The place does not stand by their word!! They owe me $342 for issues with our room, ( that was the cost for one night) Luis who is supposedly a general manager, does not stand by his words. We have stayed here a few times with no issues. We liked it here. The issues we had were serious. We were offered compensation one night for the troubles. We stayed another night, which is what we booked. Weeks went by, I never saw credit for the night. They had my credit card information! I called many times with the promise my refund was coming. It never happened! They lied. Will never spend money at any of their properties. They have a few under different names. As I read other reviews, I see another person with the same complaint! If I could give this place 0 stars, I would. Their management couldn't be more sleazy if they tried. I booked a stay directly on their website. In effect saving them the added costs of a booking service. When I checked in, they even thanked me for doing so. When I got to my room, I was stunned at what I saw. The room was the old housekeeping closet that they converted into a room. We barely had any room to turn around much less enjoy our stay. This was, by far, the worst room I have ever been in. The bathroom was tiny with zero space to put anything around the sink. I'm not a big guy, but I could barely fit into the cubicle sized shower. When you look at all the other rooms, they had 2 big windows facing the front. Our room had a tiny window they cut into the side wall. It was about 1/4 the size of one of the windows in every other room. The light was off center in the room because it was centered in the housekeeping closet. And, on top of all that, the walls are paper thin. I heard everything that went on next door. The whole experience was horrible and ruined my girlfriend's birthday weekend. If you want to play Russian roulette with your vacation, be my guest. I will never step foot on that property again. read more

He then explained again in an extremely annoyed tone (he was annoyed the whole time) and I got it and he ended the call by me saying "okay I understand" and him going "Okay -bye bye", without me prompting I was done with questions. Great reasonably priced hotel, friendly knowledgeable staff. Clean rooms with a microwave, and mini fridge. Slept my family of four comfortably. They give you a bag with snacks and water at check in. Nice reusable bag with the name of the hotel on it. Cereal, muffins coffee offered for breakfast, the muffins were fantastic. Heated pool and gas fire pit were a hit with my teenage kids. It is just off commercial street, so walking distance to all the local attractions. 10/10 would stay here again. read more

We stayed at the Cape Colony Inn during a spring visit to Provincetown. Overall, the stay was okay. We were without a car, and it is worth noting that it was far from the center of town; however, we were able to walk into town in about 25 minutes. Our main concern was that there are no signs posted about coyotes. When taking my 13-pound puppy out to use the bathroom around 10pm at night, a coyote (coywolf) emerged from the woods; and although shy animals, this one moved towards us. I picked up my dog, backed away slowly and did not take my eyes of the coyote. Once I got to the stairs and could make myself look bigger, I made noise. At that point the coyote stopped moving towards me and I ran back to my room. When we shared our experience and our concerns with the front desk that night and with the manager the next morning, suggesting the need for signs, they treated us very dismissively. I know that we cannot control nature, but we can control warning guests by hanging signs to make dog owners and people with small children aware of the potential risks- a practice that is very common in states like Colorado. Just be aware if you are staying here and taking your dog out at night that you will want to be prepared for the potential to encounter a coywolf that may approach! read more

I had a reservation at the Cape Colony Inn for April 22, 2025. We had never been out to Cape Cod before and were really looking forward to it, but due to health problems with both our elderly dog and my 93-year-old mother, we had to cancel. Because the inn is small and local, we had had to pay a deposit of $124.75 when we reserved it back in October 2024. I called and emailed them on April 7, 2025, when I knew that we were going to have to cancel. I did so when I still had time to cancel with no fees or penalties; our final day to cancel for free was April 15. After several phone calls and emails to the inn, we thought that our credit card account would be credited. Sheila and Luis at the inn were friendly on the phone and told us that the refund went through. However, it never showed up in our account. We checked on it repeatedly, day after day, but it never showed up. We eventually had to contact our credit card company so that they could try to get the refund for us. It is now June 22, 2025, and our credit card company is still !!! waiting to receive the credit from the inn. The credit card company sent us an email that the inn is not returning any of their phone calls. This is a very negative experience. I do not recommend this inn. If you do plan to stay there, be aware of my dreadful time trying to cancel my reservation. read more

