5-Star Emergency Service Review for Biltwell Roofing We woke up this morning to heavy rain pouring down, and when we walked into our front living room, we discovered a leak in the ceiling. I immediately started to panic--it was Saturday, a major storm was forecasted for the entire week, and all I could think about was the potential damage to our ceiling, carpet, and even the electrical wiring. I remembered a friend recently telling me how happy she was with the professionalism and customer service from Biltwell Roofing, and she had given me the number for Steve, one of the owners. I called right away. The customer service representative said they would try to schedule someone to come out for an emergency visit, and within an hour I received a call from Steve himself. I wish I could give multiple reviews for different facets of working with this company, but based on overall value and quality I give them a 4 I will break the down other areas below And if this is your first time dealing with roofing, I recommend doing your research to understand the basics before you start the bidding process this will help you find out what will work best for your specific needs - 4 stars for quality and value. Their bid was the lowest out of the 2 other companies we asked. - our roof was installed during the rainiest seasons in LA which was very poor timing however the roof has had zero issues so far... - 4 stars for Phillip who knows what he's talking about and is the best sales person who is a straight shooter, honest, and knowledgeable. We immediately wanted to hire this company based on his evaluation - he is the best part - 3 stars for their estimates - they're very boilerplate and when questions are raised they are hard to get ahold of - 3 stars for the type of roofing shingles available for typical reroofing (which explains their lower bids) they are not top rated but average - it's ok for the average need but not if you're looking for the best brands - 2 stars for communication during the entire process, Front of house, depending on the person you get on the phone isn't helpful at all and no one will talk you through the process - if you're a busy person forget about it. I literally stalked them every day asking questions which I was able to do but not every customer can have this sort of patience after all replacing a roof isn't cheap and it's a large amount of money to shell out at once... that said some of the people I got on the phone were helpful but again it was a roulette depending on the person I spoke to - 1 star for Lupe who is frankly rude and admonished me for a mistake and miscommunication on their end and she's never available to speak, ever. I get she's probably very busy but she shouldn't be gate keeping, they should probably have other people helping her... The company likely prioritizes their customers depending on how big of a project is which can suck for the average home owner. If you have the time and patience for this I recommend them - they were fast and completed the reroofing on time and dealt with an unusual circumstance with our patio cover in a professional manner. My current shingle roof is 20 years old and installed by Biltwell. I make sure to have it inspected and routine maintenance performed every 1-2 years. This is essential as minor leaks/issues pop up periodically. Scheduling for maintenance can sometimes be a little slow, but Laura and Lupe do get things done. This company is so awful to deal with and there is a pattern of: attempts not to honor their contractual obligations via their warranty; incompetence in their ability to find proven leaks; abuse from their workers in the office, like Lupe and the executive assistant. First, it is written into their warranty that it applies to the home/roof, not the owner. This means if the purchaser sells the home, the warranty still applies to the roof, and this has been confirmed by multiple lawyers. But when I initially dealt with them, they tried to claim that they might not be responsible for the leak (which caused mold and costly remediation) because I was the new owner. During this instance, I was SCREAMED at by the owner's assistant; she was so abusive to me that I could not believe it. Less than a year later, there was another leak in a different area. They sent the roofer out to water test it, but he couldn't find it. I called him out again for another water test, and again he couldn't find it. Because I own another property and know that this happens when they do not open the ceiling to find the leak, I asked Philip from Bilt-Well to do this while i was out of town. He agreed to and coordinated with my contractor. Once they opened the ceiling, they found the leak!!!! They took videos and filmed it, and multiple witnesses were here; Philip promised to send me the videos and images of it, but never did. Suddenly, Lupe in the office started denying that the leak was found. Philip also agreed that they would cover the expenses of the ceiling being opened and the damaged materials being replaced. Now, he has gone MIA and Lupe is trying to foot me with the bill for $4,500... The worst part is that this is all because their roof, which is under warranty, is so faulty that it keeps leaking. Again, there are three major issues here: a pattern of avoiding contractual responsibilities relating to upkeep of their work; demonstrated incompetence at building roofs that don't leak and then finding the leak; and TERRIBLE treatment of their customers. As a single woman home owner, I cannot bear being treated like this. I am sick of being abused and taken advantage of. If they don't want to do follow up repairs, they should get it right the first time around. read more

