Vista promenade! In my opinion it's in the best location in Temecula. You got Costco not even two minutes away, you've got the mall, several restaurants, and most importantly IN N OUT! The rent is fair for the amount of room that you get, maintenance is on time and they actually respond AND they fix things well so you don't have to worry about it again. When we first moved in our AC was shot but Vista fixed that by giving us an entirely new AC system so that my girls could be comfortable while at home! And on top of all this recently I parked my car in a tow zone for which I had no idea lol they were doing some asphalt work. To top it off they kept half of my deposit when the apartment looked better at move out then when I moved in. No one ever answers in the office. Worst customer service. Paid professional cleaners for both apartment and carpet but was still charged.. Was told they don't provide receipts for charges and the list goes on and on. So don't expect your deposit back! I have lived here for years and can say without a doubt, that this is the last place you want to move. Water is constantly getting shut off, sinks randomly give an odor of rotten eggs when you least expect it, mold growth on ceilings, and if you ever want to use the gym, you have to download a terribly ran app to verify you live here just to open the gym door. Even though the gym is inside of the pool area. If I already have a key to get inside the pool, I shouldn't need to have a different kind of key to get inside of the gym. I feel that it is unhealthy and dirty to leave trash around my apartment entrance, especially with the rat problem around here. I DO NOT WANT to have Valet Trash Service. Update: We were clearly bamboozled. Seven years later, this complex has proven to be the worst we have EVER lived in. I'll start with the most recent offense. On August 8, 2025, my car window was broken by landscapers hired by the property owner. Somehow, it has become MY problem. I understand that accidents happen, but the rudeness of the property manager adds insult to injury. Raymond C. responded professionally and apologized. Kristina Hernandez, however, never apologized, and I haven't heard from her since August 17, 2025. No surprise. She continues the tradition of rude female office staff: Brandy and Levi. This place is run like it's a front for something else. Oh, you can report the property to Temecula code authorities, but they are either on the take or don't care. On Labor Day, the water was shut off AGAIN, and has been off over 100 times since 2018. Neighbors have waited weeks for new refrigerators, the dog park is often unclean, and water usage is unpredictable. It is important to note that the maintenance crew is the best part of this property. Move here if you want to pay your hard-earned money to be disrespected, disgusted, and disillusioned. read more

They keep saying we did not pay our final payment even though we have the verification from USPS where they signed it in the back! Money order was put under them with the exact amount, and Genesis is saying they are denying they ever got it. When we lived there we had a few issues and management sucked. We thought everything was okay when we gave our final check but clearly not as they've sent us to collections TWICE! Terrible place to live and on top of it they will tow your car when they feel like it on random occasions. Car was towed for lack of permit, the three cars parked next to it all have no permit (videos and photos taken for proof). So why was mine chose? Not only that, there are literally NO signs ANYWHERE indicating what reasons your car may be towed, and who to call to retrieve your vehicle. You will literally need to call 911 and state your car has been stolen to have the information to get your vehicle back. Keep in mind when you're reading this that I still live here and still have to deal with these issues on an ongoing basis..... My experience renting at Vista Promenade has been straight up hell from day 1. On move in day, the leasing office did not make it clear to me they only accepted the deposit via money order. I had movers help move me into my apartment and they wouldn't give me the key until I had the money order so I was paying my movers to sit there until I could get that in order. Before I moved in, the leasing office told me that my apartment would have quartz countertops, updated cabinetry, and certain finishes (they showed me pictures). The leasing office did not allow me to see the unit in person until my move in day (red flag in hindsight). When I opened the door to my apartment I found that everything I was promised was not there... no modern white finished cabinetry, no quartz countertops, no features as discussed. I expressed how upset I was to the leasing office on that day and the leasing office just told me that I had already signed the lease - too bad so sad. My downstairs neighbor smokes and the smoke travels into my apartment frequently. Not a great smell to wake up to and I wonder about the adverse health effects from second hand smoke that I've had to experience because the property will not do anything about it. Living on the property has been the worst part. The sanitary conditions are absolutely horrendous. Every day I find myself trying hard not to step in dog feces or urine or dead rats and vermin. My neighbors in this community have unsightly furniture on all of their balconies - even after the property said they would enforce community rules - no follow up! Monthly I pay for