OMG the second I met James I knew this guy was going to be awesome. I used to be small business…read moreperson and earlier a B2B salesperson. I have a good sense of people and there was a sense that James loved his job! He has a sense of purpose and urgency. My property report was D E T A I L E D. We would have made a big mistake buying the first house we looked at had I not read Jame's report. The fee is a wise investment! *Realtor's take note: we bought a bigger and more expensive home because of this guy.

I couldn't be happier with choosing Cody Farr-Baenziger from non profit home inspections. He was…read moreextremely detailed and very polite. He made every effort to accommodate our new construction home that ended up not being completed on the day he arrived. So he inspected what he could and then came in on his day off and finished the inspection once the house was 95% done. He was very thorough, communicative, and answered all my questions. Very knowledgeable and professional. I have total peace of mind after reviewing the inspection with Cody and getting his opinion on areas that needed repair. He also provided same day reports which were very easily accessible online, fully documented and explained. I found the interface easy to use and I liked the feature that allows you to compile a list of repairs you can send to your realtor and builder. All in all, highly recommend. The 5 star reviews are the real deal for these guys!

Since then, we've had them out on separate occasions to service the mini-split in the 2nd floor addition and do the annual maintenance on the main system. On every occasion, their techs were thorough, professional, knowledgeable and polite. They've given us good advice and solid recommendations for the new equipment we purchased, kept us informed, and always paid attention to the details. Great value for money!

The water heater was installed 2 1/2 years ago by Rivival Heating and the anode rod needed to be replaced because "Portland water is so hard and full of minerals". The original quote for labor alone (not covered under warranty) was $340 but we got the manager to bring it down to $250. Still, the water heater is only 2 1/2 years old and that was an expense we did not anticipate when we bought the water heater. The prior one was not broken but when we had Rivival replace our furnace, they strongly suggested replacing the water heater at the same time. The old one never produced brown water but after just two years, the new one did. Maybe the water heater wasn't as good as the previous one? Not sure... Forgot to add, my home warranty service said they could not reimburse me because this is a "warranty issue". And to be truthful, the furnace job was great! Just wish the water heater repair didn't cost me anything. Next year, when it is out of warranty, I'll be able to file for reimbursement from my home warranty provider.
