Agent didn't show up in the showing, and I wasted few hours. The experience with this Cal-Western Property Management is not too good. If you want to cancel the showing, please send us an email, a phone call, or a message. There are two group of people waiting for the showing of property - One, my wife and I. Another, a family of 3. We are all very confused on that Sunday noon. It was a hot day with bad mood. They didn't take out the rental property from Zillow after they rent it out. They also use their trusted mojo system and that system will send you the message below and still cancel your showing without notifying. It's just bad. After filing with BBB, they just keep saying they searched all the records etc. However, the reason why they couldn't find my reservation is that it's my wife reserving that showing. I also gave them the reservation phone in BBB and my response was ignored. I hope that no one else would experience this again. read more

Hiring Cal-Western to manage my family's townhouse has changed my life for the better. If you want a superb partner who will meet you where you are, respect your home, work with your HOA, and make sure your tenant is well taken care of, you found it here! We work with Sara Chase and she is phenomenal. Sara and the rest of the Cal-Western team are well worth their fees. I've been in contract with Cal-Western for about a year now, here are the highlights: Pre-contract: we decided to work with Cal-Western in October 2023, everything was going well until we realized our insurance provider (State Farm) would refuse to convert our insurance from homeowner's to a landlord policy. We told Sara about the problems we were having and she jumped in, getting us 3 solid leads that led to us becoming properly insured. Pre-tenant: once we were in contract, Sara become the project manager for all the unfinished work that we had meant to do ourselves when we were going to try managing our own property. Light fixtures were updated, closet doors repaired and installed, house painted, cleaned, etc. Sara identified key work that needed to be done as well as optional extras that would help make the home more appealing and provided estimates from multiple sources to get everything done. We chose to do some of the easy to do DIY jobs to save money and Sara was supportive of that - she was also supportive of having a pro come out and fix our work after one of the DIY jobs didn't turn out well. I really appreciate the flexibility of payment - Cal-Western allows us to either be invoiced by Cal-Western for the work (at no extra cost) or to individually pay each vendor. Finding a tenant: Sara took pictures and handled all marketing for our home. She walked us through the process every step of the way and was able to efficiently find a qualified and quality tenant. Our Townhouse HOA had specific rules concerning move in logistics and Sara was able to communicate this to tenants and make sure everything went well. Other landlords in our complex have had issues with non-local management companies not communicating HOA rules; I'm so happy to work with a company that cares about our local communities enough to pay attention to these types of rules, it goes a long way to being a good neighbor. Getting paid: we set up direct deposit and chose to allow Cal-Western to hold the tenant's deposit along with certain amount of money to handle repairs as they come up. Once that happened and all vendors were paid, we started seamlessly getting money into our account as expected. Cal-Western has a great system for keeping track of income and expenses so it's easy for us to do our taxes. Handling issues: Property damage eventually happens, no matter how good of a tenant you have. When this happened to our place, Sara had already identified straightforward options to make repairs and managed everything flawlessly. She did a great job of explaining the problem, the most efficient solution, getting our OK, and then getting the job done. In summary - I couldn't ask for a better partner in managing my family's investment property. I can now go on vacations without anxiety about being available for my tenant because a company I trust can handle whatever happens. I would not Rent from them again. After vacating my Apartment after Five years of never late paying rent, Heather Robinson was asked for a Review when I moved from northern Cal to Southern Cal. She made such A problem with giving a potential landlord a Review. Heathers Review of me She said I paid my Rent. Pretty crappy of Her. Their response to any complaint was really bad problems with Dryer was on going for several months, There is only 2 dryers so this was unacceptable. You are better off finding another property management company. All staff I interacted with were rude, short in communication style, and acted inconvenienced when contacted for assistance relevant to the unit I leased. I relocated from out of state to live in the unit owned by CWPM. Prior to moving I requested a virtual tour. In response the property manager said "I simply do not have the staff for that" and proceeded to send me a photo of the tub and interior of the garage...this was a two bedroom house with a decently sized yard. I had no concept of what I was moving into while relocating out of state. It's 2025, post-pandemic, virtual tours are the standard for leasing. The payment process is archaic - I had to submit either a money order or cashier's check for the first month's rent and the security deposit. I was relocating from out of state on the last day of the month to move in on the first day of the lease. I had to overnight the money orders for the first month's rent and security deposit. I was told if those funds did not arrive to the front desk by the end of the day on the first of the month they would have to lease to another tenant. (This was after I had been approved and lease was signed). Thankfully the funds arrived on time and once I arrived to town I received the keys to move in. There is no after hours lock out response and well over halfway through the lease I was provided a back up key to the unit. The worst part, I solely paid the entirety of the security deposit in my name, as proof from the money orders submitted, and the company auto split the security deposit with the other person living in the unit. When I asked for scanned copies of the money orders I was told, "look at your payment ledger." Small Claims legal representation had to contact the property manager at which point they quickly emailed scans of the money orders. I am so glad renting with CWPM is over and highly recommend you rent or own with another company. read more

