I have hired 1st Stage for multiple properties over the years. In the past, they generally did…read moregreat work and I was impressed with their staging style, professionalism, availability, and pricing. That said, my most recent experience was disappointing. I had them stage a modern townhouse in Costa Mesa near the beach. Unfortunately, the staging style they chose did not match the aesthetic of the property at all. I am not a designer, so I typically trust their vision and let them take the lead. This time, I reached out to their team and simply asked if we could swap out a few items to make the space feel more modern or beachy. I was told I would need to pay a restocking fee. That response was frustrating. I had referred them many jobs and clients in the past, and while the fee itself was not a large amount, it felt unnecessary and left a bad impression. They did eventually waive the fee, which I appreciated, but the situation already felt mishandled. Fast forward a bit. The property did not sell, and I requested that it be de-staged. Their team came out a few days later and removed the furniture. A few months after that, they emailed both me and my client, who was the actual party to the staging contract, claiming there was a prorated balance due for a few extra days the furniture remained in the home. The amount was under $400. The contract was between my client and 1st Stage, not me, so I was confused as to why I was included. Shortly after, Mark Sutton emailed me directly asking if I could take care of the payment by the next day. I found that extremely unprofessional. Agents are the ones who bring them business, and asking me to personally pay an invoice that had nothing to do with me showed a real lack of business judgment. I expressed my disappointment with their customer service, and the only response I received was a payment link. If you are looking for a stager who truly feels like a partner and values long-term relationships, I would think twice before using this company. In my experience, once an issue arises, you are treated like just another number, and preserving relationships does not seem to be a priority.

Luis and Bree are a great team to work with from start to finish. Communication was fast and they helped with every step of the way from design to purchasing to following up with every concern no matter how small. I have my spa bathroom that I've been waiting a very long time for now! Many thanks to their whole team. Long review: We had a bad experience with a company (not Tincopa) that was supposed to repair a leak that was coming up our upstairs bathroom. They tore out our shower floor without asking and didn't actually repair the leak as promised. Tincopa was able to find the leak and tell us what actually happened very quickly. Wish we would have found them first! From the start Luis and Bree addressed all of the concerns that we had about budget and let us know what we were going to be able to realistically do. I messaged Bree A LOT about design choices and she had really great suggestions for everything from tile to fixtures and even ideas for storage. She helped get everything ordered and they kept it in their warehouse. She had suggestions for where to go shopping for tile and was able to help us purchase things and the team picked them up. It saved us a lot of money on delivery fees. I would not have been able to find some things on my own like a gorgeous Taj Mahal quartz ledge for the shower. Luis was on the job site for the start of each part of the process to make sure things went the way they should be. If a new person was going to be in our house he was there to introduce them and tell them what was supposed to get done. This really helped to ease my concerns about things going well. The last people we had where it went wrong was because it was a game of telephone and the person who promised to be on site was not. Every person on his team was very friendly and respectful as a woman I think that's such an important part of who to hire. I felt comfortable and safe with everyone on his team that was here. My dog also liked everyone here which I think says a lot too! Shout out to Alberto and Leo (tile) for all of the great work they did. They did full prep work putting up plastic barriers to seal off rooms and on the floor where ever anyone would be walking. They swept the patio after they were done as well. Everyone showed up on time and Luis was great with communication about when and who would be showing up. Any questions we had were followed up with an answer very quickly and many times Luis showed up at our house to talk in person so that he could see exactly what we were asking about. I appreciated the walkthrough meetings that we had so that we could get exactly what we wanted from the exact height of fixtures to where we wanted the toilet roll holder to be installed. Overall I am super happy with the process and how the bathroom turned out!

What made it even scarier was that my wife and our newborn were home when it happened. It was one of those moments where you immediately realize how serious the situation could have been. We later learned the AC unit in the attic wasn't draining condensation properly, so water had been pooling above the ceiling until it finally gave way. We were referred to Luis and gave him a call. He and his team stepped in quickly. They addressed the water damage, repaired the ceiling structure properly, and got the house back to move-in ready in under a month, which honestly exceeded our expectations given the extent of the damage. We also had a LOT of belongings to work around, and their team was extremely respectful of the rest of our home. They were careful about dust, debris, and protecting our things, and they kept the work area contained so the rest of the house stayed clean. Luis checked in with us often and shared progress updates throughout the repairs and that level of communication gave us confidence every step of the way that we chose the right contr. We're genuinely thankful for the care, workmanship, and timely execution.
