Haven't been here in years, and I'm so happy to see they're still here and thriving. You can feel the thoughtfulness behind this place. It gives off such a welcoming, community-centered vibe -- like they genuinely want people to come in, enjoy good food and drinks, hang out, relax, and just have a good time. I was indecisive while ordering because there's just too many goodies to choose from and IK that can be annoying, but we had great service because the guy that took our order was patient and seen that my struggles was most definitely real . We ordered mozzarella sticks, popcorn chicken, curly fries, and two large Thai teas -- one with green apple jelly topping, which paired sooo well to me hehe. We don't eat out much because we cook at home nowadays, so when we do, we wanna enjoy the classics lol. It's actually really cool seeing how the place has evolved over the years. The very first time we came, the back area looked like this cute little library/study hall/tutoring/game/hangout room. Then a couple years into the COVID days, it turned into a unique snack and gift shop vibe. Now it's this awesome mini arcade/lounge setup with comfy seating, sports on TV, and really great food (savory & sweets) and drinks. And the food is SOLID. Even on my last mozzarella stick, I still had a cheese pull -- and it had already been at least like 20-30 minutes. That says a lot on the quality. What also makes this place stand out is the little acts of kindness. Part of their service is while we were already getting busy, grubbing, they randomly offered us a complimentary yummy, soft, and fluffy eggette on a stick with their condensed milk sauce, which gave me that feeling like how a love one would just randomly give something very sweet just because. I don't go out much anymore, but if I'm craving for some outside sweets and treats oh and almost forgot to mention how pretty affordable for the quality and portions we got for our meal, I'm def bringing my nieces n nephews here when they visit! I love the different chairs, décor, games, ambiance, food, and drinks! They keep everything so clean, neat, and organized at the station from where you sanitize your hands, grab your napkins, straws and condiments-- it genuinely feels like there's something here for everyone. I decided to give them a try while I was passing through San Leandro. I ordered a strawberry milk tea, large, iced, less sweet. It was done within a minute. It was still very sweet, so either their regular sweetness must be extremely sweet or maybe they don't dial down the sweetness much for "less" sweet. Otherwise, the drink was pretty good. They also were selling lychee, lavender, green apple honeydew, and mango milk tea, and for the black/green/rose tea section of menu, I see guava and kiwi offered as options, so they definitely have some fruit flavors that are not as common to see at other boba shops. The card payment screen didn't prompt me to leave a tip, which I found surprising. They have only street parking. For some reason Dutton Ave was really dusty next to the shop when I went. read more

This is one of the cool spots to come chill and have a small boba drink. Street parking is always available when i go and very close. I always order a coffee milk tea with boba or lychee and a Nutella crepe . I enjoy this place with the kids as well as we enjoy using all the games they have towards the back. Always enjoy coming here for their crepes!! My go-to is usually the strawberry nutella crepe with no ice cream, but sometimes I'll add ice cream if I'm ever in the mood. Their drinks remind of donut shop boba drinks so don't expect it to be flavorful tea or anything. I enjoy the nostalgia of it and sometimes find myself craving those kind of boba drinks. Parking can be a bit difficult since it's mostly street parking, but we went on a Saturday evening and there was plenty of street parking available! Service is quick and they usually start working on your order right away. They have some games you could play in the back of the store and it seems like people like to hang out here. I like them. Its a simple very big boba shop with snacks and cute place to hang. The prices are probably the lowest for boba as well like when I grew up around the 4ish to 6ish side versus competing with other stores who are $8+. Its def worth for the fix if you want something simple. read more

