Location, location, location and Prince Albert has it. It's a top destination for people watching from the patio - and believe me there is a lot to see. The room was clean. There is not a "living room" area to hang out but there is the outside patio. My mattress was ready to be replaced. The rooms have a chair and table so you can do work online. I got a room at Prince Albert last minute in December and it was an absolute treat... Great location, attention to detail, very cozy and pleasant, we had room with a tiny wedge of water view (totally worthy), Paul was great in communication.. The only flaw is they don't have parking on property yet they have parking in walk distance for an extra charge. But! I would totally recommend if you're lucky and they have vacancies! We recently stayed in the PA Rose #2 Basile Apartment with 2 Beds/1 Bath (though there are really 3 bedrooms, the listing title says 2). There are a couple of pros to staying here, but the cons outnumber the pros greatly. Starting with the positives; excellent location, convenient to everything within walking distance, and just far enough back from Commercial St that you don't hear the street noise and partying. This was our first time staying "off" Commercial St and it's so much more peaceful if you like your privacy. The beds are super comfortable if you prefer plush and we slept like babies when we weren't woken up (details on that in the negative section). There's plenty of room to stretch out and make yourselves at home, unpack, cook a meal, unlike what you'd get in a hotel room or in the guest house. This is how we prefer to travel. Now for the negatives, starting with the parking, and check out my photos!! While the listing promises you a parking spot, what the listing doesn't mention is that you are sharing a tight driveway with numerous other cars, and there is only 1 way in and out, and you WILL get blocked in. See the photo and how narrow the driveway is! Red arrow is the entrance/exit. Red X is our car. That means if you're closest to the apartments, like we were, you could have 2 or 3 cars behind you, and if you want or need to leave, you have to go around to each apartment and knock on doors, in the hopes that the other renters are even there and not out enjoying the town. We also got some REALLY bad, deep dents in our passenger front door from other guests car doors. See the photo with the red circle! This leads me to the next con, which is the host/owner Paul. He's one of the rudest and most entitled people I've ever had to try to deal with at a business after giving them thousands of dollars for their services. Anytime I tried getting ahold of him, he didn't answer his phone and he took many hours to respond to text messages, if he even responded at all. I also walked all the way to the Guest House from the apartment because my car was boxed in and no one was around to move their cars for us (or wouldn't answer the knocks) and there was no one to be found at the guest house, so I had to wait around for over an hour until Paul showed up. He was extremely rude, combative and dismissive about the situation, and told me if I didn't like it, there are plenty of parking lots around town that I can pay to park in. (Keep in mind, we already paid for parking with our apartment). I said "This isn't what we signed up for or paid for. So you're telling me this is my problem to sort out and you aren't doing anything about this parking situation?" He shouted at me "YES, this is not my problem, go figure it out!". That was the last time I spoke to Paul because I just knew there was no way I was going to be able to have a reasonable conversation with him about any of our other issues. Now for the other issues: the apartment was FILTHY. There was mold/mildew stains anywhere you run water. The shower was disgusting with caked on soap, strands of hair on the walls and terrible water pressure. Clearly the houses and everything in Ptown are very old, so some of this is to be expected, but the entire apartment has a slope to it and it feels like you're walking uphill or downhill depending on where you're walking. The toilet sits at a slight angle so it feels like you're leaning to one side if you let yourself relax while sitting. When lying in bed it feels like you might roll off. The A/C window units are installed so poorly without any sort of insulation or tape that you can see outside around all the edges, especially the bottom. One of the units had literally a 3/4 inch gap under it and there were always bugs flying and crawling in and out. SEE PHOTOS! We rolled up paper towels and washcloths and jammed them into the larger gaps just to keep some bugs out. The place is advertised as "no pets" without prior authorization of the owners, and it also says if your pets cause any disturbance, you'll be asked to leave immediately. On our 2nd day, people arrived in the apartment below us with 2 big dogs, and those dogs did nothing but loudly bark whenever we walked by their windows, whenever they heard us walking above them, and basically whined and barked and howled throughout the night for 2 straight nights. We were woken up no less than 8 times each night they were there and my emails to complain about this have gone unanswered to this day. I tried to talk to the renters staying below us after the first night to see if they could do something to stop the barking and I got flipped off through the ripped up screen window and told "go f*ck yourself fat a**" by someone that was clearly not a fan or member of the LGBTQ community. (Why are you in Ptown?) There are plenty more things that went wrong at this place, but long story short, we will NEVER stay at any Prince Albert location again. read more

