussed it. I sold a 500k home and couldn't even get him to answer the phone. If I wasn't contractually bond to utopia I would have walked. I will never deal with this company ever again. You're treated like a random person and no one cares there. I spoke to Ryan a total of 2x. He was dismissive and unresponsive, regardless of my experience or what I signed I never had a "true" representative in him to guide me through anything. I never had any issues until I moved out and it's been over 3 weeks and I have not received my deposit back. By law, I should have received my itemized statement and deposit back within 21 days of returning keys. Around day 10 of not receiving my deposit back, I called MULTIPLE times and left voicemails to the associate I've been in contact with... no response back after MULTIPLE calls over many days leading up to this point. It's almost as if the company is just trying to keep my money because I'm no longer giving them monthly payments or a client of theirs. Bad and unethical business practice. Update to my last review: after a little more back and forth, we were able to get all the receipts (and explanation) that we were looking for in regards to the recent variance in the rental deposit. BEWARE, ESPECIALLY COLLEGE STUDENTS!!!!! After taking $45 each from 8 people (4 college students plus 4 qualified co-signers), the application was denied for being "incomplete" despite ALL applicants receiving email confirmation of payment and necessary documents. It was extremely difficult to get anyone on the phone or get any kind of "next steps" information and why should they? They just made a quick $360 with zero intention of ever planning to rent to them. I should have checked YELP first but didn't do so until the whole thing began to feel sketchy. After reading all the comments, we definitely dodged a bullet as it sounds like we would have lost even more money in the long run had we managed to sign the dotted line. First and foremast i have lived in this apt since 2018. Was paying $1325, which for a 1 bedroom is reasonable since its not a big space. Then problems happened the start of 2019. Plumbing, power to the outlets, water coming in through my bedroom. The list goes on and i can tell you they do not care what you are going through as long as you pay rent. I had to live cramped up due to my bedroom getting carpet getting drenched due to the 2023 rain beginning of the year for two weeks it took them but when i did my research the job should have been done sooner than that. I had to bug them constantly cuz had i not it would have taken longer. Tried to go through my insurance but they management at utopia said it was due to my bedroom window not properly being placed on correctly. Its now august and that rain leaked through again but not through the window like then mentioned to my insurance company so now they lie on top if that. Rent went from $1325 to now $1691.64. Nothing has changed about this 1 bedroom. Havent extended it no new items. Nothing other than things falling apart left and right. Now we have a plumbing issue throughout the entire apt building. Cant even take a dump. I only stay cuz im honestly tired of moving and i have a son who stays with me and he just as tired of moving which i cant blame him. Before i forget nothing is included in that rent. No free water, sewer or trash. No SDGE paid for either. Thats just the rent, but we put up with it cuz nothing being done about it. I dont expect special treatment but as a veteran i would much rather be deployed again then deal with this bull. PART 1 UTOPIA 11603 Yelp review We rented a condo in CORTINA neighborhood in Mira Mesa, through Utopia Management, & it was a decent condo & nice neighborhood (except for: old appliances, dirty garage floors, holes in screens, dirty/dusty lights, dirty backyard, debris left by previous tenants, old carpet, diy'ed floorings, dirty fireplace, nails poking through carpet, loose electrical sockets, etc.. [we have pics to back up these claims, btw!]), when we got it. But the rent amount was OK (low, probably coz of the condition of the condo), so we took it. We live there for almost EIGHT years, coz for Mira Mesa, the rent was reasonable. We didn't ask to replace ALL the old and dirty appliances; we only asked for little maintenances like screen replacement and loose electrical sockets. They eventually replaced the carpet due to nails poking out--we have small kids!--with the cheapest carpet in the world, by a subpar installer. After few months, we noticed that when a neighbor turned on their AC, the walls vibrate; you won't be able to sleep, but we sucked it up, coz the rent we think is reasonably good for the area. We didn't complain, we just wanted to live there. Movements of neighbors' garage doors weren't silent either. Oh, you would know when it's opening/closing. We only used the pool only when we knew they just cleaned it; and it was seldom cleaned. They could argue that the pool guy always cleans it, but look closely and you'll see how cloudy the water is. Utopia Management did a phenomenal job supporting us during our lease! Over our 3 year stay we never had a problem getting through to them whenever something came up! Specifically Sarah Gillen was and is an amazing communicator. Anytime we should expect any visitors like inspectors, maintenance workers or landlord, it was never a surprise because she was always on top of it. She was there to meet all our needs and went above and beyond to ensure we were always comfortable in our unit. She and her team Yulizza and Jocelyn were also so kind to us and helped us during our stay as well. I have been looking to rent a home in San Diego for about a week now. During my search, I found a beautiful home and request to tour. Amanda replied back to me and scheduled a time to view the property. She also suggested I apply now (including a $45 application fee) and to view it later which my partner and I both did. A few days later my appointment to view the home was canceled because "We had an applicant who wanted to proceed without viewing the property." Then today I receive a message from Amanda saying "I wanted to inform you that the property was rented out to a more qualified applicant." Now, was it rented last week? Are they simply requesting people to apply to homes in order to pocket their application fees? Who knows? But, I will avoid using this property management group due to its sketchy business practices and lack of professionalism. read more