8-Twelve has easily became a favorite boba spot for me. My go to is usually a strawberry smoothie + the toppings I'm craving at the time of purchase. I've also tried various milk teas and smoothies such as mango and passionfruit which were good as well. What I love most about 8-Twelve is that you pick the drink and are able to choose all toppings they offer at one set price-- at your preference of course. They do warn you though if you choose too many toppings, your cup will not have much space for the drink itself. The toppings are my mom's favorite part. They have snack foods like eggettes, fries, and more which is also very good. The business looks family owned if I'm not mistaken and the service is great every time I come by. We went with our 3 sons in hope to have some ice cream and enjoy some of the games provided. However the cashier was very rude and denied just selling us ice cream on its own for the kids. Then when we ordered a crepe we just asked for the ice cream on the side or different container and he said he could not do that. He was being rude and difficult for no reason. Discovered this place on accident... drove out to San Leandro at 930PM on a Monday night for T4, but ofcourse for some reason T4 was closed. Immediately got on Yelp and searched "dessert" and this place popped up! SOOO happy this place popped up because the nutella crepes are YUMMY AF. We came right before they were about to close and they were still able to make our order! I loved the consistency of the crepe and how it had a lot of nutella + strawberry and bananas. It also came with 2 scoops of ice cream!! My sweet tooth was LIVING. We also got an avocado fresh fruit smoothie which was okay. (I have had better/can make better). Since they were closing, they were generous enough to give us a free taro smoothie with boba and coconut! The boba balls were a bit on the chewier end and the taro smoothie was super sweet. Customer service sucks. The man usually worker the counter never responds when you ask how he's doing or even bothers to ask back. The gentlemen making the drinks usually has a more upbeat attitude so I was excited to see him on the register today but that changed quickly as he was taking my order .. I asked for extra extra strawberry jelly topping (as I normally do the 1-2x a week I come here) and he coldly responded "the best I could do is two scoops that's about it" soooo no option to pay more for extra topping? & was never an issue with my past orders. Next I requested my drink extra sweet (I like to ask for extra syrup instead but get corrected to *extra sweet instead) this time I was told the flavor I get isn't possible to be sweet in which I wanted to respond matching his energy and let him know I basically want extra syrup so I'm drinking an actual drink and not just ice as it usually taste like when I don't make this request... When you think of a local place that focuses on the local community, this has got to be at the top of your list. Just spend a few minutes inside the shop, witness the interactions the staff has with the local patrons, and you'll see what I mean. My wife and I visited this place more as of on a whim for a nice dessert shop. We a ordered a crepe and a drink and sat down, noticing that there wasn't a tip jar. When asked where the tip jar was, to tip, the owner (I presume), said that they don't have a tip jar because they're not focused on earning tips, they're focused on serving the community and that no tip is necessary. Noting that their prices were not high, this surprised both myself and my wife. We also noted that even on a Saturday, there were local kids visiting and playing on the machines/arcades and just having fun. We also noticed that the owner knows the lives of his patrons, has small talk; and shows extreme politeness to everyone visiting. Really a model place for a local community boba/dessert shop. If you aren't going here for your milk tea needs, what are you doing?!?? The fact that all drinks come with a topping (because yes, there are places that will charge you for a topping) is a PLUS in my book. The SOLE fact that I can get a 32 OZ milk tea or fresh fruit smoothie for around $5 is crazy. They don't sacrifice taste for price here. The name of this place doesn't quite match the contents of the shop. I was expecting a market with a bunch of Asian goodies and boba. My initial search was boba so that's what I went there for anyway. I'm glad I got there as someone was leaving since there was only one person working. It took some time since there was only one person, but not too long. Their drinks and food are so reasonably priced so I could imagine the business pre-pandemic with the clientele being mostly high school kiddos. I like that they ask how much boba we want. The drinks are also huge, so I got a medium and my husband a large. We got: a pineapple smoothie with boba, a Thai tea with boba, strawberry ice cream, mozzarella sticks and curly fries. Came to this shop over the weekend with my brother, his girlfriend, and my friend. We have never been here and since its closed by we have decided to give it a try. It was the BEST decision ever! When we walked in, there was only one person on the counter taking order and making the drinks. He was kindly told us to wait. which is perfect fine because we all need to decide what to get. When he returned we were placing our orders. We had came down to 2 sweet crepes, 1 savory crepe, 2 orders popcorn chicken, and 2 drinks. I think the biggest thing that got me super excited was: WE GET TO PICK OUR OWN TOPPINGS!!!! they have this open topping bars and you can picked whatever you want. I think I went a little overboard on that. but it turned out to be great! note to self: don't over do it! hahahaa As we were sitting down waiting for our food and drinks, I believe the owner of the shop, delivered our food to us, he is super nice!
