Excellent location, beautiful & clean room and polite staff. I had an awesome weekend in p-town and stayed at Beaconlight Guest House for several days. The bathroom was really nice, with Burt's bees products - totally stocked with cute toiletries. The bathroom door was a little loud when you shut it, and I was worried I woke up the whole house when I shut it. Parking was very tight, but p-town is really packed and there isn't much space. They have beach towels at the front door, which was very helpful! I had a wonderful experience and would return in a heart beat. read more

WARNING! DON'T STAY HERE. I've traveled a lot in my life and this was, hands down, the RUDEST, and yes I can say borderline ABUSIVE, service from the owner, that I've ever seen in my life. Anywhere in P-town has to be better than this. If you're having a hard time finding availability, please check out the local website www.ptown.org for last minute availability anywhere else. Please read the other reviews here stating similar about the owners treatment of guests. They are true! My story: Availability was very limited online for places in P-town for that weekend so I booked online at www.hoteltonight.com and paid $485 for one night to stay in a tiny, old room that barely fits a queen bed without squeezing by with your suitcase. That wasn't even the problem though. I booked for three people and the reservation wouldn't even confirm the type or size of room until I got there! When I did get there with my husband and 21 year old niece after traveling for 5 hours the unfriendly, snooty, person( who I had to figure out was the owner bc he did not introduce himself) told me the room I was paying almost $500 for could not accommodate three people so one of us would have to find another place to stay! He was very condescending about it as well and not helpful at all. He walked away rolling his eyes. He told us to leave our bags under a piano in the living room, unsecured, find another place for my niece and come back in a couple hours if I still wanted to stay there. I would have cancelled entirely but he would only let me get a refund if he could rebook the room and it was already afternoon on a Saturday. I had to go on the local website to find a last minute cancellation for my niece and pay another $350 for her to stay there by herself. The worst part was that when my husband and I returned to our room to get ready to go out. I took a shower in the tiny bathroom only to have a very loud fire alarm start blaring when I was in there. I got out of the shower dripping wet to hear someone yelling and pounding on our room door. It was scary because I was stuck in the bathroom trying to grab a towel and figure out what was going on. My husband answered the door and one of the owners was yelling very loudly that we need to open the window in the bathroom when we shower or not use hot water(?!) because the fire alarm placed outside of the bathroom door was sensitive and if we dared to touch it to turn it off, we would be in violation of fire code laws in the area! What?? First, we didn't even touch the fire alarm, we thought the blaring noise was coming from outside of our room. The very nasty owner proceeds to drag a chair over to service the alarm while I was peeking out of the bathroom dripping wet. Both my husband and I were shocked at his tone and arrogance. After his drama, we hurried to get ready just to get out of there for the evening. I couldn't use the only mirror that was in the bathroom because opening that door would set off the fire alarm again. We were going to stop in the shared kitchen area downstairs before leaving to grab a bottled water but saw that the owners were sitting at the kitchen table drinking a bottle of wine. It was very awkward and uncomfortable to walk in there so we just left. You feel like you are intruding on their home, not a paying hotel guest. The place is old looking and very cluttered. It looks more like a dusty hostel or a crazy cat lady's house rather than a boutique guest house, especially for the price. The shower floor was filthy dirty upon arrival (see pic I posted). The next morning we left there as early as possible feeling robbed of our $$. On a side note, the place I found for my niece for $350 was called "The Lotus" and was on the Main Street where all the shops are. The room was way bigger, way cleaner and the staff was very friendly! I wish we all could've stayed there but that was the only room they had left. read more