pest control services (about $26 each month) and still deal with constant ant and rat infestations regardless of the sanitary conditions inside of my home. My apartment is located in the worst possible area in the community - right across from a playground. Every night there are kids constantly screaming from 1PM to 10PM at night and sometimes later. Members of this community have no respect for quiet hours and there is no enforcement by property management. I've lived in this community for about 10 months and have always paid rent on time and in most cases early. I was charged a $100 late fee for paying rent on the 4th of the month - when I called to ask for the fee to be removed because of my excellent renting history the manager told me that she wouldn't and to pay my rent on time next time -- I HAVE ALWAYS PAID MY RENT ON TIME SMH. WE ARE IN THE MIDDLE OF A PANDEMIC AND IT WAS ONLY ONE DAY LATE!!!! The apartment complex is SUPER OVERPRICED for what you get. Each month I pay $26 for pest control, $100 for parking, and an additional varying fee for trash - EVEN THOUGH THE DUMPSTERS ARE ALWAYS OVERFILLED ON THE PROPERTY AND THERE ARE HOMELESS PEOPLE CONSTANTLY DIGGING THROUGH THEM. I really wanted to give this apartment a chance and I was excited for the move. The main reason why I chose to rent here in the first place was the proximity to work. Honestly I would rather have commuted hours each day to avoid living here altogether. The leasing office agents are not trained in customer service and the turnover in the leasing office is ridiculous. In my 10 months of living here I have seen the leasing office go through at least 5 employees. The employees at the leasing office do not even get a unique email, just "manager@rentvistapromenade." This speaks volumes to the insane amount of turnover they have had and the lack of customer service and follow up. The managers at the property also require a 60 day notice to move out. Unfortunately it's true, they shut the water off so often that it outweighs all the pros of living here. They shut the water off today at 11:45am while we were in the middle of washing the dishes. Absolutely zero communication until I sent in a service request for plumbing. It is now 11:25 PM meaning we are going on 12 hours with no water. Now we are about to go overnight with zero water. It's crazy that they will literally all just choose to go home and tell us nothing and we, the ones who pay the rent and by extension, the bills of the entire complex, are the ones who are getting screwed. Meanwhile they all get to go home and sleep without a worry in the world. I haven't been able to take a shower or brush my teeth or do the dishes or do laundry and they have told us NOTHING. And I haven't work at 9am! We can't even flush the toilet! How can they expect any of their tenants to live like this without any complaints? They won't even discount our rent despite the serious inconvenience and lack of professionalism on their part. Moving out the first chance we get. I moved in and the bottom panel of the kitchen was never fixed in a year, screen doors weren't secured, bathroom toilet paper holder was broken, air conditioner went out, dishwasher broke, was charged for some concierge trash and never got a trash can... was loud and ghetto. I was a victim of domestic violence and my son and I relocated there from our previous home with my husband. I was out of work and paid the first few months with no issue however it got to be too much so we moved in with my mother and owed the apartments at most 2 months rent, actually not quit two months because I got a grant to help and now I'm dealing with a collection agency stating I owe over $10,000. They never answered the phones when we were there, the water was off more times than I can count, the trash service is trash and a scam, the grounds are pitiful and the price is outrageous for what you get. "Luxury apartments" since moving in we've had to stock up on water because they shut it off every week which is ridiculous then they proceeded to tell us they will be shutting it off at 9 for only 2 hours, well here I am 5 hours later with no running water not able to shower wash clothes or drink water. I shouldn't have to stock up on water every other day because of plumbing issues at my "luxury apartment" this is ridiculous and on top of that the office never answers phone calls leaving everyone in the dark about things. First off, JUST KEEP LOOKING. THIS IS NOT WHERE YOU WANT TO LIVE Like everyone else has said, this place is SO far from luxurious. I have lived here for almost two years now and I'm hoping to get out soon, but not before my water gets shut off AGAIN! Literally, as I type this I got an email that the water will be shut off in 30 minutes for an undetermined amount of time. Classic. I have had at minimum 10 maintenances requests. I requested a new rail for our second story balcony because it has rotted and become disconnected from the bottom frame (see picture). They closed the request without ever fixing the problem and it required me going to the office to get it reopened BUT still not complete after nearly a month. It took over two weeks in 90-100 degree heat to get our AC fixed. They reset the thermostat and said it was fixed. Tan the AC and it got hotter in the apartment. It took me requesting a hotel to stay at before they offered me a portable AC unit for my infants room so we could actual live in the apartment and then another week to actually get the AC fixed. The ANTS are REAL! That's