Project: This was a complete re-roof project of a single-story home with an attached garage. The former roof was foam on top of tar and gravel or shingles. The new roof was IB (membrane), including decorative features on the garage roof. I have nothing but great things to say about these folks. I got a bid in late August, and Derek was kind enough to point out that the solar tax credits were expiring soon. This is relevant because BHR was able to get me taken care of well ahead of the expected start date for the solar install. (If only that had gone as well, but that's another review). We did run into a few glitches. For example, there was an extra layer of roofing that wasn't discovered during the bid, so there was an up-charge for its removal (though it didn't affect the timeline). My garage also turned out to be a bit challenging, as it had an unusual construction due to a remodel that predates my ownership. However, the BHR roofers came up with both a creative and aesthetic solution, and didn't even try to tack on any extra charges. As a craftsman myself, I appreciated their creativity and attention to detail. Where BHR really went above and beyond was working with me during the solar installation. The solar contractors were very resource-constrained and had difficulty keeping to their schedules. BHR had folks out here not only when the solar installers were *supposed* to be installing anchors, but also when they were, literally following them around the roof sealing them in ahead of the next rain. BHR even came back out on a moment's notice and sealed two extra roof penetrations for conduit that were missed during the original solar work. It was an absolute pleasure to work with Brandon (the project manager) and Derek (the estimator). Both were extremely responsive throughout the project. This company did a terrible job on our flat IB roofing membrane. The installation of the IB membrane over our flat roof on our foyer leaked for years. It took years for them to realize they laid the IB membrane on top black felt paper. Every time it rained it leaked water into our foyer ceiling which is barrel vaulted. Terrible communicators, careless and sloppy work, and they left costly damage behind. I am honestly sick to my stomach over the job they did. After putting off a new roof in 2019 due to a job loss, we were forced to move forward this year because our homeowners' insurance carrier wouldn't insure our house with its shake roof. Bids for a new roof had more than doubled in the past few years, so the expense is overwhelming. We selected BHR because they had been recommended by a friend and their bid was competitive. Where to start... First, we signed a contract and paid a deposit in May and were told to expect a September start date. Not only did they not start in September as promised, but we had to follow-up with them to find out the job was actually starting in mid-October (an absolutely terrible time for us, but we were left with no other option given the rainy season was closer to starting as a result of their delay). Second, we were told (by Michael in sales), that the high-gloss white gutters we wanted could not be sourced, so we felt pressured into selecting a low-gloss white option (or not start the job). The finished gutters look gray and dingy. Just awful. Third, we were told we could contact Julio (the "superintendent" on the job), with any questions or concerns, and we are still waiting to hear from ol' Julio. We were then told we could address any concerns with the project manager, Belter, and he called us once to say he was coming by to address some concerns and damage caused by the crew, and we are still waiting up meet with/speak to Belter. The only person "in charge" that we met in person was the foreman, German, but unfortunately it was very difficult to communicate with him due to language differences. Fourth, THE DAMAGE: 1) they appear to have nailed too far into the roofing materials, causing several bumps, cracks and chipped paint on our master bedroom ceiling. It will have to be repaired, sanded and painted. 2) there was a huge thud on the roof (from the crew dropping materials), shattering light bulbs in our ceiling light fixture which now no longer works even with new light bulbs (and this is in our home office so having a working light fixture is a necessity). We will likely need to have an electrician come to repair the broken light. 3) Our recently serviced AC unit is no longer working, which coincided with the same loud thud that broke the light fixture. We will have to have an HVAC company come to repair the broken air conditioner. 4) And, they broke a much-beloved Halloween decoration (that wouldn't have been outside had they started the project in September as planned). Fifth, THE MESS. Everything around the house is filthy. There is garbage from the materials and packaging left behind. There are SCREWS AND NAILS everywhere. We can't even park in our garage/driveway until we clean up their mess or we risk flat tires on our cars. Sixth, we think they are done because the roof looks done and the crew left, but we wouldn't know BECAUSE WE STILL WAITING TO HEAR FROM SOMEONE - ANYONE - at Bill Hamilton Roofing. Have to call multiple times to schedule the work, and then no one shown up. Next day guys told that the cause of the leak is not in the scope of work order and need another one time to schedule and wait again. Payed for nothing done and leak remains. Do not recommend. Calls are picked up in half a time, no one knows we're are technicians and when to expect them. Don't waste your time and money and find reliable and responsible company. read more

