TLDR - They wanted to tear up 1/4 of my house for 4-5 gallons of water. You decide if that sounds reasonable. I had a high-pressure fire extinguisher leak from a pin hole opening in my bathroom that lasted less than 30 minutes Saturday evening. 125psi through a 1mm hole hurts when you try to deflect the water with your hands! But I lucked out! The water hit the back wall over the tub. What was on the tile was mopped up quickly and what made it to the downstairs ceiling exited from two light fixtures. Thanks to the miracle of Chat gpt, I'm confident that a total of 8 to 10 gallons of water left the pipe. I estimate half of it went down the drain or was mopped up (this is important later). Omar and Leo from express restoration arrived in less than 2 hours. They were professional and set up three dehumidifiers (bathroom, kitchen and pantry), marked the affected areas, explained the next steps and went over restoration scenarios. They left saying we need to wait and see how bad it is after a few days. Had the rest of the experience went as well, they would have gotten 5 Stars. Omar and Giovanni showed up early Monday. Giovanni, the project manager looked at the three areas and went straight into explaining the work they were going to do. Remove the downstairs ceiling (10x10 in the kitchen and 4x10 in the pantry), take all the flooring out of the bathroom and the bathtub to expose the back wall (6x15), remove closet carpet because the carpet got a little wet. ALL BEFORE TAKING ANOTHER MOISTURE READING. He said they would get started right away with the demo. I asked him to press pause and start with reevaluating the walls and inspecting for damage. His eyes went through a reboot. Trust me when I say this, except for the 8"x 8" hole cut by the sprinkler repair man, there was ZERO damage to the walls. They were not soft, not bulging, no paint falling off a single wall. In my heart of hearts, I believe had I not said anything, they would have torn my house up without taking another reading. Omar came in and I explained to him that I was skeptical of the extent of work they were trying to do. He took out his meter and used the surface touch function on the walls in the affected area. They also used their thermal camera that showed water spots in expected localized areas. And here's the problem. I was advised by friends in the restoration business. Two of them independently said that the company should test every wall with the two prongs that puncture the wall, not the surface touch meter before deciding to cut into anything. That didn't happen until I said I wanted that reading. My friends also said that since there was no visible damage or long-term leak, the measure of whether or not my walls needed to be opened up to dry should be a comparison of how the walls were drying. Although Omar and Leo marked the walls with tape during their initial response, Omar chose to test the lowest parts of the wall, where water would normally drain and emphasized that wet reading. When I asked about other parts of the walls, the areas that were wet Saturday, the readings showed that the walls were drying. In the ceiling, he tested around the fixtures where water escaped and a visible drywall tape seam. Again, my friends told me that those areas would obviously read wet since that's where the water escaped. At that point, I told Omar and Giovanni that my friends in their business advised me that since there wasn't visible damage, and I didn't have a long or active leak, my walls would dry on their own, especially considering there was probably less than 5 GALLONS of water that escaped into the house and we live in California, not Florida. Instead of demolishing the bathroom and kitchen ceiling, Omar started mentioning less invasive options. He wanted to lift up the carpet and open a wall adjacent to the bathtub to see the wall behind it. In the kitchen, he said he could start with a 2'x 4' exploration hole around the drywall tape to see how wet the area was and allow for more airflow. To be honest, had he started with that, I probably would have a large hole in my kitchen and ripped up closet carpet and wall right now. But it still didn't sit right. The carpet felt like i just had it shampooed. It was in no way damp or dank. And a 2x4 hole seemed awfully big for simple ventilation. My friend had water come out a recessed light two years ago. Her repair company cut an 18"x18" hole in the ceiling and formed a wind tunnel with a fan and plastic. When I mentioned that, Omar said that would also work just as well. His justification for the hole, even though the walls should dry, was that the wood is still wet and that why I need to open up the walls. I turned down the service and sign the memo saying so. It's Wednesday. The carpet is already completely dry. I got a meter from Home Depot and I'm measuring the drywall readings and watching the affected area shrink daily. read more

AVOID AT ALL COSTS. This is your typical contractor nightmare, they tell you one day and continue to push it out and push it out. Next thing you know the date is pushed out 3 months. My kitchen was still incomplete by the time I moved in (pictures attached). My brother is handicapped (they knew this) and they told us we could move back in, and that there was just a few more things they had to do. That was a blatant lie and the apartment was in a hazardous state not only for everyone but especially my brother (the bathroom was a death trap). I'm appalled by the disgusting service from Xpress, they stole thousands of dollars from me and have showed no remorse, or intention to fix the situation. Look anywhere else! Omar and the mitigation/demo team were great! Very helpful, reliable, knowledgeable and always kept me in the loop. I was immediately very impressed with this team, they boxed up all my personal items and always cleaned up at the end of every day. The restoration part was very disappointing. To start, after someone came out to get an estimate for the repairs, I somehow fell through the cracks because I had to follow up with them as to when they would begin the work. I was told the repairs would take three weeks (this would put me into completion after Christmas). The repair team seems to be very careless and didn't communicate with me very well as to who would be coming next or when. Many times, they would just show up at my door, without notice or a heads up. I was constantly having to follow up and ask if anyone would be coming by to work on repairs. While replacing my bathroom