**Rat infestation in the garage and in the crawl spaces under the house. Needed cleanup and remediation of the areas where they were getting in.** Let's go back to the beginning so that I can tell you about all the ways in which this company has come through for us! I cannot recommend Attic Pros and their team more highly. Back in the summer of 2024 or so, I realized that there were rat droppings all over our garage, which is a garage built into the hillside, underneath our house. It's separate from the living space from the house, with access just from the outside. I noticed the problem seemed worst up in the loft area of the garage, which is a platform/ledge above where the car can be parked. Rats were apparently coming in through the duct that went from the under-house crawl space onto that ledge and then running amok. I tried for about 6 months to clean and take care of things on my own, but after awhile it was clear I couldn't keep up, plus we could hear them underneath the living room in the crawl space next to the duct where they ate around all the old insulation and were coming into the garage. By December 2024 I was ready for professionals. I called Attic Pros on a whim, having seen their ads in the mailers that come to our house. They are responsive and answered immediately and were ready to come out the next day. They picked up right away and scheduled a team to come the very next day. Amazing, right? The first team that came out wanted to get right into the crawl space under the house to check it out, but they noticed that we have some old undisturbed asbestos-encased ducts and they didn't have the proper equipment. They called into the home office to ask for guidance, and to their credit the home office backed them up and did not pressure them in any way to go under the house (nor would I have wanted them to!). That's the sign of a company that cares about its employees. They rescheduled for the next day when they could sent a team that had the proper respirators and clothing cover to enter a space with asbestos. The team that came was excellent. They spent a few hours plugging holes with wire mesh and foam under the house, as well as removing the old destroyed insulation around the duct in the garage which is where they were chewing and coming in. Every visible hole was foamed up, and they vacuumed and cleaned up well. They laid some traps just in case, both under the house and in the loft of the garage. The next day, however, we thought we could still hear a few pitter patters either under the house or in the walls. Maybe they were trapped? Not sure, but we called Attic Pros, which guarantees their work and includes a few return visits for the price of the initial service, and they sent a different team out which went back at it to make sure that some holes we found inside utility closets near our heating/water appliances were meshed up. Phew! After that, things seemed to stay clean and we didn't hear any further issues. Problem solved? Maybe not. 7 months since our original service, therehave been so many rat issues in our neighborhood, I wasn't completely surprised to return home from a vacation last week to find a garage full of rat droppings and pee all over everything again. UGH! I began to disinfect everything again, hoping it was a fluke and that maybe one got in through the garage door, but night after night this week, there would be more droppings in spots I had just cleaned. So it was time to call Attic Pros again! Yesterday, Raonel came out to survey the scene, and he went immediately to the crawl space under our front steps that is adjacent to the garage and saw that the problem was clearly originating there. It was a space that had NOT been the source of their entry back in December (in fact there had been NO droppings there on the first round). But clearly they had been looking for a new way in, and they basically tunneled through the ground outside, making an opening into this area that used to have a door on it to separate it from the garage itself. Raonel quickly covered the hole with wire mesh and rocks, and he also took the time to find the area outside where they were tunneling in. He also plugged that up and foamed over it. It looks pretty impenetrable now, but he laid traps inside that area under the steps and found the door to put back on its hinges so that we can isolate the rats inside that space if they find a way in again. That way at least, I can clean/disinfect in the garage itself and keep the rats to that one area. He told me to schedule another appointment in 2 weeks, and he'll come back to check the traps, vacuum up the droppings, and make sure they haven't made any new tunnels. Meanwhile, he found that one of the traps in the loft had caught a rat, and he disposed of it before I could even get a look, laying new traps in that area and on the garage floor. Ive had issues with the company getting rid of the live squirrel in my attic. I heard it running about all day long for 3 days until Jorge Hernandez arrived today to open a vent and a pipe so the squirrel had an exit! I actually saw it leap out of the vent into my rose tree and I was estatic!!! Finally, the squirrel won't terrorize me any longer! ( plus I worried about it chewing wires, causing damage and and potential fire) Jorge returned to seal the opened exit routes this evening, seal an identified area around my storage attic and place another rat trap in my attic. Jorge Hernandez is the best. I have a Rodent stuck in my eaves or attic. It got caught up there after roofers sealed all openings. Jorge came out and set up traps in the attic to capture it. But we then discovered, it may be trapped in the eaves. So he got creative, climbed onto the roof and made an opening in the eaves to let it crawl out. He was very thorough. I love attic pros. Came out to do an estimate. They were in time etc however the sales talk was very aggressive, somewhat