I am NOT a motel person. If anything I can be a snob when it comes to places I'm willing to stay, always opting for the bougie option given the choice. That being said, this ended up being a solid option. The room was clean and comfortable, mini-fridge and microwave was nice to have. If I was to stay here again, I would opt for a 2nd floor unit just to avoid the inevitable noises associated with guests above, but even that was negligible. The complementary breakfast had ample options, was well stocked and the dining area was clean. We only utilized the outdoor pool but that was clean and well stocked with towels. Yes the water was on the colder side but not awful by any means. The game room was decent, couple issues with games blinking out mid-play but nothing tragic. Location was great, short drive from all the attractions in Lincoln and Woodstock. Was this maybe a little on the higher priced end for a motel, maybe? However, I do feel it was worth what I paid. We stayed here 11 years ago and it wasn't overly spectacular, but now it is a regular s*** hole! Our first room had floors with so many soft spots we would have definitely fallen through. The rooms were likely painted by a blind person, and the plumbing was pretty much exposed anywhere. Some rooms have three thermostats, two not functioning. Light switches and outlets were crooked and half hanging out of the wall... Do yourself a favor and stay anywhere else! read more

Narrow driveway which wasn't intuitive as to where to enter. Dizzying signage to figure out how to find your room, and the room was cold. Thermostat was a fake-out and non-adjustable. Set strictly on 68 but in winter with the wind blowing in it was hard to keep warm after visiting the Ice Castles. Staff was nice, breakfast the next morning was OK. For this rustic area with cabins, motels abound I think you will enjoy the value here compared to the others of same offering. The walls between rooms are pretty thin so ask for an end unit if sensitive to noise. I loved my unit #58 which had a brook running behind and with the window opened I could hear the water. There is a nice tennis court and volleyball net. The tavern and restaurant on site is a major plus as there is not much available for food at this highway exit. The indoor pool area was clean and looked fun. They also offered a game room with air hockey and a pool table. Bed was comfortable and shower water pressure was great. Did I mention it is right next door to a massive water park! You definitely can walk the 50 yards . Lots of recreation nearby. Anyone with kids would love this place. Yes the property showed some stress from a long winter but this owner spends some time keeping it up. I really thought it was genius that they divert river water from across the main road, it comes up into their landscaping as a waterfall and a beautifully clear pond that you can see the trout. Staff has been very nice and helpful, both at the front desk and the restaurant. Room was clean and well maintained, as to be expected. I chose this location because the price I got compared to all other places around was, not the cheapest but the most "bang for your buck." After all, I don't want my family staying in a motel like the one down the street with zero lights on lol. That said, the "game room" which my son was looking forward to, was under maintenance, which is fine, just should have been told to us ahead of time. Also the keypad locks on visitor areas, basically didn't work. I was even able to use my room card to open the maintenance closet room! Anyone could come off the street and access the pool area, as those "locks" only latched if the door was firmly pulled shut. All in all, the rooms are nice, the staff seems great and my 5 year old was super excited to be on a trip away from home...so I would stay here again, rather than paying 3X as much to stay 2 minutes closer to town. However, the ownership should really do a better job at reinvesting some of the profits into fixing certain areas around the property... I would highly recommend the restaurant right next to the check in desk! Very spacious, good drinks, good menu and specials, excellent and friendly service! I think calling this a resort is a slight stretch but I give it a lot of credit as it is definitely a beautiful property that appears well kept and recently renovated. Kind of a motel setup but definitely a higher end feel. We requested a room on the back of the property facing the river and I am so glad we did. It was quiet and peaceful on the backside and we loved opening the patio door and listening to the stream. Definitely get yourself a room facing the river. The check in process was easy and pretty much everything else about the stay worked out nicely. The breakfast was a highlight with its ample selection. While it was a bit too cold to use the outdoor pool, it was a lovely looking pool deck. I was happy to use the indoor pool and spa. A game room was onsite as well which looked stocked full of entertaining options. I didn't partake but I'm sure kids would love it! I'd definitely stay here again as it was clean, comfortable, and conveniently located near the Flume Gorge and Franconia State Park area. A couple minor fixes would improve the stay though. For starters, the property is older and I appreciate the extensive renovation work that has been done, but our door was so far out of the frame we had to force it open and shut. The room also lacked complimentary water-which would have been a nice touch. I didn't mind grabbing some from the vending machine-but the machine was near empty and totally void of water. Never reloaded during the stay. Also-I think daily housekeeping should be a given. Apparently it must be requested which I wasn't made aware of during check in. My room didn't initially get cleaned, but housekeeping did come once requested and it was a job well done. The minor stuff is just minor! read more