vanity, they damaged my bathroom door, didn't inform me of the damage and I only found out because they painter they sent out to paint the bathroom was also instructed to paint the door they damaged and patched up. After they "fixed" the door it still looked horrible. They also chipped my vanity. After multiple attempts on repairing the damage on the door, it's now January 18th and it's still not done. Another thing is the repair team didn't seem to communicate with the mitigation/demo team. A day before the painter was scheduled to come paint I was asked if ai had the paint. I told them that I did not have it so they then had to cut out a piece of the wall that wasn't replaced to get a color match. Then the painter was told to paint my garage ceiling white. After he began paining he showed me how the ceiling was not painted any color and he believed it was just texturized. I agreed. His foreman told him it was primer, so the painter was instructed to primer it. He only primered the parts ceiling that were replaced, which was about half the ceiling. As a result, half of my ceiling was primered and the other half just texturized. So the painter ended up coming back and primerring the entire ceiling to even it all out. Again, I was told this was going to be a three week repair in early December...it's now mid January and it's not done! read more

This has been one of the worst experiences that I have had. I had just closed escrow in the my condo and I was doing some changes on my teenage sons bathroom, my sons has a prosthetic leg due to a type of bone cancer he had a few years ago, so I hired a plumber to replace the bathtub and maintenance turns on the water 3 hours before they were supposed to. I had major water damage all over my condo , walls , floors , kitchen 2 bathrooms . I called my insurance company and they were going to send a restoration company , then a family member recommended Xpress , I called Leo the owner and he immediately arranged with Omar (Xpress employee ) to come pack my entire house and put everything in storage , and the contract was that once my condo was ready in December they would come back and unpack everything the same as it was. after I moved out , thats when the the problems started, there had to be an abatement and a mitigation before repairs, and the insurance company did take a while to send out the checks to fox the condos. Once Xpress started to work on the condo there was a very very bad lack of communication, Gilberto who was the project manager would not answer my messages , I had had to constantly be calling for updates, I would go to my condo and nothing was being done . In November I called Leo the owner and explained the situation I had the Airbnb until December 17 which was the day I was supposed to move back in my condo , to make this story very short I move into my condo on December 26th. I had to move to 2 other Airbnbs with my family , my son and 2 service dogs. Nobody cared that was struggling to find a place to spend Christmas and to find proper accommodations for my handicapped son. On December 23 Gilberto send me a voice message promising my condo would be ready on December 26 and my son would have all the accommodations my son needed. On December 26 I move in and there was no kitchen, both bathrooms were not done at all, my sons bathroom was a total hazard for him with screws, nails , equipment on the floor , it was dirty and it smelled the unpacking was not done the boxes were just thrown in , I understand it was hard to unpack because the was no bathrooms or kitchen, the packing and unpacking service was $8,000 dollars at least a partial refund should of been done. My family and I had to stay there and clean and Xpress was still not doing the job, I had to fire Xpress and hire someone else to finish the bathrooms and kitchen , I had to repaint and the flooring had to be fixed. The vanity I had picked through express was installed wrong and I had to go buy one from Lowe's, I had to have someone else fox my sons bathroom and the master room bathroom, 2 doors were lost and part of the shelves of the closet. If your care about your home and family don't hire Xpress , they completely took advantage of my family situation and did not care. I will post pictures of what my condo looked like on December 26th when I moved in , after I had been promised it would be prefect the only thing I was told by Gilbert that would not be finished was the kitchen but it would be done by December 30th. Almost 1 year later i am posting this bevaie I did want to take care of this in peace although I did not receive a reimbursement for the unpacking or the fact that I had to repaint and fox the molding , and clean etc..... this is something that is now going to go through the courts unfortunately. The worst company you can work with take your business else where. We had a water leak in our garage. The insurance covered everything. And like all the other customers the contractors were so unprofessional. They would not call when they were coming over to fix anything. We literally had to call every day to make them come and fix. Unfortunately the insurance wasn't sending the checks quick enough for these guys to even care! People would show up randomly to our house and get upset if no one was home. We paid them everything the insurance paid us. And still paid out of pocket. Once they found out the insurance was reimbursing us for payments we made out of pocket, these money hungry thieves came and asked us for more money 4 months after the job was done????? Like wtf? We had water damage in November and changed contractors due to unreliable service from the first one. Leo and Gilbert were very responsive to our inquiry and request for service. True to their company name, they picked up and got on the job right away. They also helped us work things out with our insurance adjuster who was lowballing us. Echoing sentiments of other customers, Xpress restoration was unprofessional, rude, and unbearably difficult to work with. When disaster strikes and you have a flood or water damage, pause, do some homework, and look elsewhere so you don't experience the same headaches I did. I had a broken water heater and they were fast to arrive and get everything setup, but that's where the appearance of professionalism stopped. They split my project to two separate project managers, Omar for mitigation and Anthony for restoration. This is where the problems started. Total disconnect between the two guys and took over a month just