If I could do 0 starts I would. Let's start off by I contact led the company when we moved into our house. Their card was stapled inside the garage we had some monster ants and wanted them gone. First service visit was smooth was told it was every 3 months they would be by. Friday my mother in-law was at our house waiting for my wife to get home she let one of our frenchies out and what happens he runs out and greets the tech that's there spraying my yard. No call no text no email to confirm of the upcoming visit definitely am one to keep the dogs in for the whole day if anything is sprayed outside but unfortunately we had to rush our French bulldog to the vet around 130 because he was having seizures not sure if the text said anything to my mother-in-law when the dog ran out, but here we are grieving after our boy passed at the vet he was perfectly healthy and had zero issues leading up to him meeting the tech at the side of the house. The poison used was emailed over to my wife and she was able to find out that it does cause seizures and will lead to death in dogs. I just wish the company had better communication. My email may not have been on file but the owner was able to obtain my phone call and call me Friday while our dog was at the vet to see how things were going but yet I have no missed calls regarding any appointments no emails obviously because the girl in the office when I set services up, didn't request my email like they should have and now we're without a part of our family this frenchie The as born 5 days prior to my daughter and her and my mother in-law were beyond attached to him and he's something that can't be replaced in our family. Hopefully they change things on how they communicate with customers. Very disappointing! Jerry is great at communication. Price reasonable! Contact called for full attic clean out, remove and replace old insulation. Black Knight subcontracted work to another company and only 35% of insulation was removed. The subcontractor seem too large to get into the crawl space to properly do the job. read more

I am a returning customer of Black Knight and am currently selling my house and was in need of a termite clearance. Unfortunately this time I felt financially taken advantage of and felt I over payed for their final services but I will let those reading be the judge (see pics). I was initially given a quote (see attached) and after talking with Jeff about the initial workload it sounded realistic to use their services even with several family members having a construction background. We agreed to their business and set up a day. Looking at the initial quote where it talks about re-installing roof tiles 3C and knowing they do work off 24 ft ladders we were expecting a few workers. They sent Gill who does the work of 3 people and does flawless work. Gill was awesome and professional and is a licensed contractor and with no question deserves a fair wage. I appreciate the fact that Gill did what NEEDED to be done and got the job done right. Gill gets 5 stars *****However, unrelated to Gills awesome work the initial quote in my opinion should have been reevaluated to what was ACTUALLY done. SEE Pictures for 3B and 3C 3A. $150 worth every penny. 110% happy with did all work that was done and matched quote . no pic 3B. $350 Wood only needed to actually have protective spray applied . see pic 3C. $525 approx1 foot section removed from both fascia and shadow and no roof tiles needed to be removed . see pic I called Jim (owner) and told him Gill rocks but asked him if he could refresh the quote vs the work that actually needed to be done. He said 50$ off is the best he can do. I get it costs a lot to run a business but sections 3B and 3C totaling $875 I personally do not feel were re-evaluated and were way over priced. read more

Black Knight did a presale clearance of our house a year ago. Sellers hired them. They did some local treatment and gave ONE year warranty. Before one year was over some other company did pest inspection and advised of thermites they found within previously treated area. I called black Knight for their warranty service. They came to re-inspect our house, confirmed the problem still exists and warranty covers it. About a month later their technician came on time and just replaced a piece of wood they treated before, confirmed infestation did not spread behind this piece, did some local treatment behind the wood anyways, painted it as well. Black Knight posted a tag on our water heater stating "call for $39 service." We called a little over a year later. They came and treated for ants outside. The tech presented what my husband thought was an invoice for $49. We fortunately paid with a credit card. When I read over the invoice it was actually an agreement for monthly service at $49 per month. When we called to cancel we were told the cost would be $225. We sent a cancellation letter within the requisite three days to cancel, registered mail. Black Knight refused the letter and billed our credit card $225. We disputed the charge, agreeing to pay $49. The credit card company retired our documentation and accepted the dispute. In my experience this is bait and switch. Buyer beware! read more

