Let me tell you a story. A story of a young man who left his old life behind to start anew in the big city. With just the shirt on his back and a few bucks to his name, he arrived at the door of Avalon Bay (Archstone, back then in 2011). Tired, hungry, the wonderful Edita N took him in and gave him cookies and a lease. Fast forward to today, 2016. The young man is older, wiser, and a resounding success in community and enterprise. His fortunes are taking him away to a new endeavor, and alas, he is leaving Avalon. What will he be leaving behind? Immaculate grounds, pool areas, and top-notch fitness facilities. Package service. Security. Rapid resolution and attention to detail when it comes to service calls. Online lease signing and payment. Reasonable rents and pet policies. The unit I lived it was perfect--a one bedroom flat on the top floor, with a large bedroom and bathroom, fireplace, ceiling fans, large balcony, and quiet neighbors. All of this but a stone's throw from the Simi Valley Town Center--shops and a new movie theater barely a two-minute walk away. If you need a place in the Simi Valley, Moorpark, Thousand Oaks area, Avalon Bay is the choice you should make. I have lived in 3 different units over the last 3 years there and I think I'm qualified to give a non-bias review. The staff have always treated me with respect and are super helpful. Props to Patty, Edita, Nathan, Ethan and whomever I'm forgetting. Here are some quick things that I love about living here. 1.The gym is open 24 hours. so you can get your workout in at any hour. 2. The maintenance crew is lighting fast to requests. Willie you and your team are the best. 3. The leasing office can receive may packages even when I'm not home. 4. For the most people the residents are super friendly. 5. They have a nice resort style main pool There are only a couple of negatives. One being the fact that some residents are complete tools and don't pick up their animal waste. The other is the rent. It is expensive but you get what you pay for and there is nothing that compares to it in Simi Valley. read more

Just moved in - Very nice! Staff extremely friendly. I have been at the Avalon Simi Valley for about a week. Everyone has been wonderful. The office staff has gone out of their way to help me with my move in. They helped me with everything! A special shout out to Lalo and Luisa. They both saw that I was having trouble getting a big couch into my apartment. They spent an hour of their own time helping me get it into my apartment. In addition, as one would expect, a few things were not perfect with my apartment. A quick online request was answered in a few minutes and everything is working properly. Again, Lalo helped me with everything that needed attention! I would recommend the Avalon to anyone looking for a nice, quit, comfortable place to live. I am literally 150 feet from the entrance to the Simi Valley Town Center - I can walk over and get Starbucks, shop or have a meal any the many restaurants. read more

I wanted to share my past maintenance experience because it exceeded my expectations. I have been a resident at Avalon for over a year and have always enjoyed the community. Every team member I have had any interaction with has been professional, efficient and caring. This past weekend at 3 am my smoke detector was beeping for a new battery. I was beside my self and called maintenance for an appointment. When Nicolas called me back within 5 minutes and offered to come repair it within 20 minutes I was shocked. He was friendly, professional and very supportive of my call. I apologized to him for calling in the middle of the night and disturbing his family and he told me he was happy to help and no need to apologize. I am extremely impressed with the same smiling faces at anytime of emergency. Thank you Nicolas for your great service!!! read more

Lots of problems! The water bill is handled by an independent co. called ConService. Lots of hidden fees. Water bill each month is $100. no matter what you do! Residents are washing their kids in Jacuzzi, just to save on water bill. TOO MANY DOGS! Management states that anyone can have as many BIG dogs as they want, as long as they don't bark! Really? Dog poop & pee everywhere! It's cruel and inhumane to keep multiple dogs, especially large dogs, in small apts all day! Parking is horrible, unless you pay $50. a month for a tiny garage! NOISE is horrible from all angles. Tenants have no regards nor consideration for one another! This was a big mistake for us to rent from Avalon! Future tenants - check out ALL the fees! We were let out of our lease due to all of the issues we had and by the time we moved out they were defiantly making efforts to improve the upkeep and maintenance of the property much better than before. I would give them an A for effort in trying to correct all the areas of concern even as we were moving out. i am sure future residents will benefit from their efforts. avalon decided nobody gets running water. residents are expected to store water in the tub if they want to use their own toilet or use the convenient portable toilets around the complex. if you'd like drinking water you can get three water bottles from the office, it's certainly not enough but for your $3k rent it's all they can afford to spare. Just for fun they failed to communicate the correct timeline for this process and when clarifying they proceeded to provide incorrect dates again. read more