BUYER BEWARE. How long is a new roof supposed to last? Not even 5 years if you choose this company. Flat roof needed full removal and replacement. Company went back with a single layer and replaced all ducting. 4 years later they take ZERO responsibility. Each time it rains I have to clean up the roofing material that comes off like sand. Soon there will be nothing left. Photos and videos speak for themselves. Company had the nerve to tell us that it was Teslas fault for damaging their work. Obviously no solar panels in these areas where the roof leaks. All of our tongue and groove ceiling is splitting and separating because of the low quality product they used which is not even sticking to the roof. They contacted me after posting this review and took all the own photos, they claim they found no "openings" - somehow water is getting in with the damage being blatantly obvious. Can't hire a company that earn my lack of TRUSTING THEM! Their estimate process is simply very lacking. They lack the ability to properly answer simple questions accurately. I had to write several emails to get answers to important information missing from their bid. They sent two guys to measure and inspect the roof. These guys wrongly assumed, incorrectly that there are two roofs to be removed, when in fact, there is only one. ($5,000 extra to remove a second roof that I don't have) They tried to defend these inspectors saying that I would not allow a cord drilling of my roof, say what?. BTW, 5 other other roofing contractors were able to check several locations on my roof to their satisfaction, without any request to drill a hole in my roof, and they all stated that I only have one roof... So, do your homework, otherwise you risk being taken advantage of by this company. i just bought my home recently with the previous owners telling me and confirming the roofing was done by this company about 10 years ago and there is warranty for 20 years. i bought this home and now there was a leak so when i called the receptionist to ask but without even showing me proof she said there is no warranty as its been 10 years. so weird because i just got my apartment buildings roof done recently and i got 20 years warranty. reception offered me a free estimate however why would i get my roof fixed by them when i know if i do get it fixed by them and i pay but later if there is some kind of problem, im sure they will then again say there is no warranty so you have to pay. i'm looking for a company that will go above and beyond to make sure they have my back should their be problems in the future. read more

I am updating my review due to the incredible fast service I received a week ago. Bilt-well did our roof years ago and it has been great. Due to these crazy rain storms of late, I developed a leak which was causing rain to come in through the ceiling. It was crucial so I called and spoke with Lupe Diaz. The roof is great but other things occur, flashings or other things happen due to the velocity of those rains. When I called Lupe one of the great people at Bilt-well and told her what was happening she understood immediately the situation. Within an hour she had someone on the way. They came and went up on the roof during heavy rain and stopped the leak. Thanks to the quality service of this company and the people who work for Steve, the owner makes me so grateful. read more

TLDR: - I had a 30+ year old shingle roof replaced with tile + solar on 2k square footage of house & garage. - The team started removing the old roof on a Monday and finished the last touches on my new roof that Friday. - Entire project cost me exactly what I was led to believe it would cost after the first time I met AJ months before the work was actually kicked off. - Every single person I met at the company was kind, fun, and a roofing pro. - If you're going a tile or metal roof and you live in South Bay, save yourself the trouble and just go with Biltwell. I wouldn't bother checking with others in the area. - Two months after the roof replacement I've only found 2 nails on the entire property, and I found them while I was weeding in a corner of the yard nobody walks in. This was surprising to me; I've heard from others that I should, "Expect to find nails everywhere for a year," as a general rule of thumb for all roofing companies. Not true for Biltwell, there's a lot of attention to detail with these guys. -- The details The Planning: My sales contact was AJ. Of all the companies that came and provided quotes for me, he was by far the most fun. He showed up with his ladder and immediately got up on the roof and took measurements. He also invited me up to take a look if I was curious to understand the status of my current roof. "Eesh," he said when he peeled up a shingle and we could see the wood rafters and, believe it or not, my attic. There was no weatherproofing at all. "Yea, you are definitely due for an upgrade my friend," is how he put it. We then came in the house and he showed me endless pamphlets with all the options and details of shingle roofs, tile, and metal. Extremely knowledgeable guy. He helped us dial in our choice of tile and everything else was a cake walk regarding planning. However, I was a difficult case. Not only did I want tile, but I also wanted solar panels. Since the tile is fragile and can break easily, the solar had to be installed before the final tile job was complete or else they'd break a bunch of the tiles. This is finicky and it required a lot of back and forth between AJ, myself, and the solar company. The work itself: All of the work was completed in 5 consecutive days. The roofing team showed up on Monday and the roof was completely done on Friday. The team that showed up always had at least a few guys who could speak English so it was no problem communicating with them as I had questions or needed to route them around things (Dog poop in the back yard, what to do with the stuff in the garage while they re-roofed that, etc.). Everyone on the team was extremely pleasant and kind. They would usually pause for an hour or so for lunch and before leaving they would make sure to leave space to walk from the driveway to the door in case I wanted to go out. They were very cognizant of their work while also being aware that I worked from home. I felt very comfortable walking around as I needed, as they usually kept the property around the house pretty clear of nails & shingles & tiles. AJ called regularly during the job to see if I had questions and tell me about next steps. As the pictures show, the end product is absolutely beautiful. I couldn't be happier. They took so much care to paint the cement at the corners and the pins for the solar panels and all of the flashing so that it looks seamless. We have, by far, the most beautiful roof on the block. After the work: Once the work was done, the communication switched to be with Lupe at the main office. (For a while I didn't realize I was supposed to call the main office, as AJ's scope of work kind of ends with the job itself, so note: Once the job's done, make sure you call Lupe to finish everything up and the process of getting the inspection & whatnot will go really smoothly. She's great, I promise). They got me on the schedule for an inspection with the city before the solar company came to install the solar panels and helped facilitate all the talking with the solar company. Overall: I'd give 6 stars if I could. Everyone I dealt with at the company was kind, knowledgeable, and customer-focused. And the job ended up costing exactly what I budgeted after the first meeting with AJ to boot (he estimated the job would cost a couple thousand less than it actually did, but he even said in that first meeting that it might happen since it's hard to tell how much wood they'll need to replace until they actually get a good look at the wood under the shingles, so I had planned on that extra couple thousand). I was lucky to even get the chance to meet Steve and Lupe and, like AJ, they were so much fun to hang out with. My parents run a small business too so I felt at home talking to them. I recommend Biltwell over anyone else, especially if you're planning to do a complex job like mine (Tile + solar or similar). read more