Bill Hamilton reroofed our house, and they did a great job. We did have two complaints, which I will describe below, but after we brought our complaints to their attention, they fixed both of them and left us with a roof that we are delighted with. To me, this warrants 5 stars and makes me likely to recommend Bill Hamilton in the future. Our two complaints were as follows: 1) You never know for sure how much dry rot is under an old roof until you remove it. It was obvious that the previous owners of our house had not taken great care of it, and that there would be some dry rot. We asked BHR to give us a quote for the maximum we would have to pay for fixing dry rot, and they told us a number. Later, during the project, they came back and said there was more dry rot than they predicted and the actual cost would be several thousand dollars above their maximum estimate. We complained to the foreman and then the owner. To the owner's credit, he said, "If my guys promised you this price, then I will honor it" and brought the price back down to their original estimate. 2) They left a lot of nails and staples scattered around the outside of the house after finishing the project. Roofers normally clean up after themselves, so this appears to have been an oversight. I let them know, and the very next day, they had a guy come to our house and search the whole property for nails. We all make mistakes, so I'm just happy to see these got resolved quickly. As for the quality of the roofing job, it's excellent. They added vents to our attic to help keep the house cool, replaced tons of rotted plywood and eaves with fresh wood, and laid down all the shingles perfectly. They were also extremely flexible about scheduling, and they even helped us get a solar tube installed during the reroofing process. Overall, they were just a pleasure to work with. Two big lessons I learned from this: First, get BHR to commit to a maximum cost for the project, so you don't have a nasty surprise like we almost did. Second, if you do have any serious problems, just ask to speak to the owner. He doesn't hesitate to step in and make things right. read more

We were very pleased with the service by Bill Hamilton Roofing when they installed our new IB membrane flat roof in 2018. During the massive rainstorm on 12/31/22, we found water dripping from our ceiling. (It turned out that another contractor accidentally damaged the roof last spring.) I called BHR's emergency number, and got a call back within 20 minutes. Within a couple of hours, Chino and Humberto showed up (on New Years Eve in a downpour!), and were friendly, professional, and efficient. They found the problem, did a temporary fix, and said the company would contact me on Tuesday after the holiday. Sure enough, I got a call at 8AM Tuesday to let me know someone would be there within the hour. Humberto arrived on time and quickly installed a permanent patch--in time for the expected storm on Wednesday. This was definitely "above and beyond" service. We were happy with Bill Hamilton Roofing when they installed our roof, and are even more pleased with the outstanding customer service they provided in this emergency. read more

Really happy I picked Bill Hamilton. In addition to being one of the lower quotes they did a good job and were able to fix some issues with the eaves for a reasonable additional charge. On top of that there was some permitting gridlock as my house is on San Jose's historical resource registry. Stephanie was persistent and made it happen despite a very poor handling on the city's side. FIVE TIMES !!!! I called Bill Hamilton Roofing for an estimate for some work on my roof. Not a new roof but rather a repair. 1st Contact: I called and set up an appointment with Michael (one of the estimators) for Monday morning. I told him that I would not be able to meet him on Monday, but he told me that I did not have to be there after I explained what I wanted done. 2nd Contact: A week goes by and I hear nothing, so I call the main number and spoke to the receptionist and she said that she would pass on the information and get back to me. 3rd Contact: Three days later, still nothing, so I called again with the same results. 4th Contact: I sent an email to the receptionist asking if anyone had even been out to my place. I got no response. 5th Contact: I called and spoke to (what sounded like a different receptionist) and I played as though this was my first call to the company. I asked if they were taking any new jobs or repair jobs and she stated yes. So I gave her my information again and once again... D E A D S I L E N C E . NOTHING...NADA...ZERO...GOOSE EGGS...ZIPPO !! What a total waste of my time! IF YOU NEED ANYTHING DONE IN A REASONABLE AMOUNT OF TIME, LOOK ELSEWHERE, otherwise you may be waiting for a long time. They don't seem interested. Sept. 16 Update: Eventually I got together with Bill Hamilton and had them repair the roof. There were not many roofers that are certified to do the type of roof I had, so my choices were limited. The job was a larger apartment building in Burlingame with a flat roof. After hearing bad reviews about another company that was recommended, I contacted Bill Hamilton Roofing, who was referred to me by a roofer that does not service San Mateo Co. The job was flawless. The discovered dry rot upon removing the old roof and recommended extra insulation to avoid condensation from the ceiling in the winter. They were at the job site on time every day and left the property cleaner then when they arrived. Only a 1 day delay do to the extra work and an extra day for clean up. They're not quite finished with our roof, but the work is excellent, the quality of the materials is also excellent, the workers are professional, and they are always willing to answer our questions. It's pretty hot now, now that we are starting a heat wave, but these guys soldier on. They all want to do great work, and they are doing it. My husband found a rotted out 2x4 extending from the roof. It turned out to be chewed out by termites, but the team replaced it and did a great job. Kudos to them. They hoped to be finished with the roof today, but they are perfectionists and not satisfied until everything is in place. I am giving Bill Hamilton Roofing a great review because they do what they say they are going to do. I know that sounds simple enough but with alot of contractor type business that can be hard to find. I recently used Bill Hamilton for 2 commercial re roofs. We went with an IB system which, based on my brief research, appears to be the best green roof system. Bill Hamilton gave the longest warranty out of all of the bids I got for the jobs. Few construction jobs go without a hiccup and these were no exception, but again, Bill and his guys took care of the problems when asked. The only item that was kind of less than ideal was some permafrost that leaked through the ceiling when the ceiling was off. We did the re roof in the dead of winter and I didn't know it at the time but that can result in moisture coming in as the frost melts in the morning. This got into a tenants suite, but didn't cause much damage. I'm not really sure if there was even anything they could do to stop it, but it was my one complaint on the job. The other job went off without any problems whatsoever. They even refunded $300 we had on an overpayment without being asked. read more

