I parked my vehicle in the restaurant parking lot. We had to wait about 15 minutes for our boat to return from their current tour. When our boat arrived they unloaded their passengers so we could board for our tour. Our boat was packed with too many customers. We were on a high powered boat. We went out to the inlet and then turned around because the waves were too strong to go out into the Atlantic Ocean. We returned to the bay and eventually saw the wild ponies on Assateague Island. After seeing the wild ponies we returned back to the dock. The bay was littered with sand bars. Luckily our boat had a depth finder. There was one very large sand bar when we returned to our dock. Our captain knew where all the sandbars were located so he avoided them. Overall our cruise took about 1 hour. We were pleased with our cruise. More to come regarding our lunch.

When i first arrived the front office ladies greeted me with a smile and were super helpful. Went over the rules and activities they had going on for the weekend. The campground was beautiful and clean. Went to the western theme park with my kids and had a wonderful day. Watched all the shows they had for the day, my favorite would have been the nugget show. The cowboy they had playing the drunk was amazing. My kids really enjoy the shoot out in the street so much that they had to get cap guns of their own. The native American show was very educational. My family is excited to come back next year. We can't wait!!!!

But watch your money there, keep a close eye on your credit card that you have on file with them. They will charge your account extra fees first and ask questions later. You will have to talk to several managers, (Carrie, Jennifer) over a few days and make several phone calls to prove that you were correct and they were wrong. Then you will get a refund. But sure to persevere. I think it is a great place for families. They are corporate now and very money hungry.

I made the mistake of purchasing one of their foreclosed on timeshare weeks 6 years ago at a cheap…read moreprice.. it was suppose to be Memorial Day week. Well that is only true on certain years. Then when you buy it you have to belong to RCI for 3 years before you can get your unit but you have to pay the 659 (estimate) condo fee per year. You try to get your condo but one year you had to reserve it between March and April but then the next year you had to reserve it a year in advance. So I have spent about $6000.00 and have never had the week in my condo. That buys me a week in a really nice place and while I have used RCI twice both places left a lot to be desired. This year I had canceled my RCI membership, I actually did it last year but they never received the form. This year I sent it Certified mail in Feb. Finally it was canceled. I called in March and then again 2 weeks ago to confirm my reservation which is how I discovered it was the week before Memorial day but all was good I was reserved. I arrived on Friday with my mom and guess what.. you have no place to stay. Sorry. Nothing we can do. Yes your 3 hours fun home.. we can offer you a week Sept 10th..I was told "that will be a great week to have." However I was off this week. So I had to pay crazy rates to stay outside of Ocean City for a few days to try to salvage part of my vacation and since I had painters in my house. You can get the 250 weeks Oct to April but the living room furniture is so uncomfortable most of the time.. completely worn out. The indoor pool is nice. Unless you have a lot of time to sit in front of the computer and try to find a vacation you want RCI is not a good value. Now to go send my letter to the better business bureau. Try to save someone else these problems since no one wants to compensate me for the issue this week (a week in Sept. is not compensation), a week in Sept AND paying my hotel bill for the 4 days I did stay would compensation