Never again. Great location, reasonable price for the great location, and the grounds and rooms were well maintained and attractive. But no "hospitality" at all. There is no reception area, so we were confused about what to do when first entering. The 1st person to show up was brusque, telling us to shove our luggage under the piano, without welcoming us or explaining what we should do. We later found out he was a co-owner... shouldn't you, I don't know, introduce yourself and provide some sort of guidance? Not once during our 5-day stay did either of the owners greet or acknowledge our presence. The other staff-including a friendly breakfast helper-were professional and helpful. I'm being generous with 2 stars. But that's because I love the roofdeck and the location. However after just 3 nights, I can't wait to leave, the horrible "king size" room. The mattress is one you'd find at a sleezy "no tell" motel. Cheap and spring noisy too. To compliment that, the room was frightenly dark. Just two tiny windows covered by useless bushes. No daylight. Also blocked further by a window ac that badly needed a filter change. Imagine sweat smell combined with urine. The sink was tiny and low. The toilet barely flushed, and if you didn't hold down the handle for the lengthy full flush, well imagine what you'll see, upon your return to it. All that aside, the management was 180 degrees opposite of " Hospitable or appreciative " of the business. Typical queeny attitude, where you must obey by their many rules, or else! Ie. They have a room service policy where you must request it, by hanging something, on the door. I didn't know; God forbid. It felt arduous for them to even make up for it, by only dropping towels, at the door. No apology or sympathy, let alone, doing the room service then. Oh no. I could go on. But if you do book, bring bug spray. As I turned the lamp off, at the bedside, last night, I got to see a large black ant going by on the floor; then killed it. Pleasant dreams. read more

The Beaconlight is a gorgeous and gracious guest house! The staff is attentive and accommodating, the amenities are first-rate and the entire house is exquisitely appointed. The garden, the porches and rooftop deck all add to the sense of lavish space and privacy. Winthrop Street is quiet and very close to the heart of Commercial Street. Quiet location away from the chaos and great turn down service in our rooms. However once we checked in the toilet wow insane u had to flush it twice to make sure floaters would go down. There was never staff around to ask questions and there was never reception staff in the mail lobby at noon 4 pm 7pm and such once we saw a staff member and not even say hello or gods afternoon. I would definitely not come here again for the lack of personal service and one more thing we ask for a late check in and the managers mentioned parties checking in and we where in the main reception till 3pm and no sign of those guest and to further the inconvenience when we wanted a taxi nobody even wanted to help or call one for us read more

The customer service at this guest house stinks as well as their continental breakfast. They did not have enough parking spaces and staff parked in the spaces to boot. They did not have an extra set of keys for me and my husband and their response was "too bad." The scones were stale, the fruit was rotting and Kim was Unfriendly! The guy was MIA most of the time for afternoon and evening shift, waited 20 minutes so I could ask him some questions. On top of everything else the mini fridge in our room had rotting food in it from god knows when. Customer Service gets an F. It gets 2 stars because the room was a nice size, roof top view spectacular and right in town. read more

We spent a lovely weekend with perfect weather at the BeaconLight. Our room was small-ish, but not awkward, and very recently and tastefully updated. The best feature is the house's rooftop deck, perfect for sunsets or sunbathing. As weary frequent travelers, sooner or later we were bound to leave something of value behind -- in this case, a favorite shoe (just the one) got kicked under the bed and did not make it into the suitcase. A good location and a nice, clean facility, but for almost $400/night I expect to feel more welcome. Sorry Beaconlight, but your staff and owner were not able to put me at ease. The extensive collection of period "don't break it" antique furniture throughout does not help. At these very high end prices I want to feel welcome, comfortable and relaxed. I did not. I would select the Anchor Inn or Benchmark Inn, both similarly priced luxury inns and well located in-town, before I would stay at the Beaconlight again. read more

It has been quite a few years since we stayed at the Beacon Light. We always loved it there. It was beautiful and a fun place to call home. This trip was quite different. The current owners are aloof , unfriendly and abrupt. Very unwelcoming with a long lists of dos and donts. The entrance was once a beautiful garden. Now you nearly need a machete to find the front door. The weeds and overgrown landscaping is really a shame. They obviously will offer rooms to anyone as we were serenaded with crying babies and irate parents. We ate breakfast there , which was delicious but were made to feel very unwelcomed buy the owner. Like we were not supposed to be in the kitchen. Not even a good morning uttered from his lips. We won't go back. read more