If you only read the first line of this review: look around at other apartment complexes before coming here. $2,000 monthly will probably get you more elsewhere. I've lived here for almost a year now, as my first apartment after moving out of my parents' house, and the community does have its perks. The apartments are beautiful and the in-unit washer/dryer is very convenient. I've never used the amenities (pool, gym, etc) but there are constant emails saying that one or more of them is or are closed for maintenance. Unfortunately, I do have complaints that I wish I had known before I moved in: Parking. Unless you want to pay an additional monthly fee (I believe it's $30-90) for a carport or garage, there is no assigned/guaranteed parking. If you get home later than 8pm, sometimes earlier, be prepared to park by a completely different building with a decent walk to your apartment. Some days, and more and more frequently when I get home from work around 11pm, I have to park around the community's street corner next to a completely different set of buildings... I'm talking where the mailing address has a different four-digit beginning and you have to give yourself extra time in the morning in order to get to your car. Gates. There is a gate next to my building that borders a hill leading down to a ravine with brush and graffiti. This gate is never even closed, and with all the shrubbery surrounding it on both sides of the fence, walking past it in the dark is not the least bit comforting. It's also just yards away from the building's staircase. The entrance gate is frequently broken, and will remain open throughout the night. (Note: If you want a second gate opener, that's an additional fee.) Apartment entry. Twice I have received notes taped to my door giving me a 24 or 48 hour notice that the apartments are going to be walked (fire inspection, etc) and pets need to be removed. As someone who lives alone, works two full time jobs, and has no family nearby, receiving a 24 hour notice that I need to have my pet out between the hours of 8am-5pm is difficult and seems to be an extremely avoidable situation. Rent is also increasing $100 per month if I choose to renew my lease. For nearly $2,000 per month, I am disappointed in Avalon for the way they nickel and dime their residents and lack certain important necessities, such as parking and locked gates. I would highly recommend looking elsewhere before settling here. read more

Horrible! Do not live here. First of all, don't expect maintenance to show up unless you remind them 4. Half my apartment outlets were not working and I had to wait for 2 months for someone to take a lot at it. Very noisy environment at night especially on the weekends. Oh, Kiss your deposit bye bye because they do not give it back to ANYBODY. They will bill you over the deposit!!! DO your self a favor and do not live here. read more

If I could give TIFFANY 5 stars I would. She is extremely professional and helpful. Very responsive and competent. However due to some minor billing issues, more so on the corporate side during our recent move, I will keep it to 4 stars. Been here for a little over a year now. Relocated to a different apartment on the property since we enjoy living here. For the most part maintenance is pretty responsive with any needs. The grounds are well kept, and they are good about sending out announcements if any issues comes up. I've Lived a couple other places in Simi and Avalon has by far been the best experience. read more

Stay away. Let's start with the paper thin walls, you can hear when your neighbors close their doors, close their cabinets, flush their toilets and do the dirty. Second, there is no security. They advertise it as a "gated community" but the gates were broken and left open half of the time. My car was broken into TWICE in the parking lot, that was lovely. Third, My boyfriend and I are extremely clean and neat so our apartment was kept pristine. We have no kids or pets so we left the place spotless and did NOT get our $500 security deposit back. In fact, we owed them $15. Fourth, they advertise the mall along with the apartments but there is absolutely nothing going on. There are about 4 open stores with no one in them. My advice would be to look for something more affordable, the extra money is not worth the "luxury" amenities. read more

I move in to the Avalon earlier this year and so far it has been great! We had many options but Evelyn was the person to seal the deal for us. She was sweet and so pleasant to talk to. I like living here. The staff is super awesome. Evelyn, Patty, and Santina (aka gixxer baby) are awesome. And they treated my wife and I with a lot of respect. We made an appt and did a tour in same day. It's a beautiful place and we got that came with a garage for like $80 more a month. But they have plenty of free parking if you don't have a garage. Wash n dryer in every unit. Central air. I mean it has everything the SFV doesn't for a better price. Check it out. The staff will help you out. The maint staff is quick too. And pleasant. read more