all there is to say about that. Like someone else has said, the paint job is laughable. Probably because when you move out they give you your own paint to do touch ups and it shows! The doors might have been painted a minimum or 4 times because the paint is dripping and peeling off. Paint is on the light switches, counters, toilets, etc. If noise bothers you, good luck. Thankfully we are upstairs but we can feel the base of our downstairs neighbors music through the floors. We did put in noise complaints and nothing was done. Security is a JOKE. We were trying to unlock our car at 3am when my husband was trying to go to work and security didn't even drive by until an hour went by and actual law enforcement showed up (my husband drives a state vehicle so they came to help) then security showed up. Also, for the first year we lived here the gate might have been broken at minimum 75% of the time we tried to use it. And you need to get out of your car in order to type in the gate code unless you want to puncture your car with the spikes on the gate.. so now they leave the gate open all day and let anyone and everyone in to the "gated" complex. Apparently they enjoy towing peoples cars, thankfully not ours. But they do charge you $10 per parking space and then if you want a garage or covered spot you need to pay more. If you expect a clean apartment to move in to, don't. We had black mold in the master shower, no one has probably ever cleaned under the fridge or oven. I found a family picture next to the fridge from who knows when. You should just rent a house, you'd be much better off and the price is probably less than renting a two bedroom here for their OUTRAGEOUS prices. read more

Two days after I had to call Temecula City Code Enforcement to try and get our roof fixed, I received a note on my door (1-31-22) informing me my rent would go up ANOTHER $110. if 1 stayed and she (manager) would need my commitment by 3-2-22 or automatically be renewed at MAX rent allowed under AB1482 (?), even though my lease does not expire until 4-25-22. Clearly, she was pissed because the code officer said they were DEFINITELY breaking laws. Last year she gouged me $85 more per month. I never realized inhaling mold and mildew spores for 3 consecutive years, as well as being lied to and bullied by management was considered amenities. Very expensive amenities. Must be part of the Resort Style Living. I hoped when Clarion Management came in and did their walk through, something would actually get done here. Sadly, they also lied. The guy said he was the one in charge of maintenance issues and he could see the problem. Never heard from him again. That was in Oct 2020. I will post the video of damage. It took them nearly a year to finally replace my shower door. The frame was very old and they were trying to save money by screwing back the screws to an old rotten frame that was loose and could not safely hold the heavy glass shower door. They also started charging for parking $10 a month for any open spaces and $40 for an assigned parking. To top it off they cut down the water pressure to conserve water. It started with the shower and all the other sinks, except the kitchen and I was okay with it until two weeks ago. They lowered the water pressure in my kitchen sink making it very annoying to wash dishes or fill up a pot to boil food. I can't wait to move out once my lease it up. Very very unhappy and it is such an inconvenience living here. You can't park the car and just unload your groceries and bring it inside your apartment. It's a long walk carrying cases of water and groceries. You are better off paying $2,000 a month living elsewhere. They add maintenance fees, parking fees, trash, water, sewer, service, etc. As I'm writing this my smoke alarm is beeping constantly and I have already put in a request for a new battery 10 days ago. There was a note on my door that maintenance was here but it is still beeping. I strongly agree with other tenants complaining about homeless people going thru the trash, dog poops on the grass and fighting for parking spaces. Wow doesn't even begin to express how truly painful it is to wake up on the first of the month and realize we have to give these people more money. The only thing we should be paying for is rent and even then that needs to be cut in half. In the last year we have had more days on the lease without water than with water because they just can't seem to figure out how to keep pipes and pools from leaking? Even after installing multiple shutoff valves they turned the water to the entire complex off multiple times. Not to mention the fact that we have to beg our stove to light and it's to the point where even a lighter won't get it going. A/C works when it feels like it. Unfortunately so does maintenance. Seeing as the maintenance worker sent to address the issue looked for a minute or two and told us to stop running the ac under 75 in the middle of June. Massive rats run around and interact with residents and they do not bring in pest control after complaints. For 2400 a month in Temecula with Hemet style quality and living conditions all you're doing is buying a monthly load of crap from a shady fertilizer salesman. We have been here for a year. Our move in was as bad as it could be. We called several times ahead of time to prevent this because we had movers scheduled for a certain day. The apartment was far from ready. More than several maintenance issues, and it was not cleaned. The sliding door was all watermarked and