The convenience of Inn being so close to PTown was awesome. Everyone from the front desk (Luis, was amazing and so nice), to the cleaning staff, to the grounds keeper were top notch, sweet and friendly. Lovely hotel out the outskirts of Provincetown. 20 minute walk to Town Hall (center of Commercial Street). The queen room was very spacious. The beds were comfortable! It has a small flat screen tv, a refrigerator, and a microwave too. Warm water in the shower and good pressure. They are very strict on the 3pm checkin time. My friend with MS just finished a 77 mile trek into town and we asked to check in early (1pm) so he could shower and rest, but lady at the front desk wouldn't even budge. It was a Sunday so that could be why. I am understanding but I still wasn't sure, since they do have a vacancy sign out front When came back at 3pm, the general manager was far nicer and pleasant when we checked in. AVOID. There are too many lovely places to stay. After our stay last year, we wanted to return. We had a very different experience. I had booked in December of 2024, so I would have thought we were pretty early to get a good room. Not so. We were way in the back, and I don't know what is up with their pipe and water system. After 10 pm, the people upstairs took about 10 showers. Not kidding. I don't know how many people were up there or if it was just the one room or a number of rooms where the pipes just connect. It was so loud, we could barely hear the TV. Then it sounded like a washing machine was going being used. It was really absurd. The people directly above us were wild. And I get that the hotel can't control guests behavior (The owner pointed this out to us after we got home and they asked us how our stay was) Like, duh. This isn't my first hotel. The breakfast area is really small and if it's busy, which it was, it's really stressful because people are impatient. The owner basically mansplained why they were right and I was ridiculous over text. Why do they even ask? Seriously, avoid this place and pay an 150.00 to be closer to town and to be able to relax. Everyone is nice until there is an issue. Then it's your fault. We should have said something, was his response. Nah. It was really late when this was happening and no one asked us how our stay was or else I would have said something when I was leaving. I just don't feel like it's the guests responsibility to complain about some MAJOR pipe issues that I'm sure they are aware of. This was once a great place to stay but has SERIOUSLY gone DOWNHILL, I believe the last renovations happened about 9 years ago, everything was so clean, fresh and bright then. But now, it's showing a lot of wear, rugs are dirty, you can hear people walking over you with the creaky floors over the first floor rooms. Too many pets last time, AC units were noisy, rooms smelled mildewy, shower pressure was low, tub and sink drains were slow. Small TV's, tight parking, adequate housekeeping but limited during Covid. Breakfast was SEVERELY cut back and not as robust as we remembered, no waffles, no eggs, really sucked. 2022 rates are around $380- plus taxes per night for mid-week stays More on weekends for July and August. I won't spend $3500- for 7 nights to stay in a Motel with limited services & amenities that isn't on the beach. read more