Couldn't agree more with the person below - THESE PEOPLE ARE NOTHING BUT THIEVES!!! If you want to get ripped off, go here. Same experience. They were hired to do a termite inspection on our home for sale, and they came back with $1800 worth of work for fungus and dry rot on an overhang over the sidewalk on our front porch. They weren't structural or even integral to the house but just decorative. My husband has done construction work for years and has even built homes from the ground up, so when he saw the ridiculous inspection amount, he went in, ripped out all the dry rotted boards, replaced and painted. He spent an entire day there doing pointless work. When Black Knight went back out to reinspect to sign off for the loan, they decided the work wasn't sufficient and that one of the boards still needed to be replaced - to the tune of $600, according to what they told our real estate agent. Complete highway robbery. They knew we were about to close on the loan, we live 120 miles away and there was nothing else we could do but pay them $600 for $25 worth of wood and some paint that wasn't even NEEDED. They were just PO'd we didn't pay them $1800 to do $100 worth of work, so they decided to hold a gun to our heads at the last minute. Because we were between a rock and a hard place, we agreed, only to have them call us 10 min. later and tell us the price is now $800!!!! WTF happened to $600?? My husband reamed them a new one and got them down to $700, but it's nothing more than complete highway robbery. These people are THIEVES, and you would do well, homeowners and real estate agents, to stay FAR AWAY from Black Knight. Now I await their "we are so sorry you had a bad experience" response here and how they must follow rules...blah blah blah. Having had termite infestations in the house I grew up in, I was sure I spotted evidence of termites in our house here in Temecula. I called Black Knight Termite and Pest Control, and they were quick to answer, here within two days, and gave me great news: no termites. I wasn't charged for the visit, and the technician was very friendly and personable; he even told me that I could text him a picture if I saw something in the future that I needed him to look at. When the service man got here we he took a look at the one visible opening he deposited some pellets into the hole and he said he was done. I asked him if he was going to check for more gophers and he said no, if there were any more gophers he would see them in his return visit in 2 weeks!!! We were having a problem with rats in the attic and we had them come and do a service where they go up into the attic and seal off any areas where rats could be getting in. Problem solved! I had this company scheduled for a termite inspection. It went well and I agreed to have some repairs done through them to pass the inspection. However, after them leaving a voice mail regarding the date for the repairs and no particulars mentioned, i.e., time of arrival and time of completion, along with financing information,-- I haven't received any more information. I have been calling daily to obtain specific information regarding arrival time,... and financing AND absolutely NO RESPONSE FOR A WEEK. NOTHING!!! The inspector won't even return text messages. LACK OF COMMUNICATION CAN DESTROY A GOOD BUSINESS DEAL AFTER MESSAGING that I am canceling services, -- I get a phone call the evening before the day they were suppose to come to my house and do repairs on the deck... We called and signed up to have monthly extermination service done at our house. The initial visit and spraying was great and we were looking forward to a business relationship with Black Knight. We were told we would receive an email and a phone call a week before our service was done each month. A month passed and we were ready for our second month service and we did not receive an email or phone call. We then called and were told we were scheduled to receive service on the 19th of every month and someone would be out on the 19th. We questioned why our initial service was done on June 19th and on August 6th we had not received July's service? The lady that was "helping us" on the phone did not apologize. She just said "no one finished setting up your account." Sounds like a company problem, not a customer problem. I informed her via email that we wanted to cancel due to non service. Her response was "okay I will let them know." We canceled because we had found another exterminator company to service us. I was referred to Black Knight by a friend who brought a home and they were used during escrow which makes it harder for me to write this review as I am BIG on referrals and love to refer friends and family and receive referrals. Firstly I am giving an extra star for the tenting only, or else this would be zero. Black knight did not actually perform this service as its contracted out and I could not speak highly enough of the company that took care of the tenting, they were five star all the way. I left them a great review. This review is for the repair work. I was walked around the property and shown several areas of damage. This is not our first rodeo in fact we have had repair work done twice before by a different company. I was charged over $1400 for repair work alone and it was so minimal I actually had to have them come out, walk me around the house to point out where work had been done as there were only 3 spots I could actually see. One of these spots the paint match is so bad I even had a friend asked what happened as they noticed a paint mismatch at the front door. Previous company actually replaced the whole area, not a cheap patch job with mismatched paint. Black Knight simply patched. The supervisor had to have a flash light and I had to squint to even see that there was even any evidence of repair. I know this might sound like a great job as you cannot see the work was done, but I mean it was so small, it was perhaps 1/2 inch at most in maybe 7 spots - $1400 folks. Last company repaired two entire beam/rafters on the side of my home for $720 To say I am disappointed coming off a great tenting experience, is an understatement. The price was so overpriced I am stunned and feel taken advantage of. I unfortunately had to pay, but am very unhappy and will be taking it to the Better Business Bureau as my next step and will most certainly not be signing up for a service contact they are so very eager for me to sign up for. Yes, they provided me with a layout of the home marking where repair would take place, but I was under the impression it was more and was not advised it would simply be a patch job and feel mislead. I communicated my concerns and feedback to them in writing when I approved payment and I heard no response, they just charged my card without so much as a call to say they are sorry that I am not happy, nada. These clowns inspected my home only for the purpose of my home sale and they couldn't find any bug infestation so they claimed some allege on the outside corner of the garage door was reason to replace it claiming it was mold! It was a actually touch of allege growth caused by the sprinklers over spray but they couldn't find anything else so this was their excuse to try and make a killing and replace the door themselves! 1. They were called out for a termite inspection so what the hell does a bug man have to do with a touch of allege! When their job is to find bugs! 2. Why is a termite company suddenly claiming to be a building contractor and replace garage doors? a vested interest if you ask me! I would rather have bugs in my house than these parasites! They are a complete RIP OFF Had a home inspection done and they offered to repair the dry rot they found for $1200. Looking at what they marked I priced out the lumber for the repair and came to under $130.00. Had the work done by another contractor. When they came out for the re-inspection they marked more spots and even re-marked where the wood was replaced. Do not ever use these guys for anything. They just RIP people off. read more

