Very small area that shares parking with Rainier Restaurant & BBQ that's nearby. There's hardly any seating inside so do takeout for your orders. Nothing to say on service since you only order up at the counter for this place and Boss Tea that's in the same room. For this place, they offer a wide variety of banh mi sandwiches from your regular grilled pork sandwich to more unique ones like Cantonese BBQ pork, kimchi and roasted pork belly kinds. I actually came here before when this place opened during the peak of the pandemic in 2020 and didn't thoroughly enjoy it. This time around, the quality was a lot better! I got the protein banh mi which had grilled pork, egg and avocado inside. It was extremely filling - which is definitely what I would expect for a protein-filled banh mi - and still had the same great taste as a regular grilled pork banh mi. BOYCOTT Bánh Mì Deluxe!!! On Saturday 11/29/25, I bought five pounds of barbecued pork belly and two barbecued duck sandwiches. I could not believe that they had the gut to sell me the barbecued pork belly came from an uncastrated swine (heo nọc). They were too smell that nobody could swallow. Our party was ruined and we were so embarrassed with our guests. Surely the chef knew these pork belly came from a boar (heo noc) since their terrible smell could have never been get rid of, no matter how many herbs are used to marinate them. Absolutely love this place. They're a banh mi + boba shop in one, which makes it super easy to get both your fixes at once! You can order for pickup online, which is super convenient and highly recommended; the service is super nice and friendly, but if you don't order ahead, the wait can be slow as there are usually only 1-2 people working. We usually get either the deluxe (with crispy pork belly) or the kimchi beef bulgogi banh mi. There's always a decent portion of meat, and the bread is always fresh. I do think it would be great if they put a bit more kimchi into the kimchi one though. I also prefer the cilantro cut up a bit more (I find myself having to bite extra to cut through big pieces) but maybe that's just my personal preference. The Boss Tea (boba) side has these adorable bear cups you can get for an extra dollar or so. I've never gotten them but they're so cute! Might splurge on one next time. I love their teas - I'm a fruit tea w/ aloe vera girl, and not every boba shop offers aloe vera for toppings. I prefer this shop to Happy Lemon which is also nearby. My go-to is the grapefruit green tea. Lately I feel like I've gotten into a banh mi bubble, ordering the same things at my same favorite places in the ID. And with a bunch of new places opening up recently, it seemed like a good time to branch out and try Banh Mi Deluxe! It's a bit of a trip from central Seattle, but on the plus side, they have a parking lot with plenty of parking in back. The store itself is quite small and houses both Banh Mi Deluxe and Boss Tea. There's only room for a couple of people inside, so once we ordered, we stood outside to wait. We were excited to see some unique menu options, like duck, bulgogi, and eggvocado. We tried the duck and bulgogi. I also got a coffee milk tea from Boss Tea -- you can order and pay for both at the same register. The sandwiches were about $6 each and the milk tea was $5, reasonable prices for Seattle. My dining companion really liked his duck sandwich and said it was very good and he'd get it again. My bulgogi sandwich had good flavors, but was very messy; I think it was the kimchi juice, but it leaked all over the bread and made one side of the bread completely waterlogged into a soggy mush. I ended up having to pick the fillings out because the bread was too mushy to hold and eat. It was a good concept, but the kimchi needs to be drained better so it doesn't ruin the bread. I probably wouldn't get that item again. Service was fast and friendly, and there was no wait when we stopped by, so our sandwiches were ready in just a few minutes. Overall, it was a good place to try and I'd like to go back to try more of their menu! read more

I believe this is still a grand opening for this new bubble tea and banh mi shop! Received a 10% discount for their opening so everyone go and support them! I got the A2 protein banh mi and a mango matcha drink with black pearls. The matcha is nice and strong like how I like it. If you're not into matcha then this is not the drink for you. They have lots of other options from fruit teas, straight up tea, lattes, cheese foams, milk tea and more! The staff were extremely nice. I am happy with how my drink turned out aesthetically and taste-wise. The banh mi was hot fresh and made to order. Their food menu was very extensive so you'll definitely find something you'll want to eat! Rating 3.5 I wish Yelp had the options to do .5 stars. We walked to this place and it's dangerous because it's easy access to #AEG (Always Eating Good) meaning bomb food. It was