For a $300 a night room I should not have to kill up to 20 bugs within 5 minutes of entering. There were EVERYWHERE. Mosquitos, moths etc. The paint on the walls were chipping off...there was someone else's makeup found under the sink, and the shampoo and conditioner bottles were half used. The only positive is the beds were very comfortable and it was fairly quiet. Not incredibly convenient if you plan to walk to commercial street. Pros: -I was nervous from the website photos as we went with a single queen on the upper deck (noted to be "cozy" which I assumed meant it must be a closet). However, this room was perfect! There was space for a small table and 2 chairs in front of the queen bed, and they had the TV set up on the wall above a nook with fridge/freezer(!) combo, microwave (!), safe, and iron. -Room was clean, updated, and peaceful with the beachy colors (sand and light blue) -The pool is open until 10PM and has an abundance of comfy lounge furniture. -1 parking spot included -Complimentary breakfast, with a pretty wide variety of offerings for an inn (hard boiled eggs, bagels, muffins, toast, cereals, yogurt, several types of oatmeal packets, fruit) and it seemed like it was available longer than other inns. There is a nice patio area to eat breakfast right outside the pool gates. Cons: -The TV on the right side of the bed did lead to some neck strain, but how often do you watch TV on a vacation anyway? -20 minute walk from the center of town, but it's a beautiful, relaxing walk with the ocean just behind one row of houses. You could also ride a bike or drive, but the street is pretty tight and swarmed with people so I'd advise not driving and using caution when biking. -Check-in snafu: the person who checked us in verbally told us one room and wrote that on our parking pass, but gave us the key to a different room (one number off). We just ended up taking the room that we had the keys to, assuming that she made a mistake when writing the room number on the pass (which seemed to make the most sense). However, that night at 10PM people started trying to get into our room (luckily we locked it!). We told them they had the wrong room. However, then we got a phone call from the front desk saying we were in the wrong room. After we explained what happened, they let us stay there, but there was no apology for the very late interruption. Would definitely stay here again on our next trip! read more

We decided very late to stay the night in Cape Cod and this was one of the only places with availability that was either under several hundred dollars a night or that allowed children. Yes, we looked at several properties that would not allow anyone under 18 at the property which we found very puzzling. The room was basic but just redone and it was clean and had a mini fridge. The rate was $99 as it was late and it included a Continental breakfast with a very polite staff. Parking and wifi was also included, though very patchy wireless. A good value and friendly staff would make this property a consideration in the future, as well as,it's convenient location in Provincetown. read more

Everything besides customer service was great. Being a family of business OWNER, we pride ourselves in customer service. The office manager SHEILA, has none--at least not for this BIRACIAL/COLORED family. My family stayed here traveling for a wedding that was being held in Provincetown. There were 8 family members total booked to stay here. After a 6.5 hour drive we finally arrived at Cape Colony Inn. When we first pulled in we parked, stretched our legs, then started looking for the front office entry since there are no clear signs indicating where the entrance was. Keep in mind, there were several other families/groups that arrived before, with, and also after us at this time. My fiancé and my step father (Dark skin black men) had to use the bathroom and start walking towards the office building. SHEILA leaves the customer at her desk and flys out of the office and asking, "what's going on here? What do you need?" My aunt(a white woman) assures her that they are with us. Sheila responds, "ALL of you are together?" Rolls her eyes and goes back into the office. There were multiple people unloading their cars and loitering in the parking lot.. why was my family the one question? We are now attempting to check-in, SHEILA rudely dismisses my BLACK mother saying she's already helping someone.. something we are unaware of because she was more focused on our family than anything else. Once we begin checking in, my mother tells SHEILA that there are 8 people total booked, but only 5 people are going to check in. SHEILA insisted on asking, "ALL of you guys in ONE room?" Yes, Sheila.. we are going to fit 7 adults and one child into ONE room. NO! I politely told her we have 4 DIFFERENT rooms booked. While, waiting for everyone to check-in my step-father and fiancé had to use the bathroom. So they politely asked. SHEILA turned up her nose, rolled her eyes, and then proceeded to point them in the direction of the bathroom. I couldn't understand what was with all the animosity, especially since she was SO courteous to the other groups. This is supposed to be a town of equality and acceptance, yet some people of color come around and we are treated like low-class citizens. Absolutely disgusted. If there were vacancies anywhere else they would've gotten my money instead of this place, because of SHEILA alone. However, since it was women's week everything was completely sold out. As head of HR myself... I'm appalled! I will never again place money into this business due to the lack of customer service. read more