Rm 3 has the absolute best shower I've ever had! FYI when you decide to book a hotel that is dog friendly; do your homework.Apparently mine is having a little separation anxiety so when I left for 10 minutes a lovely guest came out to say "your dog been barking 45 minutes" I was gone 5 "swear to god 20 minutes " I decided to give her 10 and smoke. I'm sure she's never been out in public with a screaming child before,that she just couldn't control. Bless her heart. Location, location, location! A friend and I took a winter weekend getaway to PTown and booked at Prince Albert per some recommendations and we could not have been happier. Located on Commercial Street, across from Tea Dance (summers) at the Boatslip, you are within several minutes of all PTown has to offer. Room 3 was on the second floor facing Commercial Street and we could even see the water! Our room was updated but the guest house maintains its charm and beautiful features of a historic home. Paul, owner of the Prince Albert, was extremely responsive to questions and communications - solid customer service! I can not wait for my next trip to PTown, especially in-season to take advantage of this beautiful guest house and all it has to offer. read more

Not what we expected from a service perspective, and more run down than we wanted. Cup filled with cigarette butts and rain water sat on outside coffee table by front door for first day. I booked a room though booking.com and the description was very confusing, but stating you have you own bathroom, unfortunately it was separate from the bedroom. There was no apology nor any sort of accommodation to make my experience better. The bathroom faces all of upstairs and you have to get fully clothed to even go in for 2 minutes. Floor was very slippery, you can easily break something. There is no breakfast included, or at least there wasn't any left for me. No water available, even when I asked. Some of the staff and guests were yelling after midnight close to my door, which woke me up two nights in a row. Even though it says there is "private parking" there is isn't, I was charged $75 for 3 days in a off-lot that is very far from the house. Come to find out before I left someone keyed my car while it was parked, I guess Provincetown has some really jealous and bitter people. I've asked for partial refund since I did not have a good time, but that was denied. I will not recommend this place to anyone who wants to have a good time. Paul was very condescending while speaking to me, which I did see in another review. Spend little more and go over to Brasskey guest house where they actually say things like "hi, how are you?" and "do you need anything?". read more

I stayed 6 days at the Prince Albert Guest House and it was a very pleasant experience. I stayed in room number 14 and it was very nice. Each room is different, so I'm told. (Not like I was in every one of them, unfortunately.) My room was small, yet comfortable. I didn't really need much space. It came with a full sized bed, a refridgerator, flat screen tv and wardrobe. There is a really cool dresser in the room too. The private bathroom is nice. It only has a shower, no bathtub. I wasn't really able to get hot water in the shower, though. It was just warm. That was a little troublesome. Their website says that they have iPod hook-up, but I didn't see one in there. Not sure why they would say that when there was no iPod docking station in my room, but whatever. Luckily I brought my own charger. I'm giving this place four stars because of the comfort of the room and the friendliness of the staff, but I do have some concerns. My rate was slightly expensive. I paid $274 a night, but I didn't do much looking around. You may want to do that. Also, even though the maid cleaned the room daily, he/she did not replace the plastic cups in my room that me and "my guest" used my second night there. The next night when my other "guest" wanted a drink, there were no plastic cups. This bothered me since I tipped the maid every day. My other problem was tipping the maid. After paying $274 a night I would think the manager could give her a tip. But I still did it. If you haven't been to Ptown before (this was my first time and my first time traveling alone) I would suggest you make use of the refridgerators if you have them. Go to the local market and get yourself some beers. Before going off to the tea party (I went to Ptown for Bear Week) down a few brewski's first. Save yourself some cash. Drinks are about $6 each in the bars. There is a hot tub in the back which is really comforting after getting yourself a massage at Ptown Massage. Also, the Prince Albert Guest House gave complimentary drinks to the guests on Saturday. That was very nice! But I was meeting some friends I met earlier so I didn't get to enjoy a free drink. Don't miss out on that if you stay here. The Prince Albert Guest House is across the street from the Boatslip where they have the tea party so it's very convenient. You can sit out front and watch all the beautiful and friendly guys and girls walk by. Finally, Bear Week was amazing. To all the awesome people I met here, see you next year!!!!! read more

