Despite always paying our rent on time and being respectful, responsible tenants, our concerns and requests are routinely ignored. For example, we've repeatedly asked for our carpet to be replaced due to its poor condition. Management replaced only the living room carpet, and the job was done poorly. Additionally, a mold issue in our unit was never properly addressed--rather than resolving it, they simply painted over the affected area. Meanwhile, we've seen other tenants--some with a history of late rent payments--receive new flooring and other upgrades without issue. It's hard not to notice that these tenants are treated preferentially, raising serious concerns about fairness and possible discrimination. Many long-term tenants here share similar frustrations and feel that management is dismissive and unresponsive. As a result, a number of them have chosen to move out. It's also worth questioning the validity of the positive reviews posted online, as they don't reflect the reality we've experienced. Most recently, we were informed that our assigned parking space is being taken away and given to another tenant. Just another example of how we are treated. If it wasn't for rent control we would've left a long time ago.

I have lived at Catalina for about six months. The community is filled with incredible people, the…read morelocation is great, and for those of us lucky enough to take advantage of the lower rents during the pandemic, the value for the amenities is great. Rafael is also an incredible human and a huge part of why I moved in. But we need to talk about vomitgate. To set the stage, each building only has a single elevator and two stairwells (both of which are locked). This means that for residents with mobility issues, postal workers, and delivery people, the only access to the units is via this one elevator. Which is why it's particularly alarming to me that we are now entering day three of our elevator being inaccessible due to a large pool of vomit. I first discovered it Saturday afternoon, when trying to use the elevator to take my dog out for a walk. There was something that looked like dog drool on the elevator floor, but when the elevator doors opened I saw the puddle of vomit and immediately went down to the parking garage to exit that way. There is no emergency maintenance line that I am aware of, but several residents texted the managers to let them know the situation. Saturday evening, the vomit was still there, but someone had placed a "caution wet floor" sign over it. It is now Monday morning. The vomit is still blocking the entrance to the elevator. I am thankful I am able bodied, as the lobby must be accessed in order to use the gym, trash room, dog park, and of course to enter and leave the building. Thinking of the people entering the building who have no choice but to use the elevator, as well as residents who are not able to use the stairs and have to choose whether to walk across a puddle of vomit during a global pandemic or not enter or leave their homes is truly alarming. This is a health and safety hazard, not to mention flat out bizarre. I have heard from other residents another puddle of vomit has gone untouched on the third floor. I will continue to report back on how long it remains before being taken care of.

Amenities include a pool, 10+ BBQs spread out between two separate areas, a huge jacuzzi (fits 10-15), and an exercise gym. Granite countertops, stainless steel appliances, and laundry in-unit are all big pluses. Go ahead and check this place out. The old (negative) comments are probably in regards to the old management. There were months where construction trash was outside on the sidewalk waiting for pickup. They blame the city but only our building management leaves out dishwashers or other appliances at the end of the block. The walls and ceilings are paper thin, you can hear all the noises throughout the courtyard. It's been non stop contruction of fixing roofs, new remodels and other project that made the community look worse like the dirty flooring throughout. Cleaning has been another area of weakness that every hallway and elevator smells of piss from dogs and leaky trash hauled from apartments. There is constant noise from helicopters and freeway where the whole building shakes. The gym and shared restrooms get completely ignored, flooded and not supplied with toilet paper. Never move above the gym unless you want every wall to shake and not get any quality sleep. There is graffiti around the corner which the Howard refuses to fix and blames the city. Elevators are constantly broke at least a few times a month making it difficult for folks. They do not offer any solutions. First floor apartments get flooded after heavy rain and impossible to pick up mail without wearing boots. I seen units get water inside their units. The apartment above me flooded my unit twice from clogged drains. Police get called often here for disputes and shouting matches from drunk idiotic neighbors. I called a few times for domestic violence issues. Loud music and pool parties is another new trend that has started here almost every weekend. We see dozen guests showing up in the small courtyard and everyone hears it down the hallways. I feel bad for the neighbors I talked to who live there. The neighborhood is not safe if you walk your pets, there are packs of coyotes that roam the area and many people and dogs have been threatened. City does not do anything about them till someone gets bit. Past years their was a den across the street. Do not take your dog out in the nighttime when it's dark or carry a stick. It's only a matter of time before you meet the 3 coyotes that terrorize the neighborhood. The descent neighbors are all scrambling to move out. It's all going downhill. STAY AWAY!

I have to give a special shout-out to the maintenance team, Arnold, Chris, and Gigi. They have been amazing, especially considering the demand and workload they handle on a weekly basis. Their responsiveness, professionalism, and hard work do not go unnoticed!!! I also want to recognize the office staff. Keith, who assisted with our move-in in 2025, was absolutely AMAAZING. He made sure issues with our apartment, such as the noisy bathroom fan and the dirty and broken washer/dryer, were addressed promptly. He consistently went above and beyond when it came to customer service. Since our apartment is located near the trash chute, we dealt (and are still dealing with) a significant fly issue, and he ensured that pest control treatments were scheduled regularly to help manage the problem. There was a point in time, even when some of our packages were stolen, and there ultimately wasn't a resolution, Keith made sure reports were filed on our behalf and truly made us feel like our concerns were his concerns. We definitely miss Keith, and he has set the gold standard by which we measure both previous and current staff. Currently, we haven't had any issues with the office staff, and everyone has been pleasant to work with. Rules are definitely enforced, and they do seem to listen to the complaints or issues that my wife or I have brought up. That said, I also don't know if they share the same willingness to go above and beyond to ensure exceptional service. I understand that, at the end of the day, it's a job, but it's also a service-oriented role, and passion for helping people is part of what makes a great experience. This isn't meant to call anyone out; it's simply an honest observation. Still great service, just not exceptional, and that is alright, waayyy better than other previous leasing offices. Overall, we really enjoy living at IMT 6500. Once again, the maintenance crew deserves an A++. They do an incredible amount of work, and they're often the unsung heroes of the IMT community. Without their diligence and commitment, our overall experience here would have been very different. My wife and I would rate our experience a 4.5 out of 5. While I can't honestly give it a perfect 5, because there is still room for improvement, it has been a genuinely pleasant experience, and we've enjoyed calling IMT 6500 home.