We regularly travel to Ptown area but typically stay in a condo rental for the week. Wanted to add a few days on to our week rental so looked for an Inn hotel in the area for a few nights. Stated at the Cape Colony Inn during carnival week. The hotel is very nice and simple and the rooms are adequate if you were only paying $200 or less. The housekeeping staff are very nice and accommodating. The front desk staff is another story. Big attitude and hard to get much help from them. The windows on the front of the rooms were painted shut and you couldn't get any Cross breeze through the room unless you left the front door open. For the stay of ours we were charged over $350 a night for this very simple and just very adequate room. They were really taking advantage of the demand for the busy week. I really enjoyed staying at this hotel with a group of friends over the weekend. The hotel/motel is a slight walk from the hussle and bussle of fun and exciting P-Town. The hotel was really clean and the room was beautiful. Sadly, We came a few weeks early for the pool to be opened for the season. It was a chilly weekend anyways. There was ample parking and the fire pit a night was a nice touch. The breakfast in the morning was decent. They offered, muffins, bagels, eggs, cereal and your normal hotel breakfast items. This is a decent and affordable option in Provincetown if you want to be close to the center of things, but not deep in its midst. Situated on a scary country road, the inn is an easy 15-20 minute walk to the heart of P-town, where handmade hippie goods and healthy, friendly, tanned locals abound. It definitely has more of a "motel" feel to it than an inn. I stayed with two friends in the "Queen suite", which offered plenty of space for the price we paid, but in the absence of a dedicated living space, could hardly be called a "suite". The room was clean and had a refrigerator, an absolute must for three women traveling, since snacks and leftovers are generally a given. The staff at the front desk were helpful and accommodating, but not overly solicitous. The continental "breakfast" is underwhelming yet adequate; plenty of carbs and coffee, with a tray of hard-boiled eggs as your only source of protein. There is nothing luxurious about this place. If you want the basics--a comfortable bed and a hot shower at a reasonable price, close enough to leisurely stroll to all the attractions in Provincetown--the Cape Colony Inn is for you. I'm sure there are less generic options with more character and a tastier breakfast elsewhere in Ptown. read more

Booked 5 nights for family of four summer vacation. Kids ages 10 & 7. Basically, it's a nice MOTEL. But since the name is "Inn" it has a nicer connotation than motel. But it's a motel. Pros: 1) Complimentary continental breakfast, although mostly limited to starchy bread-y things, it's nice they provide. 2) Vera, who takes care of breakfast - very lovely lady. 3) Danieka, woman behind front desk - very helpful, pleasant, professional and capable. 4) Beds pretty comfortable. Bedding is clean. Plentiful amount of pillows. 5) Nice property amenities: fire pit, shuffleboard, corn hole, swimming pool provided. Pool furniture is nice. Filtered water dispenser provided - very helpful. Refrigerator with separate freezer appreciated. Microwave provided - good, (but ours was a bit rickety and in need of updating.) Bike rack provided. 6) Peaceful location. 7) Complimentary beach chairs, umbrella & cart. 8) Complimentary WiFi has a strong signal. 9) Allowed for late checkout but only by half hour and my question didn't feel very pleasantly received by manager Steve. In fact, considering this was the first time in the six days/five nights interacting with the manager (on our very last hour), I expected his energy to be more gracious and welcoming. Never saw him greeting guests or introducing himself. At the best hotels, it's always a nice touch when the manager or owner makes guests feel welcome. What I did witness was him chastising his employee in front of guests, only for him realize it was he that made the mistake, not she. But at least he owned up to his mistake. Cons: 1) Some staff very rude, unwelcoming and unpleasant to be around. All housekeeping staff, interacted multiple times - each time seemed more unpleasant than the last. After getting 30 minutes late check out, we still had 25 minutes left and housekeeping staff knocked on door and stood there with wide eyes not saying anything until I explained we had a late checkout. With no apology, she gruffly said "they didn't tell us!" and walked away. And young redheaded guy wearing Cape Colony Inn polo shirt - passed him half a dozen times on the property over the course of our stay, and even tried to make eye contact each time; he avoided eye contact, kept his head down or even turned and walked opposite way quickly. 2) Room carpeting is filthy. Even changed rooms upon arrival because carpet was soaked with brown liquid. Realized carpets in general were dirty in probably all rooms for in the 2nd room we could not walk barefoot after showers nor with white socks across room without getting brown, stained feet! 3) Towels were repeatedly dirty (stains, hairs and one time had an old slice of strawberry wedged inside with a small dead roach.) Upon calling for replacement, they were quickly replaced. However, towels never seemed totally clean. Photo of strawberry stain on "clean" towel attached. 4) TV stations very limited. 5) Bathroom floors and molding dusty and dirty. 6) Bathroom fixtures old and in need of updating. 7) Old AC unit had mildew on it and was in need of cleaning and updating. 8) As mentioned above, microwave was rickety; didn't close completely (radiation leakage). Needs updating. 9) Swimming pool touted as heated to 82°. We used the pool 3 times and none of those times was the pool warm nor were the jets on. Jets keep the pool clean. I called the office on the first day to ask about the jets/pool heat. Was told they're on a timer. But never happened to catch them on. Pool in the morning had several bugs floating, dead and alive including a large dead tick. Hotel should take a tip from other local hotels (SurfSide Hotel nearby) and use a pool cover at nighttime. 10) Foliage along property fence line hosts too many mosquitoes. Beware. 11) Room windows have no screens and sign posted said "do not open" so on cool nights guests must use AC unit to keep air circulating. No option for fresh outdoor air without letting mosquitoes in. Therefore rooms in general had a moldy, musty smell. Humidity seemed to permeate the room even with the AC running 24 hours a day. Not a horrible stay, but definitely room for improvement - especially when it's as simple and basic as informing certain staff to "be nice". read more