DO NOT RENT HERE!! They are scam artists! I lived here for ten months always paid my rent on time. When my lease was coming to an end I was hesitant to re sign my lease because they were raising the rent $200 a month! After much I thought I resigned even though I asked if I could keep the price I had before. Now 3 days into my lease my daughter was having random seizures that were putting her in the hospital (she is only 3) and then transferred to children's hospital because of findings from the local hospital. I let the leasing office know my situation and that I could no longer stay in this new lease. It had only been 3 days into the new one. I told them I know normally you get a 30 day grace period and they said that is only for new leases not a resigned lease. I told them again my situation, that I can no longer work because I have to be all the way in LA by my daughter who is staying at children hospital for testing and diagnosis. They still charged me two months rent (the raised rent mind you) for which I did not live there. Oh and when I went online to see my apt they were charging less for new renters! So for renters that have paid for a year guess what!, your rent will be raised and new potential renters will get the same apartment for cheaper..that is the thanks you will get. They are a complete scam with no compassion or morals. All they care about is money. On top of it the maintenance will go into your apt and not even let you know! I came home earlier one day and they were in my laundry room with all my clothes moved and tools still in there and I had no notification! I put the tools outside and the guy said there was a leak in the lower unit and that's why he came into my place?! There are so many other wonderful communities that your hard earned money should go to instead of Avalon!! Beware of this place!! read more

This is my second time living here in the Avalon Communities (note the word "Communities") The first time I lived here (2009) we were in a 3 bedroom. It was a great apartment aside from a woman who had a personal trainer at 6am doing Krav Maga above us. We became friends later but only because we had to go to her door )which is a huge no-no here) although no one ever took our complaint seriously in the office. No real complaints, good maintenance and staff. One year later, rent went up $500 more a month. No one asked or offered for us to stay- we asked if they would comprise and we no longer were "community". Emergency life situations put us back here in 2013, wanting to save money and a new baby we moved into a two bedroom, corner unit, view, fireplace, you name it. Maintenance is amazing and the staff (when they are available) are always out of the office or contradict themselves when you ask questions and follow up wasn't efficient. Security issues like a wanted man standing at my door and someone raiding the dumpsters at all hours of the night didn't seem important but then the office staff changed so often, I don't even know who took the calls. The first year after we moved in they raised the rent $50 more a month. Now approaching the second year, they have raised it $200 more. When I called the office- I asked "so basically you raise the rent so that people move out and then you get new people to pay the higher rent to make money". Office staff Mr. N replied "Yes, that is how we at Avalon make money Miss". Ok then. I just warn anyone that moves or recently moved into Avalon to be aware of the increase in price after one year. This is not a "community" company because communities thrive by having regular consistent residents and a body of people who look out for the welfare of one another. They will take care of your pet with all the free treats and events for them but charge you $50 a month (plus pet deposit) and then as I asked how we could lower the increased rent be told "well your dog costs $50 a month". What!? I am really sad that we are moving because we had met some great people and many of them are moving out along with us. Our elderly neighbors have to move and I am saddened that the husband who is taking care of his wife did so much work when they moved in. Now two years later and older, he has to move again. We will come back to help him because I can't imagine not. If you move in, keep your things packed. If you want a place to feel like home, buy one. Need to rent? Ask the tenants in IMT Westlake apartments how long they lived there with only a 2% increase in rent. We found people who have lived there for over 10 years and they love it. It is a community. People take care of each other and it is a great place to live because you have people you know helping out and keeping it safe. Thankfully this week we have found a place, bigger and with a yard. Our current unit (building 12) is next to Lowes- avoid that area at all costs. They have a power washer and vacuuming company that work at 2am two or three times a week that wakes you up. I've called Lowes about it many times. Nothing has been done. Just look at the low reviews- they are all posted a year after the person moved in and it's the same story. One year your tent will have a major increase so plan on moving in one year or save your money! Other than that- we sign off with a HUGE thank you to ALAN our leasing consultant when we moved into our place 2013 Alan- We miss you. Truly you cared for the people here because two years later I still hear people speak about you. Your kindness and passion for people is truly your gift. I hope wherever you have moved on to brings you much success. My husband and I lived here for 1 year before having them raise our rent a ridiculous amount ($150+). Their "market rates" are way above what is actually the going rate in this area. We started out paying in the lower 1400s and we now see our apartment listed on the website for over 1600. We were good residents, paid our rent on time every month, never got any complaints for noise, and we feel that they basically kicked us out of our home. They treat it like it's a business, and figure it's easier for you to take the financial hit than to move all your stuff out after only 1 year...and trust me, feeling like your business and hard earned money means nothing to them is terrible. Neighbors smoke and the people below us blast their music so loud...we called the office several times, but they never did anything about it so we ended up calling the police one night just so that we could get some sleep before work the next morning. There were several times that we'd leave messages and would never get a call back. Since switching to Avalon, their customer service has really gone downhill...anytime you need anything, you have to call some office in Virginia, rather than speaking to anyone who works on this property. The stackable washer and dryer breaks all the time. They do the job for the most part, but are really cheap and randomly turn off. You have to be there to turn it back on or your clothes will never get done. We had an ant problem for quite some time. We think they were coming in through the floorboards from the people below us, which was really gross. The location is nice being next to the 118 freeway, but since it's not residential it's hard to go for walks. And the town center is a joke. It's a ghost town down there and kinda creepy if you are walking alone. Finally, the gated community is not worth paying more for. Simi is safe enough without pointless gates. The gate near our apartment is broken all the time! And the gate stays open so long after you push the button that at least 3 cars can follow you right in. This place was great when we first moved in. Archstone customer service was always on top of it. Never moving into an Avalon again! I am actually really excited to be moving to the Wood Ranch area into an apartment that has more square footage, same amenities, that is closer to my work and even then more than $200 less than what we would be paying if we stayed here! read more