arrogant (like "I'm so great you should really just know that I'm the king of rat killing - everyone knows I'm the best" kind of attitude) and the proposed solution was way outside my budget. Even when I repeatedly said I cannot afford the solution they kept texting and telling me I was making a mistake by going with someone else who could provide a lower service level and fit within my budget. Summary: I'm updating my review and raising it from 2 to 3 stars. Ultimately AtticPros was committed to resolving my issue and some key individuals were proactive in helping me. Overall, Attic Pros fulfilled their guarantee and resolved my rats in the attic issue on 9/14/25. Note: this is about 11 months later and does include me being away for travel (~2 months). Context for others reading this: 1. I'm a pro-active owner with cameras I had bought and setup Blink / Ring cameras in the attic and on the roof to try to find and isolate entry points. We were frustrated that repeated visits did not seem to solve the issue - the cameras were very helpful. I don't know how they would solve my situation without me using cameras. 2. Assigned Customer Support Manager AtticPros assigned me a customer support manager, Paula, who would try to help me identify a single person to work with me, someone who would be familiar with my home and work until resolved. Previously, it felt like I'm just hitting a call center and being assigned different people who were available, but not familiar with my situation. Some of these other people were sometimes rude, often late, or would only pop their head in the attic and move the traps around. Paula helped get me a dedicated person to work with me til the end. 3. Dedicated Service: Raonel I was assigned Raonel who was awesome. I wish I had started with Raonel, but glad they ultimately connected me with him. Raonel was punctual, communicates well, and would work WITH me. Raonel would help me reposition the cameras, try different kinds of traps, and through an iterative process, we would identify new openings/entrypoints and he would seal them off until all inside rats were eliminated. This made me happy, even if he had to come back the following week because we were making visible progress. I would give Raonel a 5 star review. I waited to update this review until I had 1 month of no motion and no sounds on the roof or in the attic, before scheduling the cleaning. At this point I am satisfied, and I'm glad AtticPros honored their guarantee. He thoroughly checked everything and even shared with me that he noticed some previous duct insulation was not consistent and took pictures for me to consider next steps. They were pretty darn good! No one is ideal and I wouldn't say that they are the best team in the world, but they actually knew what they were doing and addressed every request that I had. I'd say that they could have fluffed up the insulation a little more instead of sometimes compressing it, but this is something that I can do myself later. I didn't realize that the hardest job in the old attic is cleaning and sealing, especially in the very hard to reach corners. And they did it very well. They actually cared about the quality of the job they were doing. I think the cost was reasonable. The response time was absolutely great: I was had busy work schedule for the next month and was only available either on Saturday (which was tomorrow) or in a month. Douglas cleared out the insulation that had leaked into the bathroom fan, identified the problem that led to the leak, repaired it, and changed out our lightbulb to make sure everything was operable. Raonel inspected the areas where we have been hearing rodents and identified additional points of entry in the vents on the roof. He sealed those and added mesh to tiles on our roof where rats are likely to enter. I called for a quote on removing a rat that was stuck in a grate under my house. These bozos wanted $800! I literally needed the guy to repeat it because it was so ridiculous. I called an exterminator and had it taken care of for $50, including "sanitation of the area" which is what the Attic Pro guy said was the reason for the high quote. The "attic pros" are very dishonest and seemingly biased. The gentleman came to my home on Wednesday, took pictures of the inside of my attic, then came down to give me an estimate. He said that I needed new insulation and he would give me an itemized breakdown by the end of the workday. He also gave me an unofficial estimate of how much it generally costs. TWO DAYS GO BY! I still haven't received the official estimate. I call the employee, he doesn't pick up. Then I call the company and they say they'll email the breakdown to me ASAP. Finally on Friday I get the estimate and not only is it not itemized, but it's $600 over what the gentleman originally quoted. Now I can't choose the services that I want and what I don't because I don't know how much each service costs. In conclusion the "attic pros" gave me a price that they couldn't deliver and promised me an itemized breakdown by the end of the day but in actuality I'm still waiting on it. When they were installing our AC they damaged our water heater pipe and caused a gas leak in our garage! When we called they gave a non answer and we had to call PG&E urgently and shut off the gas and fix it with our own contractor. We also paid for them to rodent proof our house. After the job is done the part of the contract is garenteed 6 free visits and $50 for visits after. Within 6 months we already hear activities in the attic. Their customer support is not responding, after many ways and attempts to reach them, when they finally responded there were 3 no-shows. Even when they showed up they just took a look for 5 mins, left without even talking or telling us. So for 5 visits (plus many no-shows) we still don't know what is going on, 0 pictures or information about why we are hearing activities.
