DO NOT MOVE HERE - ROACH INFESTATION! If you like living with roaches, then this is the place for you! No matter how many times I've called management, had exterminators come in, and tried everything on my own, the roaches just keep coming back. It's disgusting and unacceptable. Management clearly doesn't care--they do the bare minimum and call it a day while tenants are left to deal with a never-ending infestation. I wouldn't recommend this place to my worst enemy. Spoke with Lorraine throughout the process and she was very attending to all of my questions and concerns. She gave us multiple tours and was very patient with the process. The complex is very quiet and seems more family based. Dogs are very common but we were told the grounds her sprayed for fleas and bugs routinely. The whole process was easy compared to other apartments that approach money hungry. The specials were only online for a few days so that was also helpful. read more

Lived here for almost 7 years and I can say it was easily one of my favorite places to live, had to move for a new job but without a doubt a great value. Has everything you need inside the apartment and it's close to just about everything you'd need nearby. The maintenance was never an issue LANCE is the man!!! Was always super polite on time and clean never had any issues with my dogs and was even super friendly with them. Without him life there would have been a lot harder, the guy always had the right and fast solutions. Lorraine was always awesome and I do apologize I can't remember the new office managers name but she was super helpful as well. 10/10 rating from me! read more

This place doesnt care about you or your belongings. You could get robbed here, hurt here, killed here, and they will do everything they can to fight to not pay you a dime for damages. Had my items in storage, and of course they were ruined by crappy maintenence. Took them to court, and they fought me tooth and nail; not even an apology for what took place. The office lied to me and told me that the $10 I pay a month was for renters insurance, but it's not. It covers their cost for insurance if you damage their apartment, you pay for zero coverage. Just have a look at the pictures, and you'll see how great this place takes care of their renters. read more

This place is horrible!!! I feel like they lie to you just to charge you to run your credit. I was told 500 deposit maybe a few hundred more if credit is bad. And that I can hold the apt for 100 dollars and they would deduct it from my deposit. After they ran our credit she asked for a whole months rent and I could no longer hold apt if I wanted that particular unit I had to move in sooner!!! I told lady I have to give a 30 day notice!!! UPDATE: Alisha. That is total and utter bullshit. Your rental agent told us that we would get one extra spot that is included in our rent. Do not lie to your tenants to get them to sign a lease. I will rally all the tenants to get a petition and make sure all future and potential tenants know that your company is shady and swindles their tenants. We just moved into a 2bdrm here in July. The apartment itself is amazing as is our patio. We had some issues with our unit upon move-in but had the apartment management fix those. Upon going into our 3rd month here, things are starting to go down the drain. #1. Upon signing our lease, we were notified that we would receive a monthly bill from Kendallwood for water, sewage and CAM (Communal Area Maintenance) fees. We asked Lorraine about the average on these costs. We were told that it ranges from $35-50/month. To our shock, at the end of our first month, we received a bill for $95 (which included a $10 setup fee). Now at the end of our second month, we get the bill for $108 (does not include the $10 setup fee). This is a huge increase of unexpected fees. #2. The main selling point for this place was that we were told that we would get a second parking spot because we have a 2 bdrm. They were working out the assignments and would have those to us soon. After constant reminders for 2.5 months, we finally got a letter on our door today saying that additional parking spots are now $50 extra per month. So now all apartments with 2 bdrms must park off property. The 2bdrm apartments should come standard with 2 parking spots. Tenants should not have to find street parking across the street in hopes that it will be ok the next day. #3. Management cannot deal with our neighbor who smokes in common areas but yet they can come up with a $50 fee for parking. #4. Rhonda is not the nicest person on-site. She is extremely difficult to deal with and takes forever to give you a response. #5. Lorraine is so amazing at explaining everything and dealing with our issues when Rhonda ignores it. Lorraine should be the manager of the apartment and not Rhonda. #6. Rhonda is so lazy to even do her job properly. On August 25th, I questioned her about a $20 monthly fee. She told me that it was for renters insurance provided by management. I told her that we gave a copy upon signing our lease. She argued with me that they did not have a copy. She finally looked at our file and found it. #7. Amenities defined by dictionary.com - an agreeable way or manner; courtesy; civility. Why are we paying CAM fees for things that are listed as amenities (ie, pool, jacuzzi, and gym). #8. The "wood" floors are terrible. They are extremely cheap. A dent is created when furniture is set down, including a chair. Basically, Kendallwood is swindling all their tenants by doing things in a manner that they can get money in any way possible.h read more

