Traveling by the Villa many times a week for the last 22 years, I have seen many changes - some welcoming and some not. I have to say since April 2023 - New Inn Keepers - John and Heather show a wonderful couple co-managing the Villa in so many wonderful ways. Their attention to those that stay is 5- Stars. Having traveled extensively and doing my best to frequent Inns. They treat every guest, and guest family like there own family. They want to know your likes and dislikes so they can cater to you and make your experience a more than memorable one. They have created a beautiful oasis in the back yard and although much is within minutes (beach, golf, good food), it is quiet. The Villa is immaculate and so welcoming. I feel bad John and Heather spend so much time catering to us and working so hard but they have a passion for it, and it comes out in everything you see and talk to them about at the property. We had a wonderful visit and they truly helped my daughter and now son-in-law as they prepared for their wedding just down the road. Thank you both so much for your amazing care, attention to details, and your openness to helping us have the best day possible for the newly-weds. Your above and beyond makes us know how special the Villa now is... Thank you!

What an amazing little hidden gem! Beautiful B&B, tucked away in Westerly. We stayed in the Tuscany room, which was beautiful. Queen sized sleigh bed, 2 person soaking jacuzzi tub, a nice sitting area, and a nice glass shower with rainfall shower head. There was a gorgeous picture window in our room allowing for ample sunlight. The breakfast in our room option was amazing and delicious! It was a great way to spend our anniversary! Betsy and Mike are fabulous hosts, thinking of every little detail possible to make our stay a memorable one. I highly recommend checking it out! The grounds are just as lovely with an outdoor pool and jacuzzi that's open in the summer.

After we got back from dinner she was nice enough to turn the jacuzzi back on so we could make the most of our time there.

The desk staff (Chris) was super friendly and helpful when we asked questions. This apartment was a one bedroom, 2nd floor unit with a wood deck, siding glass doors, a Double bed, full living room with couch, tv and 2 top table with chairs. The couch was quite dated and should be replaced with a pull out bed type set up - but for two adults, it was not an issue. The sliding glass door used to enter the unit could use a serious cleaning / tune up and did not slide as it should have - we managed to make it work. If I had been staying more than 2 nights I would have been pretty annoyed by it. The bedroom has a large closet for storing bags and clothes and there was also a smaller closet in the living room that had an ironing board and iron, inside. The kitchenette (thinking we would be at a motel) was unexpected and much appreciated. There was a mini fridge, microwave, utensils, drinkware, dishes, pots and pans! We made good use of the outdoor gas grill - we did spend some time cleaning it deeply! - but once cleaned, it seared our steaks like a charm! We found ready to eat sides and the delicious NY Strip Steaks at the nearby, Dunn's Marketplace and enjoyed a leisurely dinner on the patio prior to heading out for the night. All in all this was a fairly inexpensive way to enjoy Misquamicut beach, the nearby restaurants and beautiful summertime views with friends (a couple stayed in a sister property hotel closer to the main drag) and my dog! I would come back again!

First off, there was "Robyn"- I'd heard previous reviews , but honestly; until you meet her, you just have no idea how special this woman is!! When I say, she's a ray of sun shine-I mean it. She exudes positivity, kindness, graciousness!! She greeted us immediately, and gave us a brief orientation. Offered us lemon infused water, showed us where we can grab fluffy beach towels,, etc. gave us a tour of the grounds and incredible views. Then she showed us our room. She was extremely knowledgeable about the area-and made some wonderful dining recommendations. Our room was very cute. It has a country cottage appeal-bedding was high quality, as were the bath towels and toiletries. Our bed was so comfortable with the best pillows I've ever slept on. Bath robes were also provided, which was also such a nice touch. Our daily breakfast delivery was very special. I loved all of it-there was such an attention to detail-like a ramekin of Maldon salt flakes to add to the tomatoes on my lox and cream cheese bagel. Orange juice and coffee press every morning, and always a well balanced breakfasts. Eating off of hand crafted pottery made the meals even more appealing. I loved all those special touches. Any time we'd see Robyn in passing, she would always greet us with her beautiful smile and wonderful energy. She is such an asset to sea breeze. I'm sure the proprietors must know what an absolute gem they have in Robyn. Our room was close to the main road-so we did have to deal with a bit of street noise, however, it was also ticked all the way in back, which felt more private than some of the other cottages.

Although surprisingly shabby, the ambiance was nice enough. Sabrina was wonderful. She brought us to our room (The Emerald) with its king size bed, sitting area and large bath. We booked that room as my husband is extremely tall and needs a little more wiggle room in the bed for his legs. Had a king not been available, we would have looked elsewhere. We booked for 3 nights. The room was lovely....except for the dreadful stench of a dead rodent in the wall. No ones fault, but the penetrating odor made it impossible to stay in that room and not feel filthy and/or ill. Sabrina apologized that she had not been in the room for a few days and had no idea of the horrific smell. She did try to have the problem remediated -but to no avail. We were offered a different- very tiny -room (Ruby). It consisted of a smaller bed, no seating, tattered and torn curtains and it was difficult to negotiate getting around the one side of the bed that was passable. Although no ones fault- except for the rat -, we were extremely disappointed as there was nothing luxurious or special about this 2nd room. View was nice though. Sabrina assured us that they would handle the price adjustment over the weekend. In the end, we left a day early. It was our choice and we did not expect any reimbursement for that one night. We merely wanted the difference in price between the the two rooms at the time we booked. It seemed like a very fair request.. The difference in price was $250.00, of course we asked for nothing more, despite out inconvenience. The price was not adjusted by time we left so we called when we returned home. Here is the rub!!!! It was a struggle to have an intelligent conversation - never mind get our rate adjusted to match the quoted rate for that second room. The manager was extremely difficult, snarky and incredibly rude. He was arguing about returning any money to us. I explained that Sabrina said they would reimburse us the difference. After several days, G., the manager came up with an arbitrary $200 reimbursement instead of the full amount. After a further struggle, he said he would see if he could do better. We called several times and he never did do better. In fact after his $200 declaration, he never accepted any of our calls. Twice, I also tried to reach the owner, Ann Law, to see if she could understand the unfairness of the situation. No response from her either. They simply ignored our correspondence. While we were at the Avonlea, Ann was readily available to chat about her newly written book she was promoting during Thanksgiving dinner. $50 won't break our bank, but wow what an unprofessional and unnecessary experience. It would have thought it would not have broken their bank either. From the overall shape of the place maybe it would! Perhaps Ann will use the extra money for some new curtains or some rat traps. If you don't mind a shabby place and you don't run into any problems that need to be fairly addressed, you may like it there. Great views and great location. BTW. - I waited to see if they were ever going to respond or refund before I wrote this review. They chose not to. Hey everyone is nice when things go smoothly. True colors come with adversity. This review couldn't be any closer to the truth . Good luck. Maybe try something different.