Stayed here 3 nights last weekend. Super clean, loved the room, big bathroom, everything we needed! The check in process was friendly and quick, and we were in our room and at the pool within 30 minutes. Great pool area with very comfortable furniture that you could move around, including the umbrellas, which was a nice feature. Big comfy couches and chaise lounges, and some chairs for those that don't like to recline (me). Nice temperature in the pool, refreshing, but not too cool. you could walk right in. No glassware at the pool, but we had our cocktails in plastic cups that we brought from home, no issues there. Simple breakfast in a box, fruit, yoghurt, muffin, fine. Nothing exciting but it was fine. There is a smoking area which was nice, and lots of doggos everywhere. Fire pit was nice as well. Great stay, we'll be back! read more

My boyfriend and I booked a three day, two night stay as an early birthday celebration. So when I hear "Inn", I think cheap hotel that may not be so great. I was proven wrong. They have a returners discount, which we received since my man stayed here last year. Our room wasn't ready when we arrived. In all fairness we did arrive a bit earlier than the designated time. It wasn't a deal breaker. We walked to get lunch and was ready on our return. The front desk was friendly. They gave us a tote bag that has Cape Cod chips in them. We use the bag now as a shopping bag. The hotel room is exactly as the pictures show. The bed was amazingly comfortable! We want to buy that exact mattress in the future. WiFi was free. Commercial street is close by. It is walkable. Overall we had a great experience and plan to return here again. read more

About a mile out of town, just a block from Commercial. If you don't like to walk (I do!) or you dont have a bike (I rented) and you want to get into the center of things regularly, this may not be the place for you. Personally, I like being out on the quieter end of things and choosing when to get into the chaos, so the location and amenities were perfect. Definitely a very mixed crowd between the gays, the Canadians/Europeans, the Midwestern families and a smattering of straight couples, but the recent remodel of the rooms and the public areas is tremendous. Everything feels fresh and clean with the expected "beach-y" theme. Continental Breakfast in included and is carbo-licious. If you don't care for waffles, pastries, cereals, etc, there are hard boiled eggs, yogurt and whole fruit. Coffee is acceptable (consider packing your own mug) and there are also Keurig Machines in each room (bring a couple extra K Cups). The pool is small, but nice. No glass on deck, so, again, consider packing an adult-sized tumbler and avail yourself of the ice machine for any bevvies you might choose to enjoy poolside. This property was, obviously, once an old-school roadside motel that has been fabulously re-done and updated. The staff were friendly, helpful and professional during our stay;however, don't expect many special favors like late check-out during high season. With the demand, its simply not possible. The second room was a little small but not really a problem for one night. The bathroom was clean but also a little small. They provided Rusk bath products, which were high quality and we loved the fresh scent! We did laundry although it was quite expensive. 2.5 for wash and another 2.5 for the dryer. Detergent was not provided so we just used shampoo...the staff were very friendly and the breakfast was decent. Internet was free but the signal was quite weak. We couldn't get internet at all from the second room which was on the inside of the suite. Overall a pretty good stay. Would come back again! read more

