This review is LONG overdue. I have had the pleasure of working with BanCal Property Management and more specifically, Kelli Smith since 2018. To begin, BanCal happened to be my San Francisco condo Home Owners Association's management company. Therefore, I had firsthand experience as a homeowner (2012) with BanCal's professionalism and expertises. While managing the condo building, BanCal's communication with anything building related (routine maintenance/repairs/neighborhood happenings/etc) were timely and on point. Furthermore, annual financials of the building were transparent and budget allocations were reasonable. Needless to say I was very fond of BanCal as the manager for my Condo HOA. Mid 2018, I decided to relocate for work but wanted to keep my SF Condo as a rental property. Without reservations, I reached out to BanCal and sought out their expertise to be my property manager. Meeting Kelli for the first time was such a lovely experience. She was so personable and professional! I felt she already knew everything about the area and the condo. More importantly, she had such confidence in her ability to source the most suitable renter made me feel comfortable and at ease. Above all, with all her knowledge, she was still so down-to-earth; humble and easy to speak with. So, I decidedly made the decision to secure her service and have her as my property manager. Time has proven my decision to be right. Since 2018, Kelli and BanCal have been excellent to work with. Even during the pandemic, they looked after the condo unit, made sure it is rented without much incident nor personal involvement on my part. Kelli's communication with me have been priceless in giving me a peace of mind. She is simply on top of everything. I have worked with Kelli Smith at BanCal Property Management for approximately 10 years. BanCal is extremely efficient and responsive. They managed the rental of my house in San Francisco so that I did not need to worry about rental payments and all the other nuts and bolts that goes into renting property. At the same time, I was kept informed about maintenance matters and the results of annual property inspections. I was sent pictures of maintenance/repair work as it was being done. I received timely rental statements each month. My tenant recently terminated his lease, and BanCal was very helpful in assisting with the transition and providing sound advice. If I rent the property again, I definitely would ask BanCal to manage it. read more

Building was always clean and well maintained including the outside, which could've been an issue being on a densely populated street. I am not even a tenant in the building and this is my first ever Yelp review, but BanCal was so helpful that I felt the need. My wallet fell down an elevator shaft at a property BanCal manages. When an elevator technician later turned the wallet in, BanCal reached out and let me know it was found. I live in Portland and had already flown back home, so Alvin, their Sr Community Manager, next day shipped it to me out of his own pocket so it would make it to my house before I left town the following day. The total cost was $60. He kept the $40 cash from my wallet and refused to accept the $20 difference and to just asked that I "pay it forward" instead. Alvin is a great guy and I am sure that translates to the way he manages his properties! read more

Hi Hon....my company does not actually manage 244 Jackson street, we rent office space at 220 Jackson from BFI who is the company that manages both 220 and 244 Jackson. I am very sorry you had all these issues and I understand your frustration but 244 is definitely not under our umbrella. Thanks, Tammy McNaught Note: BFI stands for Baner Financial Investments. If you look on BanCal's website you will see 244 Jackson listed as one of BanCal's properties. Probably one of the worse business leasing companies in the bay area. My company rented offices from them for several years and it was a complete nightmare, starting when we built out the space using their recommended workers. The problems we encountered were multiple elevator failures, sometimes happening immediately after said elevator was repaired. I would say conservatively that the elevator broke at least 100 times in three years. The roof leaked repeatedly and caused damage to tenant files. You'd be sitting in your office and rain would start coming down the walls. Awful odors coming from the ground floor basement on many occasions. Arriving at the building only to find the marble lobby floor covered with slime from leaking garbage bags being dragged across the lobby. The HVAC system broke down repeatedly. Because they refused to lock the front door to the building, we would frequently have homeless people sleeping in the lobby. Often times would find vomit or fecal matter in the doorway. No action by them. When they were having a cell tower installed on the roof we had to deal with workmen coming in and out, staining our rugs and floors, making noise, and we also had some equipment stolen, including an expensive laptop. Baner's response was to shrug. As long as they got their exorbitant rent they cared about nothing. Avoid!! read more

I felt like this place was home for the three years I lived there and it was due to the property manager making it feel like home. I would highly recommend using bancal and renting from them. The BanCal Property Team is top-notch. First, they make things very easy by having everything housed in their portal....maintenance requests, rent payments, documents, etc. Second, the team was great to deal with. The Leasing Manager (Amy), my property manager (Kelli), and the Maintenance Manager (Marquis) were ALL super responsive and extremely helpful! Not that impressed. If you use them make certain that you ask if they are willing to be subjected to annual homeowner survey evaluations and making reasonable adjustments based on the results. Do not let them do the survey so that it is objective. Don't allow them to use their experience and expertise to put a wedge between owners and the HOA board. Require them to treat homeowners as stakeholders instead of renters. read more

Every time I've had an issue, they have a crew of known, knowledgeable workers that they deploy quickly. There's an online portal to submit maintenance requests, but they're so friendly you can even just text if not tech savvy. Kelli is so reasonable and commercial professionally. I am still going to keep my rating at two stars though do feel fair in writing an update. Shanon, the property manager I worked with most frequently, called me directly to discuss my previous review which at first i was taken aback and then i learned she was actually trying to solicit helpful feedback and improve her and Bancals skills. She offered me more information about how the process works in terms of the landlord working with Kelli and Shanon working with the tenants. What I think it comes down to is that I think the landlord was making unfair requests of Shanon and the others at Bancal which were then passed onto us. This is NOT based on what Shanon shared with me during our call but my own understanding of our landlord. Shanon let me know that she asked the LL every time we did if we could have a rent decrease when we did, when we requested new garbage bins she would ask, etc. So, maybe Bancal is a great property management company, and the other reviews make that seem so, but I think they as a company and us as tenants got a raw deal with the LL. I hope that he learns from this and becomes more hospitable and remembers that he works for tenants and needs to keep the home in good shape and thats not the job of Bancal. read more

Bancal Property Management as a whole was a great company to have as a landlord, but what really made the difference for us was our specific property manger, Kelli Smith. Our house ran into an abundant of random and unexpected problems when moving out all due to problems on our end, but Kelli not only dealt with us but made everything way easier. We had moved out of San Francisco, but she took the time to fix things herself, make sure as minimal costs were charged to us, and truly tried her best to ensure we had as much of our security deposit returned to us as possible. We've since moved onto another location, but Kelli remains by far the best landlord we've had. The management company itself also allows has an online portal for paying rent and getting quick repair and maintenance help which is a plus compared to all the other places I have lived. read more

We had a very nice landlord since we moved in 2003. After he past a way (in 2018) they're took over our building and it was a good time for couple months. They didn't gave us any papers about rent or any rental agreement. They're raised our rent even didn't ask when the last time our landlord did. They just calculated since we moved to our apartment. The last time was in 2013. Now we have a problem with water heater. Second time for a week! We send email,called our manager Kelli left a massage, call to office, very nice lady tried to connect to her but still. Its look like Kelli does not care about people who is paying rent on time. Maybe over managers are more responsible?!? Not ours! read more

It's crazy that I say "wow" over an apartment management company. Usually people hate and hide from the overseers. However, this new group (We had 3 different management companies switching in our building over the course of several years) BanCal property management is something like a fine butler. They are there, easy to communicate with, yet they stay out of your way.
