The home had been recently…read moreflipped and the interior was immaculate -- but when Jeff went over it with a fine tooth comb, his inspection revealed some troubling corners that had been cut (deferred maintenance issues, like root balls in the sewer and galvanized plumbing, but also incorrectly vented bathroom plumbing and other difficult to spot issues that needed to be addressed.) We were so grateful for his patience and expertise, and believe me when I say we *really* peppered him with questions. He enjoys teaching and sharing his experience with others, and even encouraged us to reach out to him afterwards if we had more questions. After the first sale fell through, we made an offer on a different property and requested Jeff to come inspect that one, too. Once again, he took his time to carefully review his findings with us. I was put in a very difficult position due to the air conditioning company that I hired to repair…read morethe ductwork on my property. After they started the job it was discovered that they were unqualified to remove the ductwork and insulation properly. I wasn't aware that houses built in the 1960's used asbestos and throughout the house. The asbestos needed to be properly removed before any repair work could be performed. However the company gave me the impression that they were skilled and licensed to perform the removal. It was never mentioned to me that specific steps needed to be taken when dealing with asbestos. While removing the damaged ductwork they disturbed the asbestos thus making the house uninhabitable. Tony's company was brought in to perform the test for the asbestos. Asbestos was detected. Tony was very professional and helpful to explain the situation and provided information of what the next step entailed to resolve this matter. The testing report and procedure 5 plan was prepared by Titan. The report and work plan needed to be submitted to the SCAQMD for approval. His knowledge regarding this matter was absolutely first rate. He helped guide me through this difficult process. I would highly recommend employing Tony's expertise if you are ever get involved with this situation. You will be in good hands.

They did not have a diagram in their report showing where their samples were taken , and their report was riddled with errors. Phone calls and emails did not produce results. The bad reviews were correct about this company. My public adjuster insisted on using them. They dragged their feet from the very beginning by a couple of weeks, and again for the report, and now the report is flawed. And no response from the company.

I made the mistake of trusting mine when she recommended them for my condo inspection... lesson learned. The water heater didn't even work, yet somehow the inspector missed it--so I spent my first three weeks bonding with cold showers. The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. All in all, I would definitely not recommend them, especially if they're being suggested by your real estate agent.
