Avoid. Selling my house that this company inspected and new inspector is catching issues watchdog didn't catch. One of the big ones is one of the AC flex ducts going to a room was completely deteriorated... I don't know how they didn't catch that. They told me my roof would be good for another 10 years (lie) Water heater closet wasn't even up to code and that completely slipped by them. read more

I am in the process of buying a home in Las Vegas and not knowing the area or weather conditions that may affect a home, I needed a professional inspection of the home I fell in love with. I was referred to many companies so I did some Research on my own. Looking at reviews on line and talking to Several real estate agents. I narrowed my search down to 3. Watch dogs inspectors had very impressive reviews but I zeroed in on probably the only one negative review I saw. I was very impressed by their response to it. They were respectful and clearly explained to their client what the miscommunication was. Something the client missed. Because of how they responded, I hired them. They were quick to respond and schedule an inspection. My inspector ( Rick ) showed up on time at 9:00 A.M. He inspected everything for 1 1/2 hours. I arrived at 10:30 with my realtor and we did a complete walk through. He pointed out things I never saw when I went through the house prior. He took many pictures that were included in the full report made available the following morning. During the walk through he explained everything in easy terms. Rick was VERY professional and very easy to talk to. Incouraged us to ask him anything anytime.. no questions were too dumb. Here's the kicker, we had just found out that morning ( before Rick showed up ) that there had been a previous water leak on the 2nd floor bathroom that leaked to the garage a couple years prior. It had been repaired and showed no signs of damage. I planned on asking Rick about it. However during the walk through, he pointed out the location that he spotted as having some kind of work being done previously in the garage. He suspected a water leak prior and tested it with a thermo device and he assured us that there was no moisture detected. The realtor and I looked at each other and smiled and felt relieved. We couldn't tell anything had been worked on at all. But looking really really hard at the ceiling of the garage you could barely see where the drywall had been replaced. We later got copies of the repair work done by the insurance company and contractor. We were very pleased. Happy to say we are in the final stages of owning this home and we feel very safe and satisfied by the inspection Rick and Watch Dogs gave our home. My son is planning on moving to the area and I will definitely be hiring Watch Dogs. Oh, the price is very very reasonable. I thought I was going to pay twice the amount they charged. Don't bother looking anywhere else for an inspection. I will sleep so much better now that I know my home is in great condition! read more

I engaged this company to inspect my home located in Las Vegas. I recently discovered levels of asbestos in my home that have made it unsafe to occupy. Based on testing, the interior of the air ducts throughout my home are caked with popcorn ceiling dust and fibers which contain asbestos. It seems that the previous owner removed the popcorn ceiling without following EPA guide lines. Had the inspector just flashed a light through any one of the air vents, it would have been spotted, or if he did look through an air vent and saw the contamination, he did not mention it in the report. i would have never purchased a home with any presence of asbestos, my family and I have been breathing in the dangerous fibers for over two years and it will cost me over $10,000 to abate the asbestos to livable levels. I have contacted Watch Dog Home Inspectors to let them know of the situation but they have failed to respond. If you purchased a home that was built before 1980 in the Las Vegas area, chances are high it contains asbestos. If you hired this company to complete a pre-purchase inspection, chances are they did not share with you the house has been built with hazardous materials. I do not recommend this company on any level. read more

Came home after inspector left only to find my stove clock was reset. My dishwasher running, 80% of the house lights were left on, and scolding hot water from my kitchen faucet and all others. Water heater was almost at full heat from what it recommended. Inspector came in with a coke in a non spill 7-11 cup. Fast forward to inspection report. I was advised that my front porch light needed to be replaced (it's working fine). I can only see inspector flip the lights on and off looking for front porch light to turn off and on. What he was actually doing was playing with the foyer lights 23ft above him. Porch lights are on a day/night sensor. I was informed my water was scolding hot and needed to be adjusted. Well it wasn't like that before he showed up. This company and person should be aware of what he is doing before assuming things are not working properly. Headache of a company. Save your troubles and seek someone that knows how to place your house back the way they walked into it. read more

A Watchdogs inspector inspected our Las Vegascondo two times prior to close of escrow. Although he found some other very obvious issues, there was a very large issue that was not detected which should have been obvious, too. A slow leak from the drain pipe of an upstairs unit, located in our unit's wall, caused the kitchen wall to be completely saturated and riddled with mold to the point where I placed my hand on the wall and it went through the sheetrock. The mold smell was also apparent to us as well as the strange texture of the sheetrock, and we aren't home inspectors. Because it wasn't discovered by Watchdogs and escrow had closed, it's now our responsibility to fix. They did give our fees back when demanded but we would never have proceeded to close of escrow without addressing the repairs with the seller. The inspector could only keep saying "it wasn't wet when I inspected" but based on the cause of the leak we now know the seepage had been going on since a kitchen remodel at least a year prior. There have to be better and more thorough inspection companies out there - avoid this one. read more
