AVOID WESTLAND AT ALL COSTS! Renting a 2 bed/2 bath apartment from Westland was the worst decision I've ever made. Here's why no one should ever consider leasing from them: Shady Billing Practices: They forced tenants to share utilities, but the bills were NEVER transparent. I had no idea how they calculated what I owed, and they tried to charge us for utilities when the bill had credits on them. It felt like they were inflating costs to squeeze more money out of tenants. Greedy Rent Increases: When I asked to go month-to-month after my lease was up, they hiked my rent by an outrageous amount. It was a blatant money grab and showed how little they care about retaining good tenants. They resisted the same apartment for cheaper then when I moved out. If you're looking for a property management company that is dishonest, and solely motivated by greed, then Westland is perfect for you. Otherwise, spare yourself the stress and look elsewhere. Renting from them was a nightmare, and I would never recommend them to anyone! read more

Lived at a Westland Property in MarVista recently and had a great experience with the management company and maintenance crew. Very responsive to tenants issues and unlike other landlords in LA they have an office staff (can answer emails and coordinate services) and a maintenance staff (working onsite, painting, landscaping etc) all that are very helpful and responsive. Older building so has normal quirks but in general the management company is great. read more

Be careful renting from this property manager unless you have good grasp on California renters law. They tried to raise the annual rent by almost 20% though CA law only allows for 10%. They also gave our security deposit back with multiple line items of charges but never provided receipts. The other 1 star reviews on Yelp are in-line with our experience as well! read more

If I could rate zero stars I would. They will higher ur rent by 1,000$ minimum and more a few months after you sign the lease or move in. They won't return your deposit even if you did everything right and followed every rule. They also don't answer emails or calls and there's no one ever in their office so you won't be able to reach them for anything. Zero customer service bc when you ask for your deposit they will reply like bully teenagers. They will never fix anything in their poor quality units with paper thin walls. There's homeless people by your window by the trash cans walking around at night since there's no gate at all. Their units are not safe at all. The walls are paper thin and you can hear every single thing from next door neighbors and upstairs. You won't get any sleep in this place and definitely expect them to higher ur rent randomly by 1,500$ out of no where. They will also keep ur deposit to make sure you're screwed and then wotn answer emails. They are actual scammers and so many people have had issues with them. By all means necessary, do not let this company fool you into renting from them. They are crooks. Firstly, they are very welcoming, cordial, and professional prior to purchasing from them. Once you are living in their unit, it's over. Inconsistency and neglect are the two words I reserve for this company. They are inconsistent with their charges and services to maintain their facilities. They neglect their tenants. There was a ceiling leak and multiple plumbing leaks in my unit and it took several months for them to pay attention to it. The ceiling leak... They claimed the ceiling was dry. Of course, they checked it on a sunny day, but the streaks of water marks left on our walls from heavily rainy days were very visible. Still not fixed to this day. Once my roommates and I moved out of this unit, our whole deposit was taken because they needed to upgrade the unit for the next tenant. The finances used to upgrade each unit for the next tenant should be at the investment of the company, not its previous tenants. Our whole hard earned 1950 is gone due to their false claims that they also backed with airtight paperwork that We cannot fight. There were also multiple times during our 2 year tenancy that this management has scolded and reprimanded us via email and phone. They've even falsely accused us of complaints neighboring buildings have had with their properties. (Parking is a scarcity in LA and Their company was accused by another building that strangers were parking in their spaces. We were blamed for these anonymous cars. Ridiculous accusation backed with no proof. I have no problem admitting fault, but I will not take responsibility for the actions of the anonymous. Where is the evidence that these people were of any relation to my specific unit that lead them to believe this?) The unprofessionalism and neglect/abuse of tenants this company condones is amazing to me. I'm unsure if their employees are just unprofessionally trained or the leaders of this company simply pressure their employees to behave this way... I couldn't tell you what it's like to rent with this company because I put in an application online 2 weeks ago and haven't been able to reach anyone since. You call the apartment directly, they don't answer then it routes to a call center where if they do answer they can't tell you about your application so they route you back to the apartment complex that you called. It's been a vicious cycle. Still have not been able to reach anyone read more

