    For this rustic area with cabins, motels abound I think you will enjoy the value here compared to the others of same offering. The walls between rooms are pretty thin so ask for an end unit if sensitive to noise. I loved my unit #58 which had a brook running behind and with the window opened I could hear the water. There is a nice tennis court and volleyball net. The tavern and restaurant on site is a major plus as there is not much available for food at this highway exit. The indoor pool area was clean and looked fun. They also offered a game room with air hockey and a pool table. Bed was comfortable and shower water pressure was great. Did I mention it is right next door to a massive water park! You definitely can walk the 50 yards . Lots of recreation nearby. Anyone with kids would love this place. Yes the property showed some stress from a long winter but this owner spends some time keeping it up. I really thought it was genius that they divert river water from across the main road, it comes up into their landscaping as a waterfall and a beautifully clear pond that you can see the trout. The water then flows down to the small tributary which then rejoins the main river.

And there's 2 sides. So all spots are taken. The room doors: Be careful closing/opening door. They need to fix the doors hydraulic pump. It slowly swi.gs open then slams towards the wall. If it wasn't for the door stopper, there would be a hole in the wall. Or the door opens wide . The vending machine for drinks was out of order No snack machine is available.

    I think calling this a resort is a slight stretch but I give it a lot of credit as it is definitely a beautiful property that appears well kept and recently renovated. Kind of a motel setup but definitely a higher end feel. We requested a room on the back of the property facing the river and I am so glad we did. It was quiet and peaceful on the backside and we loved opening the patio door and listening to the stream. Definitely get yourself a room facing the river. The check in process was easy and pretty much everything else about the stay worked out nicely. The breakfast was a highlight with its ample selection. While it was a bit too cold to use the outdoor pool, it was a lovely looking pool deck. I was happy to use the indoor pool and spa. A game room was onsite as well which looked stocked full of entertaining options. I didn't partake but I'm sure kids would love it! I'd definitely stay here again as it was clean, comfortable, and conveniently located near the Flume Gorge and Franconia State Park area. A couple minor fixes would improve the stay though. For starters, the property is older and I appreciate the extensive renovation work that has been done, but our door was so far out of the frame we had to force it open and shut. The room also lacked complimentary water-which would have been a nice touch. I didn't mind grabbing some from the vending machine-but the machine was near empty and totally void of water. Never reloaded during the stay. Also-I think daily housekeeping should be a given. Apparently it must be requested which I wasn't made aware of during check in. My room didn't initially get cleaned, but housekeeping did come once requested and it was a job well done. The minor stuff is just minor!

    This roadside motel is a Best Western property, which I didn't realize before booking. It's located next door to Whale's Tale water park and just down the street from Clark's Trading Post. Lincoln town center is a short drive away where you will find lots of restaurants, a grocery store, a convenience store, gas station, and even a Dunkin'. Be aware that at the time of this review (August 2021) most businesses in this town are experiencing significant staffing shortages which means many businesses are closing early or not opening at all on specific days so their staff can have a day off. Additionally, just about every restaurant was not accepting or able to accommodate take out food orders, which was incredibly inconvenient. Anyway, I digress. Check in was efficient and friendly and the staff shared a map of the property and some helpful info before providing us with our room key. The property includes 90 rooms spread across four buildings, an indoor and outdoor pool, plus a whole host of outdoor activities like; basketball, tennis, cornhole, horseshoes, volleyball, and several outdoor seating areas. They also provide a free continental breakfast from 7am-9am daily. They verbally shared an overview of the COVID protocols of no in room cleaning or service and having to call when we needed towels, trash removal, or other supplies which wasn't super convenient but totally understandable. The rooms were modernized and had backlit mirrors above the sinks, an updated bathroom with sliding glass door shower, and new crisp white bed linens and modern wallpaper. They also have a mini fridge and microwave in each of the rooms. While the rooms may have been updated, they weren't super clean. My kids found loose change and a coffee lid on the floor in plain view under the nightstand, there were hairs on the bedding, and smudges and streaks on the bathroom counter, mirror, and shower door. I don't have a high standard or expectation for cleaning at any roadside motel, so I always bring my own cleaning supplies and gave the entire room a thorough once over before bringing our stuff in. There's a lot of outdoor amenities that made this a good location for any family. Lots to do to pass the downtime in between sightseeing and exploring. The hotel has well worn sports equipment you can use or you can bring your own tennis rackets, volleyball, and basketball. They also have small charcoal grills you can use to make your own dinner. There's a restaurant on location, which has an extremely limited menu and will not put together a takeout order even if you are a guest in the hotel, which was such a shock to us since we just wanted to relax and enjoy the outdoor seating area after a long and tiring day at the local theme parks. So, we ended up just grabbing a pizza and some wings from the place across the street and had a great time enjoying the outdoor seating area and playing some games. This location would be a solid 4 if they hired a full time groundskeeper to maintain, organize, and tidy up the the extensive outdoor area so that the owner/operator could focus solely on elevating room cleanliness and standards.

    My husband and I stayed at this Best Western brand motel for 3 nights (Sunday, Monday and Tuesday). Rate was almost double on Sunday compared to the weekday rate. Breakfast was huge and phenomenal! Our room was spacious, clean and comfortable. The pool and hot tub were fantastic. The location was great and just a couple of miles from restaurants and the center of town.