Used Bilt-Well for a townhouse complex that I am on the HOA for. When they came out to inspect the leak in the roof, they performed an unauthorized repair to the unit. After this was done, we agreed through the management company that we would pay, but with a 25% discount since this was an unauthorized repair. However, as it rained a week later, the location of the repair again resulted in a leak. The came back out to repair the area again, but then during the next rain, the leak again occurred at the same spot. Based on this, they told us that they did not want to work on the flat roof and were not going to repair the leak any further. We then had to go with another roofing company to fix the issue, even though we had already paid Bilt-Well. This was a horrible experience and resulted in not only a waste of money, but also significant hours of my time from the HOA, as well as the homeowner. I suggest others think twice before using Bilt-Well for any repairs! read more

About 15 years ago they did a full tear-off/replacement for a comp shingle roof on my house in Northridge (my friend who is the facilities manager for a commercial building complex recommended them). The work they did was outstanding and the roof never leaked. This past spring I sold the house and the buyer's inspector walked the entire roof and said that it was great work, that the functional age of the roof was only a couple years old. So when I moved to Simi Valley I asked Bilt-Well to come out and check out the roof on my new house as I saw some broken tiles and some tiles that had slipped. A foreman came out (showed up exactly on time) and did a full evaluation of the roof. He noted several things that needed to be corrected to preserve the roof and prevent leaks (important if it every rains in SoCal again). I received a quote via email a couple days later and scheduled the work. A crew of two men showed up just when they said they would (seriously, I didn't know that timely contractors existed anymore) and spent the better part of the day performing deferred maintenance on the roof - replacing busted tiles (their ability to match the old tile was uncanny), sealing flashing, securing loose tiles, etc. I was VERY pleased with the job that they did and I plan to have them back each year to keep on top of the maintenance, cheap insurance I think. Bilt-well is not some guy driving around in a 1996 F-150 with spilled hot tar and beer cans in the back. These are legit roofers that are actual professionals. You pay for that but it is a whole lot cheaper than doing drywall ceiling repairs and all that goes along with a leaky roof. read more

We had used Steve Radenbaugh from Bilt-Well Roofing; the family owned business since 1936; for a repair on our roof last February 12th when our roof was leaking. We told him we would have our roof replaced this summer. Well Steve came out this morning, looked at our roof and told us we did not need a new one. He did get upset at me for not cleaning the leaves off of the roof and that was just fine. He told me more roofs are ruined because leaves clog up the drains. I had the pleasure of working with Jodie and her team at Bilt-Well Roofing. It was extremely hard to find honest roofers in the Los Angeles area. A lot of roofers either don't care about small jobs, or give estimates that are way out of range. Also a lot of roofers do not work with standing seam roofs. After searching at least 10 roofers and only 3 of them that work on standing seem roofs, I went with Bilt-well. They were honest, and even though my project was a small job, they still treated me as if I was re-roofing my whole building. Covid hit and their production slowed, even through this event Jodi still updated me and let me know I was not forgotten, but they had a skeleton crew and things were taking longer than expected. I appreciate the honesty they showed me, and giving me realistic expectations. I definitely recommend Bilt-Well and will be using them again in the future. read more