The façade is an Italian Tuscany styled stucco design with beautiful flow of non-fruiting olive trees, and a gorgeous fountain pond centerpiece to provide an ultimate serenity in the gated courtyard. Stunning 50ft' front setback (front lawn) distancing from the street pollution; Whole Foods with hot and cold kitchen up the block (walking distance), as well as a Colonial Gardens with Chase Bank, post office, best NY bagels/ Deli, nail salon, juice bar, bar lounge, there is even a Starbucks and chipotle across the street. All four four corners have great amenities, and are truly a compliment to this operation, and how they conduct true professionalism. The Management is truly hard working. Doris, and the rest of the staff put in a strong effort in striving to provide exceptional service within reasonable time. I have been here a few years now and everyday there are new developments and improvements to the property. Tenant/ Management relationship is strong. I did not think that I would ever be writing a positive review of a landlord or management group (since the kind by nature tend to be less than average, and have a worse rap than maybe parking meter attendants). However, with that being said, Westland and the staff I worked with when renting in West LA were beyond helpful. When I moved in, my dishwasher backed up, and I immediately called Westland. They had a plumber out the next day, and when it wasn't repairable they had a new one in two days later - it was really faster and easier than I would have thought. I also appreciated the flexibility with my needs and how I was treated as a person rather than just another tenant. Westland (and Doris specifically), made my move to Los Angeles that much easier by helping me find a home right away for me and my cat. On the note of my cat - whenever they had to do building or maintenance inspections (which wasn't often but happened twice or three times), the voicemail always said the maintenance men have been told about my cat, and would be sure to shut the doors right away. Do not rent from them. They have a slumlord mentality. Exorbitant late fees that will continue until you are caught up. Both my parents passed away last summer within 10 weeks off each other this caused me to substantial income causing me to be late paying a few months. Meanwhile they shut off my water without notice 8 times since August and call it an "emergency" when they have been fully aware since May 2018 of the water issue in my building. I paid $1100 in late fees in one month soley based on being a few dollars short of my rent for three months and I didn't know because my lease states my rent is the amount I paid. An addendum for insurance tacked on $10 a month. My bad I didn't recognize. They do not care about anything except when you will pay them. Notices that you have late fees is the only constant communication with this management group. read more

This company does shady business. Tried to keep deposit based on non-existent repairs. They changed the contract/rules at their whim to suit their needs. Broken laundry machines, cockroaches, mold in the bathroom, paper-thin walls, broken garage door (for a month) and long delays in returning phone calls. Not recommended. read more

I lived in my unit for over 2 years and had a great experience with the management group, specifically Doris. From day one she was kind and caring and always helped resolve any issues I had. When I foolishly made a payment error, she was wonderfully forgiving. When I had any maintenance issues, I would call Doris and she would send Manuel to come fix the unit usually within 1-2 days. Manuel was a maintenance wizard and was also always amazingly kind and professional. I see other negative reviews here and I can only assume those people are crazy or that they were dealing with an entirely different set of personnel. So fear not, Doris and Manuel were truly a delight to interact with and I couldn't have asked for better people to help make my renting experience as pleasant as it was. This is the first time I have ever written a review, but having recently moved from 3160 S Barrington I felt compelled to write because I can't say enough great things about my experience living there for the past year! From the very first day when I walked into the office and was greeted by Doris...and I blurted out...before we even get started, is this a cat friendly building? She smiled and said yes, don't worry! Now sit down my dear and let's talk. Until the day I moved out my experience living there was exceptional. Doris is a gem of a manager, and the other Ladies in the office are always very friendly and helpful. The grounds are always very well maintained and clean. If there was any maintenance issue it was seen to promptly. Upon moving out my security deposit refund was mailed to me promptly. The neighborhood is wonderful for walking! You have Whole Foods. Starbucks and many other amenities just minutes away. The complex has a special feeling of community witch made easier, what was a very difficult year for me, having had a failed Spinal decompression in December. If not for wonderful friends offering me their guest house to be close to help me recoup from an upcoming Spinal Fusion surgery I never would have moved. Thanks again Doris for making a difficult time in my life easier. read more

We recently moved out of our apartment at 3166 S Barrington Ave, and I am writing this review because never have we had such a wonderful experience renting in LA. From move-in to move-out, everyone was so helpful and nice. We needed to love-in with short notice, and within 48 hours they made a recently vacated apartment ready for us. Maintenance requests were handled promptly and expertly, Doris and the other ladies in the front office were always super nice, quick to respond to emails, and ready to help, and the location (Whole Foods a few blocks away, along with all the other usual neighborhood shops) couldn't be beat. We never experienced loud neighbors or parties-we have two small children so I notice these things, and the property itself was always clean and well cared for. I only wish we could've stayed longer! read more

Been renting from them for almost a year-- the staff are extremely friendly, willing to help out with any concerns/questions, and generally very responsive. Am impressed with the general upkeep of the place, too (gardens etc.). Neighbors are mostly quiet but friendly. Location of apartment property is great given it is close to grocery stores and a wonderful park for walks etc. read more

This is the most ilegal company to rent from. Just today I was told my garage was being taken away due to not having a car. They told me that its for cars not for storge. He told me I wasnt to use the garage for that. So there giving me a spot instead. What good does that due. read more

If I could leave negative stars, I would. This was the most frustrating year of renting an apartment I have everendured. These people are unprofessional and only out for money. We had to pay out of our deposit for mistakes they made in paint selection(it all started pealing) and lack of carpet cleaning before we moved in. We had several parking problems in which they did nothing about. Problem after problem. For the TINY studio I rented, and even went in and did a deep cleaning with a few other people, they still found a way to charge over 700 dollars out of the deposit for bogus cleaning fees. Not to mention, renting in Brentwood is extremely overpriced. We had terrible neighbors with paper thin walls. Neighbors would be knocking on the walls at 10 AM because we were washing dishes wth low music on. Not to mention the upstairs neighbor almost punched me in the face after an altercation where he was yelling things out of his window at me and my husband. If you choose to rent through this company, good luck to you. I would NOT recommend them. The area around it isnt that great either. Barrington has some of the WORST traffic and there is NEVER any parking on the streets for family or friends. read more
