Terrible! I called to hire ACL to rent my property in Hayward. The gentleman (I believe name is Charles) promised to email me some docs to go over before they start. Nothing happened. After a week I called and spoke to a lady who told me she will relay the message and have him call me or email me. Nothing happened. I called again and after I stated my frustration, I realized it was an answering service so I told them forget it. I think he disregarded me when I asked if they can rent the place and charge whatever they wan but leave the monthly management to me. He said they do that, but apparently it was not too appealing for them to work on it. This is unprofessional and not the type of people I want to work with, let along trust my property to. Now, I am working on hiring another company which I ended up agreeing on giving them the monthly management fees after they showed me their professionalism an explained my benefits in doing do. I just with I did not waste my time with all the calls but hey better than getting involved with them. Just notice how many times you get transferred between calls as if they want to monitor who is calling to decide if they want to answer or not. This by itself is a red flag to me. read more

ACL has been absolutely wonderful to have as a property manager. Very prompt and communicative with me about all my concerns. They have addressed all repairs promptly and responded to all of my issues regarding safety of the property. You know you are in good hands when your property manager is willing to call you back on a Sunday afternoon when he's out with his family. I'm coming up on my end of year lease at my location managed by ACL, I was considering moving so I was looking at yelp and came across ACL. I was sad to see a few had posted inaccurate info with a 1 star rating. I wanted to put it out there, these are false claims. This was by far the easiest time I've ever had with any management company, and I have lived all over the country. They are extremely open and up front with the expectations. The ease of looking for and then renting was extremely user friendly. I think most important, my neighbors have always been lovely and kind, I think that speaks to the management companies policies. My apartment was beautiful and clean, the yard is meticulously maintained. If I do move it would ONLY be for a shorter commute to work. Scam like property management company. They would ask you to pay the security deposit without even sending you a lease contract and rush you to approve their holding deposit within hours. They operate 100% remotely and they ask for e-wire payments. Stay away from them. read more

ACL Property Management did a great job of dealing with my horrible tenant. Charles Lassey took over my rental property from my parents and he did a wonderful job dealing with a horrible tenant. The tenant causes over $10k worth of damage to the property and reporting it to the County Inspector stating that my parents didn't respond to her. The property was inspected and passed by City inspector and Section 8 prior to the tenant moving in. Charles is the best dealing with this devil of a tenant. ACL is great if you enjoy working with people who do nothing. Basically they place your property into an automated system that allows them to rent your property without having to lift a finger. This system is based on first come, first qualified, via a web app and that is it. They do not meet or vet anyone. They just look at the your application, run some basic application checks and if it all checks out they rent your home. And when the new tenants destroy your home, well that is what you get for using a managment company that does nothing, minus collect fees. ACL will pick up the phone but being that they never actually do anything they don't know much about the properties they list. I called and asked about my own property and they answered every question with, "Look at the website." I set up the website, FYI. ACL will charge you a lot and do very little. Not only are they a waste of time they are dangerous. If you own a home for rent I would avoid these do- nothing losers. read more
