Hopefully major changes can be addressed as this building has lots of issues and improvements are needed. Security in the complex is non existent. Transients are constantly breaking in and accessing this property. They are casing the building and hanging out in the garage/pool area. Security cameras are not helpful especially when constant mail is being stolen. Parking garage gates have issues and are open throughout the day/night. Making transients have easy access to the building. Trash/recycling bins are always full and brings lots of insects and rodents. Pool is not heated and not cleaned as often as it should be plus inside the pool walls are dirty and metal bars are rusty. Tenant bringing homeless and drug addicts into the building. They provide the code to have access to come into the building. We have found drug paraphernalia inside and in the garage. Transients hanging out in laundry room and sleeping in the lobby. Mail theft as residents constantly have things missing and stolen from other tenants or food delivery couriers. Back door/side door gate is always tampered. Constantly see transients walking around back of building and scoping out units to potentially break inside. Police are called often here at the Amalfi. Still waiting for my reimbursement for renters insurance charges. Never heard back or followed up. Elevator is out of order and has mechanical problems multiple times this year. Rent is ridiculously priced for this building especially in this homeless infested city of Weho. Hopefully changes can occur, but from the past years of being a resident here at the Amalfi Weho since 2020 it seems like nothing has changed. David was the property manager and he was always quick to respond and reasonable if not generous in the follow through. It was really nice to have gated parking and live in a super walkable neighborhood, and generally safe. Also met some nice neighbors who became friends. I'll echo the comment about the old windows. Being a light sleeper, windy days and street noises got to me. Other than that, especially for the price it's a win.

    If I could give this place zero stars, I absolutely would…read more This has been the most despicable, unprofessional, and dangerous apartment experience I've ever had in my life. Management at Burton Way Luxury Apartments gave a key to my unit to my stalker -- yes, you read that right. My stalker created a fake email pretending to be me, told the office that a "friend" would be picking up a key, and they actually handed it over to him. This was after I had already given the management team written and verbal instructions not to respond to anyone using that email or any other number but mine. As a result, my home was broken into, thousands of dollars worth of belongings were stolen, and I was left feeling completely unsafe in my own apartment. On top of that, the building is infested with roaches. They're all over the property and eventually made their way into my unit. I complained about this repeatedly. Every time, management said they had "treated it," but nothing ever changed. The problem clearly runs deep in this building, and they simply refuse to take it seriously. And if all that wasn't enough, after everything I'd already been through, a new employee started working for the management company and -- unbelievably -- called my stalker directly, thinking it was me. This is after months of me explaining the severity of my situation and begging management not to make that exact mistake. It's beyond careless -- it's dangerous. For the amount of money they charge to live here, tenants deserve safety, professionalism, and basic human respect. Instead, what you'll get is a roach-infested building run by people who clearly don't care about their residents or their safety. There are plenty of great places on Burton Way, even older buildings that are managed far better than this so-called "luxury" complex. Do yourself a favor and stay far away. Unless you want to deal with stalkers, roaches, and management that puts you at risk -- this is not the place for you. This building is a complete disgrace, and the word luxury should be removed from its name entirely.

    I lived at Vinz on Fairfax from January 2021 to late 2025. For most of that time, under Greystar,…read moreit was excellent. Attentive staff, fast maintenance, a building that was actually cared for. I had zero complaints and planned to stay indefinitely. Then Avenue 5 took over, and in a matter of months they gutted everything that made this building livable. **The building was allowed to rot.** Elevators broke down constantly, sometimes for weeks at a time. The pool turned green and sat that way, untouched. Random alarms blared with no explanation and no follow-up. Loud music echoed through the halls nightly like the building had no management at all. Nothing was cleaned. Unhoused individuals were routinely getting into the complex with zero response from staff. And when the batteries died in my own front door lock and I called maintenance for help... they responded by blocking my phone number. Read that again. A resident locked out of their own home because property equipment died, and management's solution was to make sure they never had to hear from me again. **They stopped bothering to answer the phone.** I called and emailed the leasing office repeatedly trying to move into a larger 2-bedroom in the same building. Never got a single response. That silence is the entire reason I left instead of renewing... they lost a longtime resident who was willing to give them more money, because nobody could be bothered to reply to an email. **Then came the move-out, which they turned into the single most stressful experience I've had with a landlord.** I gave 31 days' notice, well ahead of schedule. A week and a half before my move date, the only elevator serving my unit broke down. I stayed on top of it daily. I told them exactly when I was moving, when my lease ended, everything. Every single day I was promised it would be fixed. The morning of my move, on the final day of my lease, it was still broken. I called Otis myself at that point and found out the truth- the leasing office had never ACTUALLY ordered the part. The "it's been shipped" story I'd been fed for over a week was a straight-up lie, invented to get me to stop asking. My movers- Excalibur Movers, who deserve every star I'm not giving this building btw- ended up hand-carrying every single item (including an 8 million year old 300lb table) down 11 flights of stairs. The bill came in at 4x the original quote because of it. And how did the leasing office respond to a resident whose move-out they'd just sabotaged with their own dishonesty? I was told I was "being too much." Staff mocked me by name within earshot of the office, apparently unaware, or not caring, that I could hear them. I asked the property manager, Julia, how the building accommodates residents who depend on the elevator for accessibility. Her actual response: **"Not an issue here. Luckily we don't have any disabled residents."** I still can't believe a person in her position said that out loud. **Julia's behavior only got worse from there.** The assistant property manager- genuinely the one competent, decent person on that staff, and clearly worn down by working with her- agreed the elevator failure warranted reimbursement for my inflated moving costs. I came back the next day with the mover's invoice showing the original quote against what I actually paid. Julia refused to even see me. Instead, I heard her, unprompted, tell her assistant she wasn't going to "pay his bill" and call me a f*cking idiot. Loudly enough that I walked back in and confronted her about it on the spot. She had nothing to say to my face. **Then the real violations started.** No itemized move-out statement- legally required. No word on my deposit for weeks. After I put Avenue 5 on notice in writing that they were violating tenant law, I finally got a payment link demanding additional money from me- with zero itemization. No damages listed. No explanation. Just "pay us." When I called for clarity, the finance rep yelled at me that it "wasn't his problem" and that he was only calling back "to be nice." Eventually, after roughly seven weeks of silence and legal threats on my end, I received a "good-faith" check to make me go away- and it still didn't cover my full deposit. Communication stopped completely after that. **This is not a building having a rough patch. This is a management company that lies to residents' faces about repairs, mocks tenants to their coworkers, dismisses ADA/accessibility concerns as a non-issue, illegally withholds move-out documentation, and only pays people what they're legally forced to- and even then, not in full.** Greystar ran this building the way a building should be run. Avenue 5 took over and turned it into a slum with a leasing office full of people who talk about their residents like garbage the second they think no one's listening. If you see Avenue 5 attached to a property you're considering- anywhere, not just this one- take it as a warning and look elsewhere.