Sara Chase Hooberry started managing our rentals about six months ago. We have been renting our properties for over forty years and Sara is easily the best manager we have had. I particularly like her proactive approach to things. On two recent properties that had gone vacant, Sara reviewed the properties and suggested repairs and upgrades that she thought would provide the best return on investment. Sara has a sense of style that avoids the out-of-date look that so many rentals have. By using her preferred vendors and contractors she was able to get work done for less than I expected. Sara always kept me updated as the work progressed. Sara has reviewed the rents on our properties and made adjustments where appropriate while respecting the value that long term tenants have. Sara has also been proactive in managing our occupied rentals. When she took over our properties she visited and inspected the properties with me, suggesting repairs, upgrades and fixes of items that were important to the tenants without costing too much...again using her preferred vendors to keep costs down as much as possible while getting quality work done. They do not take any added interest in representing you, but will do the basic minimum to satisfy their existence as "property"managers. I moved in to the property off of Emory street in 2013. I lived here from Summer 2013 to Summer 2015. The area is very nice accept for the two apartments complexes to our left and right. They are messy and always have shady characters. With that being said, I haven't seen anyone get their car stolen or broken into (knock on wood). As far as the apartment itself, I lived Apartment 1 out of 12. Living here has been a treat for me since I used to live in a dorm room with 3 other suite mates. This apartment was the perfect fit for me since it had a large closet, storage shelves, gas stove, and great light and ventilation. There is also a huge storage area for all of the apartment dwellers that was large enough to store 4 spare tires, small grill, ice chest, and more. There is also an on site washer and dryer that we all shared. I have never had a problem washing my clothes or running into laundry machines always being used. The cons of the apartment itself was definitely the bathroom. On 3 separate occasions about 4 months apart, brown water (definitely sewage water) backed up in the bathroom tub. The emergency plumbing crew always made it out that night no matter what time of day of the week to fix the issue. I am not sure if the problem was ever resolved but my next door neighbor use to have the same problem as well. In the first few months of living here I did see small roaches that I was able to rid the apartment of by using "Harris Famous Roach Tablets" and "Hot Shot Liquid Bait." After that, I never saw another bug in the apartment! Overall, for a college student this was the perfect apartment for me. Covered parking spot and a calm neighborhood aside from retarded complexes to your left and right. Cal-Western has my vote if you need a place to live for 6 months+ read more

My wife and I are moving to the San Jose area from over 350 miles away so finding the time to drive down on the weekends and submit applications was not realistic. We needed a property management company that took clear, accurate pictures of the apartments available and were willing to work with us remotely. This company and the people that make it up are awesome. The move-in process was extremely simple and everyone we spoke with was really professional. We worked with Heather Robertson to find an apartment near downtown San Jose. Only a week after submitting an application, we signed the lease agreement and had the keys to our new home. By far the worst experience I've ever had dealing with a property management company. Would absolutely advise to look somewhere else if you are a renter or a homeowner, as the people here aren't professional. I reached out to express interest in a condo they had posted a little over an hour ago. Called and left a voicemail to the property manager, Heather Robertson, but never got a response. I sent an email to her address as well as the company's address, but never received a response. Over the next few days, I called numerous times, but was told by the receptionists that Heather was either in a meeting or out of the office. Apparently she never sits at her desk. Speaking of the receptionists, they were pretty rude for the most part. Would get short and show attitude whenever trying to ask a question. Was hung up on more than once, or they would transfer me to Heather's VM (completely pointless since she's never in the office and doesn't respond). Now looking at all the reviews here, I see I'm not the only lucky one who has been able to go thru this wonderful experience. Seriously, look somewhere else, unless you're into zero communication. If that's the case, give them a call and leave a VM so it'll never get returned. I can only imagine if I was a renter, and there was a real emergency. Sounds like I'd be on my own. No thanks. We've used Cal-Western to manage our property for over 10 years. We also used a realtor associated with CW to sell our house. We have been extremely happy with the service provided by both. Let's start with LisaL. She began managing the property when it was occupied by friends of the family, with all that implies. She quickly moved to arrange for more suitable and reliable tenants, and in fact, they were so good, they stayed in the house the whole 10 years! We are half a country away, so good hands-on management was key. Lisa took care of all the minor and not so minor repairs that were required, including a roof replacement. She always got very reasonable rates as well. When it became time to sell our property, we asked Lisa how to proceed. She suggested working with JulieH, an independent realtor who works closely with CW. Lisa worked to have our current tenants moved out and then worked with Julie to make sure all of the required repairs were completed before selling. Julie kept us in the loop throughout the whole process. She explained what would happen and when. We took her advice on how to fix up the property and after an open house, we had multiple offers, with many 20% above the asking price! (And no, it was priced fairly, the market is/was hot!!) And the best part (or most surprising at least), we closed in 5 DAYS!!! And that's with us being 2000 miles away. So thank you both to LisaL and JulieH for the excellent service both throughout the years and during the final push to sell. I recommend them without reservation, especially if you are a remote property owner. read more