This roadside motel is a Best Western property, which I didn't realize before booking. It's located next door to Whale's Tale water park and just down the street from Clark's Trading Post. Lincoln town center is a short drive away where you will find lots of restaurants, a grocery store, a convenience store, gas station, and even a Dunkin'. Be aware that at the time of this review (August 2021) most businesses in this town are experiencing significant staffing shortages which means many businesses are closing early or not opening at all on specific days so their staff can have a day off. Additionally, just about every restaurant was not accepting or able to accommodate take out food orders, which was incredibly inconvenient. Anyway, I digress. Check in was efficient and friendly and the staff shared a map of the property and some helpful info before providing us with our room key. The property includes 90 rooms spread across four buildings, an indoor and outdoor pool, plus a whole host of outdoor activities like; basketball, tennis, cornhole, horseshoes, volleyball, and several outdoor seating areas. They also provide a free continental breakfast from 7am-9am daily. They verbally shared an overview of the COVID protocols of no in room cleaning or service and having to call when we needed towels, trash removal, or other supplies which wasn't super convenient but totally understandable. The rooms were modernized and had backlit mirrors above the sinks, an updated bathroom with sliding glass door shower, and new crisp white bed linens and modern wallpaper. They also have a mini fridge and microwave in each of the rooms. While the rooms may have been updated, they weren't super clean. My kids found loose change and a coffee lid on the floor in plain view under the nightstand, there were hairs on the bedding, and smudges and streaks on the bathroom counter, mirror, and shower door. I don't have a high standard or expectation for cleaning at any roadside motel, so I always bring my own cleaning supplies and gave the entire room a thorough once over before bringing our stuff in. There's a lot of outdoor amenities that made this a good location for any family. Lots to do to pass the downtime in between sightseeing and exploring. The hotel has well worn sports equipment you can use or you can bring your own tennis rackets, volleyball, and basketball. They also have small charcoal grills you can use to make your own dinner. There's a restaurant on location, which has an extremely limited menu and will not put together a takeout order even if you are a guest in the hotel, which was such a shock to us since we just wanted to relax and enjoy the outdoor seating area after a long and tiring day at the local theme parks. So, we ended up just grabbing a pizza and some wings from the place across the street and had a great time enjoying the outdoor seating area and playing some games. This location would be a solid 4 if they hired a full time groundskeeper to maintain, organize, and tidy up the the extensive outdoor area so that the owner/operator could focus solely on elevating room cleanliness and standards. read more

This is a great spot to rest your head after adventuring out in the area. We stayed for a girl's trip. Their service is excellent, they have a well stocked lobby when you check in. There is FREE breakfast every morning in the lobby from 7a - 10a with tons of options. The rooms are clean and well equip. We were situated at a room near the pool, sauna and hot tub. Our room had a slider to an outdoor area with a table and two chairs. It was perfect! We will definitely be back with our kiddos! read more