My best friend and I stay here every time we visit Ptown. The rooms are large enough to hang out in, there was a good size fridge to hold our snacks and liquor. The gentleman who run the place are cordial and don't linger around. The breakfast spread in the morning is a really nice touch. Coffee was great! I am just back from a 7 night stay at the PA in room 15. I am a simple traveler and this place had just what I needed from a guest house at a beach/resort town. I don't spend much time in the room or examining the décor so I just don't care what the furnishings are like (btw - they are just fine here). Quirky? Sure!! Ptown is an artists colony so be prepared for 'not the norm'! Service.... yup, they got that. House staff was friendly enough when I saw them - again, I didn't sit there waiting for them so we rarely met but they did a great job of making up my room. Breakfast was just fine, plentiful, all you can eat with hard boiled eggs, bagels, spreads, basic waffles, coffee drinks, yogurt, fruit, etc. A good basic breakfast right in your own guest house. I was, admittedly, concerned about the size of my room when I booked. But room 15 is GREAT for a single traveler who wants their own space close to everywhere you want to be. There is a 6 draw cabinet - small draws - but perfect for some summer clothing. Also a bed table with one draw and a limited hanger rack behind the door. I would not bring a steamer trunk full of winter clothing and think I could 'unpack' fully. I also have a suitcase that collapses and can be stored under the bed - a good thing since floor space is limited. The bed was wonderful and I slept very well in it. the window AC unit works GREAT since this is a small room. It was a quiet room too but I liked the white noise of the AC. The bathroom is, again, fully adequate with room to move and dry off after a shower. The shower stall was just fine with good water pressure. There is a Jacuzzi out back and lots of yard space if you should want to 'hang out' there and relax. The owners were thoroughly pleasant and helpful when needed them. read more

My friend and I spent hours looking for a hotel that would allow a child to stay. C'mon, p-town, what is this? This is not medieval times. It's okay for kids to stay in a hotel with gay people. But obviously, not many places besides Prince Albert who get that. Now onto the actual review. The place is surely pricey, but the owner gave us a discount for some reason (or else we'd have to hitchhike back to boston). We got a room with a separate entrance, which was sweet. They serve the standard B&B type of breakfast. I can't tell you what that was like, because we opted for crapes from the place down the street. But i appreciate that it was there, had i wanted it. The room was small, but comfortable. Bed was great, there was a tv, private bathroom with shower. The best part about P.A. was that it looked the nicest and cleanest out of all those other hotels (kids-non-friendly ones). So it was a win win situation. I do wish they offered some sort of discounts more often though. Off season is not exactly my favorite time to hang on the cape. read more

I just stayed here for the weekend with a very (VERY) large group - we took over both houses. I stayed with two friends in the cottage, i.e. room 10, which made us feel super fancy as it had its own entrance and was right next to the hot tub and outdoor sitting area. I've stayed in several large group houses before throughout the US and this was my favorite experience. The warmth of the owners, the sweetness of their adorable dog Shelby, and the comfort and beauty of the surroundings all made for a great stay. The largeness of our crew and cabin fever due to rain made us kind of a rowdy crowd, but Bob and Stephen were so sweet and understanding. Also - Bob has the best smile! It was the perfect location to go to the famous (notorious?!?) tea dance at Boatslip, eat fantastic seafood all weekend long, and wander the adorable town. I'd stay there again in a heartbeat, especially if part of a large event. I have to give a special shoutout to the decor - it was quirky, carefully curated, and stunning. I absolutely loved the art on the walls, which varied from rustic seaside boats to the considerably more interesting - you'll just have to see it :) A lot of thought and love was clearly put into this house. Also, I believe the beds were tempurpedic!!!! They really care about the comfort of their guests. One word of advice - the proximity to the hot tub = mosquitoes galore. Bring bug repellent and bathe yourself in it. Let me tell you though, the hot tub is so completely, totally worth it. read more

