AMLI Uptown Orange staff are great! The Community Manager, Tiffany Praisuwan does a great job! She's always there to listen & address any concern a resident has, jumping into action if needed. Jose Lechuga & Jose Juarez do a great job with any needed maintenance or repair item. They always show up with a positive attitude & a smile on their face! They always say a friendly hi anytime they see any resident in the community. Silva Perez Munoz is a very hard working custodian!Each time I see her she is busy cleaning something yet never fails to look over to say hi or wish you a nice day. She has a very big job trying to keep the place clean. Just like any community there are some residents that just don't care if they leave behind a mess, drippings or a spill in the hallway but there she is vacuuming, spot removing,cleaning up after them along with the regular cleaning. I give this team 5 stars! BUT ... I give "AMLI Corporate" barely 4 stars! Reason; because I think Corporate should increase the community budget allowing the addition of another "Silva" on premise. This is to big of a building for the small cleaning staff it has. Right now it's like the old saying "it's like a dog chasing its own tail" to keep up with things ... & we do have a lot of dogs here. read more

I have only lived at AMLI for a week and it has been great even before I signed a lease. Jesse, Melissa, and Jose have made everything smooth sailing. Although visitor parking and grass area for pet relieving might need some work. Since it was during quarantine when we decided to rent here, we couldn't see the unit until the day before we signed our lease. Jesse sent me pictures of a similar unit and even took measurements we will need to we can order our furnitures in advance. Fast forward to when we moved in. Melissa was available for any questions throughout the process. I wanted the side of the stove cleaned, and since no one was available, she even did it herself which. We had to get 2 of our sinks checked so I sent an order request, and Jose fixed everything by the end of the day. He even checked the water pressure and fixed it. I didn't even know it needed to be fixed. I do wish that their visitor parking is not on the 6th floor, especially since there isn't parking around the perimeter of the complex. You will also have to print out a pass for any visitors. It is definitely not a place to have friends do a quick stop by. There is also not much grassy area to relieve your dogs. We always have to cross the street to other business buildings. But hopefully, these things change in the future! read more

Jessica King in the front office is great. In general, the amenities are nice - everything you would expect for the cost of living in this complex. NOISE LEVEL Beware of the noise. I live on the side facing El Torito (Mexican restauraunt) and the intersection of City Way and City Drive. I have lived in cities my whole life and never have I been bothered by noise. If it isn't ambulances sirens, or loud cars with no mufflers blaring music at 1am, or the restaurant across the with loud music, it's the VANS skate park that is next door. All of the noise can be heard perfectly from inside my apartment with all of the windows closed. As a law school student, I was shocked at the noise level in a one bedroom apartment. I would have expected a fair warning from the leasing agents - who knew the purpose for which I was renting the apartment. If you are going to move here, make sure you pick a place that does NOT face El Torito. GREEN(?) For being a "green" community, they print out an unreasonable amount of "notices" that could and should be communicated electronically. These notices are posted on everyone's door several times a month. PARKING The parking situation is subpar considering the premium prices. There are a multitude of open spaces in the garage, yet I was on a 3 month waiting list to add a space to my lease at a cost of $125/month. Furthermore, the leasing office sends out a significant amount of "notices" threatening to tow cars from visitor parking and future resident parking. The future resident parking is located right next to the package room, so this makes it pretty dicey to park for 5-10 minutes in order to run in and retrieve a package. Again - one would expect a complex that is charging such high prices to be more solution-oriented for their tenants as opposed to sending out regular "notices" that read more like a threat from an irritable landlord. ____ This is not "urban" city noise. I have lived in actual cities my whole life, and never dealt with noise like this. I asked to transfer apartments. Initially, I was told this could be done without any charge. Apparently this was incorrect. I was later told I would have to re-sign a year long lease and pay a $300 change fee. This is not a viable alternative for the majority of residents. read more

