Good communication and quick scheduling. I was able to have a technician come out the same day I called to schedule. The technician was extremely friendly and helpful. He answered all my questions while he was concentrating on the testing, set up etc. He was careful with his words meaning he didn't cause any unnecessary stress or anxiety. He wasn't pushy and was conscious of the cost while also recommending what samples are needed or suggested. He was clean and careful. Cons: Expensive compared to other mold testing companies. The invoice can quickly add up. I originally planned for about $800 ($500 base fee plus $75 for 4 samples). I added on asbestos test and that brought my bill to over $1300. In some ways I see this as a positive though because you get what you pay for (I hope and can't compare to any other company). My whole house wasn't moisture mapped as I was told it would be. The tech said they only focus on the reported areas of concern. Not a big deal but would've been nice to know. I kept getting rescheduled by 15 minutes. The tech was running late then running early so that was a little confusing. I jokingly asked them if I get compensation for the changed appt time since I signed the contract already (they charge $150 for any changes). They said no. The report is a bit confusing as it was the first time. The most annoying is that in the asbestos report they suggested further testing. Likely costing another $1000 or more. I thought I was already paying for the best testing. This feels a bit like a trick in some ways. Overall I'd go to JLM again. I suggest to do some research beforehand though to know exactly what you need done (AND WHY meaning are you renovating or just wanting to know for health reasons etc) so you don't get unneeded tests or costs.

We were so grateful for his patience and expertise, and believe me when I say we *really* peppered him with questions. He enjoys teaching and sharing his experience with others, and even encouraged us to reach out to him afterwards if we had more questions. After the first sale fell through, we made an offer on a different property and requested Jeff to come inspect that one, too. Once again, he took his time to carefully review his findings with us. They did not have a diagram in their report showing where their samples were taken , and their report was riddled with errors. Phone calls and emails did not produce results. The bad reviews were correct about this company. My public adjuster insisted on using them. They dragged their feet from the very beginning by a couple of weeks, and again for the report, and now the report is flawed. And no response from the company.

I made the mistake of trusting mine when she recommended them for my condo inspection... lesson learned. The water heater didn't even work, yet somehow the inspector missed it--so I spent my first three weeks bonding with cold showers. The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. All in all, I would definitely not recommend them, especially if they're being suggested by your real estate agent.
