What an awesome hotel! From the moment I stepped through the doors, I felt welcome and part of the Florida vacation experience. The decor of this hotel is inviting and bright and although it is technically an average Beach Hotel, there was just something special about it. I was able to stay in the tower and the rooms were an interesting layout, but once I got settled I realized I really liked it. I was staying with a friend, and the fact that the bathroom was in the middle of the room and divided each side, it was very convenient for us to get privacy when we needed it. In addition, the room was very clean and the bedding was fresh and not worn. The hotel is only about a block from the beach and an easy three minute walk at best. There are several good restaurants in the vicinity that you can walk to as well as their breakfast buffet. I'm not a breakfast buffet fan, but from the looks of it it looked like more than enough for anyone to have for breakfast. It was too chilly for us to use the pool, but it looked fabulous and even has a lazy river for those that like to just float and tan. I would highly recommend this hotel if you were planning to stay in the Cocoa Beach area. read more

Overall we had a nice stay at Beachside. I'd give it 3 1/2 stars. Check in was a breeze using the on-line site. Workers at the Front Desk were pleasant and helpful. The grounds are spacious and in good shape. The lazy river is awesome. Breakfast was good. We appreciated the COVID safety precautions of wearing gloves and masks for the breakfast buffet. The room was spacious and clean. It shows its age by being a little rough around the edges. The patio furniture on the balcony is used and dirty. There was always standing water from the elevator to the room. The air conditioners work fine but are very noisy. The bed was good and the bathroom clean. A few criticisms: 1) at 7:00 am on a Thursday morning there was no hot water in the shower. I ran the water for 20 minutes with no hot water. This was room 404. 2) the trash can by the dog walk area was overflowing when we checked in and still not emptied until after 10am the next day. Trash was also in the parking lot in the back of the hotel. 3) there were no "Dog Waste Bags" in the receptacle by the dog walk area. We bring our own but there are many lazy dog owners who did not pick up after their dogs. 4) the dog walk area is a poop minefield. Some guests are obviously not bothering to pick up their dogs waste. That dog walk area was overwhelmed with poop. read more

This is a very cute resort hotel with many activities for all ages. The owners have done a good job cleaning up an old motel. With the beach just a couple blocks away, it's a good location. Cons: * Loud, party atmosphere * Thin door between our room and the room adjacent. Cute hotel with a cute beachy vibe in a great location! Bright colors, rooms equipped with little kitchens, and such a great pool area! The staff was so friendly, everything was clean and appeared new. There was even entertainment like live music, bingo, trivia, karaoke, star gazing, mermaid swimming, and so much more outby the pool area. A full hot breakfast is included which was great for our two hungry boys. The bonus is that they are dog friendly! We will definitely be back! read more

Definitely a disappointment. Paid 520 for one night including park and pass for 5 day cruise with carnival. Was hit with 3 different state taxes county taxes and port taxes. Upgraded to a ocean view and definitely no ocean view in site. The room was old and dated. Shower and bathroom could use a total makeover. The price was not worth what we paid for one night. Also the overflow parking was not very convenient. I pretty much paid Embassy hotel prices for a super 8 motel stay. Do not pay over 200 a night for this place. The rooms are dated and feels more like a cheap motel. Breakfast was decent. But still not worth the price for one night. Wish i could have gotten my money back The only good thing was the shuttle to the port very convenient and the pickup was just as flawless. Message to this MOTEL. Stop using the fact that your near the port as a selling point to overcharge people. The 3 different taxes on my bill was shameful. There is no way anyone should pay over 500 bucks for a double bed room with NO OCEAN VIEWS AND DATED ROOM for one night. Yes we used the shuttle pass but honestly your motel still overcharged and honestly have the same prices as Marriot! Would not recommend this place at all! read more

Couldn't check in until 45 mins after time given. Room was adequate however, found blood on pillow from prior tenant, plumbing fixture was on the bathroom floor, and the lack of chlorine smell from the pool area leads me to believe not properly maintained for customers safety against bacteria. Management was understanding of issues, however defensive to there proper sanitization protocol. Stating "Just a oversight." Customer safety during this time isn't a oversight in my opinion. Canceled the rest of my stay, for a better commendations for the duration of my trip. A lot will need to be addressed prior me booking with them. I am a very unhappy traveler. After a flight cancelation, this hotel was inflexible in changing my check in dates and was unwilling to accommodate anything. All plans are turned upside down and now I'm out almost $300 for a 1 night stay so I could enjoy a nice evening at the coast while visiting from AZ. I can't believe how unsympathetic this all is!! Fun Hotel. My husband and I stayed here for a couple days, pre cruise stay. We thoroughly enjoyed it. Check in was so pleasant, the staff was so very friendly. The pool was so fun and refreshing, live music playing, he was very good and the lazy river was fun. The bar was great, drink prices was great not over priced at all very reasonable especially for a hotel. Breakfast was ok, Buffet style... typical eggs, bacon, sausage, pancakes, make your own waffles and pastries. The staff in breakfast room were very nice as well. it was nice that they also had computers with printers you can use for free, they also had bikes for use. Close to beach, shopping, grocery stores and restaurants. I would definitely recommend this place for couples and especially families... great sand bar kids can build sand castles... although It is showing it's age, the hotel is clean and fun we will definitely be coming back. read more