Update: Amanda I don't understand why the head of maintenance yelled at me during that visit. Below is part of Tiffany's (community manager) response to my report of unprofessional behavior 'I have personally worked with Ron for 11 years, within AMLI, and I have always received only positive feedback on him' AMLI please update your "feedback" for your records because I felt violated, and I wouldn't want this humiliation or loss of dignity happen to anyone else in this community. Here is my account of what happened. Ron the head maintenance man entered my apartment on Tuesday May 19 Around 4 Pm after a leak in my water heater closet was discovered during a preventive maintenance visit . I asked him what the plan was, and he said 'we're going to tear out the wet drywall right now.' Ron then belligerently raised his voice at me for voicing my concerns over kicked up mold while doing an unplanned removal of drywall. Out of confusion, I literally had to ask the head of maintenance "Why are you yelling at me? I'm just voicing my concerns over mold" I never raised my voice and was only asking questions that might affect my health. For some reason this seemed to really agitate Him. Ron then stormed out of my apartment ranting incoherently and loudly outside of my apartment in front of my neighbors. I could hear Ron's continued outburst even behind closed doors. This whole incident was really unwarranted and humiliating. My calm and curious line of questioning stemmed from the fact that I was merely thinking of protecting my respiratory status and the respiratory status of my family and the people I work around in the midst of this Pandemic. At no point did they tell me to evacuate or cover my belongings while they swung my water heater closet open and closed In my presence. I honestly don't feel safe working with him after this bizarre tantrum. I was really shocked I almost pulled out my phone just to record his behavior. We have lived here for 10 months and like many aspects of the building and amenities. However, customer service is not a priority for this corporation. We bought an all electric car last spring because they advertised EV chargers were available. However, they did not have a reasonable way for 325 cars to share them. Being from the Bay Area where new buildings have this figured out, we provided many suggestions and had to charge our car all over town for months. They finally installed 2 charging stations and then charged us $20 per month for a card to use the new chargers which is way above market rate. Since then, many more EVs have been purchased and we cannot charge due to one station often being out of service (which they know about are not replacing) and other people are leaving their cars in the 3 hour space all night or more than 3 hours. We pay about $40,000 per year to live in a luxury, modern apartment boasting of community and nice amenities. However, they are not responding to the client need for a basic service that all CA residents will need over the next few years as EV become the norm and gas is phased out. It does not feel like home and now when I drive home it is with dread and stress that I have to worry about something so simple as having a charged car. After working 10-14 hours a day I should not have to worry about this basic need. read more

