Home Sweet Home Inspection - Andy Gardner based in VA was recommended to me, unfortunately I believed A Home Sweet Home Inspection - AHSHI - Ryan Siegler based in MD was a part of the same company, therefore I proceeded to move ahead in doing business with the WRONG COMPANY. Ryan is personable and will possibly even make you laugh as he moves throughout your property, he will ultimately provide pictures and a written home inspection report... though I have come to understand that other companies line the pictures up with the issue they intend to convey as a part of their final report, this is not the case with A Home Sweet Home Inspection. Pictures are sent completely separate from written findings, so Seller/Agent will have to decipher issues on their own. I am a first-time homebuyer who emailed AHSHI to request a quote based on my contractual requirements. A chimney inspection was part of the required services; and I was provided a verbal quote by Ryan in accordance with these required services. At the inspection I was advised that he is not licensed to scope out the chimney to ensure no structural damage, though he did open the flue to glance up into the chimney which he self-determined to be a chimney inspection. I was never asked a question about what my interpretation of a chimney inspection entails, but what Ryan did in inspecting my fireplace is not what my contract details as a chimney inspection. So you are thinking that we must have come to an agreement on a reduced price noting that he did not provide the requested service... no Sir, no Maam. So I write this review as a BUYER BEWARE... PLEASE copy and paste your contractual requirements to ensure that you provide in writing exactly what services you need performed AND ensure that you receive a quote in writing (as MD state law requires that any service over $500 must be accompanied by a quote). This unfortunately was not the case in my business transaction, and I only discovered this requirement after our disagreement over services. I chalk this up to a novice error on my part and wish Mr. Siegler continued success as he continues in his day to day business transactions... though I respectfully agree to disagree on whether his fireplace inspection can be construed as a chimney inspection, as we verbally agreed on after his review of written request for quote. All in all, I spoke with other more experienced companies on HomeAdvisor on the day of my scheduled inspection and wish I had cancelled my verbal contract with A Home Sweet Home Inspection, based on prices as well as delivered product. If you are looking for just the basics this may be the company for you, though prices are more than where the market is at on most services ($375 vs. $300 home inspection and $200 vs. $139-$145 radon). Ryan purports to provide a home inspection service as if his mother were moving into the home... in my case I cannot tell if Ryan loves his mother or not, as I am purchasing a property without the chimney inspection we agreed upon, and time and money just did not permit me to contract another service provider that could perform the service in advance of the 7-day home inspection contractual time frame. :/ Ryan will tell you that you will receive your report in 24-48 hours, but please bake a little more time in as the radon report (a contractual requirement) was received after the 7-day time frame and written report received after myself and Realtor followed up multiple times, with me worried that I would have to execute a contingency plan to have another company come out to provide inspection due to not receiving report in the time specified. If you are looking for a nice guy this is your place... if you are about your business and need folks to keep their word and provide a service as contracted, GOOD LUCK. Less read more

I have used this company for both home inspections. Yes, both. As a first time home buyer I really didn't know what to look for besides, "It looks nice". Both times Ryan took me through the property and was extremely detailed, probably even more so when you're a first time home buyer. He arrives before time, scheduling is fast and easy, he doesn't rush through the inspection and the report comes back in a timely manner. I picked up Ryan's card at a title company, so I didn't have any personal references regarding his work. After using his service, I would highly recommend his service. He was responsive, scheduled the appointment within a couple of days, preformed a detailed inspection, and provided a report within 24 hours. Called on a Tuesday to obtain a quote for a home inspection and spoke with Ryan the President of the company. He thoroughly explained what is examined during a home inspection and informed me of other services they offer. I then called back the next day (Wednesday) to prayerfully get an appointment for the coming weekend and I was able to! Ryan also called me the day before to confirm our scheduled appointment which I appreciated! When we arrived at the property at 10am I was surprised to see that Ryan had alreayd begun the inspection process on the exterior of the property --- snapping picutres and making notes along the way. Upon entering the property he had already started on the main level and as soon as we walked in explained his findings for the exterior of the property. Throuhgout this process Ryan physically (getting down on hands and knees when needed) showed us the issues that needed to be taken care of and answered all of our questions thoroughly. The entire inspection took about 2 hours and within 48 hours I received my completed report with full details and color photos. I was present for the inspection and I felt our inspector (Dan) did an excellent job. Dan was very meticulous and thorough with our inspection. He went the extra mile by explaining what he was looking for and what needed to be done to rectify when problems were found. Dan even gave maintenance tips to prevent future problems from occurring. Save your money. This company is a joke... I completely wasted my money. The owner of this company wouldn't go in the attic because it was not safe. That is complete BS... my fiancé's 70 year old step dad got up their just fine. Since the inspector did not go upstairs, our air conditioning unit was installed improperly and if we didn't catch it, the air conditioning unit would have came through the roof. Highly recommend this company to anyone who needs a thorough and honest home inspection. I recently had a condo inspected by Ryan, the owner of the business, and was very pleased with the services he provided. He exceeded a high level of professional and know how, he definitely knows what he is doing, but also had a very friendly and helpful attitude. It was easy to tell that he cares about his job and puts 100% into making sure he can do the best inspection possible to help out the home buyer in any way he can.