We've been on the road for 10 days and an hour after pulling in, both kids exclaimed "BEST HOTEL SO FAR!" Had fun playing air hockey in the game room. Indoor pool and hot tub were big hits. The outdoor pool was chilly, but super clean. Nice creak running out back. Room was spacious, seemed quite updated, and was just overall great. Absolutely terrible, My wife booked this room for one night for a little get away for us on labor day weekend. The room its self wasn't horrible when we checked in and even had a jacuzzi in the room. The people above us were a complete nightmare though. Stomping, kids screaming and dogs barking past 1 am. Even after calls were made to the front desk complaining. Would not recommend this place at all ... nothing but problems. Management is a joke !!! We only slept for 2 hrs and left. We had a drunk woman banging on the doors screaming. The cops got called . Just a bad experience, we ended up leaving at 11:30pm and driving home 3 1/2 hrs home. The rooms are disgusting , carpets are dirty, the floor boards were soft that you could fall through. We called corporate that morning and the manager called back Monday and only offered us 20% which was $40. The manager was rude and said what else do you want we took care of the problem. We made reservations in May for a Fall Foliage trip this October. We expected a room like those shown here website. Pictures are deceptive. Pictures on line are of newly updated rooms. We were given a room with knotty pine paneling, only one night stand for a king bed, no bedside chargers, very limited tv channels(no news), and it had a wall ac/heater that blew either cold air or was too hot. Our room looked nothing like the pictures. It was clean and cheaper than the Hampton Inn we normally stay at but still over $300! read more

I travel for a living and have stayed in every type of resort/room imaginable. We literally, left in a snow storm, after folding down our beds to find filthy sheets covered in bodily fluids. We called Expedia to try and get a refund and the operator told us the front desk was very rude to her and refused to give us back the 200 dollars a night. When we told them we were checking out he offered to change the sheets (wait, what, no it is not ok) I called back today and asked them to do the right thing, admit their "mistake" and at a minimum refund us one night. I even offered up that perhaps it was an "oversight" and I understand they were busy. The man continued to defend the disgusting room and when I suggested the stain was from "people" he said it was "just a stain" and why would anyone "ejaculate" in the bed. ??????!!!!!!!! Not bad at all. I saw some really negative reviews, so I was apprehensive, but booked a room because everything else in town was full. Either things have changed since the bad reviews, or I'm lucky, or it's just different in the summer. I just spent 2 nights in one of the cabins with 3 beds. It is a very simple, basic cabin, with dated decor, but was clean. The AC is located in the front bedroom, so if it's hot, the back bedroom is stifling! I highly recommend you turn the AC on full blast, and let it run while you go out for groceries or dinner..... anything to give your room time to cool off. Once it's cooled down, everything is dandy. They serve breakfast from 7-10am everyday, which was just perfect for my family of 5. Scrambled eggs, sausages, pastries, cereal, and a do-it-yourself waffle grill (which allowed me to make waffles for the first time EVER!). Being a July 4 weekend, I paid just under $500 for 2 nights, which I was perfectly happy with considering everything else that could accommodate my family was sold out. My sister paid the same amount for a much nicer time-share a mile away that had a kitchen, but no breakfast was served. I preferred Woodward because I really did like the cabin feel, and I liked that I had a front porch with chairs, which allowed me to have cigars with a few buddies that came by. I wouldn't mind staying here again. read more