Fire Alarms every other week just so they can say it's not an everyday thing.... if you love 6 flags you'll love it here , 14 speed bumps to park your car... if you love horses .. well say no more you'll hear them all night running around (dogs running but sounds like big foot is on the loose) if you like waking up to birds singing.. well your not going to get that, here you'll wake up to a dog barking in your face not literally but sure sounds like it in the morning, you might think the neighbors are cool tho, not really see they are always trying to find something to snitch about , it doesn't matter if it true or not management will come running to your door .... , so in Conclusion if you have money that you want to waste burn it! before coming here at least that way you don't suffer. I truly enjoy my apartment here. I recently moved here and Melissa made the move for me very smooth and was very accommodating, allowing me to see the unit twice before moving in. The staff is all very friendly and helpful especially Jose! He always attends to work orders in a quick and efficient manner and is so kind, even has treats for your pets! 2 weeks and I needed to be somewhere else... You know how it is - When major life changes come up and all of a sudden - it's time to leave and move quick. Well that's where I was at when I found uptown amli Orange. I reached out to the apartment to get things rolling. I'm all about collapsing time. The shorter period a cycle of action can take, the better. So I began working with a leasing agent named Jessica King. I found the holy Grail cause she was on the same mission I was. Get the most done in the fastest time possible. She moved quick! I reached out on Sept 16, 2017 and by Oct 8th I was there. Drove from DC to CA and was helped every step of the way. I practically didn't have to do any work because Jessica was so on it! Jess organized: 1) A list of rooms, features, amenities, and layouts(in numerical and alphabetically awesome detail) , 2) Pictures (that she took personally for me of certain apartment views I wanted seen), 3) And Sent a site that handles all the utilities, mail change, insurance, payments, and forms. Literally took 10 mins to get all of those completed with the tools she gave me. I felt confident I was getting the apartment I wanted, with the things I wanted, where I wanted. I didn't feel in mystery about what I was getting or where it was on the property. Which is hard I do - Normally, when I have gotten an apartment out of state without visiting in person... ...there's ALWAYS 1 or 2 things you hate. Nope! Not this time! Amli's staff and Jessica nailed it! Not to mention, it's just an overall amazing complex. - The people are friendly (no mischievous people here) - it's close to everything (food, churches, shopping, entertainment, jobs, business, etc) - and the place is just visually very appealing. THE ONLY downside (which won't happen to you but I will mention it since it was the bad experience I had) DO NOT park in someone else's spot! Even while you're moving in. I had my car parked in another residents spot for a few hours. And I had almost all my stuff moved in (it was 2am at this point) ...after driving all the way from DC to CA, needless to say, I was exhausted. I set my alarm for 5 am to take a 3 hour nap and get back to unpacking. I got outside and *bam* My cars been towed. $300 down the drain (not to mention the towing company is by far the shady(est) and most unethical company I've dealt with in my life, no exaggeration) But besides that, which I know you won't make that mistake now :) ... ...This complex is simply the amazing. I just wanted to assure anyone looking to live here - the staff (specifically Jessica for me, but all of them are awesome) will go the extra mile to help you out. ...And then a few more. For example, I was having difficulty moving in on such short notice because I transfered work. We had a little hiccup where one of the work places wasnt so quick about getting the paperwork The apartment needed to get me through. I was already in CA at this point and thought by the end of the 38 hour drive they would have it in so I could Move right in. My work didn't - but Jessica and the staff still worked with me on getting everything through and just being overall great people. NEVER EVER EVER UNDER ANY CIRCUMSTANCES RENT AN APARTMENT HERE. The staff is horrible. They are all rude. The appliances do not work. It takes them weeks to answer a service request. The apartment is filled with cheap flooring, cheap cabinets, and overall cheap appliances. I could not recommend this place less to anyone who is looking for an apartment. Jessica King made my experience 100% awesome. I was in the market for a new apartment, and I decided to check out AMLI. The units and property are beautiful, and the amenities are fantastic. While I ultimately did not sign a lease for AMLI, I would recommend them to everyone considering moving. Here are some of the moments that stood out to me while viewing the property: -The lobby has excellent air conditioning, and every staff member I saw was friendly and welcoming -I was offered not only water, but also soda if I wanted. Nice! -I knew in advance which units I wanted to see (there were about 7 total) and Jessica took her time to show me all of them. -Jessica was very knowledgeable about the property, and she had the kind of passion you don't see too often in today's workforce. Her attention to detail, and commitment to finding you the perfect home does not go unnoticed. The only reason my boyfriend and I didn't rent here is because we decided to rent a private house instead. The units at AMLI are beautiful, and the staff amazing. Highly recommended. read more

AMLI has been great to us... from the leasing office staff to maintenance! We have called maintenance a handful of times and they quickly fix our issue. You guys are always on top of everything making sure our filters etc. are up to date. Leo, you have been so good to us. You made our experience here so amazing. My husband, puppy, and I can't imagine AMLI without you! My selfish self hopes you never leave! It is also always nice running into Lechuga! I don't know what you did, but our puppy lovesssss you! (maybe it's the treats you gives her?) She gets so Loca! Oh, and sorry she peed in front of you lol so glad I had our cleaning supplies with me. Update: the front door to the building hasn't been working for weeks, and now the whole first floor is shut down because of apparent new tiling, and I understand that it's a new building and there's going to be construction on things but it'd be nice if the FOBS worked for the things that they're supposed to, especially because I need to get into the leasing office today. :/ read more