dirty. The showers were dirty, the patio had multiple spider webs and a big black smoke stain on the wall from the last tenants bbq. Now, when it is time to renew our lease, we asked to go month to month. They said it would be another $286 a month if we did. Our other option is a 6 month lease which will be $145 extra a month. Not a way to keep residents. The staff is nice, but I have been told about 5 times they would call me back the next day, and they never have. When it rains, they put giant pieces of plastic on the rooftops. There is still some from last year. They started working on the roofs, but never finished. Our neighbour stated that for the last 3 years they have increased her rent of more than $100 more, so she finally had to leave because she couldn't afford it. If you live on the bottom floor, just hope they don't have kids. We here footsteps, running around, and dropping things all day and night. Don't let the word "luxury" fool you! So much wrong with these apartments!!! Where do I start, My girlfriend and I moved into these apartments in early 2020. When we got our keys we went into our apartment and nothing was done on there part, dirty, not vacuumed or cleaned. Shower doors and other things in bathroom were not on. Lights around apartment were hanging from ceiling. Maintenance didn't finish what they needed to before our move in date, which was a month from signing. We were told no dog rent at signing, and a month in they told us we need to pay dog rent. Everytime maintenance was needed they give you a time frame(Ex:9-4) and ALWAYS show up after the time frame and do not alert you even if you ask to be notified before they enter. When lease ends you go on month to month payments. We asked for new lease and they took a month to give us form after asking weekly, then told us since we didn't do the lease in that month they are upping our rent for the new lease 145$ for once again their mistake. So Asked to end lease and they said need a month notice, so we gave them a date and asked for forms to fill out and they took a week to give it to us (WAS THEIR FAULT) and said the last month doesn't start until form is filled and turned in. Finally the lease is COMPLETELY up and time to turn in keys, asked for form to fill out saying we turned in keys and they gave us a hard time and talked shit about us loudly from back thinking we couldn't hear. If I can rate a lower score I would ! This apartment has to be the worst apartment I have ever lived in. The neighbors are the ONLY thing that kept us there for the time we occupied the apartment . The staff is poorly ran and every thing is disorganized. If you have to make a payment take it to them in a money order and get a receipt back ! They lack communication, as a result of that behavior they will lose your money order check. I know this because it happens to ME ! They either need new management or get there acts together!! read more

I wish I could give negative zero stars. I terminated my lease early was told I couldn't give my 30 day notice until I had all the money which was about $4500, so I waited an extra week until I had it and they never even took it out of my account! They asked me to bring a money order! I brought it up to the million different people they have working there and couldn't get my money back for those 7 days that they made me wait! And to top it off it's been over a year I've been waiting for $40 stinkin dollars they owe me! I've gone to their office all the way from Chula Vista and they can't get it together. They were quick to take their money but I'm still waiting over a year to get my $40! Always a f***en excuse! This place is a rip off! When we 1st moved vista promanted luxury apts we were so excited . Best way to describe experience . Have you seen the movie . The money pit with Tom Hank. It's was nice on the outside , but inside was a joke , we open the blinds started to fall they were taped. On top of all the inconvenience from toilets been clogged up for 3 months, bathroom sinks leaking, to replacing the sink handles, shower handles to turn water replaced 3 times. Garbage disposal was replace refrigerator had to be replace 2 times did I get type off refund for my grocery's spoiling . Air condition was replaced washer was replace. Every month I was calling maintance I was so embarrassed . I had like a nagging tenant . What tops off this horrible experience I was visiting. A friend at the apts, when I was approached by Lupe in maintance dept, harassing me yelling across parking lot if I had the mailbox keys, I was embarrass n confused since when does maintance dept do leasing agents jobs.and Brandi the Manger doesn't do nothing. Anyone else having problems with front office calling you back? I recently applied for this apartment and I was scheduled to tour on Monday 12/27/21 at 10:30. Showed up 30 minutes early and waited until 10:45 for the front office to call me back to open their doors. Left 3 voicemails the same day and not one call back. The next day 12/28/21 my husband showed up and was able to tour a unit, we put in the application the same day and was told we'd hear from the front office. Never did, last night 1/1/2022 I received an email saying the unit is back online and available for others to apply.. worst experience and never even talked to real person. read more