I wish I could leave one star. Seriously the worst company I've ever gone through. When I moved into the home I leased through them it was dirty but whatever I let it slide. It took multiple emails to my property manager to get things resolved. At the end of this when it was my time to move out the property manager (Mary) didn't show up to our scheduled walk through and claimed my husband had confirmed a different time with her, my husband had never spoken to this woman before. Without getting into a huge thing and a ton of detail I'll just say I was told I'd receive a refund of $297 but instead they sent me a check for $49. They are insisting the owner of the home needs to refund me even though my lease and security deposit was with Utopia management. They should be the ones to fix this issue. Stay away from them don't bother renting through them or using them for your property. They steal and lie. Just want to edit to add to something in regards to their response. My husband was in another country on a boat with no way to communicate with people so literally impossible for him to confirm a time with someone he never spoken to before. This is the experience I had renting from Utopia for a year: 1. The unit was dirty the day I moved in. Utopia did not have the unit cleaned. The toilets had urine stains all over them and the kitchen sink and stove top were filthy. 2. Utopia did not perform a walkthrough of the unit with me prior to moving in. They did their own walkthrough and provided me with the paperwork to do a walkthrough by myself and make any additions. I noted on the paperwork some issues and they never fixed them. 3. Utopia completely botched my move in and didn't notify or schedule anything with the property's office. I even called Utopia the day I moved in and asked if there was an elevator reserved, etc. and they told me the property doesn't do any of that. I saw the letter where the owner was fined $300 for this - which was entirely Utopia's fault. 4. A few months after moving in, I noticed that my bathroom sink was leaking. I promptly submitted a maintenance request and it took Utopia 2 months to send someone to fix this. During that time the board underneath the sink became completely warped with water damage and had mold growing on it. 5. The fridge had to be repaired because it was making very loud noises and waking me up at night. The maintenance person explained that ice was built up and a fan was hitting it. He told me it would take him too much time and effort to scrape all the ice and instructed me to unplug the fridge for 24 hours so that the ice would melt before he made the repairs. I lost all of my food because of what Utopia's maintenance person instructed me to do. I requested compensation for this and Utopia refused. 6. On May 11 I submitted maintenance requests for three separate items: a. The knob stopped working on my other bathroom sink. Water was continuously running because the knob wouldn't turn it off. I had to shut off the water underneath the sink. b. The maintenance person that fixed the initial leaking sink instructed me that the warped and molded board needed to be replaced from where Utopia let water leak on it for 2 months. c. When I use the shower and sink in the master bathroom I can hear water leaking inside of the wall. 7. Utopia refused to respond to these requests from May 11. At the beginning of June I sent them a formal email with a 30 day notice that I would start withholding rent beginning in July (per California law) if they did not remedy these issues. They failed to do so. 8. I received contact from Utopia on July 19 saying that a maintenance person would be reaching out to me. This never happened. I received no further communication from Utopia via text, email, or call/voicemail. 9. On August 10, I had a notice of entry taped to my door for them to come in and make repairs. This happened without any prior communication with me. I was in my home and I heard a key go into my door and a maintenance person just walked in. He didn't knock or announce himself or anything - I received no communication that he was here at the building or that he was coming up. He immediately apologized and said Utopia told him that not one was currently residing in the unit. I marched him right downstairs to the property manager's office to provide this information in order to have proof of what he was saying as what happened is incredibly illegal. Repairs were subsequently made to the unit 3 entire months after I initially submitted the maintenance to Utopia's portal. 10. The lady who answers the phone needs better training on directing calls and professionalism. I was placed on hold 3 times, on the third time she said I'm sorry I forgot you were on hold what how can I direct your call this was after letting her know three times the purpose of my call. Utopia is nothing more than slumlords and crooks. I hired them for 3 years to manage my property, and found they would charge for services never rendered, they tried double charging me and the tenant, and there's no oversight to make sure work is getting done properly. Their accounting is super shady, and their vendors are not professional caliber at all. They had to come back several times to finish their work, and in the end I had to do it myself. Utopia told me they get a lot of complaints about their vendors, but they don't do anything about it, They sent a final bill to the tenant after they left, and after dealing with their accounting scams for 2 months, I wouldn't trust them to send me a check even if they got one. read more