a nice quick walk and checking out the parking lot, like other reviews it's easy access. It shares the parking lot space with Rainier BBQ. We ordered spring rolls with pork meat, A.1Deluxe (crispy pork belly) and A.3- Combo (Ham, Pork), Hot M.1 Boss Tea and cold M.1 both 50% sweet. The cold has pearls and pudding. The hot was alright, 85 degrees version is better because it's actually hot with the pearls. One of the reasons why the hot didn't get pearls because they said it won't be as hot. The bread was soft however this bread did have the cut your mouth experience. The sandwiches were good but can be better. A couple of things we would like are more mayo and sauce. We haven't tried the spring rolls and looking forward to it later. We will be back for sure and try again. The building looks modern with the paint and interesting with their BBQ display as an old drive thru window. It's a small space inside and offer the canopy outside to wait. Only 6 people are allowed inside at a time and they offer hand sanitizer. The card reader is accessible for you to pay without them touching your card. The boba and the sandwich station are visible so you can see what they're doing. The butcher block is there too, which is cool seeing them chop the pork for the sandwiches or the per lb orders. read more

I was really excited to try this place since I have been on the hunt for the best banh mi in Seattle. The inside was very clean and the workers were very friendly. I ordered 1 grilled pork banh mi, 3 special egg rolls and 1 boss tea milk tea. The banh mi was $5 and had great bread very comparable to mr.Saigon who makes their bread in house, however there was not much meat inside compared to other banh mi shops. Also the grilled pork did not taste marinated which made the banh mi lack flavor. I would definitely advise them to pack their sandwiches with a bit more meat moving forward so that every bite feels like that perfect banh mi bite. Egg rolls were good I want to try the veggie next time it's a great deal $3 for 3 egg rolls. Can't beat that. The milk tea was really great and I would definitely like to try their other drinks since they knocked the classic out of the park. I discovered the opening of Banh Mi Deluxe and Boss Tea because I always see it on my way to work or home. I wanted to try it out since I always love Vietnamese food and bubble tea in general. What I truly love about this place is how fresh their food is. You can see the staff making the banh mi sandwiches while there's a selection of food you can choose from for catering or something for the family for dinner. I've had a lot of spring rolls and there is only one other place does this (Thanh Vi) and I could never find this specific type of spring roll until bought it at Banh Mi Deluxe. Most spring rolls don't have fried wonton wrap rolled into spring roll but they managed to do that which kicks your taste buds into overdrive with all the flavors combined when dipped with their peanut sauce. Most spring rolls varies from $4-8 depending on how many or where you get from whether it's restaurants or Vietnamese stores but at Banh Mi Deluxe, they are very affordable. Definitely recommend it if you want something fresh and light while you're on the go. Their signature drinks are very delicious. I tried their pink butterfly drink and it was yummy. I haven't tried something like this in awhile so it's refreshing to try something new for once and not get my usual bubble tea. LOL. PRO: Affordable. The food is delicious and fresh. Stopped by here to grab some lunch. The place is extremely clean and they manage the lines well so there's no crowding during covid times. I got the Crispy Pork Belly banh mi. I really liked the flavor of the sandwich and there was a good ratio of very fresh and vibrant filling to (outstanding) bread. The one slight gripe I had with it was that it was very dry on both ends. I wish they would either have a side pho broth to dip or at least add more sauces, pickling liquid, pate/mayo; something to make the ends less dry. My wife got the Tofu banh mi and she had the same feedback on it, that it was delicious but a tad dry compared to many we've had over the years. We also got the Hurricane Matcha with 25% sugar and lite ice with dark pearls. It was without doubt the nicest matcha drink I've had in the city. I LOVE the deep punchy flavor that really comes through and it doesn't taste like merely green sugar which is what most places do; a very highly recommended drink. I'd definitely love to go back for the Hurricane Matcha; it's a little pricey but so worth it given the quality. The place was pretty small inside and they have a large menu of drinks which is a plus. I got a 50% boss black multi and 50% Vietnamese mocha and 50% passion guava. 50% sweetness in my opinion is about in 80 to 100% sweetness on average so it was the perfect sweetness and anything more than 50% this place will be too sweet for me.