My boyfriend had lived at this apartment complex over 4 years ago and these people continue to harass him daily with emails, texts, and phone calls. Over the years he has put in MULTIPLE requests to get his name out of their system and all they give is broken promises. Would you like it if someone else's name, phone number and email was still attached to your apartment and they are getting the messages about packages and maintenance. After 4 years?! How many more requests, phone calls and office visits are needed to get a persons information removed? So we have read great reviews about this place. Every time I call, the manager would say they do not have available units. I called the corporate office and they said they have available units. Then they post available units on Craigslist, you give them a call right away and the manager will tell you they have no available units. I inquired online, I also left a voicemail- not once, I did this to inquire almost every week. None of my attempts to communicate gets returned. Do the managers pick and choose who they want to lease to based on your name or last name? The very courteous corporate office staff I have spoken to have told me they forwarded all my information. In a way, it has been a blessing in disguise. We ended up going to Hillsborough Park. Managers are quick to respond and communicates via phone and sends email to follow- up about the conversation. Kendallwood staff could benefit from some training from them. This can be very discouraging to future tenants. There are more businesses that offer the same amenities in the area. Don't be stuck with absentee property managers. read more

We've have problems with our upstairs neighbor (he's verbally violent and aggressive, I've even had to call the cops on him) and did they do anything about it? NO. If this neighbor is still here I suggest you ask for another spot cause he will complain about noise from kids, pets, music, ANYTHING. He's not safe to be around and management won't do anything about it. Secondly, they do inspections EVERY DAMN MONTH basically. I thought I lived in an APARTMENT HOME not a DORM. Like I can't even live in peace in the privacy of my own HOME. I thought maintenance checks were for when I call and say I have a problem, not come inspect my home every damn month as an excuse to check around MY home. I don't trust someone coming into my home all the damn time either so it's REALLY inconvenient that they run this place like a college dorm. Seriously, it's not worth all this stress for the price either. Just don't move here period. She is very friendly yet professional and very approachable . I felt comfortable asking her all my questions. She was easy to get a hold of and gave an appropriate timed response to every e-mail I had sent, She had reached out to us right away after applying and provided us with very helpful information that made our move a smooth transition. The forms were easy to understand and fill out. The place is perfect for our small family and we have been feeling very welcomed here. Residents are friendly as well and it's calm. My favorite part about the place would have to be the fitness center and the hot tub. I love to relax in the hot tub after an intense workout in the fitness center. read more

I normally like leaving good reviews but I felt I needed to warn future tenants. I leased an apartment at Kendallwood for a year and from the beginning I noticed their poor business practice. The first thing I have to point out is I was promised a second parking spot for $20 extra a month. When I asked on moving day I was told sorry we don't have any but will put you on the list when one comes up. Several months went by I kept asking every time I paid my rent on the 1st same response you are on the list. One day I went to the leasing office and asked again because I had only a few slots left for my over night stay parking and now my sisters car is on a tow list. Rhonda who I've been asking the whole time tells me that I cannot have another spot because my sister doesn't live there full time then why was she telling me I was on the list !!! this went on for months. I kept asking can I get a closer spot to my apartment can I get a closer carport I don't feel safe I leave super early. Rhonda again I will let you know this never happened, new tenants move in and got closer carports than me. I had my mom visit she parked in the handicap spots and they deducted my visitor spots when I told Rhonda she said that's patrol one not them she is so ridiculous! The last thing was I called the office because due to COVID my job was relocating. The nice lady Lorraine said send an email I did after no response I sent another email finally Rhonda responded all she cared about was if I was making the rent payment I said yes of course but I need to move out she made it's seem fine. I moved out on the 3 by noon to my surprise I was charged for 3 days of rent not even a 5 star hotel charges the day you check out I called and I was asked to send an email because Rhonda was off. I didn't hear back until I sent a compliant email to corporate about her lack of response. She email back and pretty much said those are the charges. I told her that was predatory specially during these tough times I asked for her manager to call me this was weeks ago. I still haven't received a call. Needless to say parking is bad and dealing with Rhonda is worse. read more