While settling in for the night I talked about how nice Lou was & she definitely knew how to take care of us. This was a great find- right next to Cocoa Beach and Ron Jon. The pool was AMAZING! The staff also managed to move us into a pool side suite with a balcony upon request. In April of 2023 we reserved and paid for a Two Queen Suite that can accommodate up to six people for a stay in February 2024. It had two queen beds and a sleeper sofa. There were four of us traveling, including two adult-sized teenagers, and we wanted everyone to have plenty of space. We checked in around midnight after a long day of travel and just wanted to sleep. Upon entering our room, we found that we only had two full beds and no sofa. We then headed back to the front desk to ask for the correct room since this must have been some kind of mistake. We were told by the desk clerk that they were full, and the manager moved some people around. That apparently included bumping us inexplicably from the room we had paid for to a room that did not comfortably fit all of us. After telling us that the manager had done this, the clerk then tried to blame Expedia, which made no sense and was a lame attempt at damage control. Since the place was fully booked, all they could offer us for our trouble was a $20 voucher for local merchants. Unless that voucher opens up to a rollaway bed, it's absolutely no consolation. My son ended up sleeping on the floor. This might be the worst customer service I have ever received. Additionally, the room was dark and dreary (unlike the bright, colorful pictures on the website), the bathroom wasn't clean, the outlets bolted to the nightstand were rusted and not fully functional, and anything we plugged into the wall outlet just fell out. It was an overall terrible experience. read more

Pretty disappointed. I am on a weekend trip to see my great aunt. And this hotel seemed like cute from the pictures online. When I came I. To see about an early checking one was not available and that was fine. After spending some time with my aunt, we came back. We received our room. Which, was on the third floor. After I specified that I needed a downstairs room. Even if it was without the "view". No dice. Got stuck upstairs. On the third floor with a toddler. Really crappy. The door to the balcony had been busted In and there was no safety latch. The worst thing is that there was mold and water damage in the room. The entire lower wall was bubbling out and soft to the touch. Condensation all over the floor. The balcony was flooded and nasty moldy looking. Not of any comfortable use. The air conditioner was smelling moldy and had my asthma flaring up. I only give this two stars because the pool. And guy who checked me In was nice. And it's a safe neighborhood. There were several other things wrong with the room. I just don't feel like going on about it. For the same price and a little more $, with out a view, I could have stayed at the Hilton or somewhere better. I feel like we were just given a crappy room. In a crappy section when there were several more nice rooms. Even though I was told there were no other rooms. Very obvious vacant ones I later noticed. read more

POLICE WERE CALLED AND ESCORTED MY FAMILY OFF THE PROPERTY BECAUSE WE knocked on a door above us for making so much noise. READ MY FULL REVIEW. Disgusting terribly run, absolute trash of a place. My husband and I were staying in the "Ocean View" rooms for two nights with my 2.5-year-old son. From about 10PM-12AM the room above us was making a ridiculous amount of noise, particularly a woman walking/jumping around in high heels obviously partying. So as any normal person would do we called the front desk and asked them to ask the person above us to please quiet down. REBECCA the manager on duty that night that answered the phone said "she didn't think there was anyone above us", ok well regardless if there was or not REBECCA, we are the paying customer. After I assured her please there must be someone can you call and ask them to be quiet, she rudely said she would call and kept telling me there was not much she could do except "try to call". So, of course, the noise continued, we called again. She then told us that she told them and we said well please go tell them again because there is still ALOT of noise going on and its now past 12AM and my son keeps waking up. My husband also has a disability (epilepsy) and needs to sleep. So we call AGAIN because guess what still noise and my husband told her OK you guys are not doing the job so we are going to go up there and knock on the door. When he gets up there the security guard is standing at the door and said he knocked three times and my husband told him, really well let me knock because there is someone in that room and they are making noise. The security guard tells no, you can't knock that is trespassing......OK WHAT? So we knock and of course, the person answers right away, apologize and the noise stops. So did the security guard even knock???? Then the security guard tells my husband he violated the law and that is trespassing and you can't knock on someones door and he will call the cops. So we go back to our room and go to sleep. I AM NOT JOKING, the COPS show up ALL FOUR OF THEM and stand in my room until we leave because the establishment of this trash place doesn't want our business for knocking on a door. I wake my child up in the middle of the night and pack up everything while the cop and the security guard stand their chatting. There was no hey can we resolve this, there was no what is the problem, there were no threats from myself or my family, to receive this treatment and throw someone out with children for knocking on a door in the middle of the NIGHT. When we called back the next day the incident wasn't even reported to the Manager on Duty at that time. Sketchy? You can answer this question yourself. I have stayed in 100s maybe thousands of hotels throughout my life and have NEVER seen anything like this. Disgusting management, disgusting security and extremely upsetting even how the police treated me. I asked the cop if they could give me some time to change as I was in my pijamas and they rudely said, nope sorry you are not going to drag this out lady....DRAG THIS OUT, Im packing up stuff for my entire family at 1AM in the morning. Terrible, disgusting way to treat people. And on top of that the hotel is a joke, as someone pointed out they are trying to hide their disgusting place with a little paint and wall art and putting in a nice pool. read more