"CAROLINA" was not honest to me and not share her full knowledge before I paid for application fee AND DEPOSITE MONEY BEFORE I MOVE IN TO THE PLACE. I explained to her about my income and clearly they saw back and forward, my statements and even mentioned I have a co-signer with good history for the past 6 years and she made me to do all that and without any phone call 30 minutes after she sent a bunch of email for rentals verifications, her manager "DIANA" very rudely sent an email about rejection because of my co-signers credit and on phone call she brought another excuses, my co-signer used to be a co-signer for another 2 people with the letter of explanation we have a proof everything was on time but it's only report. Also, pay stubs are more than x3 and even x5 for source of income. As today on 26th of Feb, not these people wasted $118 only for a small commission for themselves and money from me. Also not sending my $400 deposit check back. I am trying to keep emailing and calling and leaving voicemails for DIANA and CAROLINA but non of them communicating with me. This check supposed to send out last 2 weeks and after a week Diana called me and apologized they just sent out after 10 days and because I am in LA, I would get it in 3-4 business days and now we are a week more (3rd week) I do NOT HAVE MY CHECK AND ANY RESPOND from these people. If you are self-employed even high income, stay away from this unprofessional team who would judge you because you are just smart and making money from your business.

Ascent proved to be a quaint, charming, and relatively modern experience that I needed, with some pitfalls. While the units are all completely updated, it's an old building and now and then you'll hear it and feel it. There were issues with the pipes beneath the wall in my kitchen above the sink that were never a major problem but never resolved either. But that's weho for you- aged very gracefully. At least this neighborhood. The building itself is in the middle of the norma triangle which is one of the best neighborhoods in west hollywood to live in. It is safe, quiet, upscale, charming, and lovely. Ascent offers some perks, like a (very small) rooftop pool with an unobstructed view of downtown los angeles that's absolutely priceless. My jaw fell when I toured and saw it for the first time. It was not worth the price I paid. Like I said I moved in july of '19 into a 730some square foot studio... a large studio for sure. And it was $2,595. At the time I think that it might have been closer to fair, and I also might not have known any better. A year and some months went by and in the midst of the pandemic I found a larger 1 bedroom down the street (closer to santa monica blvd) for $2k a month- plus utilities that I now pay (ascent includes all utilities and cable tv in the rent...) meaning i am now living in a larger and nicer apartment for a net of $350 less per month. It's a lovely building with a lot of charm and elegance, they just are still charging too much for it. I see since I moved out that there are like 6 apartments that have been vacated just on my floor alone and I don't wonder why.

I spent the waiting time looking around LA for Spanish and French Normandy buildings as beautiful as Ari's and easily concluded there was nothing close to the level of charm, preservation, and reverence for time-honored architecture and appliances in LA. I loved every corner and minute of my three years there. The rare times I had a sink backup or maintenance request, it felt like Ari had someone at my door within minutes with the remedy. The way he maintained the building, even prepping for rare, stormy LA weather, left for nothing desired. Ari is incredibly thoughtful about creating beautiful spaces for people to enjoy a timestamp in life. Thank you :)

I lived in the absolute jewel box of his portfolio for 2 years with access to a beautiful secret garden! It's not for everyone. You have to love vintage, slower living. The garage is opened with a key. The laundry is coin operated. The stove is old school. The homes are spacious for 1 person and maybe a little tight for 2, and definitely you pay a premium for the amount of effort and care that they put into maintaining this gem of a building and unit. Extraordinarily responsive and communicate quickly. If you are an appreciator of this style of living and the rarity of the tiles and wood floors, then this is your new home!