Not really sure why people were complaining about this place on yelp and trip advisor. We stayed for carnival week and really enjoyed it. Check in was easy. The place is very clean and has beautiful garden areas. It's a very convenient location and the owners are pleasant and welcoming. My only real complaint is the blinds in our room don't block out the morning sun, but I'm an early riser so it's not that big of deal. They also have a better than average continental breakfast with really great coffee. read more

Our stay started off great when we were allowed to last minute shift our dates without issue (we were sailing to Ptown and the weather was no good the day we initially had planned to leave). The inn was just a couple blocks from where we docked and is right off the main street with tons of shops and restaurants within walking distance. The inn itself is very cute and warm with plenty of cozy common areas including beautiful outdoor decks and a tucked-away courtyard with an outdoor hot tub. Our room was on the small side, but it didn't bother us at all since we were out exploring all the town has to offer. read more

I would have given this bed and breakfast place a 5 stars. The place is excellently located near all the shops and dining place in Commercial street. The inn is a beautiful Victorian style and our suite was excellently lovely and fully furnished. There are three porches on the first ,second floor and top floor where you can view the lovely harbor and dwellings in Provincetown and eat their included more than continental breakfast However the owners Keith and Mark are very into themselves and make you feel unwelcome. Keith seems to have no time talking to you when you check in. He is always running around the inn, picking up fallen petals on the floor, watering the lovely flowering plants, unable to look you in the eye or answer your inquiries adequately. He got an obsessive compulsive personality. Mark on the other hand is very introverted and spends his time on computer once in a while ,looking up to answer briefly your questions. I enjoyed my stay here. Very clean and rooms are well appointed and have good shampoo/ conditioner and body gel. Coffee and breakfast are served. I'm not much of a joiner so i had coffee in my room. Hot tub, deck and limited parking. Great location. Hosts are not super friendly but nice guys. I think you can be as involved or anonymous as you want to be. A solid place to stay. Fairly priced. Our room was fantastic, spotless and great linens. The bathroom was also clean. The guest house itself is very nice, with an awesome hot tub surrounded by great plants and flowers. The deck on top is nice as well, and the location couldn't be better. Central to town, but away from the noise. My only issue, like others, is with the owner. I found him abrupt and unfriendly....certainly not welcoming at all. Felt like were a chore for him at checkin. Too bad, because everything else was great, but for the price I'd expect some warmer customer service. I won't be returning. read more

When I return to Provincetown, I will definitely stay at Beaconlight Guesthouse. It was like old friends invited me to their spotlessly clean, lovely home. There are comfortable patios and a rooftop deck with a beautiful view. The breakfast was just right for me and the accommodations were comfortable and welcoming. read more

The breakfast is light on protein. Also there is insufficient parking. On they last night of our stay, a Saturday, when we left for dinner, I asked the person on duty where we could park if the lot was full. He assured us the lot would not be full. Sure enough, upon our return the lot was full. So we parked several blocks away: no big deal. But the person on duty did not know if overnight parking was allowed at that lot. Ultimately, we put in two calls to the owners for an answer to that question. They never called back. Not good customer service. read more