I have to say, Utopia Management is by far the worst property management company I have ever experienced. I have been renting in San Diego for 10 years and interacted with several prop management companies over those years but Utopia is absolutely the worst. It is actually so bad that I genuinely don't trust that if anything goes wrong with the apartment or if we need something that they will actually even respond. When we moved in to our place in 2023, they did not provide any codes to the smart door lock/garage key pad/pool bathroom codes and it took a WHOLE MONTH after moving in to get these codes. They kept saying they had to track this information but would never follow up! Then when we lost our pool key fob and ordered a new one, it has been FIVE MONTHS since we paid the fob replacement fee and still have NOT received the fob we paid for!!! We now randomly just received two invoices from when we had appliances serviced when we moved in because they weren't working properly and now are being charged $120 for each visit for this appliances to be serviced. We love our apartment so much but my goodness, this company is so horrible it may actually lead us to move sooner than we would want! I actually think this company has some serious organizational issues, extremely fast staff turnover, and some very clear business issues. I would strongly advise against anyone to rent a unit with this company!!! I really hope they look at some of these reviews to explore how badly they need to reevaluate their operations! read more

Robby Schlesier and April Manusig have outstanding customer service, efficiency, professionalism and are prompt. There was some general issues as I was relocating but I was taken aback by how amazing these 2 specific Utopia representatives were and how they handled the issue. I will say I was NOT impressed by how Utopia manages PROPERTY SELLs and would NOT advise the use of the real estate portion specifically sellers beware but I would recommend April (not Ryan) if she is a real estate agent. In summation, Robby and April are the reason I am giving Utopia 5 stars and I hope they get recognition because these 2 superstars allow light to be shed on this organization despite the other reviews. They are role model employees and both turned some challenges in to triumphs. read more

Just like the other reviews - these folks aren't in business to offer good service to the customer. They only care about tenants conforming to their processes, procedures, and way of life. I called them to ask about a property to rent and had some questions. They transferred me to voicemail, refused to answer my questions, and then hung up on me. I've owned several houses in my life (not a deadbeat), and if I had one to rent in the area, I would NOT engage this organization to assist me with finding a tenant. read more

I would absolutely not choose this company to manage your property especially in San Diego/Chula Vista area if you are looking for one. There's a reason they have such a low star rating. I scheduled a showing for their property on White Pine Ct. Alaina, the showing agent, didn't specify anything in our email correspondence regarding parking upon arrival so I parked in front of the garage and waited at the front door for her as most places have me do since I'm not there very long. When she got there she was walking up talking on the phone, walks past me to open the door and doesn't acknowledge me AT ALL. She is telling the person she's on the phone how someone is blocking the garage where she needs to park, she has no idea who's car it is but needs to open a lockbox for a showing. All as I'm literally standing there in front of the door with my daughter waiting like an idiot. I let her know it was my car and she had not specified where I should park. Her response "I don't know but they tow here so you can't park there. I need to park my car inside the garage and I can't get towed so you need to park somewhere else." I ask where am I supposed to park because I'm clearly not familiar with the area and she just tells me "I don't know but you can't park there" I find parking and come back and walk inside to tour the property. NOT ONE WORD IS SAID TO ME THE ENTIRE TIME I AM INSIDE. I have never experienced someone so rude and disregarding in real estate. Are most people in this world that work in customer service just like this now because they can't seem to get simple training on professionalism in very common and simple courtesy and customer service practices? That specific property has been listed for some time and I can see why. Too bad for the owners. I signed a lease on a property managed by Utopia and they gave me the incorrect keys and had the wrong locks on my apartment door. I couldn't access the apartment for over a week due to their mistake. Extremely unprofessional and disorganized, would recommend all tenants and clients with properties look to do business elsewhere! read more

This management co. set appointments to view a rental and left 3 of us standing around with not even a text to let us know that no one was coming. None of us could get a hold of them and the next day when I called regarding the property they told me I could rent it. I reminded them that I hadn't even seen the property yet. :( 2 days later I received a letter telling me I no showed on the viewing and that I couldn't rent that property!!! CRAZY read more

I lived in a property that was managed by Utopia and frankly I'm surprised they're even able to rent these apartments on Primrose Ave in Vista. They are cockroach infested and there was always something breaking, leaking, or smelling. Maintenance and pest control did make a number of appearances at a very timely manner but nothing seemed to work. Property managers only answer via email it's very hard to get them on a phone call to address these issues. I was able to get out of lease due to these conditions which is why I won't give them a one star but honestly this was not safe place to live. read more