I stayed here with my husband for our anniversary back in October, sorry for the late review. We allegedly got one of the newly renovated rooms, which I find hard to believe since there wasn't even a BATHROOM DOOR. In place of what should have been a DOOR was a bamboo curtain of some kind. It was like bamboo material and it didn't even latch, it was magnetized I believe. Good luck if you have to go NUMBER 2 if you get my drift. Since the room was small it made it even more awkward. The room wasn't "bad." But it seemed to still be in the process of being renovated. That would have been nice to know prior to booking. The reason for the 3 stars and not lower is the fact that they are most likely going to replace the bamboo monstrosity with a real door lol. Oh boy. I am shocked at the conditions of rooms they're allowing people to stay in as well as the hotel's response. (Included photos) I got a room here through Expedia after a 6hr hike. I just wanted to take a shower and go sleep however I was given a dirty room that was in disrepair. Live bug on the 'clean' towels Dead bug on bathroom wall Hairs in each bed and on the toilet paper holder Stains on the sheets Ceiling tiles broken stained and falling Bathroom door missing hardware and cracked Unfinished wall patches Moldy fridge Rusted microwave Carpets clearly not vacuumed And more (see photos) After contacting Expedia and talking to the desk they 'upgraded' me to another room. I agreed hesitantly. In that room there were hairs in the bed, AGAIN. Fridge was moldy, microwave was rusted inside, buttons dirty, and there was something on the carpet that wasn't vacuumed. They did not provide a clean room either time and the whole place is in disrepair. As everyone knows cleanliness is especially important during COVID. I couldn't comfortably and peacefully shower, sit or sleep there. I went back to the desk to ask for a refund and again. At this point it has been over an hour since I arrived and have tried resolving this - they refused refunding me, again. I ended up getting in my car and driving home exhausted. They offer breakfast and have a restaurant on site. If this is what their rooms look like and the public seems them - imagine what their kitchen looks like?! The trend of the white mountains declining continues. There was a time when you couldn't find a bad hotel but it's simply not the case anymore. Exit 32 was the place to be both in summer and winter, but not anymore. It's little more than a tourist trap full of dirty hotels and lousy service all at a premium. Woodward's resort is a dump. Not only is it old and falling apart but it's dirty. The first thing I always do is pull the covers back to check the sheets and i found a bunch of hair. I quickly took the hair off before my wife saw it. Already turned off the trend continued throughout room 206, I honestly suspected king king had slept here the night before. It's one thing to have paint peeling off, windows that don't close, rickety stairs and stained dirty windows but to have dirty floors in a room? Hair all over the bed? Hair in shower? What the hell am I paying for? Not to mention the room keys didn't work, so I got locked out with a 3 year old having to drop a deuce. With all that said I talked to a manager and they refunded me. It's just sad that a place I used to come to enjoy has fallen off to the point I have no interest in coming back. The only time I'm coming back here is to enjoy the mountains and sleep outside. It looks like a basic motel from the road but it is actually quite nice. The hot tub and indoor pool was clean and enjoyable. There is also an outdoor pool but it was too cold out to try that one. The sauna wasn't working and there isn't a fitness center which is disappointing. But there is racquetball, tennis court, pool table and a few arcade games. Includes breakfast was pretty good. Not a lot of healthy options but there was make your own waffles and eggs and sausage. Beds and pillows were comfy. Showers were fine. It may be a little dated but in general it was a pleasant stay. read more