On Friday, November 12, I checked in at Beachside Hotel & Suites after having reserved the Pool Side Deluxe Room about a month prior. I checked in through my phone to let the front desk know an approximate time of arrival. When I arrived to the hotel at around 9 PM, I went to grab the room keys, etc. When I arrived to the room, I did not get a pool side view. My view was a grass field. Obviously, I paid extra to get the "Pool Side View" so I called the front desk to get the room that I paid for. The front desk receptionist, Kayla, was extremely rude. As I explained my concerns, she quickly suggested that if I was unhappy with the room, I could just check-out. I traveled 4 hours to come enjoy a beach weekend and get the room that I reserved. She told me it's Friday and they are fully booked. I then suggested for a refund of the extra money paid for the view, which she completely disregarded. In conclusion, I paid for a "deluxe room with pool view" and got a basic room. I did not even get partial refund. I am very disappointed with the staff here at Beachside Hotel & Suites. I definitely don't recommend staying here. read more

I've read a lot of customer service books in my time and clearly the lady at the front desk read every single one of them. She was the most helpful, generous and kind person that has ever worked at any hotel I have ever stayed at. I was just blown away by how amazing she was. The place itself was a gem among a sea of Chains. This place stood out in a very most amazing way. The breakfast is free and they give you free chairs, umbrellas, boogie boards and a sand cart to put it all in. They think of everything for you. The pool was wonderful too. The staff beyond the front desk were also very polite, helpful and just outstanding. This was the only place we could afford, but I will now consider no place else than this hotel to consider at Cocoa Beach. The staff go out of their way to make sure you get what you want and we left very, very, happy. They made our little getaway worthwhile. I'm just so glad we stayed here and you will be too!!! read more

Where do I start with this one? Well our first room was dirty with stained bedskirt and I requested a new room yet to find the following room was just as bad if not worse. My wife was so disgusted and turned off we had to make a run to the dollar store and purchase cleaning supplies. Wife was not very happy have to spend time deep cleaning a room that we spent money to expect a clean sanitary room while cleaning it was one surprise after another, hair on the so called stove hair in the shower, dog food still on the floor then to find a half smoked marijuana cigarette in the bathroom in the plastic cups they leave for you. Very disappointed and disgusted to the point we had to cut our stay short here and book another hotel down the road with home suites by Hilton. Positive would be the pool/longue area was a nice setup but unfortunately we were so turned off we did not stay to enjoy that part. Hotel definitely has potential to be a great place but need to really educate staff on cleanliness of the rooms . read more

Stayed there this past weekend and not impressed at all. Lobby nice it was remodeled a few years ago. Kinda fakes you out. Rooms are old style with a new color design that seems to not be holding up to hood paint coming off head boards makes it feel trashy. Also not the cleanest. When the remodeled they must not have changed the beds. The worst I have ever had in any hotel I have ever stayed in almost took sheets off and the topper they had on it to look to see if it was just a board underneath. Staff was nice! The breakfast was nasty under cooked. I think that was the last straw for the price point a lot of better choices read more

it's renovated, in theory. think of it like a partial gut rehab on a very old motel. there's new paint, new furniture, new floors & maybe light fixtures but that is about it. if anything they should have sprung for a bathroom upgrade because that is the number one things that can gross people out. structures aside, they need a better cleaning crew because there was hair, stains, debris & just general signs that the room was very carelessly cleaned to appear clean, but not actually cleaned with purpose. i wipe all high-touch surfaces down myself as a habit & while a little darkness/dirt on the wipes is expected no matter what, i found i was actively taking things like soap scum and liquid stains off, which was an indicator that cleaning wasn't done properly. lazy river was nice, though teaming with children at all hours. read more

