The beautiful towering Live Oaks gives it a nature feel and the trees are maintained well. Close to beaches without that sandy feel. Close to town within/ 10 minutes, of show,shopping,and excellent restaurants. I even had my groceries delivered out here from HEB( so you know it's close to town). The AT&T coverage, is 5 bars. The Wifi is over the top and not the usual spotting reception that is usually at RV parks. It is maintained with sprayers , every few weeks for bugs, the grounds are maintained by professional movers, so it kept top notched. As previous owners of a RV park, i know what to tune into, and i will proudly give Live Oak RV park a 5 start rating.

Having stayed in parks from Seattle to here, I don't say that lightly. The beautiful oak trees provided a neverending stream of unique birds that were very amusing. The proximity to the gulf provided a great place to relax with a cool breeze. Scanning other parks close by showed us another beautiful place with a 450.00all inclusive rent. We are grandfathered in so our rent won't ever change. As a cancer patient I make several trips for treatment in Houston. There is a clinic close by. First, the positives: this is a beautiful campground with great amenities. The pool, hot tub, and lazy river are fantastic, and many of the staff members are friendly, helpful, and genuinely care about guests. Galveston itself offers so much to do--we especially loved spending time on The Strand and exploring the area. Unfortunately, the biggest issue is the management, which significantly impacts the overall experience. The park manager is unapproachable and runs the campground in a way that feels more focused on control and extra charges than guest satisfaction. Fees are added for things like early arrival, and communication often feels excessive and negative rather than helpful. While guests receive multiple daily texts about activities, we also received messages about things like dog waste in washing machines and stolen cleaning wipes--issues that could have been handled more professionally. There were also ongoing maintenance concerns both years we stayed. We experienced multiple days without water due to plumbing issues, and during our second year, the park was down to a single bathroom because of structural damage. We were told portable restrooms were coming, but they never arrived. Activities were amazing our first year, but the second year saw frequent cancellations. Even simple guest comfort requests--like putting down pavilion sides to block strong wind--were denied, despite those same features being used for staff events. Another concern is how complaints are handled. When an inappropriate interaction with a staff member was reported, there was no management available, and no follow-up from the manager afterward. That lack of accountability was disappointing. It's also worth noting that feedback appears to be filtered internally, meaning corporate oversight may not be getting the full picture. We also noticed an increase in police and emergency presence during our second stay, along with a shift in the overall campground atmosphere. To be clear, this could be one of the best campgrounds in the area--it has all the right ingredients. Camp store is well stocked. More importantly, the property sits between two areas of wetlands, so be prepared for the mosquitos in the evening, they are everywhere! Be prepared, bring your own Wi-Fi, the resort Wi-Fi is not strong enough to support streaming connectivity or telecommuting. Electricity, surge protector is a must...ours activated three times in a two day stay, shut our camper off, the protector marked it as a brown out .... granted there was a windstorm but better safe than sorry. We ended up having to cut our stay in half because we needed to take our camper to the factory as we had some wind damage, naturally I did not expect any refund and did not receive one.

On special weekends they have bands play at the bar. The beach is easily accessible right across the street. They have a spot to rinse the sand off when returning from the beach. Rentals available for golf carts & kayaks. The management does a great job communicating with guests on a daily basis with the activities for the day making it very convenient. I recommend you bring mosquito spray as they come out at night sometimes. Also recommend to bring a wagon to carry things to beach and firewood & lighter fluid if you want to make a fire on the beach. This is our favorite place to camp at during the summer!

But they were charged 350... assuming it was a misunderstanding we paid because my parents needed to park so I could talk to the owner next day. Well I finally got to speak to one of the rudest people I've probably ever delt with, and he informed me that it's 50 a night and the weekly rate only applies if you stay more than 10 days... I said to him... I don't think a week means what you think it means, but he asked if I knew where he's been all day and I said... no, do you know where I have been all day? He yelled at me and hung up.... So anyways. Don't recommend staying here haha. The host was super nice but the owner informed me that he was going to bitch her out for not handling this herself and apparently he did because my wife got a text from her saying as such. She was awesome really, but the owner is a piece of work. This place also operates under the alias "brazos river retreat rv" as well. Either way, such a waste because it's a nice spot, but wow the owner... sad.