Where do I start? Upon entering our room, the building looks rundown, definitely not as nice as the one down by the check in office. We were up in the building across from the pools. The description says that it was the building with the indoor pool, however the pool is in a different building. So we head in the building the doors are filthy, and we get to our room and outside the door is a gross spot on the carpet. The hallway smelled musty and stale. We open the room and we're greatly disappointed. It was hot and stale even with a window open. The bathroom had a huge spider in the tub and a web from toilet to tub... seriously?! Then we look around .. the curtains were dirty. The big chairs had rips in them. The rug didn't look like they'd been vacuumed. Part of 1 Star is that there weren't any bed bugs and YES we checked the beds closely! We had to look all over for the air conditioner remote. Of all places it was over on the hanger shelf.. the other side of the room. But there was no way to read it since it was higher than our eyes and I am 6 foot tall. So I had to take pictures to read it to see what it was doing (it was dirty too, up too high so no one can see, so why bother cleaning?). We turned the air on and went to get dinner. Came back and it was cooler in there. Time for bed. Beds not completely uncomfortable however I don't think they were queens either. One of the beds squeaked terribly. No microwave. The ice machine was broken. The curtains dirty. Next day. We leave by 10 am and don't get back until 7 pm. We walk in and there was no housekeeping services that happened in our room. 2 adults and 1 child. 3 towels used night before and nothing cleaned! Needless to say she did not get a tip! The other half of this one star is the pool and jacuzzi. Both were clean. They have a tunnel that you can use to go from the building to the pool without going outside, that was locked. However, the floor is very slippery when wet, they have a sign up, but it could easily be missed. For a tourist area, we expected MUCH better than this. Never will we stay here. What a fantastic spot with great amenities!!! They have a tennis court, inside pool and jacuzzi, outside pool, game room, racquetball court, sauna, and redone breakfast area. Everything you could want for a weekend away or a little family vacation with the kiddos! I went with my partner and my service dog and we had such a wonderful time. Everything was clean and the staff were very helpful and accommodating. It's very charming and feels like you're away at camp in the best of ways. Five stars for the price, location, and comforts such as two pools! We stayed in room 52 by the indoor pool for a quick stop just to make the ride home less long as we weren't feeling 100% after some car issues and a long trip. I read some of the critical reviews driving here and wasn't sure what to expect - but the price was right and there were rooms available. Review in a nutshell: if you're on a budget and have a family, or if you're just on a budget but would like some extra comforts, absolutely stay here! Some background on my perspective? When it comes to hotels and motels and Airbnb's, I've seen it all: I've stayed at the Park Hyatt in Chicago and NYC, random Craigslist rooms (back before Airbnb), a teepee in Quebec, and roadside motels throughout the US and Europe as a coed (some of which I've declined to stay at). I've stayed in other hotels in Lincoln NH as well as Waterville Valley NH in the past. I have to say: given some of the critical reviews here, I'm perplexed. This is an affordable, family-friendly resort-style complex that was built for vacationing families probably in the 1960s. It's like a mini Borscht-Belt, which, as a Dirty Dancing fan, I love. It seems that previous owners had let this adorable resort fall into a bit of disrepair, however it is under new family-run ownership in the past several months and I can see that they are taking big strides to address the small issues and fixes needed. Overall, we had a nice room with a slider out to the river (with some nice chairs for taking in the view). The room was clean, had the modern efficiencies I expect (fridge, hair dryer, coffee maker). The restaurant not being open is too bad (previous owners -- new owners are working on it), but the free breakfast in the morning was REALLY nice and unexpected. The choice of pool (indoor and outdoor) is great for the changing NH climate while also ensuring neither pool is ever too busy. There is a cute playground in a shaded patch. A nice little walking path along a trout pond to get some exercise after a long drive. We even used the little laundromat which was great. Everyone at the front desk was nice and we found it very efficient. Good location, right off the highway but also a very natural setting. Internet was reliable at night; in the AM I couldn't access it but that has been a problem wherever I go in the mountains (the last three weeks we've made two trips up north, one for a vacation and one for a funeral and both were marked by Internet issues). My review is long but I felt it important to give a metered response to the critical reviews here left while the resort is transitioning to new owners. read more

Absolutely bait and switch. The photos make this hotel look great, but it is actually a roadside motel that is not very well cared for. The place smelled like mold and mildew, carpet felt damp, ceilings were super low so the room felt claustrophobic. They call this place a "resort" it is absolutely a roadside motel. I wouldn't pay $100 a night to stay here never mind the $459 they were charging. At those rates we assumed this place would be great but please be warned! Stay away! Buyer beware!! read more

Lot of things not provided and if you want to watch decent television like say you want to bring in your Roku streaming Stick or maybe Apple TV something like that you can't access the input settings on the television or the remote I'm plugging the coax cable doesn't work taking the batteries out of the remote doesn't work you're just basically unable to change the input settings on this television so it really sucks so basically hope that the weather is good so that you can hike The flume or go to the whale tail water park but you definitely don't want to spend too much time in your hotel room cuz the TV sucks. read more

I stayed here for two nights this past week and it was a pretty terrible experience. First, we did not realize that we had booked in a section apart from the main Inn, so had to drive up the road to get to our room. The real problem with this was that the phones in the room were not connected and we had no cell service. The only way to contact the hotel was to drive back down the road to the front desk. Second, the carpets in our bedroom were disgusting and stained. I felt like I needed to wear shoes to walk around this place. Third, one of our pillows had a clear blood stain on it. We were disgusted, and drove back to the front desk to ask for replacements. While we were out, they did drop off new pillows, but they left the blood stained pillow where it was.
