This is a great place to go for breakfast or lunch! If you're heading up to Mt. Lemmon for the day I would say stop in and eat, it's better than any food you'll find at the top of the mountain! Viv owns this joint PLUS she's one of the servers. Sweet lady. Our favorite server is Jill. Even after moving out of town for two years she greeted us with a smile, a welcome home, and compliments on our newest addition to our family (our 6 month old daughter). It feels like you're at Mom's house having breakfast! The pork chops and eggs takes about twenty min to cook, but it is WELL worth the wait- two large, lightly breaded pork chops fresh as can be will melt in your mouth! If you haven't visited Viv's.. Wow, what a disappointment! I'll start by saying we had planned on Eegee's for lunch, after a morning up on Mt. Lemmon, and I wish I would have never changed our plans for Viv's! I got a hankering for a good burger and saw all the high star reviews for this joint...I should have actually read the reviews first! We arrived on Saturday lunch time. This place was filled with regulars. This place isn't very clean, which is just gross! The dumpsters located only 50 feet from the entrance should have been a big red flag! But, at the end of a shopping plaza, the dumpsters gotta be somewhere, right? $8 for a frozen burger and unripe fresh fruit was a rip off! The good thing, is the owner is making a killing on a burger that probably cost $1.50 to make and had less flavor than what I have ever made at home! Lastly, my biggest pet peeve is when you ask how I want my burger cooked but then just cook it well done anyway. Here's a tip, don't ask how I want it cooked if #1 it's frozen, and #2 you're going to cook it well done anyway. Needless to say, my husband and kids were pissed that I ruined our Eegee's plan for a place that was a waste of $40 that we will never come to again. While the staff was pleasant, it was extremely unprofessional to hear the staff bad talking another member of staff who had some personal issues, to a customer. I don't care if the customer was a regular, Grandma Jo, or the owner, that kind of talk shouldn't take place where other customers can hear. It's just plain rude and disrespectful. This place needs a facelift, a good cleaning, and some fresh meat for those burgers! read more

One of the only fast, inexpensive breakfast options in our area, Viv's was a somewhat regular stop for us in the late mornings. Generally cheerful staff, fairly quick service, and inexpensive. Some of the lunch specials have been pretty tasty over the years. Nice patio and dogs are welcomed there. It can be very hectic on the weekends, but the staff keeps things moving. There are lots of "regulars" here, and it's clear they enjoy welcoming those folks, which is kinda cool. Unless you're not a regular... in which case, it can be off-putting. On the down side... the food quality isn't great. Just about everything is on the greasy, greasy side. Not sure what the omelets are made from... maybe pre-made mix? There's no "fluff" to them. The pancakes are pretty homemade-tasty. The eggs, bacon, hash browns all meld in greasiness. Grilled sandwiches overly-greasy, too. There seems to be a constant shortage of ketchup to go around, which is odd. Wait staff is forever taking from one table to another? Rose was a great waitress, but believe she's retired... some of the other gals are frazzled, but generally efficient. read more

I generally order take-out, and it's always ready in 10 minutes. My stand-by is a breakfast burrito (not on the menu- but they will make virtually anything you request), and it's huge, savory, delicious, and inexpensive. read more

Great breakfast. Great staff. Quick food. The nice waitress even pours the milk & sticks it into the cold fridge/cooler to make the milk extra chilly before it comes with the meal. Quite simply the best Breakfast at a great price. Our server Jan, made us feel like we were eating in her kitchen. The crowns is local, it is the place where everyone knows your name. First time here so I'll reserve a star for future reviews. Waitress was AWESOME and I regret not getting her name. Stopped for weekday lunch while running errands. My Creole burger (the special) was deliciously fresh. Hubby had the reuben. I was stunned by the amount of corned beef on his nicely grilled rye. We were happy to find that fries are not seasoned with some trendy, nasty sprinkles,(glorified season-all) but served up straight, HOT and crispy. We have our normal Sunday morning breakfast places and decided to branch out. Viv's was our first new breakfast try out. It was hard to find and did not look like much from the out side but it was busy so I figured it could not be to bad. We were seated right away and possibly the best waitress I have ever had made sure we had everything we needed including a good time. The food was good and very well priced. My family popped in after a morning at the BLOC desperately seeking a walkable breakfast/lunch place. Hallelujah for Viv's! They magically accommodated 8 adults, 2 preschoolers & 2 babies. Our server was so kind to our requests, & the food was yummy. From pancakes & eggs to burgers & fries, everyone was made whole. Special shout-out for the oatmeal. I am sad to say I will never go back to this restaurant. I live in the area and was looking for a nice little place to go to after church. My friend and I got there and it was very crowded on a Sunday morning. We put our name on the wait list and waited 20 minutes. We noticed 2 "regulars" came in. They were greeted with a "Hi"....and were soon served coffee while they waited 5 minutes for a table. We were never asked. Then a "regular" group of 4 came in and they were seated right away. When asked if our name got lost, the hostess became angry and said loudly to draw everyone's attention that she did not seat them before us. We were then seated 10 minutes later. The waitress was now not "friendly" to us since we dared to question the hostess. The toast was burned and then I saw a roach on the floor. This is too much Drama for a nice quite place to eat. read more

I've been to Viv's a few times for breakfast, and it seems to be a pretty solid place. Its location at the end of dilapidated strip mall isn't exactly inviting, but when you show up on a weekend morning to find the parking lot full of cars, it is clear that somehow or another this place can pack 'em in. The service is friendly and reasonably fast for a busy place. The food is good old straightforward unpretentious grub. Recent health inspections have been Good or Excellent. read more

Pretty average cafe/diner food. But the prices are low and you get a good amount of food, which is why I give it 4 instead of 3 stars.

This little place is hidden away and I had passed by numerous times without stopping in. Out of curiosity we decided to try it and we were impressed at the quality, portions and prices and have been back a number of times now in the last few months. Very disappointed. Was just there for mother's day. There was some mushrooms in my bacon, tomato and cheese omelette ( mushrooms gross me out), my pancakes were completely cold, my husbands hash browns were cold, and they were completely rude when I asked what time they closed. Great place for breakfast. I've never been to lunch and they close about 2pm I think, but the breakfasts are great, fast and cheap. We like to walk over with our dog to the outdoor eating area. Lots of company for him there, and we've never encountered a poorly behaved dog. Friendly people -- servers and customers both. Always happy to go there, which I do frequently. read more