One of the great places to live in Orange is what I thought for the first 6 month living there. However, like any other complex AMLI has it's own pros and cons. What's good: - Spacious Floor plans - Bathtub is huge - Nest climate control - Decent amenities - Friendly stuff What's BAD: - This place is very new; however, the interior quality is very cheap made. It's obvious because the materials and labor quality is very cheap looking and you can tell that workers rushed through it. If you are very picky person you can immediately tell how uneven are walls (especially when I tried to put a table in the multiple corners one can see loop wholes on the both sides) and floor levels. Most of the outlets in the apartment are not parallel to the surface (they are all twisted slightly). But most of the new apartments are like that so no surprise with this one either. - Light Switches are located at odd places and are not easy to locate once you enter your apartment. - Expensive extra parking spots (ranges from 125 to 150$) - Super annoying high level speed bumps in the garage that will make you stop completely to pass them. If you live on the higher levels, I feel sorry for you because you ll spend extra time in your life to go through every single one of them. People in SUV usually don't care and just go through them at normal speed like they not exist there. One young teenager totaled her car in the garage going excessive speed and after that accident AMLI decided to put speed bumps on all levels. - Very stupid gate system. Before it was ok, all gates were closed at night. Recently they installed new front gate and replaced another gate that opens faster. But what happened after that is those so called "new gates" are not meant to operate constantly. What? Seriously? Why would you install such gates ? Anyway because those new gates could not open and close frequently, AMLI keeps all the gates open during rush hours and they keep all gates open at night except one main gate. That's the most stupid security violation decision implemented. Such decision led more strangers entering garage parking structure at night and freely driving around looking for nice wheels or cars to steal from! Security of this place not any better as on security at the other complexes. Security cameras are joke! Sometimes they just not recording or sometimes they record useless information that are not helpful for police to identify crime that occurred. - AMLI has bike storages. DO NOT STORE YOUR BIKE THERE!! I bet it will be stollen if it's a nice bike. My friend's bike got stollen, his car wheels got stollen. Security door at the bike storage is open most of the time. Why not to set a auto close door to make it more secure?? Camera that is there records some random sh*t that is also useless if your bike gets stollen. I know they increased patrolling in the area, and you would think it would help out keep this place secure? Well maybe a little bit. To make it more secure all doors should have automatic closing mechanism, they definitely need more cameras. Most of apartments does not even have garage cameras by the way, so at least they seemed to install some just to say "yea we got some". Well anyway to summarize this, AMLI security is poor so do NOT count on it. read more

