    First of all, I have attempted to go to this place multiple times without ever finding it. But yesterday I decided I wasn't giving up. I parked got out of my car and walked around. I eventually found it on the backside of the businesses directly across from Panet Fitness's enterance. There were a ton of flavors ranging from black tea, to green tea, to juice tea. I went with Jasmine black tea. It was absolutely delicious. I think I'll try lavender next! They also serve sushi! I had the roll of the day which was tilapia. It was very good and came with a side of spicy Mayo which paired perfectly. Best of all the prices are great! $5 for a sushi roll! Spent less than $10 and walked away with a delicious lunch!

    The nice lady that always seems to be by herself here is so sweet. She's super welcoming and I love coming in just to see her haha. The bubble tea is the best around, and there's so many flavors to choose from.

    The lady working was so sweet and confirmed the total with me which I appreciated. The sushi would've been great if the pieces weren't so big. When you eat sushi you can't really take a bite you have to eat the whole piece and it was too much to do that. I was kind of disappointed but I'd try it again. The ingredients were fresh and it tasted great, just too much for a one bite piece.

    Very very friendly boss lady who mans this boba place basically Monday to Saturday (Closed Sunday). After a couple of times of going, she will recognize you and sometimes even remember your usual drink. Most of the drinks are just powder and syrup though but nonetheless still not bad for local bubbletea. I also don't think she actual measures the tea To syrup part.. etc. She seems to eyeball everything. It's cheaper than most places and the most accessible bubbletea for students because it's only a bus ride away from campus. It just sucks that this place is tucked away in the back so it can be a bit hard to find for people. I'd still come back just because Annie (owner) is very friendly and it's convenient.

    Really good bubble tea in various flavors, you can get either tapioca or multiple flavors of jelly (for no extra charge!). The tapioca is well made and soft. They also sell food items but I haven't tried them yet. The lady who works there is very nice and accommodated my orders (I needed bubble teas with no ice since I was fasting for Ramadan and didn't want the ice to melt into it over the hours and she accommodated that every time without a problem). Most importantly, they're open right now! The location is behind Tully's (walk past the subway and the Indian store and take a left, it'll be on the left).

    Service is fast and friendly. It's a nice tea shop and sushi bar with a friendly knowledgeable owner. However it's behind many of the stores within the mall. With that being said, this is a five star tea shop!

    Went in for the first time. This was awful. Sushi had frozen salmon that she defrosted in the microve and it just got worse from there. The lady working was so nice and sweet I just didn't have the heart to say anything to her. She clearly has no idea what sushi should be. I just paid and threw it away when I left. Tea looked good but stay away from sushi.

Walking in it was fairly dimly lit and silent as I was to be the only diner. The staff was very friendly and got me seated with a menu at the sushi bar immediately. The menu was fairly baseline with a few signature specialty dishes but all consisting of the same ingredients. I order a Hot tea, the Sashimi lunch special which came with a Miso Soup & side of Rice as well as the Treasure Island appetizer to sample some of their more unique dishes. The Miso Soup was both warm and flavorful. The Treasure Island app was an interesting blend of sweet savory and fat flavors with fresh Mango, Avocado, Tobiko, Ponzu and diced fish's but it was unfortunately all just overtaken by the heavy Mayo and tempura flakes. The Sashimi lunch was presented fairly but the quality of the fish was sub par to say. All of the previous frozen variety and using Izumidai "tilapia" in place of Red Snapper. Overall it certainly was not the greatest Sushi dining experience for me personally and I would pass on the next opportunity to visit. That being said there seems to be very limited Sushi dining opinion this area and it was fairly reasonably priced 2 course lunch. 3.9/10 Very friendly staff, lower quality ingredients.