My house which was on sale has black knigh termite company to handle the termite clearance 1. Yet, the termite inspection went smoothly; the owner Jim and the inspector guy Joe are very honest. When came to the actual clearance 1 treatment, the new French door was installed very nice by a guy called "Janus"; the dry-rots of the door jams were handled very solid; only the handling of the surface after dry-rots needs some improvements. The termite in the attic was handled very good. Overall, a 5 star! read more

First-rate A+ company!!!! My experience with them as follows. I had gotten some 4 foot by 2 foot pictures framed six months ago. A couple weeks ago, we noticed a bunch of "sawdust" or something scattered all over the table underneath the framed pictures. We also noticed tiny holes in the frame itself on one of the pictures. We were worried it might be termites, and called Black Knight. We sent photos, and the owner reviewed them, he said he thought they were powder post beetles. They also sent someone out to confirm and sure enough that is what they were. They are rare but can be in any wood products. The company was so nice they offered to treat both frames for FREE of charge!!! All I had to do was disassembled them, and give them just the wood frames. They put them in a house they were already treating. Jeff picked them up and dropped them back off to me within 24 hours!!!! What amazing service!! There was no damage (I was a little worried since the frames were huge and bulky) the frames looked perfect! I then took them back to the framer who sealed up the holes, re-framed them, and they're hanging on our wall once again! Black Knight was a real life saver and it didn't cost us any money at all!!!! I would definitely call this company if I have termites or want any pest control done. They are very nice, courteous, professional, on time, and communicate well. Love them!