Check-in was quick and easy. One thing I wasn't told, though, was that your room key is needed not only to use the elevator but also to activate the lights in your room. Thankfully, I've stayed at hotels with this feature before, or I probably would have been pretty confused. The resort is huge, so if you're bringing a lot of luggage, definitely grab a luggage cart. It'll save you from making multiple trips. I also reserved a room with what I thought would be two queen beds, but it turned out to be one queen bed and a pull-out couch. After a few nights on the pull-out mattress, my back was definitely feeling it. Another thing to know is that the in-room refrigerator doesn't have a freezer. Luckily, I brought my portable electric fridge/freezer cooler, so I just plugged it in on the balcony and kept all of our food in there. The outdoor grills are a great feature, and we cooked steaks a couple of nights. Just be aware there aren't any grilling utensils provided, so bring your own if you plan on cooking. We also had dogs staying next door that barked almost nonstop, especially whenever people walked down the hallway. It was a little annoying, but I'm a dog lover, so I wasn't going to complain. My room also felt on the smaller side. If we came back during snowboard season with all of our winter gear, I think space would be pretty tight. Now for the good... The resort is absolutely beautiful, spotless, and very well maintained. There's really no reason to leave the property. Between the winery, the upscale Italian restaurant, and the pub-style restaurant, there are plenty of great dining options. Both restaurants offer outdoor seating where you can enjoy food and drinks by the pool. The food was excellent, and the prices were very reasonable. The pools and hot tubs are outstanding honestly, they're comparable to what you'd expect at a Disney resort. There are also tons of activities for kids, including poolside movies on a projection screen, arts and crafts, ice cream events, and guided hikes. It really feels like a place where families can make lasting memories. I don't usually work out while I'm on vacation, but the fitness center here is so nice that I had to use it. It's honestly the kind of gym I'd pay a membership for. I even took one of the spin classes, which was a great experience. The only thing I didn't see was a sauna. Maybe there is one somewhere on the property and I just couldn't find it, but if there isn't, that would be a huge missed opportunity especially during the winter months after a long day on the slopes. I'll definitely be coming back, and I could honestly see myself buying a timeshare here someday. The only thing that surprised me was that no one ever asked if I wanted a tour or gave me a sales pitch. I don't know if they just aren't pushing timeshare sales as hard as other resorts, but I was expecting to at least be asked. Overall: 4.5/5 stars. A few small improvements would make this place nearly perfect, but it's an outstanding family resort and one I'd happily recommend.

We had a 1-bedroom standard unit, where the AC is only in the bedroom--but for that time of year, it wasn't an issue at all. If you book a deluxe room, there's AC units throughout the unit. The resort itself was great, and my family loved it. Since it was still early in the season, the outdoor pool wasn't open yet, but we made full use of the indoor pool. One thing that really stood out to me was how well they maintain everything. When the pool closed, the maintenance team came in right away to test and balance the water in both the pool and the hot tubs for the next day. It's little details like that that show how much they care about the property. A month later, we used the free week we received for attending the Vacation Club presentation and stayed at a nearby hotel. Unfortunately, that hotel didn't compare--limited amenities and a dirty pool. The big difference? As Vacation Club members, we were still able to use Pollard Brook's amenities during that stay. When we came back for day use, the staff was just as friendly and helpful, and everything--from the pools and hot tubs to the sauna and game room--was clean and well-maintained. Overall, I would strongly recommend both Pollard Brook and the Vacation Club. Being able to use the amenities at any of their properties as a member adds a lot of value and really enhances the experience.

She answered any questions we had and even gave suggestions on things we could do in the area. The office has coffee via a Keurig as well as a microwave for guests to use. We stayed in one of the rooms with a king bed and a balcony, which has a view of the mountains. It was nice to hang out on the balcony and relax after spending the day out. The room also has a table, a coffeemaker, TV and air conditioning. There's also a restuarant attached to the lodge downstairs(The Grateful Skier), which is convenient if you're looking for something to eat or get some drinks. They had trivia night and live music night during our stay, which we enjoyed. Definitely check The Grateful Skier out while staying here. The lodge also has an indoor pool, which I believe is open all year long. The pool area is warm(you can feel the difference in temperature as soon as you step foot in the room). The pool is big and we enjoyed our time in it(we went in the morning and it probably helped that no one else was there lol). Overall, The Kancamagus Lodge is a great inexpensive lodging option if you're staying in Lincoln, NH. The prices for what they offer is a great deal. Besides the things I already mentioned, they're also a great location as there's many things to do in close proximity, whether it's restuarants, stores or seeing the gorgeous nature of the area(The Lost River Caves, The River Gorge, etc). This is our go to place whenever we're staying in the area!!

    I adored Pemi Cabins…read more My husband and I randomly decided to venture into Lincoln to visit Franconia Notch State Park after a weekend spent exploring Maine. We had no plans and no place to stay since we drove in on a whim. After driving up and down the main road a few times, we noticed a vacancy sign at Pemi, so we stopped in. The kind woman working the desk gave us the keys to both units she had available and let us look at our leisure to see what might be a fit for us. She even told us she could recommend somewhere else to stay if we didn't like our options. As soon as we turned the key on this cabin, we knew it was the spot for us. The location is incredible. These cabins are set right along the river so you can hear the peaceful rushing no matter where you are on property. We slept with the windows open all night so we could enjoy it. Our cabin had chairs on the front porch, so we sat and had coffee in the morning. Though we didn't stay long and spent most of our time out hiking, we did appreciate that this cabin had everything we'd need for a longer stay to be comfortable. It has a kitchen with a fridge and stove, plenty of towels and toiletries in the bathroom, and a very comfortable bed. I love that all the windows could be opened. There's a trail that leads down to the river for you to explore at your own risk. There's also a barn that has a few games and is the perfect place to hang out. We fell in love with the area and if we're lucky enough to make a trip back to New England, we wouldn't hesitate to book here again. I'd love to stay in one of their cabins with a covered porch to enjoy the river even more!