There is good and bad about this hotel - mostly I'd say good. I stayed for 5 nights 4/2021. I've stayed in really nice expensive hotels in Europe / NYC & some garbage dumps I have literally rented by the hour. First, to be clear, this hotel is not on the beach. You can see the ocean from an ocean view room - but you are technically across the street from beach & behind another hotel. That being said, it's extremely close, but you do have to cross a street. If you are visiting CB for vaca - the location is excellent & central to everything though. If you're staying ocean view, you do get ocean breeze at night with deck doors open. In the 5 nights I was there - nobody came to clean the room. To be fair, they may have said to call if you need it when I checked in... You know, "covid". What covid has to do with housekeeping, I'm not sure? It's been proven you can't get covid from touching a surface. And there are placards for the door that say attention please. We put this out every day - but nothing. The people working at the hotel were pretty nice & friendly. They have a free coffee machine in the lobby I liked. Their computers were down when I was checking in & they were working off paper & handling it well & it went pretty quick. The lazy River pool is pretty amazing - and worth staying here if you like pools. They have plenty of floaties and towels on the house you can use. Pool is only 4' deep - but very long. Pools chairs seemed fairly plentiful & they were good chairs. There is a walk up restaurant / bar you can buy food / drinks. Pool is either fairly new or pretty well maintained. A nice setup for sure. You can order your food at a window & eat poolside. There is a covered / shaded area & air conditioned inside as well all accessible from pool. Food is basic bar food & prices are pretty good. I stayed in an "ocean view" suite. It had 2 TVs, microwave, and a fridge. Def worth paying the small upgrade fee for. The room itself was just OK. Could use a major refresh. Cheap plasticky furniture. Some areas could use some paint. Disinfectant smell. Small older bathrooms. Sorta clean - but not super clean. Room itself had 2 wall built in AC units that worked well. Elevators need a refresh. Room itself I'd say was the biggest drawback - & it wasn't that bad at this price point. If you are driving, parking is close & ample & included / free. For some reason I feel like I'm getting hosed if I'm paying for daily parking as a separate fee. Maybe in NYC it is acceptable, but a place like this no. Parking was another bonus of the property. Despite some negatives, I likely would likely stay here again. Location is great, pool is great, food setup is great, staff was great. For being this close to the beach, price point was great. Beach was great. Pretty much was in the room just at night for sleep, so not a huge deal it doesn't wow you. read more

Nice location, good room, really nice pool area. Now, let me tell you about the staff. The staff that works breakfast are so cheerful, helpful, and beyond accommodating. The front desk staff were great. We had a little trouble after we left and Willie, a manager, was epic. While staying there we stashed a couple of winter coats in the closet. Then promptly forgot them when we left because it was gorgeous out and we didn't need no-stinkin-coats! Willie tracked down the coats, boxed them up, and had them in the mail to us. They just arrived here at home. I really appreciate the extra mile that the staff goes for their guests. read more

The location was wonderful. It's an old Florida hotel that has been updated but you still smell the funk of decades. The WiFi did not work at all the day of checkout. The pool also was closed to us the day we were checking out which was a disappointment to my kids. The best thing we liked about this experience was the ability to use their surfboards freely. The pool/lazy river would have been great had there not been a crowd of drunks blasting country music so loud I couldn't hear my kids speak standing 2 ft from me. At one point, this drunken idiot walked around the lazy river blasting his music carrying his speaker after someone had complained. Argh. read more

Stayed at the Beachside Hotel for a recent weekend getaway with my family and would NOT RECOMMEND any one stay here. When we first entered the room the floor was noticeably dirty with sand, unidentifiable crumbs on the beds, and a lizard in the bathroom. We were told the room was poolside, but our room was instead on the opposite side next to a neighboring parking garage despite there being many other visibly vacant rooms throughout the resort including poolside. We spent some time sitting by the pool with a DJ blasting loud music and we observed that none of the employees (at least 7+) we saw walking around the resort were wearing their masks properly, if at all. Masks are not enforced for guests at this facility. To cap it all off, my family found bed bugs in one of the beds in our room. When we alerted the front desk staff, we were offered no compensation or apology and were charged the full price of our stay. Please save yourself the headache and book a room elsewhere. read more

Used to stay there when it was a chain now privately own and for the price with getting no points it's not worth it anymore. Price was higher than other hotels in same area and rooms nicer and can get the points. No juice only water or coffee with bag breakfast so nothing for the kids. Should updated bathroom & rooms more couldn't even open curtains all the way to see out rods clips so old and busted instead of spending it on the lazy river and talking out hot tub. Think twice before staying here went to a hotel right on the ocean for less money with a pool and more of a breakfast. read more

Amy at the front desk does everything she can to ensure your check in process goes smooth as silk including giving you any information you may need for sights to see.