My Job has required me to live all over the country for extended periods of time, so apartment living has been basically all I know. The AMLI Uptown Orange has been the best experience of any complex I've ever lived in. I have to keep reminding myself that I am not on vacation living in a resort, where the office staff and property more resemble vacation accommodations and service than merely an apartment complex. Jeremiah and Tiffany run a great complex along with Jessica and Crystal. From remembering your name to meeting you with a smile, anything I've ever needed help with has been dealt with promptly. What can I say? Jessica King is phenomenal. My fiance and I have been on the lookout for the perfect apartment. Countless hours of searching really burnt us out. We stopped by the AMLI and became really excited when we walked into the leasing office. It smells like delicious orange essential oil through out. The design is incredible. You have to see it!! Jessica showed us everything we wanted to see. We ad endless questions and she answered them with confidence and ease. Jessica did not hard sell us at all... Which was surprising. Most places tend to do that. We must have spent at least 5 hours with Jessica. Asking all the important questions, she answered them happily! I have never had such an amazing customer experience before. Thank you so much, Jessica!!! I highly recommend coming here if you're looking for a cool, hip, and sleek apartment home. Again, the service was the best I have ever had. I appreciate a leasing agent that simply provides information to me about the location. We absolutely LOVE AMLI Uptown Orange. Today, the gentleman from Maintenance came to clear our tub of a slow drain due to hair (I tend to lose a lot of hair!), and as always, he was amazing. He went above and beyond by not only manually correcting the problem, but also by taking the time to return and using a machine to completely clear the drain to prolong / leave our tub drain performing like new, the same way it was when we moved in November 2016. Best of all, my puppy Marley loves him! And the gentleman returns the love to Marley every time. It is not too often that you find such friendly people who are in EVERY department of your community. This is the BEST management for an apartment I have ever lived in. Maintenance is always super responsive and usually comes the next day, even on a Sunday. Josh, the service tech, has helped fix up so many things around the apartment, from the floorboard to the dishwasher. He not only gets the job done fast and efficiently, but he is also so respectful and kind - he always asks after the job is done if there is anything else that needs fixing and also offers up suggestions/advice :) Management is on-site, and during Christmas time when I was away, I was worried about a few expensive packages and Bryan took time out of his day to pick up all the (heavy) packages for us and put it in our unit. Been here at AMLI for a year now and it's been nothing but positive. Moved here from out of state and the entire staff went above and beyond to help make it a smooth transition. Even going as far as taking measurements prior to our arrival so we could order things we needed. Every single member of the staff that we've encountered have been really friendly, helpful and knowledgeable, especially Leo. Leo was the one who gave us our tour when we first arrived, he did such a good job at making us feel welcomed that we still stop by the office to say hi when we see him. I am a current AMLI resident for the past three years. My lease ends this August, but I needed to extend my lease for a month-to-month basis due to my uncertain situation amid coronavirus. However, AMLI is raising my monthly rent by $920 (34% increase) if I want to extend my lease on a month-to-month basis. This seems typical because I received a similar offer last year - raising $1,056 (41% increase) for a month-to-month lease. I heard other luxury apartments like AMLI typically ask for a $200-300 raise for a month-to-month lease for existing tenants. I don't think AMLI is fair considering that I have been on the lease for three years. Due to this situation, I am forced to move out of AMLI into a temporary residence. This seems very inconsiderate to AMLI residents and I am disappointed at their lack of understanding, especially given the current coronavirus situation. AMLI is currently offering one month of rent free to new customers while trying to take advantage of existing customers during this difficult time. read more

I really want to begin by saying that even though we decided to rent at a different place we are very happy with the experience we had at this place. It was just to far away from our move in date but Jessica was beyond helpful and really made us second think trying to find a way to make the move in date work. Yes they are doing construction but they are beyond nice and the two people we had interaction with was probably the best out of the 15 places we had seen. I really do wish we could have made it work but hey maybe down the road :) Make sure to give them a call and set up an appointment since it is a new place they are going to be super busy! Once we chose the one we wanted, he helped us step by step through the paperwork and portal process. He was even kind enough to offer us water and snacks before the tour and during all the signing. I have been living here for a month now and so far it has been great!! The staff are always friendly and engaging when they see you. i feel super safe with the double gate parking entry after hours. The parking structure and stairwells are kept super clean from what I have seen! So far if issues arise that effect the complex and how people are living, they have addressed them right away. The location is awesome! I find myself walking places more then I ever have before and I feel safe. The residents so far have been nice too! Super friendly and everyone seems to respect their neighbors. I hope this continues! I'm 100% happy I moved here! read more

My husband and I visited these apartments two weeks ago and was told to come back because they had a special event going around 5 o'clock well needless to say we came back tonight hoping to see one of the units because we were really interested and the lady working at night told my husband she could not show us a unit because it was dark, let me remind you it's 5 PM and it is not dark at all. she was very rude,very short,and told my husband she could put him on the books for aNother day.Word of advice to this place hire someone that's interested in renting your units because the worker you have working on Saturday night at 5 PM is very rude and inconsistent with the customers and visitors that come in. read more

I've been living here for about eight months and overall, the community is great. I love it! Just wish it was in a better area. However, I work very close by so this is the perfect spot for me. You really get what you pay for. I know the rent and amenities here are overly pricey but the quality of everything seems better as compared to other places I've lived. There are some fun events that the staff plan out for everyone. Staff in general are decent and nice. The only thing that I dislike a lot is the parking situation. They just released a new parking app to try and accommodate this but even then, parking for guests are limited and all the way at the top of the parking garage so you have to go through horrible bumps all the way up and back down when you leave. read more