This resort is pure mom-and-pop energy. Not some polished corporate chain with cucumber water in the lobby. It's been part of OC since the 1950s and it feels like one of those places where families vacationed as kids, then came back years later with their own kids, and the cycle just keeps going. The whole place runs on nostalgia, tradition, and "remember when?" stories. Everything here is functional and clean but you absolutely get what you pay for. If you're expecting modern luxury, quartz countertops, and Instagram-core aesthetics, head to condo row in north OC and prepare to pay at least 50% more. We stayed here in early May 2026. The outdoor pool was still closed for the season but every other amenity was up and running. One nice perk: all amenities are free for guests. There are signs everywhere saying wristbands are required, although at the indoor pool that rule seemed to be enforced with the intensity of a mall security guard on break. Nobody in our group had wristbands on and half the pool crowd didn't either. Even in early May, the indoor pool was pretty lively without feeling chaotic. While we didn't fully take advantage of it, the pool bar specials were honestly kind of absurd in the best way possible. They had around a dozen beer options (everything from basic to craft) for like $2-$3 each. No exaggeration on that. Not one beer was more than $3. Crushes, cocktails, jello shots, and other drinks were all priced shockingly reasonably too. If you're traveling with a big group, you could easily dedicate an entire day to staying on the property and still spend less than you would almost anywhere else in town. My 8-year-old loved the mini golf course. Is it a little worn down compared to some of the flashy courses nearby? Sure. But it's free, and free mini golf automatically gains at least two stars in my book. They also show two family-friendly movies every evening around 6 PM and 8 PM with complimentary popcorn, which is a nice touch. The arcade had maybe 6-12 games total: skeeball, crane games, Mortal Kombat, a racing game or two, and a handful of random classics. Games do not take quarters and you have to purchase a game card. Honestly, the arcade can be skipped but you walk past it going to the indoor pool. If you want to play arcades, go to the inlet and hit up Playland or Sportland. There's also a small outdoor playground that should easily satisfy kids 10 and under. We stayed in the Pennsylvania building on the second floor. The room itself was comfortable. The shower pressure was a little weak, but perfectly usable. One underrated plus is the sink is outside the bathroom. The room had a microfridge, two queen beds, basic cable, solid AC, and comfortable mattresses. The biggest downside is definitely the thin walls. Sound travels. A lot. Thankfully, most guests were families, so it never felt rowdy in a BAD way. You will hear laughter, small kids yelling, doors shutting, etc. And because it's a family resort with thin walls, some parents seemed to operate under the philosophy of "vacation bedtime is optional" and throw any self-awareness out the window. On Saturday night, there were kids sprinting around the hallways at 11:30 PM while parents yelled at them from somewhere in the parking lot like they were trying to coach a youth soccer practice from three fields away. Zero awareness that other families, likely with small kids, might actually be asleep. Thankfully, we brought a white noise machine, so it wasn't a huge issue for us. But I could definitely see peak summer weekends getting a little chaotic. That said, this may also just come down to my mindset. Even though we live here, if we ever need a quick few-night escape from our house again, we'd probably come back. The value is really hard to beat.

Our room also included a pull-out sofa, but the mattress was badly stained and clearly needed to be replaced. There were also a few small details that made the stay less convenient. Our room didn't include any notepad or pen, which many hotels provide. I actually wanted to leave a note for housekeeping because a blanket that had been taken to be washed was never returned, but I had nothing to write with. The pools were definitely one of the highlights for our kids. However, I didn't understand why everyone was required to exit the indoor pool at scheduled times for a mandatory 10-minute break. There was no explanation given, so it left many guests wondering whether it was for the lifeguards or the pool equipment. Communication around the resort also needs improvement. The welcome packet we received at check-in instructed guests to pick up mini golf clubs at the front desk. When we followed those instructions, the staff questioned why we were there and told us the newsletter was outdated and that we should have gone to the pool instead. It was frustrating to receive incorrect information from the materials provided by the hotel. Another disappointment was the food amenities. There are signs throughout the property advertising ice cream at the pools, so I had been telling my kids we'd get some during our stay. To our surprise, there wasn't any ice cream available anywhere on the property. The indoor pool concession stand was also closed the entire time we were there, so there were no drinks or snacks available. We also had an issue with the on-site restaurant. I understand it's operated by a separate company, but they forgot several items from our order and had us return to pick them up instead of delivering the missing items to our room. The most confusing part of our stay happened on our checkout day. Checkout is at 11:00 a.m., and around 10:00 a.m. I had a "Do Not Disturb" sign hanging on our door. Someone knocked anyway, and it turned out to be an employee from the pizza restaurant wearing his work shirt. He asked if we were leaving that day. I replied yes and asked, "Don't we have until 11:00?" He responded, "Um... yes, I think so," and that was the end of the conversation. I had no missed calls on my cell phone or the room phone, and I've never experienced a hotel sending a restaurant employee to knock on a guest's door on checkout morning. It was confusing and felt unnecessary. Overall, the property has potential, and the pools were enjoyable for the kids. If you can book it at a very reasonable price, it may be worth considering. However, at the premium prices charged during the summer season, I don't feel the accommodations, amenities, or overall experience justified the cost, and I personally would choose to stay elsewhere.

I plan a spring and fall trip, and always stay at Sun Outdoors. My favorite rv sites are near the beach access and the tiki bar.