As in every living situation things happen a light goes out or they need to repaint clean etc.. here they do it quickly quietly and quick. To start. When I made appointments to see Apts. In SimiValley, July 2016.AvalonBay was the first to respond. Went to see them first. I didn't go any farther. Later, all the other guys called me. I told them "Sorry". This complex is fantastic in its amenities. But what sold me the most was the service/staff. Nathan Crosby worked with me. Fantastic guy. You can check out all the stuff they've got yourself. But as I said the staff has your back. For instance. I had a kitchen faucet problem a few days ago, and they're maintenance people took care of it right away. Then Nathan checked back to make sure I was OKAY. I feel like these guys make an effort to get to know us. To me, that's what makes this "community" the best around. And no. Nathan didn't pay me 5 bucks to say this. Me and my wife were moving and needed to find an apartment community in Simi Valley. Due to my busy schedule, I put my trust in her to find a nice, quiet community where we could live. Nathan was her go to person where she found to be very polite, professional, and gave top notch customer service. It didn't take us long to decide to live here. Definitely a nice place to stay. I've lived here for a year. I'll move out soon for job relocation. This place is very quite. (except you can hear the events at the cross street plaza weekend night, but they usually ends before 10PM, and I don't consider them as "noise") People and staff here are really nice. Oh yes, the garage is small, but I don't have problem with it though. If you're having a pickup truck, just better have a outside parking lot instead of garage. We have two vehicle and never had a parking problem through the year. This place is safe, quite and nice. read more

The people who work here are absolutely amazing. They are so friendly and will go out of their ways to make sure you are satisfied. If i ever had any lights that went out when my drain would clog, maintenance would call me that day to set up when they can come and repair it immediately. If you have an issue call the office, if you are lucky someone will take your call, tell you they take care of something, hang out and go back to their facebook or twitter or whatever they do all day long. The design and flooring structure is substandard at best. It is an apartment however, and the actual interiors are nice. The Staff is great and the maintenance is pretty good when you have an issue. There are a few things they could do to help with the front door slamming and kitchen cabinet door closing noise from unit to unit which would really help. That may be falling on deaf ears however. read more