This was my first stay at the Prince Albert House in Provincetown and I had a wonderful experience there! I was with a very large group of friends, in fact, we took up all of the rooms in both houses. Given such a large group of people, Bob and Stephen were extremely accommodating. So to begin, the house was kept in great condition and has character to add. I stayed in one of the rooms with a King-sized bed with an attached bathroom, and it was one of the most comfortable beds I've slept in - it even had a tempurpedic mattress! The room was very clean and the room service was great - we got extra towels when needed when we used ours up in the hot tub in the back (yes, there's a hot tub in the back!). I also enjoy the decorations which makes this house like a house and not a hotel where everything is looking the same. In addition, the many many plants and flowers outside the house adds to the feel esp. when you're hanging outside enjoying the weather and people watching Second, the breakfast service was also great and the guy who made the breakfast did a wonderful job. The breakfast included waffles, fresh fruit, bagels, eggs, coffee and orange juice - nothing out of the ordinary but still a meal that hits the spot when you're tired in the morning. My parents, cousin and I recently visited the cape in the "off" season. The motel we normally stay at was closed for renovations, leaving us hard pressed to find a dog-friendly hotel in/near Ptown. Then we found the Prince Albert. The room I shared with my cousin was small but cozy. It had a queen sized bed, a small flat screen tv (no movie channels like HBO), an oriental rug & available outlets to charge accessories (don't knock it...I've been to hotels where all the outlets were in use by lamps, the tv, the alarm clock, refrigerator, etc.). My only complaint about my room is that the bathroom was small, especially the shower & that the door to the bathroom was essentially a thin, sliding piece of wood...so there was limited privacy in the bathroom. My parents room was much bigger. It had all of the same amenities, but added a remote controlled fan and a much larger bathroom with a solid door. Breakfast was provided each morning, including an array of cereal, fruit, hardboiled eggs, prepared, portioned mix to make delicious, fresh waffles, juice, tee, & coffee. For condiments, I was happy, but surprised to see nutella & stevia, amongst the regular mix of things. The hotel has limited parking, but in the off season, we were able to park across the street in another hotels parking lot. There is a hot tub, but it wasn't open just yet. And my favorite thing about the hotel was it's location: it was half a block from the beach, where I could walk my dog. read more

We stayed there a couple of summers ago for a friend's wedding. A bunch of us rented a group of rooms (essentially one of the two buildings), and the number of rooms that we had expected to be ready for us weren't, and the rooms were much smaller than anticipated. Our price-per-person ended up being much higher than we'd planned, because there was no way that we could fit into the rooms that the place planned for us to stay in. The staff were pleasant if indifferent , but the beds were way too soft (and the rollaway beds barely fit into the rooms, and were like hammocks) and the waffles were dreadful. The people who've posted reviews that include the great waffles have no palates: they're bisquick with fake butter and artificial syrup. The decor was quirky-precious-tacky (it was as if it had been decorated by a Queer Eye's blind-but-still-gay friend) and was flamboyantly bad. Those aren't central to my experience in a B&B, though. It was the quality of sleep and breakfast that brought the rating for me way down. Also: it's really loud there. read more