Constant harassment through voicemails and emails falsely accusing tenant of breaking the lease without any investigation or proof, and ignore proof that accusations are false, and also threatening to evict to intimidade tenant and through fear manipulate tenant to bent down to their illegal activities. Served my notice to vacate following large list of complain about the property, which is consider retaliation and illegal. Continuously harassed me to vacate after accepting full month rent breaking CA CVI code 1945. Subjected me to ongoing repairs with works in my backyard 5 days a week from 7am to 4pm for a month, as soon as repeated Andes served me notice to vacate and basically used me to do a full pool re-do for next residents. Find illegal excuses pretending that their excuses are justifiable in court even when Presented with the law. read more

We recently moved out of the Acalanes property some time back after staying there for nearly 3 years. Problem # 1: Manager Strider Sultan Strider is a resident manager and is responsible for all the normal operations. But he has a day job in addition to this, so he was quite non-responsive most of the times. Some of his fixes were very temporary and not professional at all. There have been days when the gas would not work for a couple of days. He is supposed to do work orders, but he tries to fix things himself for really no reason.In addition, when we moved out, Strider forgot to turn in our move-out application to the company on time, so we lost 6 days of rent ! When we spoke to him about it, he acted as if it was all our fault. He also did a pre-inspection of our apartment and said everything was fine, but later we got a huge "carpet spot" charge for no reason Problem # 2: John O Toole We had raised a couple of issues about being charged for a carpet spill to the manager John O Toole and also about the additional rent. In both cases, John was quite rude and did not really entertain us. He seemed to just believe whatever Strider said inspite of us providing enough evidence for the same (text messages, emails, even a voicemail from Strider confirming). Even on the carpet spill, he overcharged us. The Cal Western properties are good places to live in but management is pure horrible. Rude, arrogant and outright non co-operative. read more

If I can give the property management services a 0 stars I would. I have been living at one of their sites for 3 months and they DO NOT care about your living conditions as long as you write them a fat check every month. Getting maintenance done at the apartment takes more than a week. If you have plumbing issues you're out of luck. Especially if it's a one bathroom apartment. Oh and if someone is in your parking spot, properly manger could not resolve the issue and neglects calling a towing service because they don't have one! The apartment is up to "living standard" meaning that it it's still functions they won't come and fix it. read more

If you are a property owner, avoid Cal-Western at all costs. If you are a renter, Cal-Western may be a good choice - at least they will fix things up. I'm a property owner, and Cal-Western managed my townhouse rental for 1.5 years. I was going to give them 2 stars, but changed to 1 star due to their actions and attitudes after I notified them about the termination of their contract. Pros: No-hassle management. - You sign your papers and hand them the keys, and you can move to Mars if you want to. (catch: you still have to write them checks occasionally). - Clear communications. Email and phone calls were written or spoken on a professional level. Major repairs or issues were explained and discussed clearly. (catch: minor issues fly under the radar fast. You gotta set their spending limit low - such as "need my approval on any expense over $150". And you will see $149 charges, a lot.) Cons: VERY expensive overall. You can use Cal-Western: - If money is not your main concern. - If you want to see 30% of the rent going elsewhere, like "maintenance", "gardening", "xxxxx replacement", "water&sewer", "water softener", and the flat rate management fee. - If you want $200 unnecessary fixes in the morning before they give the keys back to you. - If you want your property manager to refuse explaining your monthly cash flow statement. - If you want them to spend your money on a $2500 water softener plus monthly fees. Cal-Western has an in-house maintenance crew, so they make profit by finding any chances to replace/repair anything on your property. The labor/parts charge is premium (e.g., $69 for a sprinkler head). They don't explicitly say you can't pick your own handyman, but they use a set of criteria to make sure your own guy doesn't qualify under their policy. Case study 1: dishonest conduct. On 8/26, tenant reported A/C problems. They moved out on 8/31, and I reclaimed the house on 9/14. Cal-Western sent in the repairman on 9/14, and charged my account $186. They withheld the tenants' deposit for over 31 days, while asked me for the repair fee on 9/30. The property manager(initials H.S-R.) simply sent me an email saying "I need you to give me $260 to refund the deposit". Confused, I called her to request a written bill. She verbally read me numbers and threatened legal actions. I finally called the tenant, compared notes on deposits and charges, and understood that Cal-Western took the tenant's deposit to pay for the unnecessary last minute repairs - charged to me - then told the tenants that the owner is holding their deposit. Case Study 2: 2009 year-end statement Rental income: $15,000 Total Expenses: $8,280 ($3000 Maintenance, $600 Plumbing... subtracting $2300 HOA fees, I paid $6000/year to Cal-Western). My suggestion to homeowners: - Don't use Cal-Western. - Find a mgt company who doesn't have an expensive in-house maintenance crew. - At least ask for a sample of charges. - In the best case, find your own handyman/contractor to handle all repairs. read more

