Hubby and I decided to spend a night in Newport for a short getaway during Memorial Day. The price was fair for the quality, service, and location. On the day of check-in, the host text messaged me to keep in touch regarding ETA of check in, check in instructions and check out instructions. We've been to Newport before and have always been in awe at the coastal town but Admiral Sim's House definitely delivered. We pulled in to the driveway of a multi level historic home with neatly trimmed landscape and green grass. The weather was perfect and sunny with birds chirping in the distance. There were stairs to the main entrance of the home. Our room was on the second floor, so we went up a couple flights of stairs with our belongings (no elevator of course). We stayed in the Ocean Room that was tastefully coastal decorated and so clean. The King bed comfortable as ever, the room was very spacious. It had a good sized closet, big bathroom! Our short but sweet night stay was wonderful. It was quiet at night. Did I mention it was pet friendly?! We highly recommend others to stay at Admiral Sims House. Eclectic decor. Not your typical "Antiques filled" B&B. The rooms are large and the 2 rooms we had for the weekend both had comfortable king size beds. Bothe private bathrooms had claw foot tubs and window a/c. All the rooms had the character of a great old Victorian house. We enjoyed breakfast on glassed in patio each morning. Breakfast was a nice mix of toast, jams, yogurt, fruit and a hot egg item. Kcup Coffee available 24/7. Plenty of books/games if you're bored. Cindy, the proprietor was always available and helpful. She even packaged up the leftover egg cups for us to go. At $300/night for a weekend in Newport in August was a huge deal! We will come back. read more

Positively exquisite bed & breakfast! While there's no sign out front, the house is easy to find and has a large semi-circular driveway to accommodate all guest vehicles. The lawn both in front and out back is beautifully manicured, with a small patio on the side and a deck out back for guests to enjoy the space. There's also a sunroom off the breakfast room which is a lovely setting to read or sip your coffee and relax. Breakfast! Arguably the most important B in a B&B. It's really good. Each morning we had the option of eggs overeasy, scrambled or in an omelet; home fries, bacon, sausage. One morning there were pancakes, the next there was French toast. Also, toast, fresh fruit and banana nut bread. There's a Keurig with a variety of K-cups to choose from, along with tea, hot cocoa and juice. All served between 8:30 and 9:30. If you're still hungry throughout the day, fear not! The house is scattered with snacks. From chocolates by the front door, to chips and pretzels and nuts in the breakfast room and a bowl of fresh fruit, you won't go long between snacking. Plenty of water for hydrating as well. Three of us stayed together in the Compass room - an adorable, comfortable and spacious room with beautiful sea green walls and all the amenities you might need (and more). I believe this room is intended for two (it has a king size bed and love seat), but we had a late addition and they were very accommodating, equipping the room with an extra twin inflatable bed. Pillows galore, charging station on the nightstand, plenty of lights and mirrors, storage for those staying longer than a few days and wishing to unpack. The bathroom was gorgeous with its large claw foot tub, complete with all the soaps and products you might need, including sunscreen and aloe. Location, location, location! This was perfectly situated for our needs. Quiet and a bit off the beaten path, but an easy walk to town and the waterfront. Surrounded by beautiful homes, we found the 20-minute walk to Thames Street so enjoyable. Also, in the opposite direction you can walk to Easton Pond with a view of Ocean Boulevard and First Beach. An easy drive to any of the area's wonderful offerings (mansions, Castle Hill, etc.). Last but certainly not least, the staff! We mostly interacted with Cindy, one of the owners, and she is so, so lovely! Kind, warm, quiet, but also willing to chitchat about the history of the home, offer up recommendations, and learn about her guests and where they come from. I really enjoyed our conversations! I do hope to return for another visit, this is such a great way to enjoy Newport. If there was anything that could have made my stay better, it would have been more playtime with the resident pup, Oakley :P He greeted us when we arrived, but sadly I didn't get to see much of him after that. I guess I'll just have to BYOD the next time since the Admiral Sims is dog friendly! read more

