The osmanthus oolong tea (minus cheese foam) was a bit watery with no noticeable osmanthus flavor. I got 75% sweet but the only sweetness came from the boba. My husband thought the sweetness and bitterness level of his viet coffee w/ cheese foam wasn't balanced well. They also gave a pretty thick layer of cheese foam, which may be a pro or a con depending on your tastes. The boba in both our drinks was also very clumpy and the texture was average. TLDR: Unexpectedly good! It's just... the location isn't a normal place... at least not in the sense of the south bay. It was sandwiched between a Mexican Supermarket and a hairdresser. The neighborhood didn't look very commercial either. But inside was nice and clean and bright, if a bit small. The guy was very friendly. My wife always orders the black milk tea with 0 sugar and 0 ice. They use whole milk. I usually get a fruit tea, in this case it was a mango fruit tea, with 0 sugar and less ice. My wife really liked her tea. She said it had a strong tea flavor, and it was very creamy (of course, with the WHOLE milk!). She also said it was slightly sweet... maybe from the creamy milk. She was surprised by it, and enjoyed it quite a bit. Mine was ok. I didn't taste the tea that much, as I think the fruit flavors dominated. There are a few seats outside and a couple seats inside while you wait for your order. The menu isn't extensive but the items are tasty, which is great when you're fond of a particular flavor. My son and I enjoyed a couple of drinks on the way home from Costco and sat at the nearby park to enjoy. My teen and I were craving some matcha on our way to get groceries and found this spot on Yelp ofc! San san is located in the small shopping center off Williams, right before you get to the schools. Parking is a little weird and very limited but luckily for us, we found a spot on the side of the building. There were two young ladies working the store and the menu is basically posted everywhere. My daughter and I immediately gravitated to the banana matcha latte. We also saw they had yummy croissant pastries available, so we decided to give that a try. What we got: 1. 2 banana matcha lattes- 4/10 the matcha was okay but we tasted no banana to it besides the slices of banana. The pudding tasted like regular vanilla. Overall just not what we were anticipating. 2. Brown sugar boba milk? - 0/10 This was just milk with a bit of brown sugar syrup. (See pic) I actually dropped this off to my other daughter and she said she just couldn't drink it. 3. Strawberry croissant- 8/10 This was actually good. The boba pearls were the first thing I noticed when I received my drink, as they were still warm and very qq. The shop itself is very cute, fresh, and trendy-looking both outside and inside, with pops of colorful pastels decorating the interior and a classic lighted neon sign for the shop on the outside (the sign caught my eye while we were driving by which is how we ended up stopping here!). I like that the tea menu has pictures of the toppings and some of the drinks. I do wish there was a full kiosk or menu board with photos of all the drinks since I really like taking my time deciding on what to order and pictures/visual guides help speed up that process. As for the drinks, the quality of the boba itself was okay, and the tea wasn't really standout (at least my sister's rose oolong). For the brown sugar boba with fresh milk, I kind of wish it had been roasted milk or something to add more complexity, but I mean -- I did order fresh milk, so that's that. Service was good! WARNING: Immediate Sickness After Drinking I was craving boba and this spot was the closest well-reviewed option. It's a small shop located in what felt like a slightly sketchy plaza. I initially ordered the Emerald Milk Tea and was pleasantly surprised. The initial flavor was good, and the boba consistency was perfect and it seemed great for a last-minute pick. However, the experience turned extremely negative. About halfway through the cup, I started feeling severely unwell and ultimately ended up vomiting. I am certain the boba was the cause. I hadn't consumed any food for several hours prior, and my sister, who I shared the drink with, told me she stopped drinking it because she started feeling unwell, too. Given the immediate and shared symptoms, I strongly suspect a serious issue with the milk or boba quality, or improper preparation/storage. I hope the owners investigate this immediately. I cannot recommend this place due to the serious health consequences we experienced. read more

