It says you waive your right to be compensated above the inspection fee if they are negligent!! Do not sign! Do not use their services!!! UPDATE!! Based on owners response: The owner didn't refer me to his insurance as he claims. He referred me to his lawyer, who stated they were not obligated to pay me for their negligence. They will only return my inspection fee if I sign a release form. Mark, please don't make me post the release form next. Having your insurance fix the damage would have been the honorable thing to do.

Finding a vendor that can 'do-it-all' was a head-pulling process until I found Mikhail (he goes by 'Michael') who said yes to all three. He showed up on time, immediately ran a ground scan performing the oil tank sweep, thoroughly went through the house for the inspection, and left a radon test kit in the basement to collect an air sample, all for about two hours. Very next day, I received three reports at 9pm: 1. Inspection 2. Termites 3. Oil Tank Sweep Currently awaiting a radon test result. Since collecting a sample takes two days and the sample has to be shipped to a lab, several more days are needed. He's done a great job and I highly recommend hiring him for your due diligence. Hope they would be master of inspections for my new house purchase. The inspector was nice, answered all questions. That's why I gave 2 * instead of 1. However, after I moved in the house I believe that there are some small things to fix. 2 weeks later, the national grid came to turn on our meter and then he locked our all gas due to he found out gas leaks and wrong installation. The fixing problem is more than $10k. Just one of the most things need to fix, but this part the inspector didn't tell us before. And we couldn't have gas for almost 3 weeks due to fixing and holidays( thanksgiving) Go back to the inspection, we read again. Yeah. He wrote some improper installation, gas leakages. But why he didn't mention about I should've done the gas fixing before any gas company came so that we will not get no heat, gas, hot water for 3-4 weeks. The inspector only recommended to move the dryer and washer out then we will fix the problems, estimates cost $2-3k. So we didn't think this was a big problem.

Larry Ubell inspected my house 2 weeks ago and, not only explained to me what is causing the problem, but he also educated me about brick and how houses operate. I had a new water problem in a different room the following week and he came over again. This was caused by a different problem and, once again, he explained me why this problem occurred. In both instances he supplied me with a report so that I know what to ask of whoever I end up using to solve these problems.