to get the quote over to my insurance company. Omar stopped returning my calls and Anthony either quit or was fired a few weeks after taking on the project. Nobody stepped in to take over his duties leaving my high and not so dry. While they were making a patch in the wall they drilled thru a hot 110v line nearly causing a fire and requiring the wall be removed again causing another delay. I ultimately fired them and hired another company that got the mitigation, drywall, and paint all done within a week. Then the customer service issues started primarily as a result as the unimaginably rude tone and threats made by their customer service rep Elvia. She needs major training on how to speak to customers. She attempted to place blame for errors caused by Xpress, specifically sending invoices to the wrong insurance company, on myself. Then threatened to sue me and place a lien on my property (in writing) since the invoice in question was 14 days old since we were still sorting out the insurance liability. Based on the previous one star reviews they will probably try and deny ever "finding me in the system" or deny the facts of this review... Not the case. Bottom line there are lots of company that do this work. Just do your self a favor and go elsewhere. read more

The repairs process was done quickly and they were able to help guide the client through the process and with their insurance company. Project manager Anthony and team, have been incredible. Going way beyond what clients expected. They travel a lot and Tony has stepped in constantly, making all the steps way easier for them. UPDATED REVIEW: I just completed speaking with the owner of Xpress Restoration (Leonardo) He is concerned about this situation and is willing to work with me and Allstate. I do have to say that I appreciated his hyper response to the review. I honestly thought leaving these Yelp reviews wouldn't do anything but forewarn others. But, he took the review to heart and reviewed all my documentation, took the time to educate me on the insurance process, provided me helpful information to help support my claim and offered to refund the amount because he takes pride in his teams' work. I have incremented the rating. Depending on the development of this situation, my rating may change as we go through this process for reimbursement. OLDER REVIEW: I would leave zero stars if I could. Let me start by saying that as a company that handles water damage and advertises quick availability, they are satisfactory. The dry out and sanitation is as expected. They did leave sewer drops on my carpet and a secondary rooter plumber pointed it out to me to have Xpress correct. So a little attention to detail is recommended. The worst of the situation was during the payment process. It was painful. Xpress told me they work with Allstate insurance all the time. They guaranteed that all I had to pay was my deductible. However, a dispute between Xpress and Allstate landed me in the position that I am in right now, which is paying for services out of pocket (beyond the amount of my deductible). I was threatened with legal and collections action which made my water damage situation worse. Against all principles, I paid for the difference to prevent any further worsening of the situation. Both Xpress and Allstate couldn't get it together and provide solutions. So, when you have water damage at your home and you are hoping that a company will holistically take care of correcting the damage and not have you stress out about working with insurances, I do not recommend Xpress. read more

I would give zero stars if that was an option. Express Restoration was hired to restore my kitchen after a flood. Everything seemed to be going well, at first. Then I kept finding things that they missed and other issues. This was a custom kitchen that they repaired and they did a terrible job. After the repairs I contacted the Owner Leo Vasquez multiple times to request they fix the substandard items.He assured me they would come out and see what they could do. Nobody ever came out. Then they contacted me 3 months later wanting to be paid the remainder of what I owed them. I said I would pay as soon as they fixed the issues. They promised to come out and again never showed up. Fast forward several months and I get a call from the company threatening to sue me if I did not pay the balance. I was so sick of this dragging out for almost a year that we settled between us for reduction in the balance due as I did not them trying to fix the issues anymore as Ieas sure it would just make it worse. I have spent $$$ trying to fix what they did. My custom cabinets are not plumb or level, my granite is out of level by almost an inch in one corner due to the fact they did not properly secure or support the countertops. That corner was completely supported by the pole of the lazy Susan. One day I came home to find empty beer cans hidden in my bbq cabinet that the workers had left! And with no doubt, this company did live to its client reviews and more. From the initial point of contact with project manager, Israel Perez, I felt I was in extremely good hands. Not only did he display a valiant sense of professionalism he was as equally as honest. He addressed in detailed what the service entailed and that we need not to worry. I expressed to him my horrific experience with the previous contractor and how he scammed me with unexpected charges. Israel wanted to change my outlook in regards to contractors and to make my experience nothing but fully positive. He guaranteed that the job will be delivered at its fullest with satisfactory results and his team did execute it exceptionally well. He collaborated efficiently with State Farm representative, Rose Yambao, and without their efforts all this wouldn't of been possible. Our insurance company referred us to Xpress restoration after experiencing a flood. We had to have the entire downstairs hardwood floors removed, our walls dried out, and repainted. Express restoration got the job done while we were away in a rental. There was communication between the owners and us to make sure that everything was done correctly. A couple of weeks ago to our surprise we found water on our bathroom floor! Yuck! This could only mean trouble and this was confirmed by a call to the local leak detector. We called our insurance company and they sent over Leo Vasquez. He was professional, courteous and not at all pushy. But encouraging that his team could get the job done quickly and efficiently.
