So sad I couldn't give this place more stars... We had really high expectations based off the glowing yelp reviews and amazing food pictures. Went in on a Sunday around 1pm (party of 3). It's a small cafe and given the time it was understandably packed. The girl by the front told us it would be a few minutes. We went to stand by the hallway next to the front register. Two girls were standing ahead of us. 10 minutes passes by and one of the workers seats the two girls at a 4-person table. Hmm... this didn't seem logical but okay. We continue to wait. Another 10 minutes and the couple behind us gets seated because a 2-person table opened up. By this time there were maybe 3-4 parties waiting behind us. We finally get seated. 10 minutes passes, and during this time all the parties waiting after us got seated since a bunch of tables cleared out at once. At this point we notice the waitress go around and take the order for all the other parties (ALL of them) while we were still waiting stupidly with our menus. The waitress finally comes up to our table and asks if anyone has taken our drink order yet. We say no, she apologizes. We ordered all our food and after 10 minutes it comes out. I got the ranchero breakfast burrito with bacon, which usually comes with avocado, but mine didn't have it because they had run out of avocado (slightly annoying but even more so given our experience so far). The burrito was decent, nothing special, but sooo heavy and greasy. Oil everywhere. Other entrees ordered include the omelette with country style potatoes, eggs Benedict, and side of French toast and pancakes. Amazing presentation of food, but taste-wise everything was pretty standard. The French toast wasn't cooked all the way and was still doughy in the center. The pancakes however were especially good and buttery. Probably only thing I actually really liked. Due to my experience I'm not inclined to return, but a less busier time (i.e. not weekend brunch) might lend a better experience. The girls working are really sweet, but service it hugely lacking. They have no sense of how to handle a large flux of people (no waiting list, no organization in how to seat people or take orders) which was really frustrating. read more

This is my favorite place to have breakfast for lunch! The breakfast burritos here are legit. I have two friends that come here and always split a burrito & a tuna sandwich with fruit because "most of the time, when you think you want a whole burrito, you don't." It's so true. But I don't always have a friend to split with, so... /shrug/. The atmosphere is very casual- you can walk up and get a coffee to go (they do a full cafe menu + Italian & French sodas) ; but if your party is larger than (4) it can get a little tricky to get seating during a busy hour. Came here due to Yelp and Super disappointing- neither the food nor the service were good. We got coffee and it was luke warm at best. Finished that and no offer to refill. I had to walk in and ask for a refill and what I got was super bitter almost sour barely warm coffee. Complained about it and another waitress brought me a hot cup of coffee- finally!!! The matcha latte was grainy. And the food was mediocre. The country potatoes came with raw onions. The matcha pancake had a couple of pieces of onion in it- really!! My friends and I were gonna order 3 different dishes but we ended up ordering the 3 of the same dishes with different sides. Crabmeat omelette was amazing! Ive never had a seafood omelette so this was the first time I've tried one. I also tried my friends side potato grits, they were also good. Next time I come here, I wanna get that as my side. I had a gift certificate from a charity auction for 2 entrees and 2 beverages. I got them in 2014 and they got boxed up in storage, so time had passed, but they did not have an expiration. We were finally in the area and decided we would have lunch on our way home from Hollywood. I presented the certificate to our server and she said it was from the old owner and wasn't sure what to do. She questioned if it was authentic because it didn't look like the GC they use now. It was dated and signed in 2014 when the former owner gave it for a charity auction. She said she didn't know what value to give it. It didn't have a $ amount, just 2 entrees and 2 drinks. She decided to give me 1 meal and 1 drink. She spent a lot of time questioning the certificate, so I pulled up the original listing and my receipt from biddingforgood. She still had a hard time believe it was legit because it was from 2014 and she said the new logo that was on it was created in 2016. I couldn't do more than show her my purchase date and that it was donated by the previous owner, which she verified that was his name. Granted, there was a new owner in 2016, when you buy a business, you accept all that comes with it. Given that no 2 entrees and 2 drinks would have been much over $50, she chose to make us feel like we did something wrong and even stated that we could have been lied to by the charity (Glendale City College fundraiser). The owner wasn't in, so we agreed on the 1 meal and 1 drink and would never have a reason to return. BF ordered a ham, veggie, and cheese omelet with fruit. Nothing out of the ordinary, but tasty and filling. I had the grilled salmon salad. Salmon was a little over cooked, salad was nice and fresh with a side of capers for little zing. Two iced teas. Met a friend here when I wanted to find a brunch spot in between the valley and east side. The place is Right off of the freeway and has a parking lot in the alley behind which is a huge plus. Small diner vibes with some outdoor seating. Menu is extensive but not overwhelming- omelets, breakfast sandwiches and burritos, sweets, etc. I ordered a breakfast burrito and added refried beans. I can't get enough of it, every morning on the weekends I always come down here, and I am able to get a delicious waffle with many fruit and many flavors. My friend and I joked that this had to be a front for something because it just couldn't be a legit restaurant. It's awkward and