Stayed over an August weekend at the Prince Albert House with a large group of friends, and we could not have asked for a better accommodation. The rooms were clean, well decorated, and comfortable. Plenty of passerbys stopped to take photos of the beautiful flowerbeds and classic sign in front of the guesthouse. Stephen and Bob were friendly, hospitable, and thoughtful. There is even a commutal computer inside for the guests' convenience. I also loved its central location - 10 minutes walk from the pier, and right next to Joe Coffee & Espresso bar, which is a local favorite and serves amazing latte and breakfast. My first trip to Provincetown turned out to be a wonderful experience -- and I have much to thank for in the prince albert house. We got to P-town every year in November for our wedding anniversary. This year we stayed at the Prince Albert Guest House and had a wonderful time. They have a great continental breakfast in the morning and a happy hour from 4-6 each evening, which includes, complimentary beer, wine and hard liquor. Paul was very accommodating and we were very comfortable during out stay. He found it hard to believe that the entire house had no vacancy since it was so quiet. I've stayed in 3 other hotels/b&bs in Ptown and this one is my favorite by FAR. The buildings themselves are beautiful and well-kept. The owners, Stephen and Bob, are incredibly gracious hosts who are clearly pros at their job and made our large group felt welcome. There is a hot tub in the backyard to soak, a beautiful patio to have drinks, and a mild-mannered sweetheart of a dog to pet. Plus, the breakfast is delicious, with a waffle iron, homemade carrot cake muffins, fresh fruit, yogurt, toast, and a Nespresso machine for the coffee fanatics. I have never stayed in this place, but they get 5 stars from me just because of the laughter value from the double entendre in the name. I can't tell you how many of my friends and other vacationers get amusing chuckles as they walk by the sign. I have also had many a pleasant interaction with the guests outside this Inn/guest house. It is almost like they have a pre-screening before they allow you to stay there. I have also gone to visit friends their and the staff is warm and friendly. I've been to Provincetown many times and stayed overnight in a variety of places, but I can honestly say that the Prince Albert house was the most memorable and pleasant stay I have had there. The landlords are the nicest people, breakfast is delicious, and the hot tub is just heavenly! The place has a quaint look with modern amenities. It is beautifully decorated, the house is extremely clean, and the house-keeping staff is really on top of their game; not to mention the super-cute and super-friendly dog!! This guest house has so much potential that its a shame the owners run it as a purely commercial operation. The house or houses since it is two properties together are wonderful cape period structures on an ideal location on the main drag and conveniently opposite the T Dance. The front of the two houses sports a nice front yard with seating that makes a good place for people watching and drinking your morning coffee. I booked what was advertised as one of the largest rooms and it was small and furnished with what can only be described as garage sale Americana. For a gay couple I was a little surprised at the choice of decor in the rooms and through out. Old world feel is great and appropriate but to work it needs to be put together with some care else it gives the impression of a retirement home. The breakfast was to say the least basic. I have had better at a motel 6. Cereal, muffins and self serve store bought waffle mix. This was available in a very small room. Of all the time we stayed there we saw the owners but a couple of times and they were neither rude or welcoming but rather indifferent to us being there and that made the place loose the guesthouse bed and breakfast charm one would expect. For $225 a night I expected more. Compare this to a place in Sedona called boots and saddles for the same price it was night and day. This is a great property and just needs someone with passion to make it a great guest house. read more

We stayed at this beautiful guest house over the Thanksgiving weekend. It's such a pleasure to find a place to stay that is not only dog friendly, but has a place for the dogs to enjoy the Cape as well. The guest "house" is actually two houses side by side which have spacious front and back courtyards. While our dogs ran around the deck, Shelby (the resident dog in charge) joined them. Since it was such a beautiful weekend, we spent some time sitting and chatting with Bob and Stephen as we watched the dogs chase each other. Talk about a fantastic couple! Not only were they super accommodating, they were also wonderful representatives of P-Town, letting us know what would be open that weekend, where we could shop and eat... Bob even gave us a little history lesson about the National Seashores designation. Our room was clean and inviting and had some wonderful (original) oil paintings on the walls. There was plenty of room for us, our bags and 2 large dog crates. The bathroom was private and well kept for such an historic house. Breakfast for me consisted of a Belgian waffle, bagels, hard boiled egg, fresh juice, and top notch coffee. My personal favorite was the fresh sliced fruit - a nice thing to have in late November. There was also cereal and yogurt, bagels with cream cheese and muffins. The location was excellent, right about where the West-End begins which was nice because it was calm and quiet at night, but a close walk to the shops during the day, and right across from a little beach where we walked our dogs. The off-season rates were very reasonable, which truly sealed the deal for us - we will absolutely be back next year! read more

Stayed there for a weekend with a big group. The Prince Albert is a beautifully landscaped and well kept home right in the middle of the action. Stephen and Bob are gracious and accommodating hosts. The room was spacious and comfortable. The air conditioning was great on the hot day and the hot tub was perfect for the rainy day. And the breakfasts got me out of bed in the morning! I also really enjoyed lounging on the front patios with friends watching all the passersby walking down Commercial Street. read more

It was my first time to Provincetown and I could not have asked for a better experience. We went with a group of people and stayed at both houses. The landlords provided us with a delicious continental breakfast each morning (with fresh waffles and fruit!). I stayed in Room 10, which was called the "Cottage" and was right next to the amazing hot tub. Being from the city, I could not have asked for a more beautiful flowery porch, well curated room, and relaxing weekend at Prince Albert. I would definitely recommend staying here if you're visiting Provincetown. read more

The garden and back patio are beautiful. Not to mention the delicious breakfast, friendly staff, and lovely owners. And of course their dog, Shelby!