We came here for an avocado smoothie with boba last night. The boba pearls were very fresh and still warm in our drink. The drink itself, however, was not good. We asked for 25% sugar and so that meant that the smoothie tasted merely like milk. We didn't taste the avocado and also were disappointed that this probably means the sugar levels is the avocado syrup and that they don't use avocado or the typical condensed milk that I'm used to with these smoothies. Even if they don't use syrup, I don't think that it should have tasted only like milk -- maybe they can be transparent about what they put into the drink and ask the customer whether they even want whole milk and give options to the types of milk. We might come back to try the other drinks but we certainly would not get the avocado smoothie again. I also feel like the sole worker there making 10-15 smoothies in 15 minutes meant the wait was longer than it should be. I also witnessed a customer ahead of me complaining that the menu prices listed were different from what she was actually charged, so I would look at your receipts. In response to the comment posted: I have had plenty of avocado smoothies made of actual avocado and the smoothie I had simply lacked any texture of avocado. So if there was avocado, I didn't taste it and neither did I see it. To suggest I have not had an avocado smoothie before made of avocados is simply untrue. When my friend and I went on a boba run we were lucky enough to get there before the rush, but by the time we were in line - I guess it was peak hours! It definitely seems to be a popular choice for this area of San Leandro - for families and kids (especially after school or dinner - making this assumption because I went around 5:30/6PM on a weekday). Despite the line and only having one employee helping out all the customers that early evening I felt like we got pretty good customer service and our drinks were not lacking. In fact we scarfed both of our smoothies down. I'd definitely be open to returning so I can try more drinks and update my review accordingly. **only thing I will mention is that since the shop is small, if you are waiting for your drinks and you're seated or standing outside it can be a little difficult to hear when your drinks are ready so I'd keep your eyes peeled. Every time I walk in, there's an awkward silence where nobody acknowledges you--even a simple 'be right with you' would go a long way. ​As for the drinks, the cheese cap is a must-try and truly makes the drink! However, I'd skip the banana pudding matcha. It tasted mostly like milk, lacked that matcha punch, and was missing the banana topping shown in the photo. Found this new boba shop in San Leandro and decided to give it a try. My sister got the golden jasmine with cheese foam 50% sweet and I got the strawberry cheese cap 50% sweet. The strawberry cheese cap was very refreshing and the perfect amount of sweetness, but I do wish there was more cheese foam since it was a very thin layer. The golden jasmine with cheese foam was very mediocre and definitely not the best jasmine tea I've had. It tasted super watery and the cheese foam didn't help it either (which it usually does). There is also a 3% credit card surcharge that we didn't know about until after we paid and noticed they wrote a really small sign in faint black letters on the counter to "inform" customers of this. But if you make your way over, you're in for a real treat. I asked for it hot, which the friendly owner said no problem to. The drinks are less sweet than usual, which is my preference since I usually order 25%. I was recommended to go with 50% here and they were right - it was barely sweet. The tea flavor was strong and delicious! In fact, it might be one of the best rose oolong milk teas I've ever had. Great little shop not too far from me. Walked there on a weekday afternoon and there was one person waiting for his drink with his little boy. The two people working were really nice and offered suggestions for my first drink with them. I went with the emerald pearl milk tea, which comes with the boba included. The cashier described it as having a pleasant roasted flavor, which I love, so I went with that. I ordered the lowest level of sweetness and she told me that if I preferred sweeter drinks, to order the higher level of sweetness because theirs can tend toward being less sweet. Since I really dislike overly-sweet drinks, I stayed with the lowest level but was happy to hear this. While waiting for my drink, they finished the customer's ahead of me. His son immediately dropped it just outside the store, which they saw, so they instantly started making him a replacement free of charge. Mine came out just a couple minutes later and was delicious. Definitely roasted, not at all too sweet, and the boba was cooked perfectly. It maintained a good chew without being too soft. There's only one size drink here but the cup is a decent size. My wife will get one of the milk teas (her current favorite is the Hokkaido milk tea), while I'll get one of the matcha drinks (matcha milk tea, strawberry matcha latte or the matcha frappe). Nowadays, I'm careful with my sugar intake. I'll order my drinks with 50% sugar, but they are still sweet enough for me. This shop is located in a small corner strip mall. There are some spots in front of the shop, a few more around the corner in the back of the strip mall, as well as street parking. During the weekends, the shop is moderately busy, but not too bad. There is a school in the neighborhood, so it can get busy in the afternoons during the week. They do have a small surcharge for credit card payments, so bring cash to avoid the surcharge. read more