California Fair Plan was threatening to cancel my 100-year old grandmother's fire insurance plan on Mandeville Canyon unless I made some necessary roof repairs or replaced the roof. Since the house was originally built in 1950 with very few upgrades, it will most likely be torn down and developed by the next owner. Investing $30k in a new roof on a house which will be eventually torn down after my grandmother passes on was a hard pill to swallow, not to mention her in-home care costs are already through the roof (pun-intended). Two other roofing companies told me I needed to replace the entire roof at a cost of $28 - $35k. I explained the situation to Bilt-Well and they were able to come out and make the necessary repairs to the roof for the insurance company to renew her policy for a fraction of the cost of a new roof. Decades ago, I hired Bilt-Well Roofing to entirely replace the old roof in my old house that I had just moved into months earlier. To give you some idea of how long ago it was, I found them since they were a contractor for Fedco! I was very young then since Fedco has been out of business for 25 years. I remember being extremely impressed with their professionalism and their work all those years ago. Cut to a few days ago: I was awakened on Saturday morning at 3:15 am with rain splashing on my face from a ceiling leak. I felt immediate panic. I moved the bed, put out a rug and bucket and waited for the rest of the night until a reasonable time to call a roofer on the distant hope that I could find someone to come on a holiday weekend. I also called some tarping companies. I spoke to Dom at Bilt-Well and she could not have been more kind. She didn't know if she could get someone there that day, but she would try. We checked in a few times throughout the day and in the early afternoon, Dom happily called to say that their roofers were on their way. She quoted me a fair price in advance and I accepted and was thrilled! Two men showed up and were courteous, quick and thorough and they fixed my roof in record time. It rained more that late afternoon and night and no more leaking on my face! In Southern California, with many low-rainfall winters, minor roof leaks can seem like small problems. When a season of heavy rain bears down on your home, these leaks can get much worse very quickly. I learned this the hard way. Instead of protecting me from the elements, my roof became a large rain-collecting device which delivered massive amounts of rain water directly into my home studio. Even if I diligently followed weather reports, the unpredictable incoming rain required me to "babysit" my various rain tubs, buckets, pots & pans all through the night, night after night, to keep watch and empty them before they could overflow. Loss of sleep took a serious toll on me and even forced me to pull out of an exciting theatre project due to my profoundly underslept condition. Though my finances were already stretched thin, I had to find a roofing company that was was highly professional and yet affordable. I did a tremendous amount of shopping and got numerous quotes. Unlike standard grey flat-roofing material, with Polyglass Q / Polyfresko G SA, the top layer of fine gravel is fully encapsulated in a bright white coating. This gravel can come off standard roofing material over time and build up in roof drains and rain gutters. That's what happened to my previous roofing. Along with this company's strong reputation and the referral from my friend, this particular roofing material was a primary reason for my decision to choose Bilt-Well for the job. Now the story gets interesting... Sometimes an error can show you just how good a company really is... Unfortunately, a miscommunication between the front office and the person loading the truck on the day of my job resulted in standard-quality grey flat roofing being delivered and installed, rather than the white Polyglass Q / Polyfresko G SA specified in the original order. Once the job was underway, I was shocked to discover this mistake. They had already covered about 2/3 of my roof with standard-quality roofing material. We halted the job and considered various solutions. At first, the idea was to just go with the roofing that had been installed by accident and have the roofing crew apply a layer of white sun-reflective coating, but I was not satisfied with this option. That was *not* what I ordered! Naturally, I was disappointed... But wait! This story has a happy ending... After working my way up the chain of command, I reached Bilt-Well's operations manager, a good-humored, no-nonsense woman named Lupe. She immediately understood my problem and gave orders to have the job redone. And she stuck by those orders. Lupe sent a new team of installers back to my house and the right roofing material was installed. She even sent her own son, Philip, to oversee the work. The crew relaid the entire flat roof. I was impressed, completely satisfied and proud when it was done. This was what I wanted from the start. Where many other roofing companies might have attempted to talk me into keeping the standard-quality roofing, Bilt-Well corrected their mistake and got the job done RIGHT. I now have a brand new, gleaming-white Polyglass Q / Polyfresko G SA flat roof on my studio. From my initial consultation with Scott, friendly communications with Jodi, scheduling (and much rescheduling on my part) with Jacqueline, problem-solving with Lupe and her son, everyone I dealt with in the Bilt-Well front office was personable, real, fun to talk with and had genuine expertise in their area of roofing. In conclusion... Your choice of a roofing company is the start of a long-term relationship... The roofing warranty may last for many years, so the company you choose will be in your life for awhile. Furthermore, if the first job goes well, you may decide to hire the same roofing company for following projects, extending this relationship. Considering the crucial importance of your roof to your property, your property value, your belongings and your peace of mind, choosing a responsible, professional and well-established roofing company is a serious matter.