I'm having something of a heartbroken reaction to the fact that this lovely B&B gutted its historic charm and replaced it with a modern coastal theme that is not at all timeless and too eclectic and funky for most tastes. My husband and I honeymooned here back in 2011 and I had been hoping ever since to return to the beautiful blue Jefferson Room for our 10th anniversary, so we could relive all the joy and nostalgia of that wonderful experience, but I came to the website today to find the place had been stripped of all the antique, old world charm that first drew us there and made me love it. Not sure what to do with my 10 year anniversary plans now, because returning here after it's been so dramatically and disappointingly altered will only make me sad about that lost experience. :( I wish you had kept the traditional decor and preserved the historical integrity of this beautiful place. I think that aesthetic is what draws people to a Newport vacation in the first place, and now I'm deeply saddened that our wonderful visit there can't be remotely recreated. It was a perfect B&B experience in every other way, so this feels like such an unfortunate deal breaker and a truly unexpected disappointment. read more

Looking at prior reviews, the house has gone through renovations which are so fun and creative. It's such a new and fun experience in a historic home. The staff was pleasant and helpful. Wonderful, friendly and cheerful atmosphere. Cindy was very hospitable and approachable. Breakfast was delicious. We stayed in the Compass room which was brightly decorated, spacious and warm. Loved the hairbrush art on the wall! No boisterous, outdated wallpaper. They are pet and child friendly - we left our furry friends and kiddos home for this visit though. It was about a 20 minute walk to Thames St. They are renovating to have additional space available in the future. read more

I initially wanted to stay at the Beech Tree Inn, but we ended up staying at Admiral Sims House because it is more pet friendly. Not to worry, I think Admirals Sims is more ideal because it has less rooms than the Beech Tree Inn and has a huge backyard that is perfect for pets. The hosts were very friendly and made us all feel at home. We were given a dog tote with a blanket, treats, and doggy bags. The Ocean Suite was nicely decorated and the bed was quite comfy. The clawfoot tub was pretty but is quite high, so if you are older it may be hard to get out of. There were nice details, like a wine opener, wine glasses, and a wine bucket. You can keep any bottles of wine in a small downstairs fridge. Since there is no kitchen yet, you have to walk a few blocks or drive to the Beech Tree Inn for breakfast which isn't a big deal. It would be nice if there was a coffee pot in the room for early risers. Breakfast is between 830 and 930 am during the weekday and between 830 and 10 am on the weekends. Admiral Sims is located in a very quiet neighborhood, but you can easily walk to the start of the Cliff Walk or some of the restaurants near Bellevue Ave. I would love to visit Newport again and would without a doubt stay here. The inn owners are military friendly which is a nice touch as well. read more

Desperately in need of updating as well as routine upkeep, the Admiral Simms House is a depressing place to stay in Newport, especially at their highly inflated premium summer weekend prices. Also, the property is not convenient to the downtown area. The bedding looked like remnants from the 1950s and the towels recycled family rejects. The common areas were shabby with over-worn carpeting and had that "thrown together" look. We rented a "suite" that consisted of two rooms separated NOT by a door but a flimsy curtain. There was one small bathroom on the far side of the master bedroom requiring the occupant of the second bedroom to walk through the master to use the facilities. Mistakenly billed as "luxury" accommodations, the "suite" could more accurately be described as two to three star level. At these prices, I would heartily recommend the Viking Hotel (which was full at the time) on Bellevue Avenue. read more