I have been enjoying Ptown for about 10 years. I have stayed in an assortment of places (Admiral's Landing/definate no...owners seem to careless whether the guests stay there or not....the room and shared space was fine. Carpe Diem...room was small & owners stuffy...breakfast was great...I would stay elsewhere. Crowne Pointe...It is a hotel/not a b&b...so I wouldn't stay there again for that reason...But if you are ok with the hotel feel, it is gorgeous/great service&food, though out of the way.) I finally found my home away from home when I discovered the Beaconlight. The breakfast is outstanding and the guests from around the world are very fun to chat with. The fresh berries were fresh and delicious. The fresh baked scones were different every morning and mouth watering. I love the fair trade coffee. The rooms are very comfortable. I have stayed in singles and suites and they are all wonderful. The owners are very kind and will offer great advice. But just as important they know when to leave you to your privacy. The hot tub is wonderful, the multiple decks spectacular and the back gardens beautiful. They have parking and a bike rack. They are in the middle of everything. It is steps away from Commercial St, the main street. It is blocks from Ptown bike rental, Muscle beach gym, and an easy bike ride to the organic grocery. It truly has become a home away from home. I couldn't sing the praises of Keith and Mark more, or of all the staff and the house itself. First, location location! Just off of Commercial street makes the BeaconLight easily accessible but also avoids the commotion that the foot traffic can cause. The rooms (we stayed in two rooms: the Cape Ann and the BeaconLight Suite because i extended our stay an extra 2 days) were delightfully decorated and the small details (Kiss My Face soap and Burt's Bees creams) made staying here absolutely a pleasure. Each room had its unique charm and the beds were comfortable. Keith and Mark, the owners, were wonderful, provided a wealth of information on where to go with the kids, where to eat and anytime i just wandered into the kitchen and they were there, to have a nice chat with. It was my first vacation in years and my first time with my little ones and i enjoyed every moment. It does help to stay in a space that felt just as much a community as does Provincetown itself. Stay here! Indulge yourself in great company, skip the larger hotel places and stay here! read more

I made a reservation on Expedia.com to stay at the guesthouse for 3 nights. The room rate was $375/night and the total stay was over $1200. The reservation went through and I received a confirmation email on the booking from Expedia.com. The next morning I received an email from Expedia stating that the guesthouse cancelled my reservation. Expedia inquired as to why and the guesthouse said that my reservation needed to be 5 nights and that my credit card had been declined. I called my credit card company and they said there was never an attempt to run the card and informed me that my credit card was not declined. I searched for the room on Expedia again, and there it was with a 5 night minimum stay. So, in sum, the guesthouse confirmed my room for 3 nights, cancelled my reservation in an attempt to collect an additional $750 during a busy holiday week, and used my "declined credit card" as an excuse to capture the extra money (as if the $375/night rate wasn't high enough). For the record, before placing hotel rooms on Expedia, the website asks the vendor to place all limitations on the rooms (minimum stays, pets, etc)...here the guesthouse failed to do so and then corrected itself leaving me hight and dry! Thanks Beaconlight! Update: I was able to secure a room at Somerset Guest House. The Inn Keeper was extremely helpful and professional and my credit card went through for the deposit as I sat on the phone. Amazing change of events. Perhaps during my stay I will visit Beaconlight and thank Mark for lack of professionalism. Update update: I called Beaconlight again to talk about the situation with Expedia and the other owner, the Brit, hung up on me before I got to ask him the question for my call. I was told earlier by Beaconlight that my real issue needs to be taken up with Expedia because they mistakenly sold the room (not sure how that happens) but what Beaconlight failed to realize is that their LIE about my credit card being denied gets Expedia off the hook for an liability. If my credit card got denied Beaconlight, maybe you should have called me for a different form of payment - logical solution if it means collecting $1200 - you had my number in the reservation!!! read more

Spent an incredible weekend here 4/10-4/12. Keith and Mark are wonderful. Immaculate home. I am already looking at a return stay.

So, I noticed the reviews for the Beaconlight were kinda stale, so I'd like to bring you current. I recently stayed here (the end of Bear Week 2011) in July and the accommodations, staff and overall could not have been better. I booked a shared bath room and on arrival was upgraded to a nice room with a private bath. The guest house is about as clean as it gets - the place is immaculate. The rooms are freshly appointed and really clean. The staff was very pleasant as were the guests. There is ample outside decks on the second and third levels to sit outside and sun, or to just have coffee in the morning. There are ample parking (about 7 spaces). The location is superb. It's on Winthrop street that intersects with commercial at Joe's Coffee. Very convenient to it all. Modest continental breakfast. I was pleasantly surprised at last minute accommodations here on a busy week in July, and my overall experience could not have been better. Recommended. read more