This is the worst roofing job I have had in the homes I've purchased over the last 5 years. If I could give them 0 stars I would. What I was quoted for time and cost wasn't right at all. I had to have my Relator go to the office to get it resolved. 6 months later I called because it was under warranty and we found a leak near electrical work. I called over and over with no return call. They just don't want to hold up to the warranty. Above all of that the roof looks horrible compared to other tile roofs I see around the neighborhood. We got a roof inspection done by BHR for a house we were going to buy-- they said the roof was great! No problems! Would last 20 years with proper maintenance! Uh... this was at odds with our property inspector's report, so we dug deeper. Turns out that BHR *installed the roof* they charged us to sign off on. Maybe the inspector doesn't have anything to do with the part of the outfit that installs the roofs. Maybe they just didn't know themselves. Don't try them if you just want a repair apparently. I called last week and talked to a very sweet gal who set an estimate up for me the following week.......never showed. I called and was told by the same gal that the manager was on the phone and would call me back.......waited a couple of hours.....no call back. So I called them again and was told that he was still on the phone and that he had made sure he had the right number for me and would be calling me shortly.........Day later and still no call. I don't have a problem with being told they can't do it but at least call back and let me know that so I can move on. I hope others are more fortunate with this company. read more

We hired Bill's firm on a recommendation to do some roof repairs. They inspected the roof and explained the work to be done. They were some flashing work and some roof insulation that needed replacing. They cleaned the roof, gutters, checked for exposed nails, made repairs, checked chimney etc. The work they performed seemed thorough and the roofers called back to check if there were any concerns. I don't often write reviews but this one is well deserved. We needed our roof replaced and our relator whose husband is a home builder recommended Bill Hamilton roofing to do the roof inspection prior to us buying the house. They gave us an estimate which included the cost of removing and replacing both the PV solar and pool solar panels. I didn't think much about their bid until i started shopping around. Our contractor recommended 2 other companies and my friend recommended a fourth. Of the 4 bids, Bill's was 20-50% less than the others. Theirs was the only one that included the cost of removing and replacing the solar panels (which was ~ $12-20k). Just to make sure that we weren't getting an inferior product, i checked out Yelp and agnie's list. Both of them them gave Bill Hamilton roofers the better reviews than the others. One of our home inspectors even gave us Bill as a unsolicited recommendation because BHR had done lots of roofs in the Los altos area. It's a small community and people in the construction business can tell who does good work. But really what makes this a 5 star review is the people at the company. We worked with two really great guys at the company (Eric and Mark.) From what i could tell, Mark did all the work but I can't say enough good things about Eric. I must have made his life hell. I called him dozens of times because i didn't know what type of roof to put on. I changed colors of the roof two weeks after i signed the contract. I changed gutters on him. Then I pushed back the roofing a week before it he was planning to start the job. He never batted an eye and even gave me some free upgrades. In fact he told me that the final cost came in a bit less and i was owed a refund. You just don't see integrity like that anymore. I've had lots of construction people though my house and most of them have commented on how profession the works looks. The gutter seams are beautifully soldered. The only thing i would recommend is that when you are having the roof done, make sure no one is outside. Stuff falls down off the roof without notice. read more