I have lived here for almost a year and I was here during the switch of ownership. I totally understand everyones complaint of the price change, because it did go up. A lot. As far as the people that work in the office I have no complaints, but also have no great things to say either. I feel like they just do their jobs. As far as the maintenance goes here. ONE OF A KIND. I have lived in many apartments before Avalon/ Archstone and I have never gotten the great service I have received here. I feel like all maintenance staff care about not only my apartment but me as a person. Something as little as a smile and a wave when I drive by them. There are three people I'd like to shine some light on. Willie, Lalo, and Luisa. They have always been there when I needed something fixed or just needed help. These are three people that are passionate about what they do. The system that is put in place when you need maintenance is excellent. You can do it online, over the phone or even let them know when you see them when you are walking to get your mail. They have always responded to me the next day. They are always on the move, I see them almost every time I go outside. They are always getting something done. And even though they are one step ahead on making this community all that it should be, they always have time to talk to you, to get to know you and even help you push you car that won't start even though you know it is not in their job description. If I could give a zero rating, I would. It bothers me to have to share such a disturbing experience, but I can no longer wait. This has been ongoing since June 26th when I first reported Robert. The level of inappropriate behavior from Robert, a maintenance worker dates back to when he first began working here. Robert is not professional at all, at least not with female residents. He first shared with me, for no reason that he and his wife were sleeping in separate beds/rooms and were separating although he did not want the separation. I did not ask to know this. He has lurked around inappropriately in my garage, around when working on things in my home (he is the only one who answers my requests WHY???), also sharing that he will be receiving spousal support because he needs it. I should not know these things about him. He followed my cousin and I to the other side of the complex (bigger pool on May 12) when he did not have any work to do, just standing around, not working, looking at us in our swimming attire (very strange). He made us all feel uncomfortable. He stays after the completion of a job and just tells me information I DO NOT solicit. From what my male resident neighbors share is not the same kind of conversation. I have never given him reason to think I liked him or was fan. I did not say hello to him in passing and have tried to make it very clear I do not like interacting with him. On June 26th I reported Robert for coming into my home without permission. I stopped letting maintenance come into my home when I am not there when he started working here. I know someone was there because the shower head had been adjusted, I am short woman so I know where it should be, and the plug for the bathtub was in, which I NEVER use. Plus, I reported that there was no running water. No one can tell me where he was, only that the spare key was not used. That does not mean he did not enter. I have repeatedly asked the office to check my apartment for cameras or other recording devices. I do not trust Robert. I would not trust him in my home or around anyone who is not a grown up male. I have never had issues of this caliber here and I have been a resident since 2011. It is unfortunate to have to have my first review be of this nature, but I have given the office and whoever the "higher ups" are that have been made aware of my concerns plenty of time (three weeks). I have cried to the staff about the unsettling feeling I have in my home. I had to call a police officer to come here (as advised by the customer care representative from Avalon). That resulted in absolutely nothing. I do not have the money to just pack up and move or I would. I am beyond hurt, disappointed in the treatment I have received. These people do not care about my safety or security. It's a pretty rotten feeling after having been so invested in being a part of this community. I tutored one of their previous maintenance workers in math FOR FREE to help him pass a test so he could get another position. I do not even understand why Robert is still working here. It's ridiculous. I would advise women or families to stay away. I pay too much money a month to feel like this or to be treated this way. I am being ignored and given the run around while he is still here. read more

After living at Avalon Apartments in Simi Valley for a year, I needed to move to an apartment community closer to work. Yet it is important for me to share how wonderful, respectful, and caring the staff is at Avalon Apartments. Lalo, Luisa, and Willie are specific staff members who have gone above and beyond to make my stay with Avalon memorable and so comfortable.Any service request was immediately taken care. They each take care of their customers, such as issues I had with the toilet not properly working. Lalo, Luisa, and Willie problem-solved to figure out where the bubbles were coming from through multiple visits, immediately addressing the concerns as they came up. I had recently written a very negative one star review but after I received a call from Frank the leasing office manager I felt like I should update my review. While I have had some issues with maintenance it is refreshing to live in a community where the staff does actually care what you have to say. The apartments interiors are some of the nicest in the area with 9 foot ceilings and crown molding in the living area, large laundry rooms in the units, and large bathrooms with garden tubs. The patios are small but private and the noise level is average for an apartment. I still think that for the price the appliances should be more high end and replaced more often then repaired and that the grounds could use better maintenance but overall this is a nice place to live. read more

I moved into, well at the time Archstone, in 2009. I love it here. Yes, the parking lot can be noisy at times at night, but that's part of living in an apartment complex, it comes with the territory. It was not unbearable. I love the maintenance staff, they have always been very helpful and nice. Anything I needed, they were always right there to help. Being a single parent and disabled, I can not do much myself. Willie has always went above and beyond to help. They maintenance staff are very friendly and always waving hi with friendly smiles. I have been here almost 6 years and I have seen a lot. They did have an issue with teenagers jumping the fence and having swim parties here, but they since put a stop to that. The office staff are always there to answer questions or concerns you may have. I have dealt with Patty several times and she is the sweetest and most helpful person I have been in contact with. Ethan is also very helpful. The office staff have always made me feel very comfortable and welcomed here. I was not too happy when they switched to Avalon, but again I cant really complain. No place is perfect! I am sad that I have to leave. We have outgrown our place and found something bigger. I will miss living here. I really love the architect of the whole place. I would recommend Avalon to others. read more

We had a bad experience living there,the service is really bad,the rent so expensive and when you call to the office sometimes they don't answer the phone, the manager frank he is a really bad person if you need help with something he refused to help,the hallway are always duty the maintenance people don't clean and the grains always full of excrement they clean only when they need to rent a unit read more

I lived in these apartment for many yrs and it was safe living here but ever since a few yrs ago it's become loud and I've seen ppl wondering around the parking lots looking into people's car and I unfortunately got robbed in my car late at night twice. Told the management but they did not seem to care and has done nothing to get more security. I've also heard that multiple another ppl has been robbed to through out the past few yrs. I think for a gated community apartments it's becoming very unsafe. And rent is to high. Not worth living her anymore! read more