Absolutely wonderful stay here! Pool (heated) was very clean and the firepit was lovely at night. The rooms are clean and updated, staff was incredibly helpful, and the breakfast in the mornings had a great variety. Would highly recommend staying at Cape Colony! read more

Nice room, nice people, a ton of amenities - continental breakfast (HB eggs, yogurts, juices, several choices of fruit, muffins, make your own waffles, toast, cereal, coffee, tea, etc.), good sized pool, fire pit, corn hole/shuffleboard area. They gave us a swag bag of goodies - bottled waters, chips, cookies - on check in since we booked directly with them (direct price was the same as all the booking sites). We had a 2 queen bed room. Pretty big, very clean. Little reading lamps over each bed which I loved! Ask for a second floor room. We were on the first floor and heard every step the people above us took! Giving only 4 stars due to the noise from the stomping and we also had a disconnected sink drain that they weren't able to fix until their maintenance guy came in the next day. That said, I'd stay here again on the second floor. Excellent value just far enough away from Commercial Street. read more

High quality and great value. Basic amenities, but a cut way above others. Newly-renovated, super-clean rooms with nice bedding, comfy pillows and a dresser with big, deep drawers that provided more than enough room for everyone's stuff. Beautiful, huge pool, fire pit that's lit each night, really good, included continental breakfast--lots of options, including boiled eggs, and make-your-own-(delicious) waffles station--indoor/outdoor eating area, and other extras, make this place a fantastic value. Location is a little far from town center, but it's an easy, lovely walk. The only thing I can think to improve would be to get new TVs (they're a bit old/small). But that's a minor quibble compared to all the positives this place has to offer. read more

We were a little worried from the bad reviews, but if you look back, most are older. We were very happy with our room. We got one a suite. It was clean, comfortable, had everything we needed. Staff was really good, even opened the door for me at breakfast. They lend out beach chairs and beach wheelies if you need them. Lots of outdoor seating and games. They said it's in walking distance to the center. You can also take the trolley over, it stops right there all day. Actually slept really well there, which I normally don't anywhere we go. Allergies didn't bother us which often do when we go away too. It was quiet. read more

Steve and his staff were professional, helpful, on point with everything related to COVID-19 protocols, and gave us a safe and memorable get away from months of isolation and self quarantining. The atmosphere at the pool was cordial amongst the guests, the evening fire in the fire pit, with the flames shooting up through the luminescent pieces ofcut glass was memorizing. The room was immaculately clean. The beds!!! Besides the beautiful wainscoting on the headboard and the perfectly crisp white linen sheets, I wish I could have taken the mattresses home with me! The AC wasn't loud. Plenty of storage and I'm so glad the bathroom wasn't right next to the bed, but around the corner to the back of the room. We had a problem with the TV remote. The maintenance person could not be in the room with us due to COVID-19 protocols. So, we went out to enjoy the day, and when we came back, it was working perfectly. The fridge isn't the typical dorm room size as other motels have, it was twice the size of that, plus it had a real freezer section. The microwave was spotless and much appreciated. Most motels now have them anymore. It's close to town center and I will never forget taking those romantic evening walks with my husband to Fanizzi's by the Sea and around the neighborhood. We reminisced about growing up on vacations there, and when we lived on the Cape for 11 years. We will be back, and I can't wait!!