We did not feel our stay was enjoyable AT ALL for several reasons. First, they unauthorized charges to our credit card. Not only this, but they attempted to charge our card even BEFORE we arrived! This is unethical and also against their policies CLEARLY stated on their website! The receipts and policy state VERY clearly that nothing is to be charged before we get there. What if we had wanted to pay cash? Or perhaps use another credit card as we did provide? We are really very disturbed that our card was run even before we walked in. Secondly, it is clear that when an establishment takes pets, there will be some behavior from pets that is normal and should be expected/anticipated. Instead, we were on pins and needles right from the moment we left for dinner Friday night awaiting a dreaded phone call that our dogs might be barking. Thankfully our dogs did not disturb anyone. Because of this fear, we cut our night short and made sure to be back by 9:30 pm. This should not have been an issue. Not only this, but I sedated my one dog on Saturday night in fear that we would again perhaps be called to come back while out having dinner. We once again cut our night short because of this! Saturday morning, we came down for breakfast as planned. To be honest, the breakfast was indeed terrible. We were starving and ate what was there, but also the selection left out was embarrassing. Two loaves of bread and some store bought pastry, a few yogurts and a small plate of fruit- plus the smallest omelets and pancakes we've ever seen. We felt like we had essentially paid for nothing. It even says on their description of rooms that a big breakfast would be served. As we were speaking with Cindy, the Innkeeper, our dogs started barking. Why? They barked for like a couple minutes, at 9:30 am (not unreasonably early at all) because they heard the other dogs barking that were staying there. Isn't this a natural reaction when dogs hear other dogs and noise? We were then RUSHED from finishing our breakfast and told to go tend to our dogs immediately. Not only adding insult to injury, but we were then told that we should have our breakfast on Sunday morning on the patio WITH the dogs. Well, since it was raining on Sunday morning, there was no way we would have been able to do that, let alone the fact that we weren't interested in having another breakfast that was terrible. We found that highly insulting that we were commanded to have breakfast outside and banished from the dining area. Speaking of our dogs, when handing us the "welcome tote bag" and breaking a Milkbone in half because we had 2 dogs and making a comment that you weren't trying to be cheap indeed showed being cheap! I did not even give my dogs the halves of Milkbone. How embarrassing! On Saturday, my husband went downstairs to get us another roll of toilet paper and instead of just being given a roll, he was chastised. "I hope you're not flushing all that toilet paper!" Yes, we are flushing it! Didn't it occur to anyone that I might have feminine issues that require more toilet paper, or even gastrointestinal issues from your breakfast? Regardless, no one should be questioned on their vacation about their toilet paper usage! I was too afraid to ask for more on Sunday morning, yet I have PAID for toilet paper! Now, let's broach room issues+cleanliness. First off, there are feet marks on the wall. Terrible. Has anyone noticed this? Secondly, there is some kind of dental pic thing that is under the corner of the bed. I was very surprised when I walked into the room that it has a terrible musty odor as well and also there is a huge crack all the way down the side wall by the entrance. Has anyone complained to you about the fact that the corner of the bed is dangerous? I hurt myself FIVE times on that stupid corner. Not only this, but we were also essentially told that air conditioning shouldn't be left on when not in the room. It was over 80 degrees up there. Did they want our dogs to suffer in the heat and die? I am just so outraged that this was even told to us! Cracks in the wall and bugs in the bathroom sink- not my idea of worth any amount of money paid. I also hope they finally dry clean those throw pillows as I noticed them on a review with pictures from at least 2 years ago online. That's just unsanitary and disgusting. Does everything get reused there? Overall, we were incredibly displeased with our short stay there. I felt micromanaged, controlled, watched and directed. We only had a short time frame to take an enjoyable vacation, but that was totally ruined by our experience there. We have stayed at several Inns and have always had outstanding experiences. Not this time at all! I have asked them for a FULL REFUND, but they continue to ignore us and refuse to acknowledge what they did. read more

My wife and I stayed here for two nights in September. We went through around 200 bed and breakfasts from New Hampshire, Cape Cod, and Rhode Island. We settled on the Beech Tree but found they had a sister house called the admiral sims. The hosts were absolutely fantastic. The room was large, and beautiful. It was a 10 minute walk to downtown, and the homes along the walk were gorgeous. We walked to the Cliff Walk as well as it was so close. Breakfast was fantastic, and Jim whom talked to us and showed us pictures of his grand daughter was a joy. Absolutely perfect, and Id go back in a second. read more