the staff doesn't seem to care about serving you. I had this place bookmarked for a while and finally went - a little surprised by all the good reviews - i did not have a great experience here. Service was not great - we got our food before ever getting the waters we asked for. And then we had to wait for someone to notice us to get silverware to eat the food. The inside of the restaurant is okay - nothing fancy and just a diner-esque ambiance. The coffee was horrendous (it tasted burnt as like their coffee maker needed a serious cleaning with vinegar). The server only came back once we were totally finished to check on things. I told her the coffee was horrible and pointed to our totally full drinks. She says sorry and comes back with the bill. I noticed the drinks still on the bill and asked her if she could find out if she could take them off because they were so bad. She leaves and a different girl returns who rudely asks us "Why didn't you say anything earlier?" (Well, no one was around for us to tell the entire meal. And also, why would that have mattered? I had an Americano and my friend had a regular coffee so why would we want to try anything else?!). She said it's just strong coffee (which I like) - but seriously, was it necessary to berate us about the coffees? It was awkward and uncomfortable. They didn't take them off the bill so we spent $6 on coffee drinks that sat full and had to have an unnecessary unpleasant conversation. Brunch was $16 each for a meal and wasted coffee. We left annoyed and drove straight to Basecamp to get a good cup of coffee! My friend had the veggie tacos which were chopped up veggie burgers and I had the garden omelette which was pretty good. Im not sure what I expected from this place, but it just didn't hit some marks for me, personally. I paid $19.78 with tip and tax and I feel like I could've gotten a better meal at a diner. I'm sure this place is family owned and I would want to support it better...It was definitely decent, if I lived in the area I'd probably hit it up all the time but I don't know if I would go out of my way to go back. There is parking in rear (all parking out front is 30 mins only) but it was full so ended up doing street parking. There is a lot of street parking if you go further down, and some in the residential areas behind. They seated us quickly, although the actual food did take a bit to come out. I probably should've gone for pancakes- but I wanted to get the Turkey and Cranberry to be a bit healthier. It was decent, and the chai was just okay. The fruit on the side however, was very fresh and I would definitely get fruit on the side again. My friends got the Matcha pancakes and they did taste better, but I think it would've been too heavy. Service however, even despite a little wait for food, was good. At one point we were talking amongst ourselves of something we needed while the server was close and the server just brought it over. This place will treat yelp members well, if you look at the sign in the back they say if you write a yelp review you get 10% off your first meal there. AMBIANCE: The restaurant is a low-key, family run kind of place. It's a little dark inside, maybe due to the way it faces the street. It's a friendly, non-pretentious, breakfast place. You're not gonna get a bougie IG photo of your breakfast partner with the light walls, bright atmosphere, and the white accents. It didn't bother me! I wasn't going for basic brunch. FOOD: That being said, the portions were generous and the food was good!! I got the matcha pancakes with chocolate chips and strawberries on top instead of white chocolate chips and blueberries on top. They were totally fine subbing things out and it was delicious. (Also, that was a hint to me that they're making it and mixing it for each order rather than having a premixed batter in bulk.) I'm not usually a breakfast person, but the short stack was a perfect amount for me. That's 2 large pancakes instead of 3. The other thing I really liked about the pancakes here is that they weren't so heavy. Sometimes after I eat a big breakfast, especially pancakes, I just feel gross at the end, but I didn't at V Boulevard! The pancakes were light and fluffy! This place is decent. We came across it on Yelp since the place we originally had in mind had closed. This place is located basically on the border of Glendale and Burbank. Street parking is pretty easy as it's not in the prime busy areas. They have seating both inside and outside patio. I shared the breakfast burrito and eggs Benedict, both of which were good. We added avocado to both which I highly recommend. The only thing about the burrito was it had too much cheese in it and on it. The burrito doesn't come with any sides but with the Benedict you have a choice of fruit, hash browns, or country potatoes. Portions are pretty big especially the burrito. read more

Local place but my first time here since they're only breakfast and lunch, close at 3pm. Big, trifold menu. Most prices are ~$1 more than the photos posted in 2018, e.g. build your own omelette now $12.25. Great service, greeted me right as I walked in. Food is excellent - I had an omelette with sausage and the works (broccoli, spinach, onions, mushrooms), garnished with avocado. Basically it's like homemade. Black coffee is standard diner fare, wishing I'd had an Americano instead, but I usually try regular coffee my first time in, as a benchmark. It was the cook's birthday, and the staff all sang Happy Birthday to her - good vibes! Prices are the same as Hill Street Cafe in Burbank. I definitely recommend the Build Your Own Omelette. Great spot for L.A. natives or visitors. There is ample parking on the back through the side residential street. Did I say how much I love the service? I came in and although there was 4 of us, I asked if we could get a table for 6 (tall people problema lol) to not be jammed packed. So glad the waitress was kind enough to let us sit in a bigger table. Probably because it was around 10AM, and not when it's at it's peek. The extra space made all the difference, though.