SO when I found this place I was so excited to find a little house for so cheap in an area that I really liked, and even more so when I realized that my really good friend lived next door. How cool is that?! I wanted to take it right away! After my application process was done, I realized that I was going to be out of the country on the move in date that they gave me. So I asked if we could push it out 1 week and they said it was fine, as long as I left the security deposit. I thought GREAT! The day I came back was my move in date. So I called Cal Western to meet with them. The manager said just pick your key up at our office. I was like hmmmm 'ok'. I knew that there should be a final walk through with a manager but I didn't think anything of it. I just went to pick my key up. When I get to the house, it was filthy! Window sills were dirty, the blinds that I was promised to have changed were still there, the kitchen made me want to barf, and the bathroom YUCK and the sink was rotting! The carpet is decent but I am positive that the padding underneath was never changed because there is a really bad odor that emits from the carpet. I called Property management to let them know the things that were wrong. -everything, I mean everything was dirty -no working outlets in the kitchen -bathroom sink was rotting -bathroom sink had no running water! -I lived next door to an effing Rock Band that can't afford a studio for their much much needed rehearsals ***I've lived at my house for almost 3 months and my home still hasn't had a professional cleaning. The best thing they offered me was a $135 credit for cleaning upon my move out. WTF?! How can they just assume that I will leave my house dirty when I move out? And then pretend to "hook me up"? I don't think So! I want my credit now, oh and lets just assume I have my own cleaning business and I charge $200, since I did have to clean my own home with the previous tenants filth and stench. ***The sink was fixed 1 week later. ***The electrical outlet was looked at 3 weeks ago, and a pessimistic man said it couldn't be fixed and they would never spend the $ or effort to do it either so I should just give up. My boyfriends dad looked at it a few days later and laughed, he said I can do this in 5 minutes, but you'd better call your property mgmt so the can do it since they are responsible. I called again and it took them 1 week to respond and send an electrician. The electrician came into my home, very professional and fixed the outlet and a light I didn't even know was broken in 4 min flat! *** The same pessimistic man fixed my sink, he only changed the board on the bottom of the sink that was rotten, it is now moldy once again. It took that man over 2 hours to measure and cut and install that board, I bet his labor costs more than a brand new sink. The good news is that, the board he installed is rotting again, so maybe I'll get a new one in the next 5 years?? Who knows I might get lucky and only have wait 3 years. UGH! read more