I re-roofed my Eichler using Hamilton. Eichlers are a royal pain to re-roof - there's wiring, radiant pipes, and other stuff right on the roof deck. This makes insulating layers and other things quite cumbersome. Bill Hamilton installed an IB roof for me, with 2 layers of insulation, tapering, and 2 layers of securock. I'm very impressed by Hamilton roofing: they were on time, the crew was here full-time for 8 days (they said it would take 7-8 days, it took 8 days), the price did not change, there was no surprise change orders and they did a clean job. They even threw in a free layer of securock on the garage because they had extra material lying around. I don't expect I will have any issues with the roof, but if it leaks they have a good warranty too. The thing I appreciated the most is that the crew was very detail-oriented, and answered all my questions too (I'm an engineer and wanted to know a lot about precisely what they were doing). I have worked with a bunch of contractors over the years. Bill is one of the best, I cannot recommend them enough. It's rare that a contractor is on time, on price, and does a good job, but these guys did it all. Also Mark junior (foreman on the job) was super-good. Highly recommend him too. read more

Several years ago we had an IB roof installed by another roofer. It was a complete disaster--13 leaks in the first year alone. With one problem after another, we finally gave up on the lifetime warranty from that company. We just wanted our brand new roof to stop leaking! We found Bill Hamilton Roofing through our general contractor. They have been fantastic. They put a new roof on our detached garage (which had not been re-done previously), peeled back the IB roof and re-secured it when we needed to replace facia on the house, and have made repairs to the original roofing work. The work by Bill Hamilton Roofing has been highly competent and everyone has been courteous, but they recently demonstrated their strong commitment to customer service. Just before Christmas it was raining heavily, and our roof leaked. We called late in the afternoon (almost 5 p.m.) on a Monday. Someone answered and got all of the information. The next morning, a crew arrived. They found three gaps in the IB weld from the original roofing job and fixed it right up. That they were available near the holidays and when there were probably lots of calls due to heavy rain, especially when they were repairing work they did not originally do, struck me as going above and beyond. Leaving messages with their phone lines were often not responded promptly (over several business days). We left messages multiple times with their estimator (S.A.) without callbacks. I wanted to get my house re-roofed and was referred to Bill Hamilton Roofing by a neighbor. I called three times over a three week period to schedule an estimate and never got a call back. The first time they took my information and said someone would call back soon. A week later, no response. I called a second time and they said they listed an incorrect phone number. Ok, things happen. A week goes by and no call. I call again and the customer service rep had no record I called and no information about me. Interesting, I look at Bill Hamilton Roofing reviews and I see a lot of one star and a lot of 5 stars. OK, I am a Realtor and own multiple rental units in the area. I had a minor issue with a leak on a newer roof that Bill Hamilton did 3 years ago. Called the office, had a, let's call it a misunderstanding with the office. I contacted the owner, Bill Hamilton directly, he was out of town, made one phone call and they immediately made the repair to the roof, no charge. So, I am revising my review from a 1 Star to a 5 Star based upon the actions of Bill Hamilton and their follow up. We all may make a mistake, I know I do, but, it's how you handle your 'mistake' that gives you the reputation. Thank you Bill Hamilton Roofing for doing the right thing. I had BHR provide and estimate for my dad's house. We agreed on terms then days later BHR changed the start date by 2 weeks, so I took my business elsewhere. I asked that my $1,000.00 deposit be returned ASAP. I was told that it would be returned with in week, :-). As of 9/29/15 I hadn't received my deposit so I called and spoke with Vicky. She told me that they had sent the check to my dad's house on 09/19/15. I told her that I had told their estimator that my dad had passed away, I had stopped all mail, and that I provided their estimator with my address for the billing address. Vicky told me that when the Post Office returns the check (whenever that may be) they will forward it onto me. The only option offered was that instead of waiting, I could pay $30.00 to put a stop on the check, really? I guess they think this was my fault. This is my $30.00 comment. read more