Beautiful property conveniently located to everything, front office staff are class act awesome ladies, helpful, sweet, considerate! Apartments are lovely despite super thin walls. My only concern is the homeless population that wait for gates to open, rummage through trash bins, wonder around the buildings any hour of the day or night. There is zero security that I have ever seen stopping the homeless from coming onto the property and rummaging in and around trash bins or walking through the building areas. The only other issue is the mass amounts of dog poop not picked up by owners and not enforced by management. Otherwise excellent complex and wonderful staff! read more

It's actually laughable that these are considered luxury apartments. There's absolutely nothing luxurious about them. And yes they still make you pay full price even though all amenities including the pool, gym, WiFi lounge are all unavailable because of Covid. The first week of living here, our blinds wouldn't even slide shut so we were forced to sleep in a bedroom with no way to cover the windows because maintenance took so long to fix them. Even just walking through the first day, you could tell the apartment did not have a "move in clean" like management said there would be. There was black mold in the shower, and my feet were black after walking around for 10 minutes in the apartment. There was also left over items from the previous tenant left in the laundry area and in the closet. Get ready to have the worst sleep of your life. Residents here are allowed to be up all hours of the night on their balconies yelling and playing music. good luck if you're on a lower level. The apartment walls are so incredibly thin I can hear my neighbors conversations through the wall. I can hear every step my upstairs neighbors take and because they aren't considerate of the fact that quiet hours start at 10 and they are up playing music, vacuuming, running their dishwasher and washing machine (which sounds like someone is hammering the ceiling) it gets pretty frustrating. Especially when you work a lot and don't actually get to go to bed until around 2 am sometimes because of it. Apparently they have been "notified" by management but nothing has changed. Another issue I've had is that I pay for "pest control" but management refused to spray a pet friendly pesticide inside and since I have a cat, I cannot get rid of my ant problem. Within the first two days of moving here there was ants EVERYWHERE. The shower, all over the kitchen, and trails coming in though the door. It was getting to the point where if I sat at my table for a few minutes they were crawling up my leg. The few times I've had maintenance come to fix things, he has literally just stared at the problem and then says "that's just how it is". My stove top gets so hot when it's not even on (and wasn't on prior) that I've melted a plastic spoon on it. Nothing was ever done to fix that. The other time he came to fix my washer he literally ran it for 30 seconds and then proceeded to tell me it seemed fine. When I then had to physically run a load and show him the fact that the washer wasn't agitating, only then did he look into it and found out that there was and entire piece malfunctioning in it. I couldn't do laundry for about a week and a half. Every corner and crevice of this place has a terrible patch and paint job where you can tell that they just painted over the old run down things to make it look nicer. The granite in the bathroom has paint on it, even the light switches have paint. You can tell it was a lazy job and they didn't even tape it off. Maintenance is always sitting at the broken back gate just sitting on their golf carts. The gate hasn't worked for months and most early morning and late nights, there is homeless people inside the complex digging through the dumpsters. Doesn't make me feel very safe. My last and final complaint is the parking. If you get home after 7/8 pm then have fun driving in circles waiting for someone to leave. They also don't check the cars info before they tow it even if you pay to park it. We learned this the hard way when we had to pay over $300 to get it out of a tow yard even though we pay $50 a month for our cars. Seems redundant to collect the cars plate Info but anyways that's a whole other story I tried getting resolved with the manager Amy but nothing was ever done to reconcile that. Moral of the story: stay far away from here. There's plenty of other apartments in the area for the same price, and with the amount of fees they charge every month, you can find a place that includes it all in the price for even less. read more

After months of calling for an appointment to tour the property (with no answer, EVER) we finally made it in. We got there early about 10 minutes and didn't mind the wait, someone checked in on us and let us know it would be until our appointment time. Finally the lady taking us on our viewing came out from the back and completely ignored us, sat at the desk, until the EXACT time, which I get it sometimes you have things to do.. but when you're working with people a little bit of hospitality or acknowledgement would help. When she greeted us she seemed pretty judgmental or maybe unhappy with life (tbh not the best sell) I tried not to blame her though because her coworker seemed to purposely butcher her name (hostile work environment?) Anyway, we get to talking numbers since these are the best priced apartments in Temecula right now... NOT. It's the same price, they just make you pay for everything separately. And luxury??????? A bit of a loose description of you ask me. The apartment was stinky and the service was awkward. Definitely won't be applying. read more