THIS IS THE WORST PROPERTY MANAGEMENT EVER. I was already in the apartment when they took over...partially because our unit was having some problems with one of the tenants (we were all complaining about them). I understand the "new guy" needs to investigate all parties...but that is not what happened. In our first meeting, I was told that I didn't have any rights as a renter, I was lucky to be living there, they were prejudiced against my well mannered dog, they told me the solution to the issue was that I could move out. I was also told that I didn't have any rights to be updated about my complaint. I was also told that I needed to pay my rent on time (uh - do you mean that rent I paid two weeks in advance every month). The poor owner had to get involved in getting my fence repaired (uh - I thought that they were paying for property management?!) because it had already been three months! I couldn't have my dog there because the fence was literally falling down and I'm paying extra for the dog. If I can't have my dog there and make other arrangements for him...maybe I should get reimbursed for his additional rent...yeah, right. It also took three weeks to get leak looked at. I was treated like a second class human being. Getting my deposit back was tricky as well. They don't know the law and they don't follow it. NOT HAPPY. Buh-bye! I found a better place. I am a recent tenant with Cal-Western. I lived in a one-bedroom unit located in Central Campbell. Yes, the building is not the newest, but it is very well maintained. This review is strictly about the management, now the building itself. Casey is one of the best property management agents there are. She is very responsive in answering any questions or repair requests that the unit may need. I had an emergency where the garbage disposal fell out of its place and the on-call emergency center at the company quickly resolved my issue. They sent a plumber within an hour and a half. Everything from signing the lease and vacating the apartment is really easy and smooth, as for some this is the most stressful part for some with other management companies/landlords. Air conditioner leaking water into house through the shotty installation, ceiling fan half falling out of cracked popcorn ceiling, moldy wood vanity in bathroom, leaky toilet that flooded bathroom floor just to name a few Upon move in Cathy of course told us "this will all be handled" - Upon move out FIFTEEN months later ALL of this was still in the same condition as when we moved in although we tried MANY times to reach out for repairs...ultimately Cathy tried to blame most of these items on us and say it was broken by us and charge us for it....luckily I kept all emails and proved her wrong The "repair" people they dispatch are unprofessional, unorganized and most times unprepared - I was not comfortable having them at the house when we were not home The house was in horrible condition the entire time - except for the MANY repairs my husband and I performed ourselves to keep the house safe for our kids MOLD in the home = Absolutely Disgusting Cal Western could have cared less that the house was falling apart and never stuck to their word about repairs or anything else I would definitely go through a more reputable property management company if your in the market for a rental...this place is a JOKE read more

If it was possible, I would not give Cal-Western Property Management more than one star. The communication is practically non-existent. Phone calls and emails go unanswered. We had an issue with our garage well over a month ago and I have yet to hear a response. Luckily I was able to fix it but I could not move my car for two days while at home with my 2 year old daughter. We are now being informed that our home will need to have termite fumigation. We are a week and a half away and none of our questions have been answered. I don't trust the property manager (Alec C) and find that his lack of communication makes my family hesitant to continue to live in the home. If you have a choice, do not work with this management company. read more

All the ladies in this office are rude and act like their shit don't stink. They treat people as if they are owed something. They might act and seem nice but they are actually shady. The reviews don't lie. If you can avoid them at any point possible I would do so. They don't care about their tenants and their problems and try and find reasons to blame the tenants for things wrong around the house. read more

This place is shady and I don't mean there are lots of trees around. I have been living in one of their properties in Sunnyvale for over three years. I have had constant struggles getting things repaired. You know, little things like gas leaks and sewage. Not only are there the constant repair battles but they make a habit of enforcing borderline and outright illegal practices. Their rent went up in 2012 by an amount greater than 10% of the rent. This requires a 60 day notice however they only provided a 30 day notice. When I contacted them about this (because it is possible if not negligent that they did not know the laws governing them) they told me that I was indeed correct and that my rent would not go up for another month. They did not contact the other tenants. They have a no smoking policy which is well within their rights to enforce however their suggestions are to go and loiter on a neighbor's property, without the neighbor's consent. They also have a no pet policy which is, again, well within their right however I have a service dog that is not a pet but a legal right. They are not in compliance with the Fair Housing for People with Disabilities Act as they are requiring me to take my dog on a walk in the STREET. Not a designated area, or in an area of my dog's choosing and I replace or reimburse any plants that might have suffered but to stand in the street where I am at risk of being hit by motorists. The onsite property management is completely unprofessional for various minor reasons not really worth mentioning but it makes for a semi-hostile very unfriendly environment. I feel like I'm not even welcome where I have made my home. read more

I believe it is almost a year since I have worked with this company, Heather is my property manager for the past 6 months or so, and I am happy to say that my husband & I are very happy with "her" service. I intend to extend another year with this property management firm, however it will depend on if my current tenants take responsibility on some issues that they were not able to in the initial term due to the previous property manager making a mistake on what was included on the terms of the lease. Finger's crossed it will work out, otherwise I am inclined to work with them again. read more

I also write a big fat check to these folks every month. I gotta say that even though I complain about some things, and the structure is a big neglected, and they cop an attitude some times, for the most part, when push has come to shove, they have provided me with an affordable, lovely little home, that I've really loved. They managed to populate my block with nice people too. They do their best and I am happy enough to stay for over three years. And, compared to some other real slum lords I've had, they have been pretty reasonable about things. read more
